Worst experience of my life!! Unable to give my deposit back for 6 months due to incompitance or unintentional, after fasly telling me my funds could be ralised they claimed I have a massive unpaid utility bill which arose from them not sending the land lord or me the bills in the first place, this has caused me so much stress.

Customer service is not even a thing with Seraph. They almost never reply to emails or when you call them they put you on hold or say that they will call you right back and never do. There are 2 ladies that work there with the same name. I cant even decide who is worst. The one that never answers or the one that can barely use a keyboard. When I first move to an apartment the water heater was broken so there was no hot water to shower. It took them 3 months to fix it after countless emails, phone calls and promises. The same thing goes for the laundry room which we have to share with 2 more apartment buildings. At some point there was only 1 dryer and 1 washing machine that worked.

Was so pleased to find this company as it took all the stress away from managing the property myself.Nothing was too much trouble and I was always kept informed and up to date on all matters. Would highly recommend the team at SEraph PRoperty MAnagement.

Wouldn t even give one star. Horrendous experience from when I first moved in. So many issues with the flat but nothing would get done. Would have contractors walking into the property when I was asleep in bed! Mould, damp everywhere. If you phone seraph reporting any issue, they just ignore you. Then towards the end of me moving out, had a power cut, this was from a leak on the meter board I had reported but again, got ignored. Electrician said it was so dangerous what happened. Was promised humifiders and compensation but got nothing of course! Moving out process was horrendous, they lost my keys which I sent first class signed for. Tried to charge me for issues that I reported months ago. Awful customer experience skills from all staff. Extremely rude and unprofessional. Avoid at all costs!

Definitely do not recommend. its been 6 months and they only now coming to fix the problems. First day i moved in there were dead bugs everywhere which was very annoying and disgusting. The girls on the phone are very rude and they never get back to you. MANY problems with the flat i live in and the management is no help! all in all stay away

We have an apartment property where the building is managed by Seraph. We have attended two meetings now which have been informative, transparent and well managed. We feel very comfortable knowing the Seraph team are fairly representing our interests, they communicate quickly when issues occur and manage the building, and partner relations proactively . Clockwork just completed creating one large new Kitchen/living room area from two rooms. Praised by us and new tenants as a superb living space. During the project we found the craftsmen involved to be approachable and helpful. Jonathan Townsend consistently engaged very well, thoughtful to involve us where appropriate in decisions on the fine details.

So after a year under Seraph property management i have come to the conclusion that this "company" is not even close to being considered as amateurs in the business. Extremely unprofessional in the way they conduct their business. Communication is almost non existence. They only ask for the rent and never reply to any queries and ignore every technical issue that appears with the household! The stuff seem to be indifferent to anything you tell them. I was only able to have a proper conversation with one stuff member, the rest i consider incompetent.
There is much more that i can say regarding the stuff but i will not, as it would be next level offensive.
I have been asking them to come and fix my boiler for the whole year and this never happened. As a result, for the whole year i was never able to have a proper shower, with water either being extremely cold or extremely hot! In general it was a very uncomfortable experience staying in their property and "cooperating" with them!

I have dealt with Seraph for over two years now as we own a flat in one of the blocks they manage.

I have found they generally respond to queries either by telephone or email promptly (usually within a day or two, depending on whether it's urgent or not).

Feedback regarding services for the flats (cleaners, gardeners etc) is passed back to the contractors and Seraph have helped a great deal in ironing out teething problems with these services. They are now running quite well. Seraph, along with other residents, have helped us source better contractors than were originally installed.

The AGM for our block is professionally run by Douglas, and the charges are transparently laid out for leaseholders to see. Questions and suggestions from leaseholders are taken seriously, and adequate time is taken to explain things, resolve issues and make decisions. They do seem to genuinely want to manage the flats to the benefit of the leasesholders and work with the leaseholders and contractors to keep things running smoothly.

I particularly deal with Katie who I have to say has always been entirely professional, quick to respond to queries, and patient in ironing out any little niggles with the contractors. I hope to we continue to be managed by the same team.

I own the property next door to one of Seraph's. The property they manage has a leak in the chimney and they've been in the process of getting it fixed since 12 March 2019.

Needless to say nothing has been done, despite dozens of emails and telephone calls.

It's got to the point now where the person I was dealing with is remarkably always on the phone when I call.

Time to get a surveyor involved which will mean more expense for me and them.

As a response to my previous review, we have been fully communicative with seraph. Were his instructions to send an electrician he is friends with in, with keys? He didn t make himself know upon entering but he did however start taking photos of our home. If you would care to check your emails, then you d see I have been fully communicative and in fact there are many issues that have been left unanswered by seraph. Such as the damp and mould for example. The attached photo was taken upon moving in.

Edit:in relation to the response given by seraph, there has been no attempt to contact me since Tuesday when we talked. Other than that I have sent some emails detailing many of our issues and am still awaiting a response.

This company took a little while to respond to my emails, however all queries I had were answered with a simple phone call. This company really tries to look after prior tenants, and it shows.

I would have given them 5 stars, but it did take just over 105 days to receive my deposit.

Besides the return of the deposit, I would recommend this company in comparison to other letters such as Rocket Residential or Let Right.

Awful experience - feels like you are dealing with a bunch of fraudsters. No evidence that a blockage was in my flat yet were mega aggressive in extorting money for the same. They claim they couldn't take photographs because it would have 'taken time' and would have considerably increased the cost. The truth is, the blockage was a communal one and they know it. That is why they didn't take photographs. Can't help feeling so bitterly cheated. My repeated requests to speak with the leader of the pack - Douglas - fell on deaf ears. Absolutely awful. I don't for a second believe that he is that busy that he couldn't spare even 20 minutes. Dreadful. Appalling. Avoid at all costs. Horrible human beings.

I hate to do this so early in my tenancy but I feel I been given no choice. Since moving into the management block which I have been assured multiple times that my rent payment is included payments for my internet supply. I have not been able to connect the internet. I am no stranger to IT and network systems so I have a pretty strong Idea that there is a faulty connection somewhere in the framework of the building and supply is not being fed to my flat. I have raised this issue with seraph multiple times for a number of weeks now and still have no internet supply. since the block itself has an independent ISP I cannot contact the ISP directly. Seraph has refused to send a technician to verify the fault and get it fixed even though one of their own representative in the office Andrew has been the flat and verified where the fault is likely to be. I have had to sign up to another ISP supply in the hopes of getting a technician visit to the property to fix the problem.

The most frustrating thing about this is when I has to visit the branch for the 3rd time to explain the problem I was having, then to be promised a call out the next day, and when the next day come and I am waiting just to be told the call out is cancelled when I call to find out the ETA of technician.

Customer service is shocking. But apart from this. I will be fair my flat has been maintained to a very high standard. that is all.

Seraph have been extremely helpful. When there was an issue with a 3rd party supplier they kept me in the loop with information so that I understood what was happening. They have been quick to respond to emails and have been understanding when I made a mistake! If I need to move to a new property in the area, Seraph will be the first agent I go to.

Possibly the worst customer service I ve experience over my time in renting. Ended the tenancy early due to the lack on communication and resistance to help us at the property at any stage. Broke multiple laws in the landlord and tenant act, left us over Christmas without a working oven and make unplanned calls to the property whilst me and my partner work nights, refusing to leave because I m in the area now . Avoid this company like the plague!!

The staff that I had spoken to were great - a shout out to Ross for being the only person who got things done when needed.

I moved into the property late due to essential maintenance, but this was not correctly communicated within the company, leading to me having phone calls from different departments asking me to pay an outstanding balance from before I moved in.

I had to buy a heater to live in the property with a faulty boiler that was deemed in working order, but on the final day of my tenancy a plumber was at the property fixing the boiler. The windows leaked air which made the property even more unbearable to live in. I was left with an infestation of flies due to vermin in the floor boards. Which lead to the property being inhabitable for near 2 weeks.

My information was not communicated to my utility providers, thus, leaving me paying lump sums at the end of my tenancy. Finally, I was deducted money from my deposit for things that were not my fault, i.e a smoke alarm that was not refitted after the maintenance of the property that lead to me moving in late and that 'extensive cleaning' was required when I left the property although I had cleaned the property myself. However, due to the lack of communication I decided to left it slide so that I could cut ties with the company as soon as possible.

Although the people who work at the company are genuinely nice, hardworking and dedicated professionals; I cannot recommend the property management company due to its poor communication and it lack of urgency when problems arise. This I find very poor for the price of the properties and the current decoration and state going of the properties.

I have had the pleasure of working with Seraph Property Management and James Douglas estates over the last number of months.
Not only are they extremely efficient and communicate with us as contractors regularly and clearly, but from the outside looking in you can see the hard work that is going ahead to ensure that their landlords, tenants and blocks that are managed are looked after to the full potential at all times.
I would highly recommend Seraph Property Management and James Douglas to anybody looking to rent, sell or have a block or property managed! :)

Save yourself what s worth a lifetime of hassle and go somewhere else. This agent is deceitful and manipulative and like all letting agents, fear-mongering upon other things is a part of their primary arsenal.

We moved into a house that was covered in damp and mould. We have had our privacy breaches multiple times by people letting themselves in. On top of this they have no inner communication.

Edit:if you re ready these reviews before deciding to go with seraph, take not of how any good reviews are from landlords, the rest are bad and from tenants. Seraph will do everything in its power to side with landlords and to keep them happy.

I have a tenant who has not been paying me rent for some time and communications with them have been arduous but I gave a shout to Andrew Southgate of Seraph. He has been giving me sound advice on Section 21 s and Section 8 s. He directed me to the NRLA website where I located all the relevant documents and he kindly reviewed the notices before I issued them. It was with his help I just managed to submit the documents before the 3month notice period was increased to 6months as announced last Friday.

If I get tired of self-managing my 3 properties, I will certainly consider Seraph as managing agents

Seraph as a property management company tick the boxes as far as I am concerned. I had to call them after hours on a Friday evening, the office line gave me message which then gave a mobile number for out of hours emergencies. I called them as the property had no power and no hot water. The call went to voicemail and I left a message stating the problems.
A few minutes later a guy called me back, he spoke in a professional and polite manner and said he would get an emergency electrician to call me. Ten minutes later the electrician called and again he was polite and very helpful, he described over the phone how to get the power back on, which I thought was great and he said the diagnosis would be the water heater, he said that he would get the parts that usually go on them and arrive about 10am on Saturday morning.
On Saturday morning I text the electrician telling him I was there and he responded saying he was just finishing a job up and would be over about 10:30. At 10.20 he arrived It was the water heater leaking into the electrics on the side and he had to disconnect this and made a couple of calls possibly to suppliers and also to a plumber.
He then told me he arranged for a plumber and then left, about 45 minutes later the plumber called me, we went through a few of the details and he said he would be with me in about 30 minutes. 25 minutes later he arrived, I like people who turn up on time. He soon got the water heater working again. I believe this service was excellent with great communications. Following this the emergency telephone number guy called and I told him I was happy and that everything was back to normal. Great service to be honest, I cannot criticise anything they did so I give them top marks all around.

I've been an owner of an apartment in a building run by Seraph Property Management since late 2016. I've never once had any problems communicating issues to them and all my requests have always been taken care of politely and quickly.

The building has been run well and maintained to a high standard under Seraph's care - I couldn't ask for more.

The block manager, Liam Nolan has been particularly helpful these past few weeks as I look to sell my property, having put together everything I asked for quickly, allowing my sale to progress without delay.

I am planning to buy a leasehold that will be managed by Seraph. Although I have not had the chance to communicate with them yet, it is a good sign they respond to feedbacks. I do hope they will not make advantage of unreasonable service charges as these are high anyway. So, even if leasehold, but tenants should be treated fairly and not mislead by hidden clauses in the contract lease.

Been with Seraph for nearly 4 years. I have always found them to be polite, helpful and friendly. On the few occasions when I've had a problem they have always done their best to respond and deal with the matter as quickly as possible. I've been very happy with them.

Would give half a star. These people are fraud and will do anything to extort money from you. Please never go with this company if you re thinking about letting your property or letting a flat that they manage, because they don t do any work! If things are broken, they ll leave it like that or try to make you pay like it s your fault!

I was renting a house with 3 other flatmates that was maintained by Seraph Property management. Upon arrival to our property it was dusty all over and had not been cleaned but at the time I did not see this as much of an issue and simply cleaned the property. Upon further inspection the shower door had been shattered and the glass shards were left all inside the shower tray and on the shower room floor. Again, me and my housemates cleaned the shards and contacted the landlord to get this fixed. This was not fixed but that is not a problem that seraph was informed of, just the landlord, and so it not being fixed is not their direct fault, however, as management of the property I would have expected them to inspect the property to make sure it was suitable for people to live in before arrival.
The rest of the tenancy went by without a hitch and if the story ended there I would not have been overly disappointed with the service provided. Unfortunately, due to Covid we left the property early to avoid being stuck with the first Covid lockdown. Then upon our regular tenancy agreement expiring we contacted Seraph about the return of our deposit. It was said that they could not return the deposit due to there not being an inspection done on the property and this was down to the landlord, we contacted the landlord and he said this was a problem with seraph. Similar phone conversations were had a few times over the next few months with both sides blaming the other. This was eventually sorted when we were put into the hands of Ross who has been rather good. He told us that we still owed money for rent due which we questioned. What had happened is that one tenant had paid the final month's rent twice and seraph had refunded him the full rent but had refunded him also twice at the end of the contract. This was informed to us 5 months after the tenancy ended. The tenant in question then contacted Seraph asking for written confirmation of him owing this money and this issues has been since resolved by Ross who was helpful. We have been informed that our deposits will be being returned to us shortly which is a huge weight being taken off our shoulders. Thank you to Ross for his help and had it been just the last months experience I would have given a 5 star rating but the rest of the experience has not been particularly great. I hope you understand my reasons for only bumping up the rating a little bit but please take the review on board and look at ways of improving your overall service in the future.
