The bar was already low for HOA management companies before we switched to SBB so they really didn t need to do much to improve on the last company we used. We were surprised. Much worse on every level. Melissa is not responsive, rude, and unprofessional. I m not the only person who essentially has to stalk her to get a response and when she does, the response is from someone else that she forwarded your call or email to. Our HOA homeowners don t agree on much but they all agree, unanimously, that this company has to go. Or at least fire Melissa or train her on customer relations skills. Would not recommend.

This is the worst property management company! The office is extremely slow to return phone calls and respond to emails but extremely quick to hand out citations and erroneously charge fees on residents' HOA accounts. They apparently do not retain documentation either. I received approval to make exterior changes and then a whole year later they send me a threatening citation notice when they approved the change last year! This company alone makes me ready to sell my home just to get away from this office and their seemingly unorganized and confused staff. Just awful.

Every time I tried to contact this company either through email or phone, they do not answer. Not even the secretary is present at the company. I had physically go to their place of business to reach any A/R representative to settle payments. If I need to report something to them, absolutely no response. Why do you have a business if your clients can t get a hold of you? Wylie Creek Hollow HOA just wants to take our money but they don t want to have anything to do with us.

They don't answer their phone and have over the years ignored most of my emails. Now my hoa has switched to a different management company and they closed down our portal access but I got a notification that I'm still going to get billed.

This management company is extremely unprofessional and unresponsive. I should not have to pay a management fee when they WILL NOT do basic duties like cut the grass of the common areas. Not cutting the grass is a big hazard. There is an endless list of other complaints. I will just start with not cutting the grass, THIS IS ridiculous!!!!

I am resident of Shores of Eastern Hills Garland HOA, of which SBB Management is in charge. They are the literal worst. Nothing works here, the gates are always broken, the play park is always in a nasty state. They offer zero community building events. They don t reply to emails and don t even try calling them, they don t answer! They charge you fees in error and then report you for not paying them, truly unbelievable!!!!
I have never met such incompetence in my LIFE. Moving to another place from our current development because yes, they suck THAT bad.

I recently contacted SBB Management for assistance and I had the pleasure of working with. Lou Ann Carnline. She is heaven sent! Lou Ann went over and above to assist me and she was very professional and thorough. I felt valued as a resident and her concern was genuine. My overall experience was wonderful! Great Staff!

SBB lacks in almost every area as a property manag...

SBB lacks in almost every area as a property management company. I do not recommend any HOA Board partner with them and tried earnestly to work with senior management to resolve the service issues our homeowners and the board experienced over many months. Turnover was extremely high, financials were consistently very late, communications were poorly written (so bad they had to be drafted by a board member, then they sent out by SBB to avoid embarrassment), response times were terrible and follow-ups were always required to get anything over the finish line. If you think SBB is going to make your job easier as a board, think again. You'll spend a lot of time correcting their mistakes and following up on tasks a property management company should be handling.
