When I moved into the home it had an extreme infestation problem. Not just cockroaches, but bed bugs as well. We went to them about it because the home had these problems before our occupancy and were told that it doesn't matter. The lease agreement says tenants are responsible for all pest issues even if the last tenants didn't take care of the home. They also do not maintain pest control between tenants. We spent hundreds of dollars ridding the house of bugs for the safety of our children because we could not afford to break the lease.
Fine, we stayed there 2 years. Why not? We had already dealt with the pest problem. Fast forward 2 years to when we moved out. I will grant them that I did not mow the lawn one last time. (my lawnmower broke a month before moving out and I accept the $90 penalty for that.) I will also grant them that the lease did insist upon professional carpet cleaning whereas I simply used my $500 machine and cleaned the carpets myself. They were cleaner when I left than when I moved in and there were no bugs. I also repaired the walls and painted over where my 5 y.o. marked on the walls with matching paint. They claim that they still had to repaint. I have no idea what blinds they replaced because we did not damage any blinds. But for paint, blinds, and door knobs, I was charged $450.

I have rented from this company for almost 2 years. I have never had a problem with any payments, repairs, or the people in the office. If I have repairs, they are usually out the same day to fix it. The workers are always friendly. As long as you pay on time and follow the lease you shouldn't have any issues here.

I leased for 2 years and it was an excellent experience. Whatever I needed and whenever I needed it, maintenance took care of it the same day or less than 24 hours. I enjoyed my house during that time and leading from this company.

If you are an owner looking for property management, please read.

The staff appears to be courteous, but that is the only positive. The quality of their financial record keeping to track expenses has added grey hair to my beard. The rent distribution to the owner is given on the 15th of the month, along with the statement of activity..... from the prior month. This means that the statement you are given is for the money you received last month. If you have questions about the current distribution, you will have to wait until the following month to see the statement, but you will be confused by the following month's shortfall of funds received.

There is a sense of low integrity with the operation they are running, and I am suspecting a scam. I would not be surprised if this company is audited in the future for the way they are handling business. There has not been a single month where the rent collected justifies the distribution to me as the owner. Please find another management company to handle your property. By far, this is the worst experience I have had dealing with any property management company.

I rented from this company in 07 and have to agree with the other reviews. Very rude. They go after the jugular and try to rip you off. Ill live on the street before I would do business with them again.

I responded to an ad recently about a home for rent that stated the home was under construction and being worked on, and would not be available for 2 weeks. It included photos. I contacted them and was told that I could go ahead and apply and pay the $90 application fee so that I would be the first one it was offered to but it would be 2 wks before I could move in, after the repairs were done. I agreed and paid the fee. I was approved and the very same day was told I could go ahead and move in because the work was suddenly complete. I went to look at the home and the smell of mold was very strong, ceilings were were molded and drooping and appeared to be about to fall in on our head ,holes were in the walls, stove door was broken,along with other work that clearly needed to be done. I contacted them back and asked why the work was not done because it looked exactly like what the photos showed. I was told they would let me know but never got the call. They kept my $90. Very dishonest people!

I would not recommend this company to anyone. The house I rented was infested with roaches as well as bed bugs. That is on top of the water leak behind the bathroom wall that made the bathroom smell so bad. After reporting the problem, the worker they sent out only kept spraying bleach in the wall. I had to research and resolve the problem on my own. After I broke the lease because of unsafe conditions, the company then liked and said they evicted me, and then sued me. This company need a class action lawsuit filed against them.The conditions they rent under are hazardous to the health and mentally devastating. The reps are also rude. There has to be a company that this can be reported to.

PRM has been managing my property since Dec 2014 and I have no complaints! They are absolutely the best company I have used. They are extremely easy to deal with and very timely on any kind of correspondence. I own other properties in Florida and have went through 1/2 dozen other management companies and would kill to find someone that could match what I have encountered with them here in Gulfport! I'd recommend them to anyone!

A lot of people are quick to write a negative review but there's no acknowledgment when everything is positive. Me and my husband have had nothing but a pleasant experience since we started renting through PRM. Our AC recently broke and not only was our call to maintenance returned promptly (this is a Saturday) but the maintenance guy went out of his way to get the part to fix our AC today. There is not one negative thing I have to say about PRM! I'm so glad we decided to rent through them!

Lords..... I really wish I would have read these reviews before I signed a lease. Truth is my spouse was deployed and I was relocating from a different state and I didn t really have time to be too picky. We needed a place to live. So we moved in. Basically what everyone else has said about maintenance is correct. It s non existent even for pre existing problems like pealing and clogged bathtub drains. Really that was my biggest complaint, but I was once told I was gonna keep on getting the same reply every time I called... they d get to it when they d get to it The house clearly has never been updated in any shape way or form. And we settled for that because of the storage space it provided. One of my spouses friend whom was also enlisted military was renting one of their properties at the same time, when he ended his lease they charged him his deposit plus tried to scam him out of $600 claiming that he left his house damaged and not clean. Luckily for him he got base housing authority enfolded and they straightened things out. I was hoping they wouldn t do the same to us, since we basically left the house exactly how it was when we moved in. But they have. They kept the deposit which I was expecting them to do because slum lords usually do, but not only that, they added some additional fees claiming that they had to turn the light and water back on to clean . Which really is impossible since the last thing we did in that house was have the carpets professionally cleaned which means that we cleaned the house from top to bottom so that the carpet cleaners could come in and do their jobs..... besides those issues last year while my husband was on a deployment I decided to go out of town for the holidays, so like a responsible tenant I felt the right thing to do was to go in there and try to pay my rent a week early.... just Incase if I tried mailing it, it wouldn t Recieve it late... well they didn t let me pay the rent a few days early so when I mailed it out they received it late, so I had to pay a late fee, and when we were looking to end our Lease, they told the property management that we were going through how we were late on our rent. I've depended on PRM to manage my rental property ...

I've depended on PRM to manage my rental property in Guflport for about 10 years. They have consistently placed qualified tenants with whom I have had no problems. They have attended to all maintenance issues promptly and at a reasonable cost. The staff are always courteous and professional. I have rental properties in other locations and I can tell you, I wish every management company was as good as PRM. Kudos to Louis and the entire staff at PRM.

First, to any prospective tenants who may be reading this long thread I do apologize for its length. All of the pictures from 114 Brentwood wont post, but the house is truly unlivable until this issue is fixed. My children and I were vomiting for 2 weeks straight, losing hair, etc.. (When I called to explain this to them, that's when Charles hung up on me.)

My husband and I decided that it truly is important to let the public know what kind of slumlords they're dealing with here. So, that is the reason for all of the updates over an issue that spans for majority of our time as tenants. (about 5 months)

They basically threatened my husband with making a stink with his command if I didn't take my review down. (My post, not his.) (Pictured below is his response.)

They blocked us from making any more reviews. Which, as a business owner, I didn't even know was possible.

Funny, my pet (which they knew about) hasn't been there in over two months now. What you're probably smelling is the smell of black mold increasing throughout the house. We had an inspection with housing for this very reason since you couldn't be bothered to come out yourself. I'll have them be in touch. Since you never bothered sending cleaning guidelines we went of off standard military procedure, and I must say, I never received that complaint. What I did hear was that the smell of bleach was a bit overpowering. I hired a professional to do this, so save it. So, you have to paint? Big whoop. You're mad about basic wear and tear? Where were those efforts in getting it ready for me? I got the carpets cleaned, which Is really irrelevant when you think about the deadly black mold thats continuing to grow. I do have pictures of the state the house was in prior to us moving in. There were issues the day I moved out that had been reported weeks/months prior. You should probably try getting rid of the mold, since you have enough time to respond to this google listing so promptly. (He isn't such a tough guy when you actually show up in person.) Also, "irrational"? Is it really irrational to expect that you make our home liveable? We had this same problem with PRM before, and it wasn't until my roommate at the time got a lawyer involved that you finally stopped harassing us. Is that the only language you understand? Had I realized this was the same UNprofessional company, I would've told my husband long ago.

(and another thing: if you take a look around their office, you'll see that many of the people posting good reviews work there! lol, that's too funny.)

He's lying in his response. We tried to get with them several times and I even gave them permission to go in my home without me if I wasn't there.

'On to my new issue: mold. A little back story: myself, and my kids have been sick for months. (fevers, bronchitis, hair loss, throwing up, etc) When the doctors couldn't figure it out, I started to look around the house and that's when I noticed the mold.

I've alerted them now two days ago. First, they sent a roofer. (One who told me that he's already worked on this house before, same issues.) I understand that these things take a little time, but Charles told me (Before hanging up in my face) that they have up to 30 days to fix it and that I can just live in my mold infested home until further notice. They can't even give me a timeframe other than "sometime next week" as to when they'll be out to assess the damages.

but of course, we're expected to pay the rent in full... even though we're sleeping in the living room. (the part of the house with the least mold)

Also, he basically scolded me for calling housing. (lol)

Are you guys ever going to replace our front door knob, which literally doesn't lock? (I'm also pretty sure our front door is a closet or bedroom door, but I digress.)

My husband and I have both reached out several times in the last MONTH. We figured maybe it would be easier to get answers here.

Don't let the negative reviews fool you. These people where the MOST professional that I had worked with in this area. Not local so take it from me, go to these guys first if your new to the area. Don't waste your time anywhere else. Not even a few days after move in maintenance requests are being fullfilled after a storm and I needed a microwave. They still came and fixed it, even though there are others in need. They will not neglect you just because its busy. I read the other reviews and it seems as if they are just bitter people lashing out on the internet. Pay your bills, take care of your home, and these guy will take care of you.

I rented with them. They were for the most part horrible. Staff is extremely rude. They claimed they hadn't received checks for rent even though I had confirmation numbers from my bank and the bank even called them and confirmed they had been issued a check but I got charged huge late fees. I wonder how many others they did this to to get those large late fees even though I paid usually a week in advance of the due date. I had proof I paid and the bank confirmed so the bank gave me back my fees but PRM got the extra fees in their pockets. This happened several times. The lease said I had to have house cleaned upon leaving. I hired a team to go in and clean top to bottom but they deducted a cleaning fee from the deposit anyway. House was left in better shape and cleaner than when I first moved in but was charged for painting when the letter said normal wear and tear. I was also charged a exorbitant amount for two blinds out of the deposit when there were NO blinds broken in the house as I made sure everything was in good working order and in good shape when I left. The 1 and only good thing I can say is they did repair mechanical things quickly if anything broke. The house was in dire need of repairs I.e. The back Deck that was rotting but nothing was done about that even though they were told. The master bath has horrible black mold growing through the walls into the grout. They came in and scraped the surface mold off and resealed but the black mold quickly ate through that and was back. Nothing was done by them to correct this dangerous health hazard. The toilet also had black mold that quickly grew and had to be cleaned frequently every week. Renter beware. RENTER BEWARE

PRM has been managing my property for seven years. I've always been able to reach PRM and get help with anything I need, and they're very interested in making sure that my tenants also get what they need. Louis and the others in the office are a nice group of people and I'm so glad I found them.

I have had rental properties for a decade, in four states. I have self-managed and had property managers. I have never had as painless experience as I had with PRM. Louis and staff are professional, courteous, and knowledgeable. Items in our property are fixed as soon as tenants request help. Our cost for repairs are well under market and are always done correctly. Have never had a tenant complain twice about a single issue. I have interviewed my tenants during and after tenancy and not ONE in almost a decade, has had a bad experience with PRM. I would highly recommend their services to any property owner.They have been in business some 25 years - must be doing something correctly.

Never received any calls back and took me calling on multiple occasions over the next week just to continue being told it s in process. Made one last call to receive news that it was leased to someone else. Poor communication issues that could have easily been handled. Have heard several other complaints from other tenants/potential customers regarding this company. Do not give customers a time line if it can t be met.

We rented two properties from PRM for a total of 4 years. Your office staff was always pleasant and helpful and whenever we needed maintenance you were prompt. We would still be a tenant if not for the pandemic.

Although we had issues with the deduction from our deposit for touch up paint as we did some of that ourselves we know you were fair.

RENTERS BEWARE!!! SCAM PRM!! NOT Professional or Customer friendly. Charles who works in the office is rude & needs to be FIRED. I rented townhouse for 6 years & of course I was on time with my rent because they are Quick to serve an eviction when you are late. I am a single mother & a Type 1 diabetic. I was hospitalized & unable to pay my rent. I attempted to explain my situation with a promise to pay but Charles was unsympathetic & requested a lockout in 5 days. I moved out, which I was planning to do soon because my lease was up. I left the place in stellar condition, still willing to pay what was owed minus the deposit. I then receive a letter stating I forfeited my deposit for breaking the lease. So they are trying to get more $ from me than I owe. SCAM Company. If you are looking for an honest, friendly, compassionate property group DO NOT Rent here!!

They will keep your deposit & blame you for items that were broken upon your arrival & charge you unnecessary charges for absurd reasons. We were things they said we did, but didn't ever do. When I tried to respond to Nancy, she quit answering my emails. They've basically called me a liar & wouldn't accept anything I had to say. NEVER will I do business with them again. If you see Professional Real Estate Management, rent from someone else!

I lived at one of PRM's property for about 2 years. Let me start off by saying, rent was paid on time faithfully every month. The did not get any problems out of me and I suffered hell with these people. For one the staff is RUDE, they don't care or take anything serious. My house was broken into and they did nothing to secure the unit and give me and my family a peace of mind. I had to go and live with someone and after three weeks of waiting something finally was done. After being a faithful resident I received a letter informaing they were terminating the lease because my lifestyle changed.

I felt that this was insane and had nothing to do with me being a tenant. Regardless of what has changed, it has not brought any destrucation to the unit, it has not interrupted my rental payments or anything. Needless to say, I am in a wayyyyyyyyyyyyyyyy better place now and would not recommend anyone to rent with PRM. STAY FAR FAR AWAY!!!!!!!!!

Moved across country. Rented site unseen. Place was dirty when I moved in. Blinds are cheap and broke during basic operation. Bathtub was painted to cover rust and deterioration. Peeled up quickly. Maintenace was such an issue that my wife had to post on here to get someone out there when we were home. Owner called me about the review and berated me over it rather than trying to find out the issue. I was deploying and asked PRM about month to month, or lease extension. They said it was up to the owner, but month to month would be a rent increase. Turns out, this is a violation of Soldier/Sailor s Civil Relief Act. I extended lease none the wiser. Then everyone got sick right before I deployed. I got better when I left. Wife and kids were in Keesler ER daily for 3 weeks. Wife noticed spots on ceiling. Had a friend look in attic, he saw mold. She called PRM, and they sent a roofer out 3 days later. He said he s been there many times before. Wife asked PRM what they are going to do for her and kids as house is making them sick, PRM said they are responsible for nothing. Either live there or with someone else. No money off rent or anything. She threatened to go to health Dept, manager hung up on her. PRM s mold person said it was free of mold, but was going to bomb anyway. Wife and kids stayed with friend for 3 weeks, got better in two days. If it wasn t mold, something was making everyone sick, even the dog. We worked through Navy Housing to terminate lease. Wife got sick every time she went back to pack. Moved out October 24th, PRM didn t inspect, and didn t provide move out instructions. Wife s friend had the same kind of issue with another PRM property and they dragged their feet for 60 days until she got a lawyer. Do not do business with these people. Slum lords of the worst kind. Stay away from 114 Brentwood if you do. I may get charged for everything they can find, but I can t in good conscience let another family go through what mine did without warning them.

Home is full of rats from day one of us moving in. They are lucky we got stuck into signing a new year lease due to family death. Fence is destroyed on south end of home, and was asked to be fixed and never was. Ventilation triming around home were to be sealed off and never was. Home was broken into three times. Once before moving in to find that there was no fridge or stove, a second when the back door was kicked in, and a third when my dog was stolen. Just recently the last maintenance man to come left rat poison outside on the ground still wrapped up in the package. Neighborhood is also very undesirable. Constant fights, drug raids, loud music and speeding idiots.

PRM Inc, has been a blessing for me and my family.

I'd recently returned to Mississippi from California, and a property across the street from my children came on the market. It was exactly what I was looking for.

I got in contact with the staff at PRM and they were all very friendly and cooperative, even though we were in the middle of the coronavirus issues.

Jeannette, particularly was beyond helpful. I worked with her the most, but everyone helped me in each way that they could.

They were very veteran friendly, and presented that. I'm not usually swayed by this, but it came across as authentic, and it sat well with me.

It's summertime in the south, and my air conditioning drainage got clogged. It took me longer to send out a call to them about the issue, than it did for them to get the issue fixed for me. It was the fastest turn around for any maintenance issue I've ever had, then the next day I had a carpet cleaner sent over to ensure no water damage. That was the diamond flaked icing on the cake for me.

My hats off to all the staff and their cooperative maintenance staff as well.

Simply put, they're helpful, professional, and effecient in getting things done.

Thanks to everyone there, and glad to be working with you all.

Worst rental company on the coast please stay away...

Worst rental company on the coast please stay away. Please read all the fine print on the rental agreement they require you to professionally clean the carpet when you move out. The rental unit I had was never cleaned from the beginning of the rental. They never fix any repairs even after several messages being left on voicemail, certified mail and in person. I had a leak that went unfixed for the rest of my agreement approximately 6 months when I would pay my rent and ask about it being fixed I was told they don t know. Warning stay away from them they all over the coast. No attempts to make repairs this is a lie!!!!!!!!!

My Son is currently renting which he is about to leave before his lease is up due to the infestation of bed bugs. The first day he moved in we walked around the home taking pictures of all the flaws so he wasn t blamed when he did eventually move. We noticed all these bugs on the ceiling but not be familiar with bed bugs we just used a broom to get them off and all the spiders. After being there a week he was getting eaten alive that s when we realized it was bed bugs. He went to the company and they said he brought the bed bugs which we explained that he s never had them before he moved in and we had pictures of the bugs on the ceiling before his things were even moved in. So since they didn t do anything we bombed and sprayed numerous times still had the issue. Called an exterminator after a month of spraying which of course he said the home has been infested for a long time due to the infestation in the attic. He lived with the bed bug problem for over a year cause he couldn t find anywhere to rent when his lease was up so he had to sign again but now he is moving due to the problem that they basically called him a liar about. Also we spoke with a few of the neighbors who told us that the people before him moved for the same reason so they were well aware of the problem before he moved there from the last tenets. Which his horrible that they would do this to people. It s a health hazard and I did report them to HUD and the EPA. They also said I wasn t the only one who has reported this company.

Great homes to live in. Been here since I got back from my previous deployment and 0 problems. Just moved with 0 problems. If you're Military they have no Deposit Fee or Application fee. The only thing you pay is Prorated rent. The only downside is no help with Pest control, but it is stated in the Lease that it is up to the tenant.

This company left our future home in a non presentable condition upon purchase.
The yard was very overgrown, sidewalks and siding was blackened and algae ridden, and they left 3 satellite dishes for us to deal with as well. I feel bad for the previous owners who actually paid these people to "maintain" a property for them while they lived out of state. Shotty patch work inside the home as well. If I ever had to rent out my home, I would not choose this company or it's rude staff.

We asked them repeatedly (prior to purchase) to remove the dishes off the roof, and we were met with silence and a sorry but you don't pay me, so it's your problem now attitude.

PRM has been serving me and my colleagues for more than a decade. Service has been very professional and expeditious. Mr. Charles cares about his clients and caters to their needs and wants. I have not had a bad experience with them yet, and I am positive that you would not have one either. I would highly recommend them to anyone!!!

This is a living nightmare I cannot believe that this company can be so unprofessional.. My husband was away on business and I paid the rent .. which I paid the wrong Amount...I went in the office , the clerk stamp and check the payment.. I received a letter stating that we owe the remaining amount plus late fees... I had no problem because I know I was at fault ... the letter stated that it has to be paid by Friday .. we drop the check in the Dropbox on Friday.. we received another notice demanding twice the amount plus court cost and fees... called the office the rude manager stated that even though the letter stated that the deadline is Friday the 12...the motion was filed at 9am Friday morning... such a ripoff... I will be happy when my lease is up ... such evil.. RENTERS BEWARE

I have plenty of pictures of neglect ( even some after their rude repairs man said everything fine ) and we paid our rent on time , but they served us papers in may to show up in court on june1st , hello yes we will show up and Cronin virus order by President and state governor they dont care abouts what legal they are that money greedy and do people that wro . I guess they think they are above the law. And if report something wrong all i can say is take pictures and documents it. And definitely get a out side inspector certified to inspect things before you lease from them. And except they to keep your deposit no matter how much you clean up or repair . The people in this office are very unprofessional. A was sent an email from prm at 9am stating that I could pick up keys until 3 30 PM so I took of time from work and arrived at their office at 3:00 p.. and was told that th hey just changed their policy to 2:00 deadline. They were very rude and not concerned ar all for the money or the time that they cost me . Its very easy to see why the reviews and the rating are so low. I asked for the owner's Name and Number and was told No. And the guy I spoke with refused to give me his name as well. I just feel like as a professional,, one should stand by their word or at least let someone know ahead of time that they have changed their hours. Not wait until I arrive at their office to turn me away. Super upset about the money I forfeited at work by leaving early. The gas money I wasted driving all the way up there and the disappointment in my child's faces when I told them we couldn't see the home that they liked so much!

I had rent from them in 2007 anything I need done they came out to fix whatever it was I didn't have to wait they came out at the drop of a dime I never had no problems I love this company and I'm looking forward with dealing with them again Yhank you for being a good to me as a tenant have a Bless day

If I could leave 0 stars I would never rent from this place! They are rude never come and fix your stuff in a timely manner or they don't do it all. Charge you for stuff when you move out and don't even do their job on what they charged you for! Charles the front desk guy is the worst at customer service rude condescending and a jerk. DO NOT rent from these people. They tried to charge us 150 for a a service call on our a.c. when the thermostat was out they said nothing was wrong another month later of 300 plus light bill called again they fixed the thermostat this time our bill went down to 140. When I told them I wasn't paying the 150 for the service call because something was wrong I had an eviction notice on our door. I finally argued with them and threatened a lawyer and they told us we didn't have to pay. This company is a joke. I will be contacting the bbb. ******* To
To respond to his accusations there were 2 small holes in the walls when we left that was it. They never fixed the gutters on the home when we moved in a huge hole was in the laundry room floor and in the garage in the walls and on the ceiling they never fixed them. They covered the hole in the laundry room with a butter dish. We never missed rent and was 1 day late on the rent 1 time. Another time they charged us late fees on the rent because I accidentally put the money order receipt part instead of the money order they still charged me late fees. They had to put in a new microwave bc the other caught in fire and when we moved in it already looked like it caught on fire.before because the top part had black melted on it. When they put the new microwave in it would start on its own run and it when we would close the door the light wouldn't shut off and it still ran... They tried to say that was us... I have before we moved in pics that are dated and after pics that are dated! You can say we were the worst renters but I had to clean the house and yard when we moved in and we CLEANED the house when we moved out. The houses foundation is bad and so the back end of the house the base boards are higher and the floor is sinking. Tiles we missing and pieces of laminate floors were missing to. We were told it would be fixed never got fixed. We had to put in working light bulbs and everything when we first moved in. They want to blame everyone else for their mistakes and their wrong doings and make money off people. They are rude and a huge scam stay far far away! I have always been a good tenant always got my deposit back and never late on rent. We left this house in better condition than it was given to us! And I have video of the microwave starting and running by itself!!

Extremely rude and unprofessional, I called the office with a legitimate concern and was repeatedly interrupted, even mocked. They also kept my key deposit money just to view the place. Place had a cockroach infestation which they acted like was a lie, they said they would send someone in to spray for bugs and they never did. after a month of living there they said I had to spray for bugs myself..I'm literally counting the days until my lease ends so I can move. I wouldn't recommend this place to an enemy..
