Had no problems with Premier Estates, much better ...

Had no problems with Premier Estates, much better than SDL Bigwood who had the maintenance contract previously for the estate. Premier have corresponded by post and email during the changeover, in fact we've heard more from them in the few months we've been with them than the past years with the previous company. Just hope they continue to keep the estate (City Point Derby) neat and tidy.

"Premier in Every Way" well describes Premier Estates. I have been in contact with them from their small beginnings over 20 years ago and have seen them go from strength to strength.

The management structure of the company allows for a swift hands on approach and response to areas that need attention. They take a pro-active approach to estate management encouraging preventative maintenance rather than allowing problems to escalate or experience costly repairs.

I have always been able to get in touch with the right person quickly, they never rush you but are concerned with any query you may have. They are professional, courteous and always swift in their communications.

The accreditation process for the companies they use puts the residents mind at ease that quality tradesmen are on hand.

I would not recommend this company to anybody, I found them difficult to deal with from day one until the day I sold my flat. Very overpriced, I actually do not know what they do to command any fee whatsoever. On the very few occasions I felt the need to contact them, I found them to be useless. Avoid using this company at all costs.

Very good at telling you what you want to hear and...

Very good at telling you what you want to hear and taking your direct debit. Beyond that, I don't think that they have resolved a single issue that has been presented to them on our development.
UPDATE..... they took a direct debit after confirming they had cancelled it, so they can't even get that bit right.

I can only provide feedback on my experience with the first year of Premier Estates taking over management of our rental property (i.e. their mobilisation phase). They have definitely been an improvement over the previous management company. The property is far better managed, cleaner and we receive regular updates. There will always be issues managing city centre locations but the mobilisation team has always notified us and worked to resolve them. The result is that reputation and desirability of my property has improved which is what I am most concerned with. I am reserving judgement on the new long-term operational team but I hope they maintain the same high level of service. The only negative is that they are not cheap, but you get what pay for I suppose.

This has to be the worst management company ever. Never return calls and the building is in serious need of repair. They just take take take their percentage which isn't cheap. Then sit back. Do NOT use seriously. Find another.

Premier estates Ltd manage the public areas on our...

Premier estates Ltd manage the public areas on our former David Wilson estate .
Our charges for this are very reasonable .
The original garden and maintenance team that premier estates contracted to look after the estate were not up to standard . Premier estates did not hesitate to find a more suitable contractor .
The gentleman that now looks after the communal grounds does so with pride and does a brilliant job .
Credit to premier estates for acting swiftly when things weren t working .

All I want in a management company is someone that...

All I want in a management company is someone that treats me fairly and promptly. I know there are some poor reviews here, but TBH I found Premier Estates to be the opposite. I ve have a good working relationship with them for nearly 12 years. Whilst there was one particularly challenging time about eighteen months ago, they have performed well. That matter was sorted out, and I do not want to invest emotionally in just one experience. Hey it was a ten year relationship after all! At other times matters were sorted out judiciously and without fuss. This includes advice, electricity bills, service charges, periodic updates, annual accounts, and so on. I could name people, but if I do I will miss someone out. So I d say they have been pretty fair over the years, and their service charges have not gone through-the-roof.

We seem to have arrived at The Oakeleys, Porthmadog, in the midst of a big smartening up of the site, which does seem to be succeeding. A shame that there is also a big hike in the Service Charge, but hopefully it will be accompanied by more improvements and may go down (please) when a lot of the catch-up improvements are complete. Office staff - Nicola and Kerry - are invariably promptly responsive to any approach. Will be good to see the six rotting front doors on our block replaced and a continued resolve to call the site "The Oakeleys" with the extra 'e', after the original slate quarry owner.

It's not often I review companies and it's not oft...

It's not often I review companies and it's not often I have something positive to say about a company focused on managing property, it seems like an industry filled with people trying to make a quick buck. The ground rent company for my building for example are impossible to contact, raise prices as they please and generally act like cowboys scamming leaseholders for money.

But Premier have been very good, I would particularly like to call out M. Cotterill who has been excellent in providing support with a building issue.

The building itself is reasonably well kept, it's at the age where some things are due a replacement, but otherwise is well maintained, particularly the garden areas.

Fees are transparent, with detailed breakdowns for each period and refunds are issued (via reduction in direct debit) if costs are reduced. And I think in this time of increasing costs, they've done well to hold their fee at a pretty consistent amount.

If you're looking at this, you probably didn't have a choice on who manages the property as you're most likely a leaseholder, but I believe you're in safe hands with Premier.

However, I have rated 4 stars as there was a period where the outside areas were looking a bit sad and unkept. But they did recognise this and replaced the 3rd party managing the greenery.

Out-of-hours contact is also difficult to find online if you don't have your documents handy and is contracted to a 3rd party who I didn't find to be too helpful

Kept well informed of all developments via monthly news letters. All of the staff who I have dealt with from Premier Estates have been very polite and quick to assist. Have not had any serious issues and I would recommend this company.

Shambles of a company who merely pay "lip service" to managing an estate. Any real issues arise, including serious issues of health and safety, and they merely bury their head in the sand. Just interested in fleecing residents for a management fee without meeting the maintainence and repairs it's supposed to pay for. Avoid.

Dreadful company there is an issue with my flat at Maryport Drive, Timperley as floor is lifting in the shower room. The inference was I have put something on the floor which caused a chemical reaction and make the floor lift? Two surveyors and no further on. Do not reply to my emails and very unhelpful.

I ve been living in an apartment block for several years, they are very expensive and slow to react to problems reported, they charge a premium and we don t get the service expected. The staff are generally nice to deal with but seem incapable of getting things done, in 29 years of living in apartments this company are the worst management company so far and the most expensive one.

Avoid avoid avoid. All words and no action. I don't know how these people sleep at night given they get money for doing nothing at all! We unfortunately have to pay them grounds maintenance as we are bound by a lease hold property and I detest having to pay my hard earned money to people who do sod all to earn it. Wish my job was as easy as that!

Make promises that they don't stick to. Say their contractors have visited site when they haven't and despite alarmingly overwhelming evidence to suggest this they still deny they are in the wrong.

I might mark out a piece of land measuring 10sqft and charge thousands of pounds for it..seems it's perfectly legal to do this. Feel sorry for anyone who has anything to do with Premier. No one on thos estate rates them and we must have submitted hundreds of complaints over the years and they are still here.

Everything about that makes me angry.
Very disappointed.
It is not acceptable.
Never buy a property they are involved in.
Getting a better solicitor to remove these leaches.

DISGRACEFUL! We have lived in our house for one year now and have never seen any evidence of ground maintenance being carried out during this time. We already pay an inflated service charge for this and it is now being raised, we are bound to this charge, as our property is leasehold. How can you raise a service charge for a service that doesn't exist, and when previous works have still not been carried out.
Premier Estates Limited clearly doesn't even know where our estate is!
Hundreds of pounds charged for nothing!

Lived in City Lofts for 3 years, Peter and the team were always happy to help and sorted any problems promptly. They really helped me out a lot when moving, sorting out access arrangements for removals etc and I am very grateful for that.

Premier Estates are the current management company...

Premier Estates are the current management company for a leasehold flat that I own. Premier Land and Investments Ltd are the freeholder for the flat I own. Registered at the same address. I have asked them why the Ground Rent on my property is so expensive and to consider an amendment to the lease to peppercorn rent ... they use some crazy indecipherable equation linked to RPI (to a layman anyway) to calculate how much this will go up every ten years. NO REPLY. The Government is beginning to see what these companies are doing and change will come but we have to fight them at ground level first and hope they become reasonable before legislation is enforced. I haven t even started on the extortionate management fees yet... one thing at a time!!

I can honestly say in the 3 years that I have lived at my property (managed by Premier Estates) I can't recommend them highly enough. I recently had cause to deal directly with Mike Delaney regarding rubbish (household items..) accumulated by local children that made our area an isore. I emailed, attached images & the next day the area was cleared. I have now re contacted Premier (chelsea.egan-clews) to advise that 'for sale boards' have been erected in our area). Again within 24 hours a response with the appropriate action taken.

We all pay a lot of money for Premier to maintain our grounds & without doubt they do.

Nice to know they have our backs.

If you see Premier Estates manages a building you want to live avoid them at any cost. For the last 1,5 (!!!) years we have been trying to get some proper actions from this company. The entrance doors in our building do not work properly and pretty much always open. Even when they check and fix them in 1-2 days they do not work again. Looks like it is not hard to open them if you push hard. 2 flats were broken into last year. Now we have many homeless people are breaking into the building and staying there. You can imagine what they leave after and how unsafe we feel. We saw them just pushing the doors and get into he building. People call the police. They arrive, sort out the homeless but they come back next day. It is a daily routine to contact Premier estates about all the issues. Nothing has been done - doors are broken after Premier Estates "fix" them, homeless get back after the police leaves. They give a promise but never deliver. They also might lie to you saying it is only you who complain or it is a common problem in Manchester homeless break into buildings . They will say anything to save the money. I usually do not write any negative reviews, I rather send suggestion via e-mail, but in this case it has been so long without any result that I really feel people have to know about this company. Avoid Premier Estates if you do not want to get stressed, annoyed and feel unsafe in the building you pay a lot to stay.

The amount of money they waste is just dreadful but the real crime is that despite this, they still fail to get the job done. The only question therefore, is where is the money going?

Premier Estates are an amazing property management company. For almost 12 years they have been the agent managing several of our properties on the site in Birmingham.

There were always professional, prompt and reliable in dealing with any issues regarding our properties.

Nothing was too small or too much trouble for them to address quickly. They always engaged professional contractors to dealing with any issues raised.

Well done to Premier in operating in a marketplace where agents have a bad reputation. Premier are exceptional and have made a real difference to managing so well for the benefit of all landlords and tenants, "Keep Up the Good Work!"

Citipeak Apartments, East Didsbury.
My husband and I have been owners and leaseholders at Citipeak for nearly 5 years. We were in contact with Premier Estates even before our first purchase so that we could understand not only aspects of the lease but also the services to be provided by Premier Estates. Since then we have purchased a second apartment.
Throughout this time we have been impressed by the approach taken by Premier Estates and our two principal contacts: Mr Matthew Tute and Ms Emma Sant. We judge this approach to be both professional and practical; they seek to help leaseholders whenever possible by taking prompt action if a landlord issue arises, and they send regular communications giving the latest news on matters at Citipeak.
Premier Estates not only deal with building/services problems when they happen, but also operate a regular and cyclical maintenance programme to try to keep Citipeak looking good .
We would recommend Premier Estates (based on our experience at the Citipeak Estate) as Matthew and Emma are very accessible and have always responded personally and promptly if anything needs discussion. While their responsibilities must ensure the terms of the lease are upheld, they take a balanced and practical view so that leaseholders concerns are well managed.
I am a qualified Housing Management professional and therefore my professional insight is reflected in these comments!

Hello, I have 4 properties in this Saw Mill Way development. I had reason to inspect one the other day to show round a prospective tenant. I was so impressed with the tidiness of the outside of the building, the car park and gardens were clean and tidy, no sign of any litter, and the recent work on the corridors and communal areas was delightful. So so clean and welcoming. Excellent paintwork by someone. The prospective tenant was so impressed with the whole development that he signed on at the asking price the next day.

Premier Estates have been managing our development...

Premier Estates have been managing our development for over five years and have been extremely efficient and conscientious throughout. I would like to say how pleased we have been with the way Premier Estates has looked after our home s building , the common areas are cleaned regularly and well maintained. In addition, all members of staff are extremely approachable and committed. Complaints are addressed quickly and individual members of staff communicate well.
In my opinion, the efficiency of the staff is the main attribute of Premier Estates as they are ever helpful. I would have no reservations in recommending Premier Estates as a management agent for any development. My husband and I own a number of managed properties around the country and to be honest Premier Estates is the only company who keep in regular contact and who have such a hands on approach.

Appalling - avoid at all costs. They used to manage our development in Wrexham but were sacked for poor service and value for money. However, it was only after we replaced them that the true extent of their incompetence (bordering on criminal negligence) and lack of integrity was revealed. For example, they failed to pay a number of outstanding invoices during their final year as the incumbent, which led to suppliers chasing the new management company for monies, which we (the residents) had already paid, via our monthly management fees. This is still being investigated because the total in unpaid bills is several thousand pounds. They also made such a mess of a legitimate insurance claim for repeated faults with our electric access gates, that we ended up waiting several weeks for the repairs to be carried out, only to then discover that the insurance company was only offering to pay a fraction of the full repair costs, despite Premier telling us they had it in hand all along and that the majority of the considerable costs were covered under the terms of what had been a very expensive policy. DO NOT USE THEM!

We've had experience with many management companie...

We've had experience with many management companies and can honestly say that Premier Estates are one of the very best. We receive prompt responses with regard to maintenance and billing issues and I wouldn't hesitate to recommend them.
Having visited a number of sites that they manage, it is readily apparent that they maintain a high standard, with a close eye on the little things that can enhance the look of your home.

Called to ask a simple question, Kerry - the member of staff i spoke to was rude, uncooperative and extremely unhelpful. Shocked at the lack of professionalism for a customer service role, it seems like some training is needed. I've had better conversations with brick walls. I hope i never have to deal with them again.

From an ex staff member point of view, this company is terrible. I was an estate operative from 2016-2017.
In general premier estates treated my like rubbish through out my entire time with them, nothing was ever good enough, management spoke down to me and even employed a scare tactic on all my colleagues almost like a military regime. During a family bereavement I was initially asked to take the time as annual leave as opposed to compassionate leave which I found discraceful. On my final day with them, I wasn't bid farewell by anyone, not a thank you or goodbye.
I would avoid working for this company, especially in the estates sector.

Regular contact from Premier estates to let the residents know of any ongoing or up coming work that will be taking place on the building which is fab.

I can only say very positive things about Premier Estates. They have managed my personal apartment block for the 10 years I have been there & its very efficiently run.

When problems do arise, they are dealt with quickly & usually without prompt.

I now recommend them to professional landlords through my job & would not hesitate in recommending them!

We own an apartment that Premier manage. They are excellent at looking after the block and if I email them I get an immediate response. I needed to report something that had been damaged and it was sorted the next day. We deal with other management companies but Premier are by far the best.

I have been trying to obtain a simple answer about...

I have been trying to obtain a simple answer about who my energy supplier is for 10 days, since I am paying almost 25 pounds of energy per week without using any appliances.

I would like Premier Estates to show at least a little bit of customers' respect by returning my calls or answering my e-mails to provide the information of who my energy provider is, so I can investigate the problem, since they are hiding this information from me and preventing me of exercising my right to switch electricity provider or at least ask for the change of my meter (which is dated 1997).

There is not one person from Premier Estates who showed a minimum of respect to me since I moved to this property. They treat me with a total lack of respect and attention as if it is normal to pay more than 100 pounds of energy per month without using any heaters, lights, or other appliances.

A total customers' disrespect. I don't recommend to anyone who wants to live in peace to rent a property managed by them.

The company installed a barrier to the car park where my sister rents a flat, and the requisite fobs for the barrier had been delivered via recorded delivery. The correspondence was not addressed to my sister, therefore anyone could have just signed for it.
Despite my sister being in her flat on the day the fobs were delivered, it appears another tenant/person signed for the fob, as my sister's flat's buzzer did not ring and she did not receive the fob at all.
When she informed the company of this, Jess (an employee at the company) queried if she had misplaced the fob, despite both the owner of the flat and my sister having confirmed previously that the fob had never been received. This was the start of the ridiculous service provided by the company. Despite ongoing emails between Jess, the owner of the flat and my sister, the company failed to resolve the matter or provide another fob. The company advised that my sister would have to pay for the fob to be replaced, even though she was at no fault and had never even received the fob.

The company had failed to deliver the fobs efficiently to the tenant, yet they expected the tenant to pay!!!!!

I called the company on my sister's behalf, and explained from the start of the call that I was calling on her behalf. I spoke to Linda, a Manager at the company. I advised her that for over a month a matter had been ongoing with them, and that for over a month my sister had been unable to use the allocated bay in the car park, which she was entitled access to as part of her tenancy agreement. I queried on what basis the company thought it was acceptable for the tenant to pay for their mistake.



Despite Linda being a Manager, her service was extremely poor. She was very unprofessional, unwilling to accept responsibility, and spoke over me on a number of occasions. When I advised I wished to make a complaint, she stated that she was a Manager and that she dealt with complaints. When I advised I wanted to complain about her shocking service, she advised only the owner could submit a complaint.

Funnily, the company had hand-delivered a letter to the tenants about the fobs, yet they chose to send the fobs via recorded delivery, despite knowing that in the past there has been issues with correspondence going missing, even though it had been signed for by another person.

I WOULD STRONGLY ADVISE NOT TO ENGAGE WITH THIS COMPANY. THIS IS NOT THE FIRST ISSUE WE HAVE HAD WITH THEM, AND THERE IS A TOTAL LACK OF PROFESSIONALISM. THE STAFF HAVE EXTREMELY POOR COMMUNICATIONAL SKILLS, AND ARE VERY UNWILLING TO RESOLVE ISSUES, AND HANDLE THEM VERY BADLY AND SLOWLY.

If you do engage with them, be ready to pay for things which are not your fault...

Overall, my experience with Premier Estates has been positive and a far better one than previous building management. This is predominately down to a building manager who goes above beyond and an excellent in-house team. The little interaction I've had with the external team has been positive and I've always had my concerns addressed. Most importantly, they're willing to improve processes and be as cost efficient as possible, which given the state the previous management company left us in, has not been an easy task. I finally feel like I'm getting my money's worth!

Premier Estates have been managing the Pearce Leatherwork s development in Northampton since August 2020
At first, solely based on previous reviews I was apprehensive and unsure of the service and if regular upkeep and maintenance would be adequate or good.

To mine, and other residents delight, can say that the Premier Estates team have been consistent in regular upkeep of the area, there is no litter, no untidy bushes and street furniture and green areas all maintained to an excellent standard.
The customer service team are helpful, polite and courteous - any issues or queries they action straight away - the communication is spot on.

Moved a couple of developments over to Premier and...

Moved a couple of developments over to Premier and have been with them for around 5 years. The process to move was easy, much pleasing to fire the previous useless agent. We had 6 months specialist care by their new business team who got us transferred and set up the service contracts then handed us to the ongoing property management dept.
I get a detailed budget plan at the beginning of each cycle, a monthly breakdown of all financial transactions, and at year end accounts are prepared to sign off. Owners also receive a detailed budget / end of year statement.
There s a monthly news letter to all residents (and owners), monthly building checks and they keep on top of maintenance. One off jobs and extra work isn t an issue;raise request, get quotes and instruct work.
Occasionally things go wrong, notify them and it s rectified quickly.
Occasionally owners and residents have issues as they don t understand where responsibilities lie, Premier will deal and raise it to the Management Company if needed.

I would highly recommend Premier Estates to anyone who is considering buying a property that is under their management. They provide regular updates on actions, repairs and maintenance issues which are very informative to the residents.
They have a very professional approach to their business of Property Management, it is a pleasure to have them on site.
