We rented a house in the Stadium village area by the University of Minnesota. They weren't the worst landlords, but weren't making any effort to make our lives easier or better with any of the move in, living, or move out processes. They have a pretty high fee rate % if you forget to pay rent outside 3 day grace period, which we thankfully didn't have to ever deal with, required lawn care but provided no lawn mower or any way to deal with this, gave a $200 dollar cleaning charge after we had someone there and spent hours working on it already all for "There was still hair and other debris in the carpet after your move out." after we vacuumed everything. In addition, the place wasn't clean when we moved in, so we had to spend over 2 hours cleaning right when we moved in, including mold in the windowsill of the shower. Upon move out, made us paint the walls for them to cover any scrapes, even ones that were already there that we didn't make or have to face charges to take care of it. Additionally, upon move in, the electric in the place was really messed up and would trip with a very low voltage so we couldn't use anything in the rooms that drew any real power for a week while they got it sorted. They were relatively timely for maintenance requests, but we only had a few. Felt bad to have been good residents all year, then still get hit with a 200 dollar charge for some carpet that we already vacuumed. I wouldn't recommend them, but they won't ruin your life. I'd look elsewhere, we only rented as we were running out of time in early 2017 to find housing.
One Star because it won't let me do any less. We entered into a lease agreement with Perkins Levin on 9/1/19. Just out of college we were excited to settle into our new place in the heart of Uptown. What we didn't know was that there were already plans in place to have our house torn down during our lease. They snuck in a clause that stated the lease could be terminated with a 60-day notice. The worst part is that they never told us any of this. It was us who found a search result on google telling us about these plans, and the website was from long before we even signed our lease. Now amidst the scary times we are currently in, we are being kicked out of our place early. I do not recommend renting any of their properties. F*** you PL.
Literal trash of a company, today 03/25/2020 they just terminated many current tenants leases early, leaving them scrambling to find new homes by May 1st 2020, on the same day the MN governor announced a two week state shutdown- while they should be quarantining- they ll now have to tour new places to live, risking exposure and unnecessary outings. They re too worried about they shutdown affecting their billion dollar builds they have in progress. Immoral company & this situation sheds light on their values. Don t lease with them
Maintenance always comes quick whenever we need something fixed and staff is friendly!
Lived in an older property in Uptown, and upon moving in, there were numerous things that needed to be updated/fixed. They have a great website where you can report maintenance requests and would swiftly respond to them. An example of this came when our shower head was spewing/leaking water onto the bathroom walls, and the next day, a brand new shower head was installed.
When it was time to move out, they recommended a cleaning service that they had worked with before, who was very easy to work with and did a spectacular job. Because of that, we got nearly our entire security deposit back (a few blinds were damaged/broken that needed to be replaced).
The only issue I had with PL was that they required lawn upkeep but did not provide you with a lawn mower. However, this was a very minor inconvenience and upon writing this review, I didn't think it was large enough to remove a star. All in all, I was very happy with them as property managers.
Properties are well-managed and fairly priced. Any maintenance requests are taken care of right away. Overall a very pleasant experience compared to other companies.
I lived at an older house in the Uptown area for two years and was very satisfied. The property I lived at wasn't the nicest, but the price range was excellent when compared to other properties in the area with similar or worse conditions.
Their online portal is easy to use for paying rent, accessing lease documents, and submitting maintenance requests. Their staff is responsive and friendly, and all maintenance requests are addressed in under a week.
Overall, I was extremely happy with my experience renting with PL. For those looking to live in a house, but want some of the benefits of apartments such as an online portal, management staff, and reliable maintenance, PL is for you.
I rented a house in the Marcy Holmes neighborhood and had an overall bad experience with these renters and would strongly not recommend them to any of my friends. It took them month to even respond after the basement flooded-- after me sending both an email and a maintenance request. There was no action taken even with pictures of mold rising above the floor boards. Then the basement flooded again and it required me shooting a video of me pressing my foot into spongey carpet and having water rise above my foot for them to fix the source of the leak-- they did not replace the carpet and remove the mold that was evidently growing behind the floorboards (and almost definitely under the carpet). Absolutely horrible response and experience. One extras star because they did fix other minor problems-- but if you encounter a major problem renting from them, you might as well just ignore it or fix it yourself.
Extremely fast service for repairs and very accommodating. I ve submitted a maintenance request in the morning before work and when I get back at the end of the day the issue was resolved.
I ve been living in one of their buildings in NE Minneapolis for coming up on two years. We have yet to have any negative experience with them, any time we have interacted with them it has been great, (Stephanie, the office manager does a wonderful job) and they are very respectful and treat us like human beings not inconveniences (like many landlords do). From my personal experience I would recommend Perkins Levin, and I haven t had a single issue while living here, and they are very respectful.
I really wish I could give a 0 star review. This company is negligent, not responsive, and unprofessional. I lived in a home managed by Perkins Levin for 2 years and it was hands-down the worst experience I ve ever had with a property management company.
The home itself should have been torn down years ago. One band-aid patch job after another has left the structure literally falling apart. Electrical, fire, and safety hazards galore. But even if you report something to maintenance as an emergency, it might take a couple weeks for them to just respond.
Myself and my former roommates all believe that legal action could have been taken against this company - we just did not have the energy to go through that process.
Save yourself from the danger and frustration by avoiding this company completely.
