Have an appraisal carried out by an appraiser of this office (R.D. Dusoswa) for the financing of one new-build home. Appraiser came with a value of 320k, while we suspected a value based on 2 global appraisals from 3/4 years ago of 350k. Corresponded for a long time with the appraiser, but Mr. did not want to adjust his appraisal. As a result, we had to pay more interest for the bridging loan, because the risk was now greater. Our home was recently sold anyway and is now valued at 375k. What an appreciation within 12 weeks, or was that Van Gool appraiser wrong?
NKM Woonaccent responds quickly, and had the appraisal of our new home ready within a week. Super!
Because we were in a bit of a hurry, they personally helped us to speed things up. The appraisal was also in good order and expected to be appraised.

I ordered a valuation report from Reinier Dusowa of NKM Woonaccent Makelaars / NKM van Gool for an interest rate review. I was a little scared of the other bad review on Google. In addition, the appraiser was 20 minutes late for the appointment, but OK.
The real problem was the report I received: Reinier made mistakes throughout the report. First of all, his size of the apartment was 2 square meters smaller than real. The roof terrace was also demolished by 3 square meters. This significantly reduced the appraised value. Reinier did not provide any drawings, he only said "my equipment has been calibrated, I do not know how other agents have measured this apartment". He refused to change the report.
He also did not appreciate the value of the roof terrace (49 square meters in the center of Utrecht). According to his own calculations, the appraisal value of my apartment is lower than the apartment on the ground floor that was sold 6 months earlier.
Nevertheless, the valuation value of Reinier (November 2019) was so low that it was even lower than the WOZ value (January 2019) !!! While the general real estate price indicator in the Netherlands increased by 8.5% ...
Reinier did not want to contact me when I submitted the complaint. If you mention too many reasons why he made a mistake, he will concentrate on those reasons he thinks he is right, but systematically ignore the points on which he has no good arguments.
The impact of Reinier's gross negligence was small, I was busy with an interest rate review. But a starter buyer who buys a first house with Reinier as appraiser ... oh god! That could mean that you don't get the house. Be aware and choose the right way. Stay away from NKM Woonaccent Makelaars / NKM van Gool
Anneke and Reinier from NKM van Gool Makelaars were very helpful as real state agent for us. They were available any time we contacted them, and gave us very informative suggestions which helped us in finalizing our house. They speak good English and have wide knowledge about the properties. They are both very friendly, approachable, well informed and wants what's best for you. I would strongly recommend them to all.
