I ordered a valuation report from Reinier Dusowa of NKM Woonaccent Makelaars / NKM van Gool for an interest rate review. I was a little scared of the other bad review on Google. In addition, the appraiser was 20 minutes late for the appointment, but OK.

The real problem was the report I received: Reinier made mistakes throughout the report. First of all, his size of the apartment was 2 square meters smaller than real. The roof terrace was also demolished by 3 square meters. This significantly reduced the appraised value. Reinier did not provide any drawings, he only said "my equipment has been calibrated, I do not know how other agents have measured this apartment". He refused to change the report.

He also did not appreciate the value of the roof terrace (49 square meters in the center of Utrecht). According to his own calculations, the appraisal value of my apartment is lower than the apartment on the ground floor that was sold 6 months earlier.

Nevertheless, the valuation value of Reinier (November 2019) was so low that it was even lower than the WOZ value (January 2019) !!! While the general real estate price indicator in the Netherlands increased by 8.5% ...

Reinier did not want to contact me when I submitted the complaint. If you mention too many reasons why he made a mistake, he will concentrate on those reasons he thinks he is right, but systematically ignore the points on which he has no good arguments.

The impact of Reinier's gross negligence was small, I was busy with an interest rate review. But a starter buyer who buys a first house with Reinier as appraiser ... oh god!
