Worst management ever. 1454 Hi Point. I have since moved out thank goodness.Were do I begin. Most of the units were being renovated. We had issues with squatters in the vacant units at night (I honestly think it was negligence from the people working during the day and not having locked the doors. I would come home after work just to see if they were open and they were. Management made it seem like it was a break-in though). There is no security surveillance. Anything can happen to you on the walk from the dark parking lot (only one side is lit well). I had to get a Ring because the door opens to the street and my unit was the only one without a security gate (until a string of events led them to putting one up). The laundry unit was broken into. One of the neighbors was just trying to do her laundry at night when she saw a man standing in there. She moved out shortly after that. Now let's get to management. When I first moved there, the property manager was VERY responsive. Jacob was the opposite. I am not sure if it is because he has a lot on his plate or what, but if that is the case, they need to hire more people. I shouldn't have to keep following up. Upon move out, I left prior to the first, but had to come back to get some plants I had hanging on the wall. I had not turned in my keys and I paid for a full month of rent. But for some reason, all my plants were removed, and were no where to be found. I have yet to hear back from Jacob. It's been 2 weeks. Those were personal items that had no business being touched. Take caution...the apts are cute and all but you want to live somewhere you feel safe and respected. Save yourself the time. Also, no one that lived there when I first moved in still lives that...just fyi. Should tell you something.

He declares that he has this and that the pictures do not look as when they seem when you see him in real life. The price is always raise up on rent every month. Moss & Company Property management is the worse property management company I ve ever seen! My daughters cars have been broken into twice within 30 days, and stolen last night along with 4 other cars on Roscoe Blvd. This management company does nothing and now I ll take the video to the news. They are in their 20 s and can t afford to deal with management s careless attitude towards these major issues. This is extremely dangerous on so many levels in a secured parking garage.

We lived a t a Moss and Company apartment building when we were students at CSUN. No complaints!! The rent was slightly higher than some of the of the other buildings in the area, but the proximity to School, the amenities and professional management was worth it.

Update2: I managed to get in contact with management, only for them to completely not show up for the scheduled pre-moveout inspection. I swear, if they take a penny out of my deposit, I will take them to small claims court.

All of them are very happy with their managers and the customer service in general This is why we are currently looking at various Moss and company communities in the San Fernando Valley as we plan to move in the near future.

At the bottom of the stairs of our building is a 99 3/4 year-old woman who has lived here for more than 50 years. For many months Moss & Company workers have been passing her apartment several times a day without masks. Covid rates are extremely low (1200 cases over 9 months for a population of 92,000 people) in Santa Monica, so if any of the elderly people in our building contract Covid we will know where they got it from.

Secondly there are Air BnB tenants dumping their garbage on the front steps for days (see photos) and that will certainly attract rats and various insects.

Infested with roaches, incompetent management, paper thin walls. That's all you need to know. I understand housing can be a challenge in the South Bay, but please, for your own well being avoid this place at all cost!

I recently moved cross country to California, my housing nightmare began the first night I moved into this piece of **** place called Seville Townhouse Apartments. While the apartment looked decent enough on the inside, the very first night of residing there two massive cockroaches were found crawling around the kitchen. Management willingly moves people into units they know have roach issues. The exterminator found many more German roaches underneath the sink the very next day and confirmed there was an infestation. Over the next six months of living there, cockroaches came frequently despite regular treatments and a spotless kitchen. These chemical treatments are awful because you have to vacate the unit for hours and pack up nearly all your belongings in advance.

If the disease harboring roaches aren't enough to convince you not to live here, you should also know you can hear every single person in the building at all times of the day. Children screaming, people partying and in my case an online gamer yelling at his TV until 2:00am each night. I would give zero stars if possible, the place should be condemned and property managers fired.

8/29/2020: The front gate to the building slams shut due to the spring being broken. The locking mechanism is also broken. I put in a service request.

8/30/2020: Management responded by having someone look at it.

9/1/2020: Waiting for an update on the service request. The gate does not lock properly and still slams shut.

Moss & Company employees are friendly and attentive to their residents. At least that is my experience when I stayed for 1 year at one of their communities. They refunded my deposit within weeks of my move -out and very minimal charges were taken out of the check. I would highly recommend using their website to find an apartment in Los Angeles.

Can't say the same about the company. I lived for a year in the apartment and when I left the apartment was in perfect condition. They took from my deposit almost $900. That was very surprising because we didn't put anything on the wall and we had the carpet very clean. They charged $500 for painting a one bedroom apartment that had the walls in the sam conditions we found them.I feel they have ripped me off and I would never sign with this company again.

They DO NOT care about their tenants or property; they only care about getting your Rent check every month. They take forever fixing $hi* but will have a notice on your door if you are one HOUR late on your rent. Do not recommend anyone to move in ANY of their properties. The staff is LAZY and RUDE as hell as if they do not like their job; on the property and when you contact the corporate office. If any good reviews are on here; it is most likely someone from the company trying to balance out the negative comments. I have a message for you, you can't. You are money hungry and pathetic. Horrible property management company. They manage golden triangle storage in Santa Clarita California. Crystal the manager at the storage company (works for Moss and company) refused to help me with the gate code so I could leave. I told her I was going to leave a review, and take her picture for it. She then grabbed my phone from out of my hands, deleted the picture and refused to give my phone back unless I agree to not take her picture. I agreed at that point so I could call the police. The police arrived and let her know its illegal to take people's phones. I decided not to press charges which I'm regretting now. The corporate office has not responded to my call. The worst property management company that will treat you, and customers like garbage! I do not recommend.

Not sure what experience others have had with this company, but I have nothing but good things to say. Our apartment building is kept up well and all maintenance issues are taken care of right away.

***REVISED*** Moss & Company hired a new apartment manager at 720 N. Louise and things have gotten much MUCH better. Adolfo is attentive, professional and courteous. My wife and I were going to leave but he has made the apartment cleaner, safer and an overall better place to live. That's why I'm changing my review from 1 to 4 stars.

In 15 years, their property at 720 N. Louise in Glendale is the worst place I ve ever lived. In the short 7 months I ve lived here they ve taken away 1 parking space from a 2 bedroom apartment and then rented it back to me for 100/month. Many residents have had their mail stolen and they do nothing about it. They charge you for water, sewage and trash which most buildings cover. The plumbing is terrible so the water bill is expensive. The remodel they did was cheap and purely cosmetic and there have been massive plumbing issues. They advertise the building as luxury which is a complete lie. Every tenant is fed up and they don t seem to care. AVOID any buildings owned and managed by Moss & Company. ALSO, MOST OF THE GLOWING 4 STAR REVIEWS YOU SEE HERE ARE FROM MOSS & COMPANY EMPLOYEES.

I applied for an apartment on 11/22/17, provided the banking information for them to pull the $40 fee from my account and still have not heard from them after they took the $40 out. Countless emails and call with the response of "Someone will get back to you ASAP". Find somewhere else to live!

I lived at a Moss & Company building for over 5 years and enjoyed every single day that I was there. Unsure what some of the negative ratings listed here are about but it doesn't sound like the Moss & Company which I was renting from.

I guess when you have thousands of tenants there will always be some unhappy campers no matter where they live

Be very careful moving into a building run by this management company. We re still experiencing unresolved issues since moving in 4.5 months ago. Cockroaches, parking space assigned to us unavailable for over a month now, no handles on water faucets, cupboards that were superglued together so they come off wall when opened, broken blinds day one, leaking sinks and faucets, no water pressure, no hot water for months, broken air conditioning, incorrect monthly bills, broken laundry machines that still take your money - this is just a short summary of our first few months living in one of their buildings. No one is ever in the office at our building and I have gotten two responses to all the phone calls/texts but I still don t see anyone taking care of our issues or neighbors issues. When I call main office for management company, no one returns my calls.

We re also paying significantly more than several other people I spoke to with same size units. It s not like we re getting a good deal on the rent and NO utilities are included.

Be very conscientious and protect your rights as a tenant before signing a lease with this company.

This place is depressing and and dealing with the endless problems after work is exhausting. Don t make it your home!

I lived at an apartment complex managed by Moss and Company for three years. I have been renting for 15 years and I never came across a management company that was more condenscending and rude. They left such a bad impression that I will never rent any property managed by them ever again.

When I got married, moved in to their APT in Northridge. Their agent saw my wife was 7 month pregnant when we were signing the rent contract. The agent assured us that the building is smoke free and asked us if we are smoking. Of course we said no otherwise we would have not picked it.

After we moved in, we learned that more than half the tenants smoke from early as 6 AM to late as 11 PM.

This really sucked for us. When we confronted the building manager, she actually said "This building allows smoking..."

I am waiting for our contract to run out in few months. We shall never return here. Too many darn smokers everyday.

To all prospective Moss and Company applicants, please heed my warning. I am a current tenant at 9600 Lucerne Ave. In the first 6 months of my lease, I had no issues. The complex was quiet, clean, and a few minor fixes were made but management was quick and eager to do right by their tenants.

That changed on February 19th, 2020. All tenants were to find parking within two days of their notice (taped to our front door) for 8 weeks due to renovations. It was going to be impossible to do so for my own two cars, given the fact that I had to fight everyone else suffering from the same poor communication from management. Full discretion, a few street parking permits were provided; those were immediately called for, hopefully by those in need. I've reached out to upper management to come to a resolution, but have yet to hear back.

Please all, this lack of communication and transparency is NOT what you want from a management group. I am submitting an official complaint to the city's housing agency but hopes that my review can help prospective applicants. Best of luck, there's plenty of choices in Culver City.

They can't provide me with my current bill, they can't tell me why I can't get into the website to pay online anymore, they can't tell me why my apartment is the only unit without bars. I've left my callback number and never get a return. So frustrating. They're a company who's motto is essentially "there's nothing I can do"

I have stayed at 3 Moss & Company apartment communities in Westwood over the past 3 years, by myself and with family members. I have never been a long-term resident at any of the moss buildings, but I did stay at 870 Hilgard for 6 months. All Moss employees who I dealt with have been extremely professional and accommodating.

Looks nice, but it's really not. My landlord is a sweetheart, but the place is renovated so they can charge more, but shoddily and cheaply done. They literally painted a tub so they could make it white again without the cost. The screws in my front door handle were loose upon moving in, which caused me to not be able to get into my apartment a month after moving in. Walls of the place I'm living are actually thinner than my college dorm walls, which I thought was impossible. They don't enforce the no smoking policy. Refer to photo to see broken handle.

Moss & Company has apartment at 7722 Reseda Blvd, all the sudden they moved their trash bins to front of the property bringing all the smell for tenants to enjoy , rats & opossums are every where at night , homeless are jumping the wall to pick recyclables, Moss & Company did all this nonsense to save $150 with Waste Mgmt bill not to pay scout service. This is what Waste Mgmt Driver told us all this nonsense to save $150 per month. If you live here get ready to smell some trash and I hope you like rats. I moved in this apt at 14248 dickens st in October 2016 and its been a nightmare from day one , the manager that rented me this apt left the company the day i moved in so i was told the repairs and painting of my apt and cleaning the balconies which we had discussed would be handled by new manager on duty so i was extremely patient i had a stove that only one burner worked ,my front window lock was broken my screen on sliding door didn't really fit my door so to lock the sliding door i would have to leave the screen open and double check each time to make sure it actually locked because most of the time it didn't. Well a 1 1/2 months went by and then i was told to re-submit everything and someone would come out to discuss it with me. Well 3 mos went by and finally the repairs began ( with new 2nd manger on duty) however my appt was never painted. balconies were never cleaned and they resolved the sliding door by adding a lock at the bottom of the door which is a safety issue if there was a fire, so this brings us to today 1 month ago i reported to the the now 2nd manager that i was hearing a loud noise through the walls of my bedroom and bathroom and it would repeat every 4-5 mins at night it actually woke me out of a dead sleep. well she said to me she was leaving the company so i would have to speak with the temporary acting manager well i did and she sent a plumber and he let me read acting managers text it read tenant hears a rattling noise from bathroom
omg- so we are going on our 3rd manager not here yet and everyday
it is a different excuse as to why this is not being resolved, the maintenance guy came today and his exact words were i told them what the noise was so i know i'm not going to be able to fix it we need to get the air condition people out here he also said nothing is going to be handled until the new manager on duty arrives so i am going to have to re-submit everything and start from the beginning..... please anyone thinking about renting here run don't walk... and one last thing all of the staff i have dealt with is extremely rude and condescending but always in a rehearsed soft tone OMG ...... ps i had to highlight 1 star to post

I hate to leave a bad review however if I could leave negative stars I would. I have been a tenant for approximately 8 months now and during this time I have never been treated more poorly by a management company. The "management" should be ashamed of themselves. I have never called and not received attitude. They don't try to accommodate you for anything when my home was infested with ants (I have a maid come in weekly and you can eat off my floors) when I called they said the company would only exterminate if I empty my kitchen would be outrageous I have a stocked kitchen and it definitely had nothing to do with my place either I called myself and had them come out they sprayed the outside perimeter which solved the problem and I could go on for days I would really recommend not dealing with these people just really an all around terrible staff

The manager is always available when I need her. It is a completely different experience living here versus my previous rental which felt like I was staying at Faulty Towers

It doesn't surprise me all the comments that I see about this company. this company is the worst company I've ever met out of 57 years I've had my own company and let me tell you I know how to run a company I've ran two apartment buildings and had my own company. this company is rude they let a manager stay at 7317 Sepulveda Boulevard after she tried to assault me still stay working here they continue to have her working here at 7317 Sepulveda Boulevard. She was told not to talk to me through the corporate however she's is still trying to contact me several times. For one she came to my door to ask me if I wanted some posole. I wouldn't take it from her because she is vindictive and I don't know if she would piss or pee in it. The company well do nothing about it.

Leased an APT through Moss & Company for one year, and let me tell you not a good year. Paint was already damaged, some outlets didnt work, the air conditioner wasnt properly installed, The pipes in the walls made loud noises, hallways always smelled of urine and trash, water would not run properly, it would also randomly change from hot to cold or cold to hot, which i HATED because sometimes im bathing my 3 year old! The water had a metal taste in it, and they never get anyone to fix these problems. Its always the run around or constant responds of when they can get it done but never do! Also when they are doing some type of construction, they dont even bother notifying the tenants ahead of time, imagine waking up to loud noise and not knowing what the heck is going on, and what if there is a case where we need to leave, move our cars, in a hurry, etc. Were being blocked by construction vehicles and it can be a hassle to get them to move.

Anyway after our lease was up, we asked for our security deposit and they supposedly already sent it out, which was funny because they didnt have our fowarding address, anyway, we've been struggling to get a hold of anyone after several times speaking to someone about our deposit. Its either its been sent out, or been returned back, or they just sent it, or let me get back to you. All in all, dont waste your time with them, the reviews say it all and most of the negative ones are not exaggerated. My apt was leaking for over 2 weeks, i started by contacting the building manager and after 2 weeks of excuses and unreturned ph calls I decided to call the management company it self. I left 3 voice mails to the supervisor and nothing. It has been over a week and my apt is still leaking and no one has even followed up.

A great property management company. I moved to one of the apartment buildings managed by Moss. The manager is extremely helpful and seems very dedicated to making the tenants happy. I called late at night to put in a service request. I just thought I would be leaving a message but the manager picked up the phone and genuinely seemed happy that I had called and asked how i liked living at the building so far. She had my request taken care of the next day, I don't know if all the managers are as efficient as her, but even it they are half as efficient that would be way better then any other building I have lived in.

I am a current resident at SINCLAIR LA which is owned by Moss & Company. I will say RENTERS BEWARE. They are amongst the worst property management companies I have ever witnessed and they do not care about their residents as long as the check clears.

I have been living at the SINCLAIR LA for about a year now. If you can avoid it I will say do so at all cost. The water is shut down every other day. The company was taken over by Moss & Company a few months back which turned out to be taken over by disrespectful and rude staffing, JAY specifically.

If you call the office and Leasing agent JAY answers the phone, just ask for someone else. He does not know how to do his job and believes common customer service is merely a suggestion. I have gathered that he doesn t put in work orders unless you continuously call and bother them about it. Today he suggested that I had to go two days without taking a shower because their incompetent staff didn t know how to fix my shower the first 3 times I requested it. Everything breaks, and nothing gets fixed. Please avoid this place, for your own sanity.
