Although the insurance claim and property repair are still in progress, we ve successfully claimed our bonds, thanks to the effective negotiation of Maher and Krystyna with VCAT and the ex-tenants lawyers. We fully understand the difficulties of claiming the bonds, because VCAT always act on the tenant s side regardless the complying with the Act. It s out of our expectations to receive the full bonds. It s not only covers a part of our damage bills but also lights up our mood. I stayed one year on its apartment. I can't complain about the unit, it was great. However they have prety slow response when you have a problem and don't expect to receive you bond back so soon on a full bond. They will try to find anything possible or even not possible to reduce your bond and delay it. I hired a cleaning company that made a very good job, payed $300 to leave the unit impeccable, even though MICM complained about the cleanliness and wanted to reduce $250 from my bond (that includes a wear and tear detail at the wall). Be careful if you go for one of their units they will try to screw you when you leave.

The stay was good but the person at the concierge (Perry) was absolutely non-cooperative and very impolite while I moved out. You should really chose your people well and train them the basics of hospitality.
The "Good" 1. Huge army of sales guys makes for fast and efficient service. 2. Huge portfolio of rental properties beats any other agent in inner city area. The "Bad" 1. Huge attrition rate of property managers means you are talking to a new manager every time. The manager who was there for signing contract left the next day. I called about issues with condition report and had to discuss with another manager. There was no dedicated manager for the property for few months. Periodic inspection was done by another manager. Vacate notice was to a new manager and final inspection was done by another manager! 2. Slowest bond claim processing that I have experienced with any agency (& I have moved half a dozen properties over the years). It took several phone calls and emails to accelerate the bond claim process and even then it took 2 weeks from the day I dropped the keys to the day I got the bond credited to my account.
Angela Ball and her team at MICM have been wonderful property managers to us for the past 10 years. Our property has hardly been vacant thanks to MICM and we have only had positive experiences with MICM, always diligent in their duties and in looking after our best interest. We couldn't have been gifted a better realestate agent than Qiao (and I'm not just saying that, I 100% genuinely mean it). The sale of my Melbourne property was the most effortless and pleasant experience, thanks to her. Qiao negotiated the sale price $40K more than what we were expecting, during the second lockdowns in Victoria. She went above and beyond to work with the tenants and buyer so that the buyer could see the property the day before the lockdown restrictions went into place. She handled every challenge that came our way with incredible grace she has a positive, can-do, never-give-up mentality that helped us stay calm and surrendered during the whole process. We engaged Jen Lin Lau from MiCM Real Estate as our agent in selling our apartment in the Melbourne CBD and have been over the moon with the excellent service and outcome. Initially, we were a bit apprehensive, and had reservations about whether we were making the right decision in terms of proceeding with MiCM to auction our apartment. Used Micm while I was living overseas and wanted them to manage my property. The only issue I had was that there was constantly changeover to new agents. Most of the time there was a proper handover but a few times there wasn't and suddenly I would be hearing from another new name. Overall fairly satisfied with the company.

Possibly the worst customer experience ever. The staff are rude - no one in particular. I know of friends and neighbours who, after only one experience with MICM, will never rent from them again.
It s disappointing that real estate agents lure you in with a cheaper advertised price on website(s), followed by which they admit that you make a strong application and directly ask you to offer a higher amount ($15-20 per week) ie another $100 per month on top of the advertised rent, as there are other competitive applicants. Why not advertise the expected price from start? Why waste our time, get us to inspect and then let us down over greed.

I've just completed a very last-minute move inter-state into a property managed by Jennifer Albanese. After (attempting) to deal with other agents and agencies during this process, I don't think it would have been possible without someone as dedicated and professional as Jennifer; she facilitated what would have been a daunting moving process for me, through her promptness and clarity in communication, as well as always being courteous and available, regardless of the issue or question on hand! Since being at the property, she has only solidified my trust in her.
Probably one of the worst real estate agents we ve ever had to deal with.. we ve had jewelery go missing post an inspection.
They haven t turned up to the inspections sent via mail a number of times but they have turned up unannounced, let themselves in and started taking pictures without our knowledge (One of these times I was getting changed!)

I was lucky to have Natalia to sell my beloved apartment I have known Natalia for many years from my very first inspection of Southbank apartment , even before i bought the one that she just sold, i had a good impression of her so I email her few months before i make up my mind, she was very honest and down to earth to help me decide the best timing. I was hesitating whether to have property on market at the COVID-19 pandemic, luckily she get things prepare very quickly and keep me updated in each stage. Apartment get sold less than 2 weeks and she end up secure a deal that i am very happy with. Also help me and buyer achieved the outcome we both happy and comfortable with, the fee she charged for her service is very reasonable, will definitely recommend her to my family and friends!
As a tenant, once you move into your apartment, good luck. All principles of customer services goes flying out the door. Absolute disgusting service and support from MICM. Pathetic excuse of a property management firm.
The agents were really nice at the start, had a good experience signing up and what not. Moved into a property that had a huge noise issue. We could hear every footstep from the neighbor which also happened to be an air bnb accommodation, you can imagine what that wouldve been like. Begged the agent to let us terminate the lease early without lease break fees. Agent agreed, saying the landlord is happy for us to terminate the lease early. Found a new property, signed up, paid our bond and one months rent (with another company), gave MICM 28 days notice and they said all fine. One week later the agent comes back and says they made a mistake and misread the landlords email, that we could leave but had to pay lease break fees. Had to go to VCAT one month later to get our bond back. The member ruled in our favour and the agent were ordered to released our bond. Signed our bond forms on 18 July and sent back to MICM. It is now the 25th and still no bond refund. Called RTBA and they say they have never received our bond claim form from MICM. Called MICM and they said "their finance department hasnt sent the form to RTBA for some reason". No apology, no explanation. I called back and said they need to send the form to RTBA today, they said they "will try", and that I need to "give them some time". Absolutely disgusting. Waiting over five weeks to get back $3440 - disgraceful
No good, as a tenant they told me false information to try make me stay once the lease ended as another flatmate wanted to stay. I will be cleaning the apartment thoroughly, they better be reasonable or my rating will drop lower. My name was even spelt incorrectly twice on their system even though I provided 100 points of I.d when I moved in..
Terrible service, paying very little care and attention to their tenants.
Our first real experience with MICM was when the plumbing in the roof of our apartment burst flooding the kitchen, living space and bedrooms, it subsequently took the team over 3 weeks to asses the apartment and deal with the insurance companies before any work was started, and then took a further 2+ weeks to arrange all the works and that was only because we had to arrange the trades attendance our self because MICM had no urgency behind the matter. Meanwhile the 3 of us living in the apartment had to pay the ongoing hotel expenses at our own cost for over 5 weeks whilst this went on.
It is in matters like these you hope to rely on your landlord to be speedy and get what is already a distressing situation resolved quickly. In this case it was quite the opposite, with a complete lack of urgency or care for our well being. Following the repairs on two occasions the building manager entered the property on two occasions without knocking on the door or requesting our permission which was very disconcerting at the time.
The second experience with MICM was more recent, when we requested for our sofa in our furnished apartment to be replaced as it had been badly damaged since before we moved in, as well as flooring to be repaired as it has never been completed properly. It has taken the company over 18 months in total to replace the sofa and the flooring has still not been repaired, and that was after continuous follow up with over 15 discussions, emails and phone calls - Incredibly poor service and almost laughable.
Overall the service is pathetic and I would recommend that anyone looking to use MICM to represent your property to steer clear, I would also recommend any potential tenants to stay away as well as you definitely don't get the service you pay for, it is just unfortunate they look after so many properties in the Melbourne area so is hard to avoid.
As a landlord I've had the pleasure of working with Hans. He is knowledgeable, experienced and prompt in their handling of all matters. This has been extremely reassuring knowing that my property is being managed in the safe hands of Hans. I would recommend him to all other landlords.

Elaine has set the bar very high as our property manager. Its not easy to stand out amongst all the competition (because i ve seen a lot) but with fast resolution of maintenance issues and her steady followup to ensure everything has been attended, it really has been smooth sailing. Further more Elaine has made her self a star going above and beyond with great communication between the owner and ourselves which has left us all feeling very refreshed.
My living experience at one of their properties was by far my most pleasant stay in Melbourne. The entire staff was extremely friendly and the MICM Real Estate agency is more than just competent. Especially Mrs. Micelotta, the concierge, all together with her professional and compassionate approach to the tenants made the time that I have spent there as wonderful as it could get. To me, she made this apartment a home. I'd rate her 6 out of 5 stars, if I could!
I cannot praise Faith Chang enough. She was excellent. About four years ago I was seeking to buy an apartment in Southbank. Faith was present at one of the open for inspections. I met her and gave her my details. She did her best to assist me to find an apartment for me. She was full of energy. She kept me fully informed. She emailed me, telephoned and texted me. I eventually bought an apartment which was being sold by another agency. I felt sorry that I did not buy with Faith, but the apartment which I bought was more suitable for my needs. In contrast to Faith, the agent who sold me my apartment was mediocre and lacked her enthusiasm and work ethic. Four year later, I decided to sell my Southbank apartment. I did not hesitate to call Faith and to ask her to be my selling agent. She had made such a good impression all those years ago, that I could not forget her. She managed the sale of my apartment perfectly. She was professional. She was very hard working. She presented a sales/ marketing strategy which she thought was the most suitable for my apartment. I accepted her advice. Throughout the selling campaign, I was very happy with her efforts. She always kept me informed of the progress and within three weeks she found a buyer. She assisted me in the bargaining process and provided her advice on offers. The property was sold and selling price was excellent. I was thrilled. The entire process was smooth and very successful. I was extremely happy. If you are looking for an agent, do not overlook Faith. She is intelligent, hard working and very professional. I demanded the best. I have had contact with other selling agents. I never met any agent like Faith. I can honestly say that Faith is the best.

I went to MICM Point Cook on the weekend and had quite a complex query about a property. I spoke with a young lady called Marina and the service she provided exceeded all my expectations, with a friendly, willingness to go above and beyond what I asked for. Her behaviour and demeanor guarantees a continuing successful relationship with MICM and my future endeavors. Marina's ability to listen to others ideas with concern and an open mind creates an environment of mutual respect where business relationships flourish. You will never get you bond refund without any deductions less then $500 - $800 but they will get another tenant right after you vacate the place without even repairing any damage as they mention on your deduction list so be prepared
Staff are lovely and all but I pay well over 1k per quarter on body corporate fees for my commercial property. I'm PROBABLY maintaining an imaginary pool (if there is a pool I don't even have access to it, so can I get access please?), maintaining lifts that I don't even have access to (only the residents do but can I get access to it so I can at least use the lift at least once to know what it feels like?), parking spaces that PROBABLY have state if the art parking lifts which I don't have (I know it would be a little late to ask for one though so I won't ask for it because then I would just look downright greedy true?). Must be for the cleaners to clean the rest rooms that all the other shops use too. I will wait for your reply MICM as I am hoping that we can come to a mutual agreement. Thanks.

Very very unprofessional agent, Two days ago, the agent took us to inspect a unit that has been rented, and he also took the wrong key for another unit. He was wasting everyone's time. Today, another agent from MICM got the wrong key again in different location, even though their office is on the first floor of the building, they still have no ability to solve the problem. This is the worst agent I ever had in my life.
Haiping Tang : has managed my two properties for many years, I have been very satisfied with their service. recently I was thinking about to transfer to another real estate which manage short-stay lease through Air B & B , finally I decide to continue letting MICM to manage my two properties because of their high standard service , I especially want to thanks my property Manager Joe Carpino for his efficient and highly professional work .
My lease was month on month where I use to pay the same amount whether it s month of 30 days or 31 days. My last month of stay was February which was having 29 days. MICM said that they consider month as 28 days for Feb and I will need to pay one day charge for 29th day. So, in actual I paid for 32 days for a month having 29 days. I tried to talk to agent, he said he would have felt the same if he is at my place but he can t help as his manager and finance team said that; when I said I want to talk to the manager and finance team , he mentioned I can t talk to them. So in nutshell I dint have smooth exit and wont recommend MICM to anyone. Usually they deduct something for sure if you don t use their end of lease cleaners that s what the feedback I got from many of my friends. When I checked with agent, he also mentioned I can select any of the cleaners but they usually don t come on time when we find issues, I have to call them multiple times to get the cleaning done as per MICM standards, trying to give me a hint that use their cleaners or else they will find something or other to deduct amount from bond money. Their recommended end of lease cleaners charged almost double than what s available in market. I paid 500$ for 2 bedroom 2 bathroom apartment in city.

I was a tenant who stayed in the MICM managed property for almost 4.5 years, and can vouch for their excellent customer service! Whenever I reported any issues, those were timely fixed. In fact when I left the property, I got amazing support from my property manager, Sara Galet. I ran in to some issues with one of the MICM recommended cleaning company run by Dhruvit Patel(Jims services). Dhruvit Patel was completely un-professional, unethical, unsympathetic & given us a lot of stress on our final move out day. However, Sara was very understanding and went an extra mile to support us throughout the moving out process.

Dealt with several property companies over the years as a land lord and tenant, and this company by far the worst of them. From unresponsivess, to in-action on property issues, to not being able to issue invoices in the correct name and blaming it on systems. Highly inefficient and unprofessional.
Jen is an excellent real estate agent that seeks out opportunities and communicates clearly. She contacted me about the opportunity based on some properties I inspected almost 12 months ago. I may have missed the apartment if she hadn t called. All calls were responded to within a few hours, requests were accommodated or the reasons for not meeting them was clearly explained and private sale negotiations were completed quickly but without unreasonable pressure. I always understood Jen s role to act for the vendor but still felt heard and my interests taken into account. Having been looking at properties for almost 2 years, I can say with experience that Jen is one of the most capable, friendly and professional real estate agents in the business. If you are selling, she should be a natural choice to represent you in the Inner Melbourne market. If you are buying, it s worthwhile actively contacting her to find out what s on her radar.
Terrible experience. It started with reception never calling you back and not really helpful. We were moving and didn't know who to give the keys to, we called them 2 times they never called back, went to the office next to our building and they couldn't help us. Me finally went on holiday and decided we would send the keys when they call us back. They took money on our account like we were still renting. So zero organisation, reception is terrible and you can never talk to someone! We finally got on week back after fighting but they still kept 3 weeks just because they didn't call us back or wouldn't help us. BE CAREFUL, don't waste your time
Just got off the call that I had with the MICM reception five times in the last 10 minutes. I wanted to get the status of my application & first called at the Southbank office but nobody was picking up, probably the staff are busy or are having less staff force today. So I called the main office, the receptionist Trina picks up, asks the apartment details & straight redirects me to I don't know to whom, without properly telling me. Nobody picked up after she redirected, probably she redirected me to the Southbank office. I called again, and again without listening to what I have to say she redirected me to God knows who. I called 3/4 times and she would do the same thing, without listening or getting acknowledgement from me she would redirect me or put me to hold which would automatically disconnect the call after a few minutes of waiting. And even in the last call I had with her, I said to her to at least listen to me before you redirect or put on hold and then in reply she did exactly the same thing, put me on hold to which she never came back. This is the worst customer experience I had uptil now in Australia, no professionalism.
Great experience with Joe who helped troubleshoot an emergency repair during a public holiday. Went out of his way on his day off to arrange emergency repairs.
My housemate and I worked with Bidoura and she was absolutely amazing! We are both students and struggled with getting a place but she really took care of us and made the process so much faster than it would have been without her. She made the experience incredibly personal by guiding us in a suitable direction and then even calling to check up on us prior to and post our inspections of properties. She was the most amazing person to work with and she did it for no additional cost, simply because she has a passion for her job. I am so grateful that our paths crossed and If you ever have the pleasure of working with this amazing woman then count yourself lucky!

We lived at Victoria Point for 4 years. Initially we had a short term lease with Barry Plant RE which was then changed to a Lease through the building managers at the time. Everything was great. Then MICM took over and our problems started. Delays in getting Maintenance issues resolved, complaints concerning items falling onto our balcony from the apartment above being ignored or taking forever to get fixed. Then we had a dispute concerning a rental payment change involving $43.00 and the MICM manager wanted to take all sorts of action IMMEDIATELY. Our feeling is you only get action when they are owed money, there is no consideration for tenants. When we left we had to wait 9 days for our Bond Release paperwork, this was 6 weeks rent and a substantial sum, because there was a issue over a $78.00 repair, which had been notified previously and not acted upon. In our opinion avoid MICM if you can.
having dealt with various agencies around Melbourne for the past 11years I can honestly say MICM are the worst. You will regret dealing with them, incompetent, rude, dishonest the list goes on and nobody at head office will resolve any issue.
If your buying from them then I sat here listening to them lying to potential buyers so don't trust anything they say ... just stay away from any MICM controlled building
We had a great experience renting with MICM. They were very attentive and supportive to all our request and any supported quick resolution of all maintenance requirements that have occurred. Our Agent - Olguimar was very professional in administration of the lease and all other aspects and very pleasant to work with.
Most inefficient, rude and disrespectful property managers. Don't understand how they can conduct business like this. Please don't waste your time and frustrations with micm and stay away.
Hungry sharks who chase clients out constantly for money with no moral behavior or responsibility. Zero customer service and abusive conduct. Sending eviction notices and asking tenants to move out suddenly even in the time of covid-19 crisis. Poor organisational style, rude, unclever conduct, and corrupt as expected. Never throw away your valuable time and money on these 'hungry for money' people. The more you give them, the more they want.
I was a resident at the Melbourne One apartment complex in Lonsdale Street. The concierges at the complex were fantastic. One concierge in particular; Lisa really stood out. She was always welcoming and accomodating with any needs that I needed met as a resident at the complex. She really made us feel like the complex was our home and nothing was ever a hassle. Thank you Lisa for your commitment to the complex and its residents- it is truly appreciated.
