The standard has gone down. The gym for resort guests is below average. Used to be best. They charge you even for tennis courts and bikes. We visit every 3 years, lot of changes in 2017 for worse.

A wonderful resort, with excellent facilities, a professional staff and fantastic amenities. We had a golf course view and a one bedroom suite. The suite was all updated, the bathroom and kitchen was modern and the entire suite was comfortable, cleaning an appealing. Wish we could have stayed a few more days.

This is a first class resort with amazing river and nature views. Also, staff is friendly and helpful. Decor is nice. Surrounding nature sounds are great. Nice flat screen TVs. Comfortable beds.

We enjoyed walking around the property today with a beautiful day lots of beautiful tree colors and beautiful grounds in general.

Its been about 6 years since I've been here, and w...

Its been about 6 years since I've been here, and was SO excited so to hit up racquetball, the game room with a pool table, and the best memories in the men's locker room with the super awesome sauna and steam room, NOPE! GOT RID OF IT ALL!!! Had to pay 50$ just to go In the men's locker....not happening. All there was to do was the lazy river...got rid of the par 3 course. Very disappointed with the stay. Wont be coming back.

My wife and I booked a room and checked in around 8pm. The gave us a room with 2 twin beds when we booked a room with 1 king bed. The shower is really small and the drain didn t work so water was upto our ankles. The room also had large bugs walking up the wall. The faucet sink, after we turned it on, never shut off. I don t write bad reviews often but this was horrible!

Had a great time on our Family mini vaca! Rooms were close to excellent. Staff were very helpful. The kids had plenty to do as it helped that Busch Gardens was right there. Would definitely recommend and come back. 100 stars.

Ive been a long time guest here over the years. Wh...

Ive been a long time guest here over the years. While still a nice place to visit the place is definitely showing its age. This particular stay the resort had lost power and therfore had limited services available; no cable tv service, very poor internet, and a greatly reduced breakfast (which i had pre paid for). While the staff would not comment as to the reason for the outtage, it was likely due to wind storm that had passed through. I was surprised at checkout that no credit was applied for the greatly reduced services available during our stay. Busch Gardens, nor any other venues we visited seemed to have been affected at all.

Our family had a great experience. 6 adults and 7 children enjoyed golf, platoon boat ride, activities at marina, lazy river pool and the beautiful property. Fun fishing off the pier and swimming down by marina. The resort has something for everyone. The staff were very professional and did all the practices for COVID. Felt very safe at resort. We will be back.
Condos were clean and spacious with fully equipped kitchens.

Being my first time at Kingsmill Resort I was completely awestruck by the mere size and elegance of it. The staff was friendly, the rooms were comfy, and a shuttle takes you to anywhere you'd like to go on site and trust me, there is quite a lot to see. Over all, my experience was a great one. There was only one little hiccup during my stay. Being next to lakes and creeks we had mosquitoes swarm our building one night and it was impossible not to let a few in when coming through the door. Of course, we quickly remedied this with some bugspray. Hope fully it won't happen on the future.

My husband and I went to Kingsmill for the Labor Day weekend. This hotel is now a Double Tree and I must say it was awesome. The front desk people were so customer friendly and the breakfast was awesome. We plan on going back in 3 weeks

Room was not ready at time of check in 4pm. Then ...

Room was not ready at time of check in 4pm. Then this morning received a phone call at 8amsaying we were creating a disturbance. I was asleep and my wife was reading on our balcony. They said we must have the wrong room. Obviously management is lacking and customer service is nonexistent. This is suppose to be a top echelon resort, but we have yet to see it.

What a wonderful place to live! I was visiting a friend who lives in the community and had a lovely visit. We ate lunch at the golf club where we sat outside right on the gold course. It was a hot day but there was a nice cooling breeze. Our service was great. Our server was friendly and very patient as it took us a long time to review the menu as we were catching up and couldn't stop talking. We followed up out lunch at one of the many community pools. The one we visited was right down on the water, the James River. It had a awesome slide for kids and a lazy river, which i thoroughly enjoyed for an hour. What a beautiful place to live or visit!

Our stay at Kingsmill was great- the property is beautiful. The condo style rooms are wonderful. Absolutely 5 stars. The kitchen had the essentials and more and a washer and dryer which was great. We hit a couple minor snafus - phone didn t work, asked room service for the same thing 4 times, no garbage removal/cleaning every day, no slide. But all of that is very COVID fine - this hotel operated great. The reason for our trip was 100% the river pool - which is wonderful- so that my young son could walk into the water and get comfortable. My one docked star is because the hotel had a member only event on Monday night at the river pool- and we were not able to use it. They lose a star because 1) this was literally my num 1 reason for staying in this hotel, 2) they never communicated it to us- so we schlepped a two year old and 5 month old all the way down there (which is a far walk), just to be turned away and a crying 2 year old, and 3) if I had know, I would have left a night earlier. The lack of communication of something I rightfully paid for and should have had access to greatly annoyed me.

This is one of the best resorts that I've ever bee...

This is one of the best resorts that I've ever been to. I stayed in a one bedroom condo. I had booked the condo for one week and I liked it so much that I decided to extend my stay for a extra week. Everybody here is so nice and pleasant. The atmosphere was great. The hospitality here is top notch. I will be staying here wherever I come back to Busch Gardens. I just can't see myself staying anywhere else. If you like luxury, then this is the place for you. This place is huge. I just couldn't believe how big this resort was. It's nice and peaceful and not rowdy. You can really enjoy yourself here without even leaving the property. Everything you need is right here at the resort. I would live here. This is my happy place.

Kingsmill Resort is a very beautiful Hotel resort....

Kingsmill Resort is a very beautiful Hotel resort. The view over the bay is fantastic. Many tennis courts, championship golf course and three swimming pools. An open marina restaurant invites you to have lunch or dinner. Right beside the marina is a small beach. All three historic towns like Jamestown, Williamsburg, Yorktown are located very close to the resort. Beautiful.

Although the resort seems to be a great one to visit if you are looking for a local get away, do not expect 5 star resort you've seen in Mexico. However, the overall experience has exceeded our expectations and provided a secluded environment where we felt relaxed. To me, the most important part of the resort is really the pool and the lounge/room area since we spend most of our time at the pool with the kids. As a mom, it's also very nice to have an indoor pool and a game room in case it rains and this place has all of that.

Although the pool was small in comparison to other resorts I have been to, the quality of food, the lazy river pool, indoor pool and the night time dj makes up for it.

The one bedroom suit was very spacious for 4 people family and was clean with kieurig machine provided. The bfast buffet was reasonably priced and good. Although everything is spread out and we needed to take the shuttle or walk a good distance to get to anywhere, it had a nice view of the river and access to marina once you got to the main lobby building. If you plan to stay there, you should look at their map and really understand how far your room is to the main lobby building so you are not surprised by the distance you have travel/walk to the amenities when you arrive.

It's also nice that they let you use their amenities after your check in and out time so if you want to shower after visiting Busch garden on the day of arrival or departure, you can use their fitness center and shower at the resort rather than trying to do so at the water park which is impossible.

I gave 3 stars despite of all the positive things noted here because it really bothered me a lot how we were treated at the river pool. The river pool is where we spent most of our time and was very important. The staff there was very busy and not caring at the pool bar/restaurant. I had to ask three different people to finally order food (btw the food was very delicious). However the first few times we asked for service, it seemed like we were completely ignored. We waited about 30mins before being able to put an order in (we already knew what we wanted to order but they didn't even provide a menu) and that's a very long time when you have hungry toddlers. I saw that it was very busy but it would have been nice if they at least followed up and said something like "we will try to help you soon and sorry for the wait." but no one seemed to care except the manager who helped us at the end. We asked for mayonnaise and the server said I don't think we have any and it almost seemed like she didn't even want to bother checking with the kitchen or apologetic about not having the basic condiments, mayo. Overall, river pool service and staff were not friendly. However, everything else was great and we will probably go again hoping to see an improved service at the river pool which is the place our kids liked to spend most of the stay. Everything else was really great though.

Get a cottage! Splurge and treat yourself. It's the best way to enjoy the accommodations. You can relax in the evening as if you were at home without all the work! The staff is great with kids too if you go as a family.

Its a wonderful resort, staff are helpful and the rooms are elegant. The resort has many activies for the family and the big plus is that its right down the road from Busch Gardens. There are shuttle busses that will called to pick you up if you have an appointment for an event. I would reccomend to my friends, my family, and whoever is reading this review. I will going back there next time. It will be worth it.

I just gotta say I was more than pleased to be there, the heated pool was really nice and the thing I liked the most, food was the best, could do a little better about the menus, cause they where a little hard, and I really liked the room because it had a great view of the ocean. The service at the resort was very good, really nice, and fast to help. My overall experience was just the bestand I don't have any complaints about anything.

I had a wonderful time staying here with my family. We had great breakfasts at the cafe and spent some time in the pool. The resort was clean, beautiful, and easy to walk around. The views of the river are gorgeous! The staff was friendly and very helpful.

We had an excellent time here on our vacation. The room we were given was excellent; it was like a well-furnished apartment. The adjoining room was also very nice. There are pools all over the resort for you to use, including one with a lazy river, slides, food service, etc. They have restaurants on site, a couple nice golf courses, fitness center, etc. They also provide transportation to Busch Gardens and the water park, among other places. 100% would recommend.
