Karnice has been our property manager for almost 8 years. Throughout this time, we have experienced nothing but attentive, prompt, and professional service. All of the staff that we have ever interacted are always professional and willing to help with any issues or concerns. Not only this, but the rental process is very comforting because Karnice conducts a complete background check, credit check etc. on prospective tenants to ensure that we are getting good tenants. With my very busy life, it feels good to know that I have nothing to worry about because my property is in the very capable hands of Karnice Holloway and her team.

Completely unprofessional. I requested a follow up call and they secretary completely failed to provide a timeline for when to expect one. The receptionist was rude and utterly unhelpful.

It s been years since I rented from Holloway and Associates. The review is better late than never.

We were accused of painting the upper half of the walls in one room and our deposit was kept on that basis. Not only would we never paint the inside of a rental home, we would never spend our own money on repairing a rental house.

We hired a company to come in and cleaned and made sure that their move our checklist was completed to the finest details. They still kept our deposit money and accused of us leaving areas dirty that were absolutely clean.

Since then, I have spoken with several previous tenants and they have all confirmed a similar experience with this company.

Holloway & Associates have managed all aspects of my rental property in an excellent and timely manner for approximately eleven years including: marketing, contracting, coordinating with tenants, home warranty firms and contractors and and resolving issues, as well as handling monthly and year-end financial matters. Not the place for me.. Very rarely do you find a realtor that wants 3 times the rent.. It's almost as if no one wants to rent to middle class people..

We have found Karnice and her team to be extremely professional and to relieve us of the stress of home management.

The 3 main things are: quality of tenants accepted, rental income received, house being treated OK.

We have wonderful tenants and for over a year the rent has come in exactly on time. Our house is in good shape for whenever we return and we can sleep well at night knowing that, with Holloway Associates, our home is in good hands. We thank God.

This has been the biggest joke ever dealing with there self contracted person Ms. Anderson, she has lied about stuff getting fixed. I have lived in a house that I rented from the company for about 3 months and still have a broken window, cant do laundry because it floods the laundry room. We moved in and had to clean the hole house, it was never cleaned, left and right things were broke, then she stopped returning my messages and I had to hire in people to fix problems. I'm guessing this is how ya all do business. I have also asked on numerous occasions for the owner of my property's phone number and she wont give it to me. But I'm to pay my rent on time all the time but she doesn't want to fix what's still broken.

Karnice and the Holloway team are extraordinary in professionalism and courtesy. They do what they say they will on time. She doesn t fee you to death either!! Super five Stars!!

Karnice was good to work with my 1st 2 years of working with her the other 2 years was pure Hell I even sent people to her and they noticed a change she s not as hands on and close to the owner or leaser being professional and or understanding even with being a good tenant.
(Just got married so yes Caldwell would be located)

I got off work early to meet Coco to view an apartment. I waited and no one showed up. After 10 minutes, I called the office and confirmed that someone was supposed to show the apartment. I was told to stand outside, so I stood outside and no one showed up. Big waste of time. I waited 30 minutes and no one showed up.

Honestly wish I could do no stars. NEVER rent from here, they ll keep your deposit even if the house is in perfect condition

We had an appointment to view a home. When the realtor showed up she remained on her phone the entire time. Greeted us upon her arrival and stopped speaking to the person on the other end long enough to inform us about the refrigerator and to find out if we had any questions. We walked ourselves through the house and it stunk and was dirty. We felt like she judged us upon seeing us. Not knowing that if we would've liked the home we were willing to pay all fees at that time. I work for an automotive assembly company and my credit score is over 700. However I am not interested in searching through this company from this point on!

I cannot say this enough, I do not usually give reviews, especially 5 star reviews. HOWEVER, Holloway & Associates in Huntsville, is the most amazing and wonderful property management team, that I have ever had the pleasure of doing business with. I recommend them 150%. Karnice Holloway is such a sweetheart! She helped us find our home a few years ago and this review has been long overdue. Very professional, understanding, and super accommodating! Will work on MY time, whenever I need them. When it was time for our lease renewal, Karnice made it very easy and even helped show us other homes that could be a possible fit for my family. Overall Karnice has more than exceeded my expectations and we are lucky, so VERY lucky to have such a wonderful property manager. The office vibe is very pleasant and the other associates are very friendly and super helpful as well. I don't think that I could ever use another property manager, I am spoiled as every person should be that is looking for great landlords.

She has been and exceptional property manager and realtor. I thank her for her greater than 20 years of assistance.

Run don t walk away from this place. They don t fix anything and then when they finally do they charge you for it. They also don t return security deposits.

UPDATE: This review was actually written shortly after leaving a Holloway property. When I moved into the property Holloway was NOT the management company that rented the house. They acquired the property a year AFTER I had moved in. I lived at the same property for another FOUR (4) years. If I kept the property so deplorable why continue to rent to me for so long. Right before moving, an inspection from Sec 8 was requested (by Holloway) to which ALL infractions were attributed to Holloway. In the 5 yrs I lived there Holloway yearly inspections consisted of checking the air filters. The repairs only got done the LAST week of the Sec 8 deadline. Several contractors/vendors that worked with Holloway told me they were waiting on payments from Holloway MONTHS after work was done and they are returning to make repairs to the same system. More than 1 Inspectors have said they heard the same negative responses from other tenants of Holloway. It s sad when their own employees don t want their name associated with them.

Leasing our property through Holloway & Associates has been easy, affordable, and completely stress-free. This group handles absolutely everything and charges one flat percentage off the top. They are always quick to respond to calls or texts, never taking longer than a day to get in touch. They know what they're doing and they handle everything with professionalism and a personal touch. They even do in-person biannual inspections of the properties. You'll be hard pressed to find a more dedicated, full service group to handle your home.

Been dealing with these people for 3 weeks on a property applied July 5th. First they misinformed us that we were the first to apply for the house which we were not. We asked if our applications would be good for other properties if we didn't get appovied they said 30 day. They charge 40 per person(not per couple) which is just outrageous compared to other realtor companies. Paid 160 for the application fee. Second if they deny you on one property( we were told we were denied by the property owner not them) then you are denied for all properties they have which contradicted what they had told us before about application being good for 30 days. The were rude and unprofessional throughout the whole process. So here we are left a week before we we have to move out with no where to go an no standing application. Look elsewhere for your business because they are highly unprofessional.
