Before even providing this review, I already know ...

Before even providing this review, I already know how this company will handle it due to my research into other reviews provided by clients. I know that there will likely be threats of lawsuit but I am providing this review not to slander the company, but instead to provide constructive criticism and to also inform potential future clients of the issues we have had with this company and based on many other reviews, what they could potentially encounter as well. I feel terrible because I recommended this company for both property management and buying and selling to so many people in the beginning and now, I think about all the people who have had terrible experiences like us. I also find it odd they have their reviews hidden on their Facebook page, but every other online website I have checked (Google, BBB, Yelp) all have informative and accurate negative reviews, please do your research!
We had 2 leases with 2 different families in the house that we own, which was property managed by this company. Before any of us ever speaking to each other, we were ALL having the exact same issues with this company. So, this is not some big corroboration to try to gang up against the company. Both our family and both of the tenants have had a very negative experience.
Issue #1 is communication they have a 48 business hours turnaround response time, but I can probably count on one hand how many times we ever had an issue responded to within that amount of time. It was extremely hard to get someone to respond to you in a timely manner on the tenant/owner portal. Not only for us but turns out for our tenants as well anytime they had questions or maintenance repair requests. There were numerous times messages would just go completely unanswered. They also are not willing to ever speak to you on the phone. We had some pretty major issues happen to our house within about a 2-3-month time span. We were having bills that were being taken out of our tenants rent payments every month with no explanation of what the issues were that were being fixed. Blown over fence, roof leak, ceiling leak, bathroom walls were soft and moldy from a bathtub leak, water softener issues, pressure tank went out, etc. We were getting hundreds of dollars in bills that we had to pay but were not being told what they were for. Naturally, this was a concern to us and when we could not get any responses on the tenant portal having all of our questions answered or providing pictures of damage, I called the office daily. They never once answered out of about 20 times I called. They finally responded by message stating everything had to be messaged through the portal so there was a paper trail, and that they would not talk to us on the phone. This was absurd to us when we were clearly having SO many issues and forking out a lot of money for repairs and had many questions. Turns out, the1st tenants that lived in our house had many unanswered maintenance requests so when the new tenant moved in, it appeared they were scrambling to fix stuff since he was then complaining and asking for repairs.
As it turns out, our 1st tenants reported many maintenance requests that were never answered or handled. This is something we have proof of again, not something I am just making up.
We met with a JAG lawyer to get some advice on how to approach this situation, because with both our documented complaints along with documented complaints from previous tenants, we likely would have been able to terminate our contract with the PM early with no penalty due to negligence of our property, however, we are military and stationed out of state and did not want to deal with that. We did pay a good amount of money in order to fire them and terminate our contract early because our house was not being taken care of at all.

This place is not military or anything else friend...

This place is not military or anything else friendly. You can't get anybody to answer the phones. The property managers are never in the office. The ladies at the front desk dont know anything. The only way to reach someone is to tell them you will report them. I went 3 weeks with out hot water before someone came out. Nobody would wait would wait for me to pick my keys up when I moved in and I use to live out of town (20 mins). So I have to spend extra money. The ower was not helpful. I recommend you keep looking. They want you to pay utilities Bill's that are not in your name, when you ask for a invoice they tell you after you pay it they will give you a invoice. When you say you need the invoice first they say you cant have one at all. The lack of professionalism is just sad to say the least.

One star is really too many for this group. By far the worst company I have ever dealt with, and as a military family, we are no strangers to moving and rentals.

We rented a 4BR home from HRMRT for nearly 3 years and first met someone from their office on the *last* day of our lease when we turned over the keys. They never once did an inspection, or came out to see that major repairs were completed properly (including a new roof and pool resurfacing, among others).

The home was in poor condition when we moved in, with quite a few issues evident that should have been completed b/n tenant turnover. To their credit, MRT eventually took care of these issues. Unfortunately our poor first impression proved accurate. We submitted 47 work orders during our tenancy, many due to neglected or deferred maintenance by the PM. While the frequent repairs were bad enough, many of them became a fight, taking weeks or even months to be completed. Still others went ignored or unresolved, including some critical safety items (electrical issues, for one). One vendor that was doing a major project called HRMRT abusive and refused to work with them mid-way through the project they would only go through the owner of us, the tenant. MRT also has a subsidiary handyman (a business licensed/registered under Ms Sgueglia) that they portray as an independent contractor. His work was shoddy, never called or followed up, full voicemail box Pretty typical of this group.

Compounding the maintenance/repair headaches, Ms. Sgueglia and her team are nearly impossible to reach. All phone calls go to voicemail and are never returned; tenants are to use an online portal, which was often ignored for days or weeks at a time (despite the promise of a response within 3 business days). Only the threat of contacting JAG/an attorney was enough to get these folks moving at times. Responses were often extremely unprofessional or sarcastic. We have approximately 70 pages of documentation, including everything from the tenant portal as well as emails, to substantiate these claims.
This firm's name seems to imply a close relationship with the military community, but in reality, I believe they take advantage of absentee military landlords and the fact that military tenants will be moving out of the area and aren't around to defend themselves. Based on their Better Business Bureau rating and social media reviews, we weren't the first family to be treated this way, but I hope this review will help others avoid the frustration and headaches of dealing with this company.

This is the most unprofessional company I have eve...

This is the most unprofessional company I have ever experienced. I rented a property from them and literally there were problems in the home one thing after another. It's not the fact that issues arose in the home but the lack of urgency and care that the property management company had for us being the tenants. At several times they would try and blame it on us as though it was our fault of something we did versus having sympathy of what was occurring. You can never get ahold of them on the phone but they require you to just send emails through a tenant portal. They are unprofessional and never once sent out a representative to the home to physically take a look at the damages. We were without heat for 3 months and also a major water leak that occurred in the house. All of our items were ruined in the home and they never cared to and take a look at the property but just send emails about contractors that will come out. Whatever you do do not do business either as a homeowner or a tenant because they do not care anything about you but more so just collect a check and make money off of you. I believe in great customer service and understand that things can happen but how they handle business is completely unprofessional and is just plain out robbery for taking your money. I also believe that they hire their personal friends and family to act as though they are employees so that they can pocket more money and Save. Anytime you ask them a question they are extremely rude as though you are not paying them your money and you should be doing them a favor. I cannot stress enough whatever you do do not do business with this company. You may see several okay reviews but trust me I am sure that this is from their own personal friends going on the side to mask all of the bad reviews and give a couple of okay ones. Highly do not recommend

Terrible company and they should be ashamed to have military in their name. They refuse to talk to you in person, instead forcing you to go through an online portal, and offering no solutions. They refuse to take responsibility for issues and instead pass the blame onto 3rd party companies that they use. DO NOT RENT FROM THIS COMPANY!!!!You ve been warned.

Don t rent from them or let them manage your property... they could care less how tenants or owners feel....
I have good mind to get in touch with the owners of the townhouse I m renting through this terrible company.... so many issues and they just don t care...
This is the most unprofessional company I ve ever dealt with!
Y all save your money... don t do business with this company if you want to stay sane...

If I could rate them a zero I would. Military relocation team is the worse. It takes them months to fix something and they don t respond back in a timely manner. I am having the worse experience with then by far. Again, I don t recommend.

You never actually talk to the property manager, just their staff. I ve never seen mine.

One star is giving this company way too much credit. A credible source informed me they have a problem paying their contractors. If I had any any problems or issues with my property they tried to place a guilt trip on me and make it seem like my fault. They are completely inflexible when it comes to collecting rent. They insist on having an allotment set up through DFAS. This wasn't an option for me being in the Coast Guard, and the Coast Guard's system doesn't allow for allotments to landlords. When I attempted to contact them to propose a solution to the problem my concerns were met with silence. They didn't seem to have a problem cashing my check every month for a year and a half with the additional $25 convenience fee i had to add on. As of this date I had to answer questions and deal with continued hostility and unprofessionalism from them. I moved out of the house nearly five weeks. If you are moving to the Hampton Roads Virginia area in the military DO NOT use this company.

If it were possible to give negative reviews I would.

First of all this is the least professional group of people I ve ever met. They are condescending, rude, they only respond when they get around to it, and will only take action when they are made to. Any problem that comes up is pushed off on the tenants to deal with. Our A/C went out in August and it was 2 weeks before they even responded to our messages, then they advised us to buy a window unit (strictly forbidden in our lease) and argued that 85-90 degrees was not unliveable, just uncomfortable. We had to get a lawyer and issue an official letter to get them to do anything about it. Guess how much compensation or consideration we were given for our temporary lodging due to the house, you guessed it, none.

When we first moved in we found evidence of rats in the house, we messaged them and was advised that pest control is the tenants responsibility when the law and our lease clearly state rats are the land lord s responsibility.

We were only allowed to deal with them via the tenant portal, they do not answer the phone or return phone calls unless they can get more money from you. When they are required to hire a handy man or trade professional they hire what I m assuming is their boss s nephew because they were always bottom of the barrel in terms of quality.

If you are looking for a place to rent go somewhere else. Do not whatever you do let these people manage your property, unless you re looking to lose money.

If you enjoy headaches and unprofessional behavior, this is the company for you! Stand clear of these people! The name can be misleading, almost if they are affiliated with official military housing representatives. I've had almost all of the same experiences as those who have left comments, all of which are negative! I wish I had seen these reviews before I contacted them. Do yourself a favor and read their horrible reviews from other review sites and my complaints to the BBB!

They threatened to sue me for posting negative reviews about them!

I submitted the timestamped transcripts of our conversations to the BBB so you can see the long delays it took them to respond, and the repeated requests I had to send to get answers from them. Once the BBB posts all of the information Isn t them, I will update this review so you can read it. You'll be able to see the evidence for yourself on how unprofessional and unreliable they are. I wish I could give them NEGATIVE 5 stars!

Anyone who reads this does not have to take my word. Just conduct a thorough internet search for reviews of this company and you will see their poor track record of unprofessional practices and incompetence.

Home owners beware. I'm looking for a rental and was really interested in a home. Contacted this company multiple times. They responded once, took my info, but never contacted me about viewing the home. We are dual income with good credit. Abysmal service these guys are providing to the owner of the home I was interested in.

Terrible company to deal with, specially Barbara Sguiglia , they told me to use one fresh start company for cleaning and after I used them they took 250$ from my security deposit and used the same company to clean the house again after I already paid and moved out and house was clean
They are liars and manipulative and disrespectful and they never respond to you,

Being in the military I have had extensive experience with property management companies. This is hands down the most unprofessional, inconsiderate, inattentive, unresponsive, rude, and disgraceful excuse for a company (much less a property management company).

I have never actually felt unsafe in a house until I dealt with this company. I expect that lawsuits will follow our departure, as they are not only a bad company, but they have also been criminally negligent in their management.

One experience in particular that is worth noting: In order to get anyone to come to the house we had to threaten the company with legal action and started placing our rent in escrow until the issues were adjudicated. After I was able to get a third contractor to come look at the safety issues I had with the house (over 2 months of waiting since the first two contractors who quit) the contractor informed us (without prompting) that he planned to quit as soon as he finished with our house since he has had such a bad experience with this company. He stated that he has had issues getting paid and has seen too many neglected properties that he was done with the Military Relocation Team of Hampton Roads.

A second experience: upon move-in to this house not only was the property disgusting (there were feces in the toilet), but nothing that we had discussed had been done (repainting, cleaning the house, dusting, taking the trash out of the house, etc). We submitted 7 pages of discrepancies and a formal complaint within 72 hours of moving in.

If you work here, you should be ashamed of having it on your resume; if you hire someone with it on their resume, you will have have nothing but headaches; and if you rent from this company GET A LAWYER.

I wish I could give it zero stars. One is too good for them. I met Becky Schneider through someone looking at our house. I did appreciate that she gave me a little notice by calling me the night before they wanted to see my house but when I text her that night there was no response back... Not even a quick ok. I understood when she told me that they were ice skating and her brother fell and hurt himself since I just had a brother who passed away oversees. I let that pass but when I tried texting her the day they came to see the house there was no response until I got upset. She said on Sunday afternoons there is a strict rule of no phones... You have a job that requires having a phone with you always. Dont like it? Dont have a job that requires it. Two days in a row? Not getting a response at all? And I am going to pay you thousands of dollars of my own money? And I cannot even get a hold of you? I was trying to find a good realtor that I could rely on to sell our house (which will definitely be thousands of dollars I dish out) and I am not dishing that money out to her. Not when all I get are excuses for not answering my texts. Some of these good reviews must be the lucky ones but from all the other reviews, it sounds like they are hard to get a hold of along with a lot of other problems. I may be hurting myself selling my house to her clients but that's how aggravating it was. Be professional at all times no matter what. I want good service for dishing out good money.

This the hardest working Real Estate group in the Hampton Roads area! Hardest working and most caring! They were able to sell our home after it sat unsellable for 6 years! They were able to work with a bank that was so dysfunctional and got the job done!! We appreciate them more than words can express!! They truly dedicate themselves to our military.

Being in the military and having an crazy schedule...

Being in the military and having an crazy schedule it was super important for me to find a property manager who actually listened to wait I was interested in what I wanted in a renter. Barbara was just that, she is very knowledgeable of the local area and the various renting trends.

She provided feedback (good and bad) on the looks we had at the house. Time after time and call after call she was able to answer every question I had and if she didn't know the answer right then he would find out and let me know in a timely manner.

Once they found the tenant that fit, she put her expertise in negotiating based upon local real estate rentals and helped me get my house into the perfect price range.

Awesome customer service and a great company! I would recommend them to anyone in the Hampton Roads area.
