Before even providing this review, I already know how this company will handle it due to my research into other reviews provided by clients. I know that there will likely be threats of lawsuit but I am providing this review not to slander the company, but instead to provide constructive criticism and to also inform potential future clients of the issues we have had with this company and based on many other reviews, what they could potentially encounter as well. I feel terrible because I recommended this company for both property management and buying and selling to so many people in the beginning and now, I think about all the people who have had terrible experiences like us. I also find it odd they have their reviews hidden on their Facebook page, but every other online website I have checked (Google, BBB, Yelp) all have informative and accurate negative reviews, please do your research!
We had 2 leases with 2 different families in the house that we own, which was property managed by this company. Before any of us ever speaking to each other, we were ALL having the exact same issues with this company. So, this is not some big corroboration to try to gang up against the company. Both our family and both of the tenants have had a very negative experience.
Issue #1 is communication they have a 48 business hours turnaround response time, but I can probably count on one hand how many times we ever had an issue responded to within that amount of time. It was extremely hard to get someone to respond to you in a timely manner on the tenant/owner portal. Not only for us but turns out for our tenants as well anytime they had questions or maintenance repair requests. There were numerous times messages would just go completely unanswered. They also are not willing to ever speak to you on the phone. We had some pretty major issues happen to our house within about a 2-3-month time span. We were having bills that were being taken out of our tenants rent payments every month with no explanation of what the issues were that were being fixed. Blown over fence, roof leak, ceiling leak, bathroom walls were soft and moldy from a bathtub leak, water softener issues, pressure tank went out, etc. We were getting hundreds of dollars in bills that we had to pay but were not being told what they were for. Naturally, this was a concern to us and when we could not get any responses on the tenant portal having all of our questions answered or providing pictures of damage, I called the office daily. They never once answered out of about 20 times I called. They finally responded by message stating everything had to be messaged through the portal so there was a paper trail, and that they would not talk to us on the phone. This was absurd to us when we were clearly having SO many issues and forking out a lot of money for repairs and had many questions. Turns out, the1st tenants that lived in our house had many unanswered maintenance requests so when the new tenant moved in, it appeared they were scrambling to fix stuff since he was then complaining and asking for repairs.
As it turns out, our 1st tenants reported many maintenance requests that were never answered or handled. This is something we have proof of again, not something I am just making up.
We met with a JAG lawyer to get some advice on how to approach this situation, because with both our documented complaints along with documented complaints from previous tenants, we likely would have been able to terminate our contract with the PM early with no penalty due to negligence of our property, however, we are military and stationed out of state and did not want to deal with that. We did pay a good amount of money in order to fire them and terminate our contract early because our house was not being taken care of at all.
