I am not getting repairs done in my apartment room since last year. I think I am too patient but it is just who I am. After what maintenance did to my ceiling where there is a crack and some sort of black growth, I am beginning to think management just want to take my money. I am considering not leasing here when my current lease expire.

Do NOT live at Ansley Place. The property managers do not care about the apartments, or you. They are rude, and Hammond never addresses any issues. Don't waste your time or money!
This company is truly ridiculous. I've called them repeatedly and left messages with account payables, regional and district managers and no return calls. I applied for a place that they manage in Rock Hill, SC. 2 weeks go by, never heard anything. I go by to get my money back and was told she would forward it to Hammond and I would receive a check in a few days. Weeks later still no response from Hammond and the lady in the office at the complex is very rude and swear she sent it over. Now, I could understand if I'd backed out and decided not to get the place but they never did anything and after I was approved somewhere else she tells me I've been approved there, wow. Great work ethics. So now the attorney is like, exhaust all my efforts and if need be he'll send a letter and charge them the fees. It's only $150, you'd think a company would have just given me back my money orders back.
lisa pope was very unprofessional and if we were in person she would've gotten slapped!!! She tells me to stop bothering people then proceed with an attitude the whole conversation. Not to mention they have no records of me even staying at the property and can't provide a notice saying they have no records. This company Is very unprofessional and do not rent from them! They don't deserve your time and definitely not worth your money!!!
The worst management company ever. The property that I live on, Bryant Park, is run by people who are not competent and do not give a damn what this property looks like or is like. The maintenance that is done now is because tenants have been constantly complaining. Maintenance is horrible, the grounds are terrible to look at and the manager does not care. The turn over rate is high and most tenants cannot wait to move. Drive through and see how awful it is for yourselves.
There is nothing positive I can say about the management group and the property mangers for Hammond residential and the Cambridge Downs complex. The management switched halfway through my lease and ever since then it's been a downhill plunge.
They suck! Don't know how to cut grass! And I have called and left a message and have not gotten any response from you! "F" rating with the BBB! No wonder!! Cut the damn grass at Orchard Cove !
Long story short, living in a Hammond Residential community has probably been one of the worst experiences of my life.
I currently reside at 500 Northside and I've been here close to 9 month now and none of the issues that I've brought to the attention of the leasing office have been resolved.
My dish washer is a disgusting. I was told at MOVE IN that it would be replaced...its very much so still here and pictured below (I have close to four months left in my lease by the way).
My HVAC system is a ticking bomb according to GA Natural Gas and their response is "it would be too expensive to replace," "...its an old building" and "...you have to understand these things, my friend" each time it's been checked by the office staff. Now it either works when it wants to or it just doesn't work at all.
Pest Control, I've requested 6 times and they've only been here twice (I have the cameras in my apartment to prove any date the leasing office may come up with as a lie).
I'm definitely not paying for the luxury advertised and I'm really growing disappointed that I've had to deal with these issues for as long as I've had to.
I wish I could speak to someone from Hammond directly and no longer deal with the office here...
I'm really growing disappointed, I'd love a decrease in rent for the remainder of my lease term ( all four months of it) and would love to have my deposit back in full upon moving out.
The worst management company ever I reached out to all 3 district managers twice and left voicemail messages Angela lisa and Sheryl neither one has contacted me pertaining to the apartments the park at greenbriar I'm super frustrated because we should be able to be in reach with somebody here after spending a lot of money with their complexes

I live at Caswyck Trail in Cobb county. I've been a resident here for nearly two years, your property management sucks! I have been calling putting in work orders for a month in order to get my mailbox fixed. Somehow my mailbox key was reversed and would no longer lock. Whenever I went to retrieve my mail my letters/papers were on the ground, the box was wide open as if someone had been in it, I've even had packages that were untrackable/stolen. I spoke to the leasing specialists (Kela), managers, etc. on several occasions (at least 10xs) concerning the matter. I kept being told that someone would be out today, maintenance will fix it tomorrow. Today hasn't come yet! I called the office once again today Monday July 24th at 2:26pm got transferred 3xs ( each time having to explain why I was on hold) to finally end up in a screaming match with Latoya who stated she was a Supervisor. Latoya advised me that there were work orders way more important than mine such as a/c's not working. She stated that it was hot and she can't control the weather and those issues had to be taken care of before my mailbox could be fixed. I wasn't sure why she felt the need to address what else or anybody's else issues. I know for a fact that my mailbox would only take 5 minutes to repair and 25/30 days is more than enough time to do so even with emergency issues needing to be taken care of. Latoya's lack of professionalism and rudeness was something that I have never experienced here at the Caswyck Trail community. She was out of line and I will not tolerate being spoken to like I live in a homeless shelter and you guys are doing me a favor by allowing me and my kids to live her!! I'm a single mother! I go to work, I fight in traffic, on my job in order to pay my rent every month as I am supposed to. I don't deserve to have to come home and fight with the property management whom I pay for a service that is not being rendered. Latoya is very unprofessional and does not need to work with people!!!! When my lease is up I'm out!!!
My name is Sallie, I moved to Millwood Park Apartments in Douglasville last year (November) exactly one after being there I submitted a notice to terminate my lease. The apartment was infested with bugs, the leasing agent told us we would have new appliance...that was a lie, you can never get in contact with anyone this includes the staff at the corporate office too! I'm 65 years-old and I've never had such a horrible experience as this one...........I wouldn't recommend these apartments to a homeless person!
Update: They had the nerve to call me a liar on their response and said I was inaccurate and want me to contact them. Never! They just trying to keep the one star rating instead of fixing the way they conduct business. I am still floored by them saying this did not happen. I guess all the other complaints are lies. Wow!
Hammond management need to find out who on the wait list at Atlanta apt complex. i believe they discriminating at office. They have apts available but me and my husband was told lies bout waitlist why are you posting openings. We went elsewhere. They took a friend of mines application fee awhile back and deposit before they approved her and then said she did not qualify and would not give reason. I believe office people are lying to customers. How can it be available on website.Hammond you should talk your apt managers. There is discrimination going on by your staff
My experience in trying to secure a "home" here has been challenging and has brought attention to a new form of discrimination and something I did not expect from Appletree Townhomes. This message is to warn everyone before you make a mistake or lose your money to this place. Communicating via email or phone will yield you inaccurate information, you must show up on-site to get the proper information needed. Even then you will not be provided with enough information to make an informed decision. The staff seems to be unorganized, unprofessional and lack in communication with one another. Originally applied for a 3 bedroom (signed application and paid fees was just waiting on approval), 2 days later found out my application had not been processed yet. But was offered a one-bedroom, after establishing again I need a 2 bedroom or better the next day I was denied due to "criminal record found". When questioning them further about details of this record and their decision, staff acted like the computer didn't or doesn't tell them so there is nothing they can do. After drilling down even further because I know they have to have guidelines/policies that are enforced especially when you DENY someone a place to live. Also, it turns out they have housing "section8", something I was not aware of before applying. Right now I have cancelled my reservation, was able to get the 150$ deposit back, they kept my application fee as well. Someone also stated they would get back to me by the end of the day with an explanation. ADVERTISEMENT MISLEADING/INACCURATE!!
These people are RACISTS, UNEDUCATED, UNETHICAL JEWS who does not care about anything other than money. Do NOT move to any of their properties! Also, they NEVER ANSWER THE PHONE!
i live in Lakes at Indian Creeks and my privacy has been violated numerous times for so called work orders that i have placed in 4 weeks before they come and fix anything. the staff wear street clothes to come into my apartment and never give notice or speak with me before coming into my home so i can over see and make sure i'm satisfied with the results. i recently was out the country and had my fiance help with my daughter since i was gone and a man walked into my home claiming to be a staff member with nothing more than a paper in his hand after being startled that i had someone in my home he ran out and drove off in a regular black car. when my fiance advised the office staff it has been an ongoing issue and from here on out we are going to have to do something about it because its not being changed Jennifer the office manager tried to say her and the employees felt threatened and unsafe yet they have random men coming into my home when i'm half dressed or not home. if someone higher up does not speak to me i will be forced to go to the news and speak with my lawyer about the manager i'm tired of emailing you all and leaving voicemails with corporate so from here on out you all need to get in touch with me or you will be hearing from my lawyer.
The most ridiculous living experience I've EVER experienced in my entire life!! They won't fix anything... something is always breaking down over there every time it rain water come in my house through the light fixture in the ceiling and window. ( this is going on in my 4 month old room) that is a safety hazard and it could possibly catch on fire!!!! it has been going on since before February when I reported it to the office manager, Rosemary, she told me "I knew that was going to happen". all I want to know is why would you put me in that apartment if you knew that was going to happen? It's like I'm living outside the way water comes into my home and then mold was on the carpet 2 days later!! One day they thought I was at work and I wasn't they brought a garbage can into my house to catch water in it!!(I can't believe them!!) I've been on them about this issue since May . It's now July and nothing has been done about it. I know several other residents who are preparing to move because they won't fix anything.. several have mold and some have NO AC! some have the same exact problem as me... Some have Water leaks with water ALL over their floors. the Manger keeps lYing to us about fixing things.. my apartment also has mold in it. My 2 year old has asthma really bad and EVERY SINGLE TIME we're home he's sick and constantly having asthma attacks I've had to rush him to the hospital several times I believe the mold triggered the attacks because when we're at my mom's he's fine. I told the manager ROSEMARY and she told me it was dust but that's a lie. She never gets up off her behind and come into the apartments at all. When I asked for corporate office phone number she told me to "Google it!" And on top of all this she laughed in my face about all this BS!!! I'm highly pissed off because EVERYTIME time I call HAMMOND RESIDENTIAL THEY NEVER ANSWER OR RETURN MY CALLS... I DO NOT SUGGEST ANYONE TO DEAL WITH THIS PLACE!!!! Chapel Ridge of RIPLEY in RIPLEY, TN!!! I have 2 small children and I work too hard for my money that I'm WASTING paying rent over there. I am moving !!!!
Worst of the worst I stay in Appletree apartments the leasing consultant turns the phone off and refuses to address any issues with the residents Hammond properties do not answer either I and my neighbors have not had ac in months and I have a newborn on a feeding tube heartless people I pray to god you guys I ll go through something like this one day god is not sleeping one day you won t have ac one day you will look for assistance and never find it don t think having a job now can do anything your life can crumble in seconds cause GOD DONT LIKE UGLY EVIL PEOPLE
Our apartment is nice and the people have been as well. However, we got double billed for utilities 2 months ago and have requested a credit countless times, which never appears in our account. This has become quite tiring, chasing after folks for our money. Furthermore, the corporate office drops me in mailboxes that are always full, so I can t even reach a live person over there.. very unprofessional!
Please Please i beg of you dont ever in your life choose PARKWOOD VILLAGE APARTMENTS IN Douglasville ga. First off nothing get fix. Ive had a broken stove since i moved in. The only have one maintenance man who comes whenever he wants. The property stay dirty. The ladies in the rental office is extremely mean but come off nice. They have a policy if your late on the 10th day you have to pay $300 extra late fees in which you are summons to go to court by the sheriff. They treat all of there residents bad. Oh and it happens to be summer and my air condition only works in one room. A problem i beg them to fix smh.
Lisa, the regional manager for this company, is just what this company needs! Lisa is not only an effective leader but she "cares" about not only the company, but her employees and also the residents. This characteristic is a hard to find in someone that holds her position. Lisa is a hard and dedicated regional that makes any company shine with her on the team!
This Management Company is the absolute WORST. I live in Arbor Creek, one of thier properties. They NEVER answer my calls to address my concerns about my apartment. I have left them messages for months. But they claim they will returm calls in 24 hrs. Lies they tell. These people could care less about the condition of the apartments they manage. It's a shame when the corporate office gives you thier behind to kiss. Its shows why thier Property Managers don't care about the residents. I blame Hammond Residential because they are not forcing thier employees to provide ethical and legal services to the residents...My ceiling is leaking, there is mold in my shower and windows, the floor in my room is rotted and my house smells like mildew and they refuse to fix anything. I assume they think ignoring issues will make them disappear. They are disgusting unethical people who are about money not residents. They take our money and say the hell with us. God will take care of you people.
Mcever Vineyards was recently brought by Hammond. It is poorly managed, with the constant changes in management. Something is always left undone or ignored all together. Trash piled up for 3 weeks in front of the dumpster and drive thru area, the smell is terrible each time when passing the dumpster to enter or exit the property. Management is rude and should concentrate on getting work orders complete instead of trying to insult residents. They're more concerned with manicuring dead shrubs and dirt rather than cleaning or power washing the entrance ways to the apartments. The middle of the property is wooded and full of trash which is now a breeding ground for cats, dogs and rats. Communication is poor as no one seems to be able to provide a straight answer for anything, each person you speak with in the leasing office has a different explanation for each problem. Rent increases without notification. Caroline seems as if she knows it all but unfortunately sees everything as a problem rather than a opprtunity to show residents that the company is committed to getting the property out of disrepair. The district manager seems to busy to ensure complaints are investigated but rather insist she can't stay on top of every little thing regarding the property. Nothing is done in a timely manner. Overall this is not a good place to reside.
The management at 53West in Oakwood is the most incompetent group of people I have ever worked with. I would NEVER recommend anyone move into the apartments. The facilities are amazing, but dealing with the staff is not worth the pain. Incompetent, rude, misinformed. The worst part, is no one cares.

I moved here at Crestwood Park roughly 4 months now. What I don't understand is if you have kids an they don't have discipline other than you calling them MF'ers all day and knocking them to the floor why wouldn't you want to live on the first floor. That way you don't have to be a punk when the neighbor knock and ask for the noise to be held down(@10pm from Early am). Why should I be the one to move when the surrounding neighbors have the same complaint and you live on the 3rd floor. Can someone help me understand if I endure all day but by 10 I just ask for the noise to tone down.
I have had the worst experience at Vesta Gardens. First it was roaches getting in food in the refrigerator. After this the flooding started in June. This was a flood from a neighbor that had fecal matter in their tub which was in the water that flooded the apartment. There was no sanitation protocol taken only water removal. Neither was I relocated to another unit. On September 3rd, my apartment flooded again from the pipes from hot water heater. On October 18th same thing flood from hot water heater. AGAIN on October 31st, I was greeted ay the door by water. I am disabled and do not need to live like THIS. But the tenants that are on subsidized housing get repairs done to avoid not receiving rental payments. This is discrimination at best. I have a few pictures for proof. So they lie in court too.
South brook garden cant keep a office manager. i been here almost 2 years and have dealt with over 4 different people . Things don't get done because no one is here to run it. Should have left the lady pallas in the office. My air went out and its like pulling teeth to get it fixed. No communication with whats going on with it. you gotta basically be glued to the maintenance man for him to do his job. i pay my rent so i shouldn't have to hunt anyone to do their job. Makes no sense what so ever. They need better workers that just not here for a check .... people who care.
I worked for this company did everything they ask and more Joyce the president of the company talks bad about the owners of the properties they manage always passes the buck when she is the one her an Val messed up every thing in the first place. The only person that was wonderful to work with is Chris Berry.

I will contact the county courthouse with the information I have, to proceed on taking you all to court. The apartments I stay in are the Oaks at Stonecrest in Lithonia GA and the property manager does nothing but give excuses as to why they can't fix anything! I came home to a rat in my apartment and it took until the next afternoon to send pest control out and my Ac went out while waiting for that it's 86 degrees in my apartment and I have a 8 year old and a 1 year old that's here with me in the day! These are and have been for the past 3 years the worst apartments!!! Do NOT deal with ANY Hammond Residential Group properties!!!!

Do not live at Brookside Apartments on riverdale road. They have roaches, rats, bed bugs ,security officers engaging in just as much crime as the trespassers if you have kids its a very bad place to raise kids .people hanging all outside the security guards don't bother the bigg boys they pick on the lil boys the don't like.They work with A-1 Preffered Security and the owner Mr.Bostic is very ruid and defensive of his security officers and not concern for the safety of the kids and tentants in which they are suppose to protect and serve.How are they role models hiding in the cut smoking weed.
