My experience is limited to only driving through their driveway which is shared with Curbside Casseroles. The driveway is very narrow. Apparently to prevent people from driving on the grass just adjacent to the narrow driveway this business has placed a large boulder. Depending on how cars are parked from the street you cannot see this when you are pulling into the driveway; there is a cone beside it but the day of my accident it was windy and the cone was laying in the middle of the parking lot. I hit this boulder with the passenger side of my car; I am having to get 2 new doors for my car. The people from Curbside casseroles have asked this boulder to be removed as they have had several clients hit this with their car but the owner has refused. It looks like if you are only concerned about the grass the cone would be enough; this appears to be overkill.

I've had the worst experience with this Management...

I've had the worst experience with this Management Company, they never answer our complaints, we have tried phone (no one ever answers, always a machine), email, text message. In the tenant portal they mark requests as "solved" even if it hasn't been resolved. Our laundry room caught fire (1160 apartments) and they said they were going to charge us less and get us a pickup and delivery service and none of this has happened. Safety complaints have also been made and they are just ghosting us.

This company bought my apartment complex (Eleven60) and it has been a nightmare. They will never contact you back, and the phone number doesn't even work that is listed on the website. I have been moved out for 30 days and have not received my deposit back. I have photos that show the house was in perfect condition when left. I plan to take them to small claims court if it is not returned soon. Do not rent from this company.

I tried to move into an apartment at 1160 and paid the application fee and placed a deposit to hold the apartment and never heard back from until 2 weeks and they are trying to keep our deposit after not telling us if we are approved. We decided to move to another place that approved us and communicated with us everyday and through email. DO NOT allow them to take your money before they run the application. Make sure you have everything clear. I believe they just assumed that we had everything clear and it was not. We will be making a case in civil court because no one has $300 to give them and then they keep our money because of their lack of communication or the tenants lack of understanding DUE TO their lack of clarity.

I rented from one of their properties. Cedar Ridge Patio Homes. I ve been here a year this past September and since then I have been broken into my property six different times. The property is not safe, it is very dark, and all they can tell you is crime is everywhere . Then I guess since I kept having to call the police over there because of the rowdy people breaking into our cars, they decided to send a bogus letter to my house about having a unauthorized tenant living in my home. My child s father has his own address and own home. He is there when I need home to keep his daughter between my job and his job. They never called me back about any of the break ins or my fear for safety. Andy Turpin never returned any of my calls. They just decided to maliciously send a bogus letter to me, trying to get me out of the property. This is after they told me I still had to put a 60 day notice in although I feared for my life and my lease actually ends tomorrow September 30, 2020. This is an awful company and I intend to let everyone know what they are about. And with that being said... I have every video footage of the breakins from my cameras and also police reports.

1.) Don't expect to ever speak to a live person.

2.) Our laundry room burned down (Eleven60's) September 2019 and the solution was to convert an apartment unit into a laundry facility with work beginning June 2020. Imagine the inconvenience especially for someone who has a very busy work schedule.

3.) My car was broken into and Management never did anything. It took 2 weeks of my probing and consistent phone calls to get someone in the office to look at the camera footage, which you guessed it, showed nothing. That to me says the cameras on the property are either just for show or erased frequently.

4) When COVID-19 happened and we were all sheltered in place, there wasn't even a line of communication from management checking on residents, asking how people were doing. Instead, we received a random email with a COVID-19 pamphlet telling us to wash our hands and stay home while sick.

5.) Today June 24, 2020, however takes the cake. I have brown water coming from my faucets and a weak kitchen faucet stream. I've emailed, called, and texted management and the property manager and that's right folks, a whole hour later and no response.

Memphis, you need to do better and I highly recommend avoiding doing business with this company. They will do anything to get their money on time and that's it.

We complained not once, not twice, but constantly about squirrels and rats getting into the ceiling of our apartment. These animals scratched and dug into the apartment ceilings all night, keeping us up on a daily bases. When we complained to the manger, they said we where just hearing things and did nothing about it.

I currently reside at one of their properties and was yelled at and hung up on by the office manager because my refrigerator went out. She said she cannot get me a new one until Monday morning so I asked what can be done for the groceries that will go bad and she asks What would you do if you were in your own home? She continued to talk over me and would not listen to my concerns. Extremely unprofessional!

My experience has been nothing but horrible from the time the seller sold me the property and now and I've only lived here a couple of months. HM heckle phone number is almost never responsive and they hardly return voicemails. When I first moved in I was given the run around on parking and then was harassed by a resident who said I was parking in her space when HM Heckle told me there was no assigned parking when come to find out there was. Emailed the property owner Harolyn Noah about this and she didn't even respond to my harassment email. Harolyn almost NEVER responds to my phone calls almost as if she is screening my calls. I'm an engineer and I know what it's like day in and day out responding to customers and so she has ZERO excuse for not communicating. It's almost as if she is being discriminating towards me as well because in the same email, I told her about a resident asking me how I got in the gate which was very offensive because for one she had seen me countless times and claimed she didn't recognize my hairstyle, to which, Harolyn like I said did not even give an apology response. Once I figured out the parking, people kept on parking in my parking space which I was appalled after the harassment from the last lady. So when I kindly asked for towing information, once again Harolyn made that difficult as well for me. Now I'm just trying to plan an event at the clubhouse and this woman seems to not want to talk to me at all. I have not felt welcome AT ALL since moving into this community and I will be keeping all my email chains in the event I need to open up a lawsuit and get Harolyn fired for encouraging discrimination.

The company refuses to allow you to speak to a real person, only allowing you to leave a voicemail and never calling you back. They bought my apartment about a month after I moved in (Weatherstone Apartments in Horn Lake) and it has gotten horrible. My hot water had gone out over 15 times (in one year!) yet I am constantly ignored by the building manager and company. I am taking this to the Better Business Bureau and will be looking for further action to take against this company. As with the other reviews, the actual maintenance system is not viewed by the maintenance staff and is never marked correctly, usually asking for a cancelation of the request instead of keeping it open. Absolutely horrible company!

Update: My hot water got fixed, finally, but it's still difficult to get anything fixed. It's like pulling teeth, so it's a very annoying place to live when something goes wrong. I definitely won't be a long term resident.
