We moved to Philadelphia blindly from California e...

We moved to Philadelphia blindly from California earlier this year. As I drove around and looked online for an apartment, we had some non-negotiables: HVAC, dishwasher, garbage disposal, in unit laundry, reasonable walking distance to public transportation. The Tudors at Greene Manor checked every one of those things off our list, and beyond! We are so happy with the design and appliances in the apartment. The hardwood floors are beautiful, and the updated kitchen and bathroom is great. We love the paint color in the apartment as well, it is warm, but not flat. The management is TOP NOTCH. Tina is fabulous, and while we were having issues initially finding an apartment, she turned the experience around and got us into an available apartment as soon as it was ready. The grounds are well groomed. Philadelphia can be a loud city, but I feel safe and welcomed in this neighborhood. Another thing I love about our particular apartment in The Tudors is that we don't share a wall with our neighbors, only the ceiling and the floor. It has kept the noise transfer to a minimum. The apartments have lots of windows to let in natural light, and fresh air if you want some. My husband and I have been married for 6 years, and during that time have only rented from private individuals as we have lived in basements, or detached mother-in-law apartment. We were nervous to rent from a big complex, but have been so pleased with our entire experience! The staff is great and friendly, I have been so impressed any time I am in visiting with Ms. Cole that whoever enters the room, she knows their name! The Greene Manor apartments are located in an area of the Germantown neighborhood in Philadelphia that is highly sought after, and so, you will be in a great spot to live here! We are walking distance from the regional rail, and across the street from the bus stop. This is great because it allows my husband a couple of options for routes to get to and from Temple University. For everything Greene Manor offers, from the updated apartments, to the excellent staff, it is a great place to live, and we are happy to stay here for our duration in Philadelphia.

I lived in Greene Manor the Vue from 2013 - 2017. When I first moved in it was Duval Manor then management companies had changed and it was Greene Manor. My overall experience was good. I did have some problems that were resolved pretty quickly, I saw roaches before which was taken care of and mice always came when the weather began to break then the exterminator would come out & I wouldn't see anymore again. I think that had to do w/ so many apartments being close together. You can't control who you live next to. I would recommend Greene Manor as my experience was pretty decent. Also my bathroom & kitchen were pretty nice and I had a good view on the 4th floor facing towards downtown.

Oh & the heat you can't control and it can get pretty hot beware!!

Do not do it ! The apartment looks nice but when you actually take the time out and see if things were done correctly they are not! I just moved in and my carpet is already coming up.. there are nails and since day one I have had problems with my lease and money... Already over it.. sucks bc it could be such a nice place to live but the office is hard to get ahold of people and you will never get a call back !! Should of paid attention to all of the past reviews! I only gave two stars bc the apartment looks nice at first glance and they keep the grass cut.

5 months since my last review and my complaints have not been fully resolved. The company went through a transition but I cannot tell who was worst old management or new. This has been by far my worst renting experience. Looking forward to moving out. DONT BOTHER BECOMING A RESIDENT HERE. KEEP LOOKING!!!

I would like to say that the management at Greene Manor is top notch. Nicole and Tina are ATTENTIVE, PROFESSIONAL and AMAZING!! They both deserve applause. Anytime there has been an issue they have been on top of it to make sure it gets resolved. They don't leave you hanging. I'm a very picky person and I know when some one is giving me the run around. They are NOT that way!! If you move to Greene Manor, the least I can say is you will be taken care of in excellence by the management. Oh by the Ashley in leasing is FABULOUS also!!

Pros
The apartment community overall is adequate for the monthly rate and complex location. From my experience the property management team is responsive and efficient. On two occasions I was locked out of my apartment during the day and received assistance within one and one-half hours.

Cons
The one bedroom unit I was in was not renovated, so it was out dated. However, there are newly renovated units in this complex. The main issue I had with this complex is available parking. Although you pay for a parking permit you may still not find parking. Also, When I first move in non-residents consistently parked in the lot which made finding parking difficult. Chances are, if you enter the parking lot after 5 you will likely have to park on the street which can be a major inconvenience with carrying items.

I will not recommend this apartment for many reasons:

(1) They wrongly sent me a letter of eviction. The billing and the leasing failed to do their reconciliation. I was the first to contact them but no one was responsive and no was available to immediately address my concern. Rather someone who answered my phone hanged me up as he said that he was not the person to answer my query. I was expecting sincere apologies from Michele Placeres but it was the leasing consultant who did it on her behalf. I was thinking of whether filing a case against them as it was really traumatic experience for me who just moved to America. However, I assumed that it was an honest mistake, but such simple apology could not compensate the trauma and shock I experienced.

(2) Bad quality of the wall building - The building is not sound proof. It s difficult to sleep at night or even concentrate when I am studying. In the middle of the night, I often walked up hearing the footsteps of the tenant on the upper floor and I even knew when she's taking shower or not. That really sucks. I raised this concern and was possibly asking if I could move to another building or unit. To date, I have never received any response.

(3) Security reasons - Two mysteries occurred. My door has two locks. One day, I just locked the first lock. However, when i arrived home, I noticed that both were locked and the bedroom door which I knew I left open was closed. Second, my mom woke up one morning noticing that our door was open while we made sure that we closed and locked it before we sleep. We further requested for our lock to be replaced because previous tenants might have duplicates of our keps and due to these mysterious incidents. One day, we called and they said that they would replace it the following day. Unfortunately, to date, we didnt receive response. It has been more than a month when I raised it.

(4) Double gas meter??? - I'm wondering why I am receiving two gas bills with two different account numbers and both seem to be expensive compared to the first month of bill I have received. I raised this concern to the leasing consultant and instead of taking the initiative that they would figure it out with PGW, they told me that I should call. Why should I bear this burden when it fact it's not a mistake. This really sucks and gives me so much to worry. I tried my best to contact the PGW, but so bad that it's difficult to reach any of it. So to date, it s not yet fixed. Good thing that the second bill is under its name and I dont care if it s paid or not. I have raised this concern but I m tired of going there and back and getting nothing better results / solutions.

I was hoping that its management is accommodating and is customer-oriented. The apartment is so expensive when it compares to the quality of the building. This property management is so clever that it puts clause in my rent that I would have to pay 3-month rent in case I pre-terminate it. How I wish I could leave now. I have to suffer and endure their poor customer service til the end of my rent contract.

If I could give this place a ZERO I would, the management is unorganized, disrespectful, lazy, and uncooperative with residents. I have had mice for seven months and the problem still is not solved. My water bill upon signing my lease was supposed to be a flat rate of twenty dollars a month, instead I am paying full price. With KETTLER, the great new management company, would not change the bill as it was promised to me signing my lease. But here at Green Manor you get all three bills in one month composing of 157.94.The company says, I will just have to handle it, before I get late charges. They apologized that the person who promised me the flat rate was no longer with them, and that other residents had the same issue. We are all still paying the regular water bill and not the flat rate. They have the WORST costumer service, call in for maintenance and you will basically get a glorified tell marketer. The apartments look great, but just wait for the mountains of problems you have once your here! I honestly cannot wait to move out! Nobody does anything, it took maintenance SEVEN days to come clean out the dead mice in in my kitchen, I did it way before them. They say they changed management companies to KETTLER, but KETTLER IS THE WORST!!!!! DO NOT LIVE HERE UNLESS YOU, WOULD LIKE TO LIVE IN HELL FOR A YEAR.

I ve only lived here 20 days and I want to leave!!!! (YES, ONLY 20 days)

My move in date was the 1st and the apartment still isn't ready. My first week there I didn t have any hot water. My shower head and water drain didn t work. The heating system or stove didn t work. It took management 4 days to get someone to my unit to fix it! They acted as if it wasn t a big deal. They had to replace my water heater. I still have a huge water stain on my ceiling, and my ventilators are exposed. Whenever I requested for something in my unit to be fixed, maintenance request that I will be home. I work full time and go to school; I am not always available for them to be there to fix all my requests. I currently have a washer and dryer in my unit that I have to pay extra for compared to the units that don t have any. However, they don t work! I went to management and they gave me a key for the washer and dryer that are used in the basement but I HAVE TO PAY TO USE THEM! I asked if my rent could be prorate my rent until my washer and dryer are fixed. The management office said no . YES, THAT IS CORRECT, THEY ARE MAKING ME PAY FOR TWO WASHING MACHINES, THE MACHINES THAT ARE INCLUDED IN MY RENT AND THE MACHINES THAT ARE IN THE BASEMENT. Again, let me reiterate that this place is by far the worst experience I ve had renting. They don t answer the office phone and it takes about a week or more to respond to an email. DON T SAY I HAVEN'T WARNED YOU, KEEP LOOKING ELSEWHERE!!!

I ve became a Green Manor (Tudors) resident Feb 2020 and I know that I ve made the best choice when I decided to move in. I was more than prepared on my end to move, however the leasing specialist went above and beyond to make sure that my move was an great experience. Zoey educated me on the resources that were available to me like parking, trash removal, renters insurance, etc as well as providing me with the perfect apartment that I could call home. Everything in my apartment was brand new, my neighbors are friendly and the location and price point aligns with my current lifestyle perfectly. I would certainly refer Green Manor to my friends and family. (Also I really appreciated the cute welcome box!)

If I could give this company no stars I would
it's changed management companies often and it keeps getting worse
They sure do communicate when it's nearing the first of the month or on the first for rent even though many times it's becoming unlivable
Too "overly" friendly with some of the tenants makes you wonder also if they are getting a discounts or credits
Roaches are all over along with other critters
Lantern Flies have now invaded the building
only common areas are cleaned and other part of the building are dirty and not kept up to at least sub par standards
Washers/Dryers are often broke and beyond repair nothing is replaced
Maintenance often solves an issue with a quick fix or bandaid or nothing at all
Often things are promised but never done
Unresponsive and lack of communication and follow up with the office
Mail and packages are often stolen even though there are cameras
Apartments are not updated as advertised
Often noisy and walls and ceilings are paper thin
I could write more but hopefully you will see the big picture
Do yourself a favor look elsewhere all they care about when you get into the door and sign that lease is their money every month this place is a dump and the staff should be replaced

After 2 re-schedules , bc they kept booking me at times when no one would be able to assist me, I finally made it one weekend afternoon. I requested by phone and email, a 1 bedroom with W/D. The person in the office that particular weekend, was just there to help out. She was asked to come work to fill in- knew nothing about greene manor or the apartments bc she belonged to another apartment development and that was her first day at greene manor. She showed me the direct opposite of what I was looking for, a studio and two bedroom. I could not see a one bedroom bc she didnt know of any. I was annoyed- it was a waste of my time. Three weeks of wasting my time actually. She told me to come back the following weekend to see another apartment. I called greene manor to reschedule an appointment and confirm they actually had what I was looking for. I explained to the gentleman, who attempted to sell me on greene manors world-class customer service, that I didnt get a response to my email I sent to property manager. He assured me a follow-up call. That never happened. So I decided to email the main office early May to explain what happened and the bad experience I had-never got a response. So, believe the ratings regarding caring for others and respecting their time. I don't even live there and I can attest that the negative ratings are true!

So glad that new management is here. My first real interaction with them was super pleasant and they were extremely helpful. I put in a maintenance request and was so happy with how fast they came to fix the issue and did it with a smile:). Thank you everyone!!!

Stay away if you like peace and quiet . The walls are paper thin . I would constantly hear both neighbors tvs , conversations, sex and arguing because you can hear a normal conversation. All of the property managers I've experienced have just been out of touch with customer service. I got the impression I was treated with a lack of respect because of my race . These people just aren't easy to work with. Then the constant specials brought in the wrong crowd people who were leaving quicker than they came. Look else where pay the extra money move to Alden park if you still want this part of town.

I'd give it no stars if possible. Scheduled a tour this past Thursday for 1PM got there early and no one was in the leasing office; waited almost 45 minutes before the girl finally showed up from lunch. Told her off the bat I wanted to see one bedroom units w/t washers and dryers in them and even gave her the two unit types I was referring to and was told neither was available. She then showed me a two bedroom and told me it was a certain price per month so I was more than willing to pay the application fee to apply and put down a holding fee. Finally got a call back today to get told I was approved but that the new management was changing the monthly rent and increasing it by $350.00 per month. Its messed up that they can bait and switch someone like that I would think my hold deposit should not only hold the unit I was shown but the price I was told as well. Just bad business.

(Management Or Mainence) They Like To Often Come Inside Your Apartment Without Notice Or Informing You Before They Do. I Got Cameras In The Apartment As Well Fondeling With My Stuff. After The First Time They Done It I Was At Work, I Did Request For Mainence But With Under My Supervision Which Is Ideal Due To The Respect Of My Privacy. After I Complained They Appolgise And Said We ll Put It On File That Anytime Mainence Comes, It ll Need To Be Under Supervision Of The Resident. 2nd Time They Came Unannounced, (Which I Never Request For Them To Come) Luckly I Was Actually Inside The Apartment. I Was Sleeping, My Children Told Me The Someone Was At The Door. Amongst Me Getting Ready To Answer The Door, The Door Was Already Opening With Them Having Access Of Coming In With The Key. Two Men And A Female Was At The Door Stating We re Here For Mainence, Which I Never Request. If You Like Your Privacy Amongst Within Where You Stay, This Is Not The Place To Live

Greene Manor community is one of the most beautiful areas in germantown; it has Castle features and a great history to go with it . The apartments are beautifully renovated with wooden floors, matching cabinets,stainless steel appliances, drop ceiling lights with stone kitchen tiles. It an experience on it own.

This apartments look nice, but the management company is the worst. They are extremely disorganized and make their residents pay for it. Even after you move out they will try to charge you for things. Don't plan on getting your security deposit back. If Scully or Kettler are still managing this place, avoid at all costs.

PLEASE TAKE HEED TO THE BAD REVIEWS!!!!! I would not recommend this apartment complex to anyone!!! PLEASE DON'T BE FOOLED BY THE EXTERIOR OR EVEN THE APT TOUR I WAS!!!! The apartment seems cute but inevitably you will notice how UNPROFESSIONAL, PAINFULLY DISRESPECTFUL THE LEASING STAFF IS. THEY CARE NOTHING ABOUT THEIR TENANTS. There are two nice maintenance men but the failure of the leasing office to EVER put in any request to them you'll seldom get a good experience unless of course, you don't mind waiting months for your request to be approached. I SAY APPROACHED BECAUSE NOTHING IS EVER FIXED. If your request is even taken seriously at all, it is as if they put a band-aid on a gaping wound. I have had issues since the day I moved in but, never been one to complain so I continued to make excuses as to why things weren't being taken care of. Besides an array of issues that I can write about, the one that I just cannot deal with any longer are the mice. I HAVE NEVER EXPERIENCE SO MANY MICE IN MY LIFE AND THEY WILL COME OUT AND ROAM YOUR APARTMENT AT ALL TIMES OF DAY REGARDLESS OF WHAT YOU ARE DOING. YOU WILL FIND THEM IN EVERY PART OF YOUR APARTMENT BATHROOM, BEDROOM(S), KITCHEN, AND LIVING ROOM. PLEASE DONT EXPECT ANYTHING TO BE DONE ABOUT IT you will be once again disappointed. THE HEALTH CONCERNS ARE ENOUGH but if someone does come to remove a mouse from your unit they will not see about eradicating them all together, they won't see the possible locations in which they are entering. LITERALLY, COME UP DO THAT ONE THING AND LEAVE OUT AND THEN ITLL BE FOREVER BEFORE YOULL GET ASSISTANCE AGAIN. I have had problems that were promised to be fixed upon moving in that still has yet to be fixed. I have had maintenance requests that have often marked as CLOSED without issues being dealt with. KATRINA THE "MANAGER" IS RUDE AND SHE WILL IGNORE YOU AND CONTINUE TO HAVE NON-WORK RELATED CONVERSATIONS UNTIL SHE SEE'S IT APPROPRIATE TO ACKNOWLEDGE YOUR PRESENCE AND HER SMALL COHORT OF RUDE EMPLOYEES FOLLOW RIGHT BEHIND HER. THE LEASING OFFICE HOURS ARE NOT GOING TO ACCOMMODATE ANY NORMAL WORKING HOURS SO YOU'LL ALWAYS HAVE TO SPEAK WITH SOMEONE WHO WILL ACT SINCERE BUT HAS NO IDEA ABOUT THE PARTICULAR APARTMENT COMPLEX YOU "LIVE" IN.
I CAN WRITE A BOOK ABOUT MY DISGUST IN THIS PLACE... please be warned. CURRENTLY EXPERIENCING MIGRAINES AND BREATHING PROBLEMS FROM THE SMELL OF RAT URINE AND FECES AROUND THE HOUSE.

Last thing.... instead of putting water in the lobby fix the REAL ISSUES IN THE UNITS YOU ARE RENTING OUT FOR WAAAAAAAY TOO MUCH FOR THE ISSUES WE DEAL WITH DAILY.

This place will suck you in with their new renovation and key fab entry system. HOWEVER!!! DO NOT GET SUCKED IN! The materials used for the renovations are really cheap. The paint rubs off just by touching it, the walls have NO insulation for sound and heat. The rooms aren't evenly heated. We have one room that is 75 degrees and another that is always below 55. The management refuses to do anything about it. The WORST management ever. They all have attitudes and do NOT value their tenants. They are very nice to you until you sign the lease! DO NOT BE FOOLED! We moved in December of 2012 and already regretting and its ONLY February 2013. These people are TERRIBLE at their jobs.

In our two year time staying here my wife and I were very happy and had no big complaints. Any problem that we had with maintenance were taken care of quickly. Really the only thing we couldn t control was the heat, but in the big picture this was a minor detail. We are thankful that we got to make this our first home as husband an led wife.

I lived here for almost a year, and am in the process of getting a person to fill my spot on a 3bedroom lease. The apartments are nicely done, but they do let a lot of noise through the walls. Maintenance comes pretty quickly when you request service. HOWEVER, the dealings with the leasing office have been AWFUL!! I only had a week and a half to get my replacement tenant applied and approved and they are not in any rush whatsoever, so I think I may be stuck paying rent even when I'm leaving.

Moral of the story: the apartments are nice, but the people you have to deal with to get a place here are freaking clueless and careless
