I have been waiting for over 2 months for GEM to r...

I have been waiting for over 2 months for GEM to resolve an issue. They do not respond to my calls, promises of call backs or responses are ignored, works are booked in then do not go ahead and they general level and knowledge of the staff seems to be non-existent. I have never dealt with some bad companies before but Gem are as far from a professional organisation that I have come across. The fact they seem to hold no recognised property management ISO's or accreditations should tell you all you need to know.

Hands down the worst management company i have ever encountered! Quite happy to take your money but aren't prepared to put in any work to earn it. AVOID AT ALL COSTS! Awful customer service, useless staff, and lies lies and more lies. If i could give a minus rating i would!

Worse management company ever. Poor communication,...

Worse management company ever. Poor communication, up their prices because they miscalculated and then deliver poor service and charge us every year to set up a direct debit which they cancel.

Very poor. Promises that are not delivered. They let their contractors get away with murder and don't have enough staff to do the job properly. If you want a job done properly ask them to pass on your details to the contractors as the problem is rectified. Manage the management company is the outcome.

Avoid buying property managed by this agent . My flat had arson attack it s been over 2 half months they still haven t fixed it , they didn t insure the property to cover tenants they are rude will hang up on you and don t respond to emails . Should be struck off

A newbie to living in a managed block of apartment...

A newbie to living in a managed block of apartments I have felt very helped and supported in getting used to the new environment and in finding my way around. The block itself seems well run and manages carefully and Michelle at Gem has been particularly kind and patient with my many enquiries. Am pleased and grateful.

Anyone writing a five star review about GEM Management is working for the company. They charge us thousands every year to hoover our tiny hallway, while claiming they do so much more. Never seen a penny well spent with them.

Very very poor & beware .! Are rude, produce a/c s which are false as Not audited / regulated so may not give a true financial account. They condone legal lease breaches / restrictions, produce false, in-house & lie in legal reports. They did not carry out a Fire Risk Assessment at my new luxury apartment until I asked to see this legal document & the site failed in many areas & have not addressed these issues. They lie, cheat & don t comply with legal requirements & treat property owners health / safety as a joke. Avoid & change if / when possible.

GEM are possibly the worst estate management I've ...

GEM are possibly the worst estate management I've ever come across. They can't even get their accounts in order every year, so now they are sending out adjustments from 2018. And obviously this is no shock that it works in their favour, so it increased our bill by 50%. I agree the 5 star ratings have a conflict of interest with GEM. I'd avoid at all costs. And if you have them managing your estate, know that you're not alone with their poor service.

My partner had his bike stolen from the communal g...

My partner had his bike stolen from the communal gated car park in a block of flats (Luminosity Court) that is managed by GEM. They refused to look through the CCTV and a member of staff said the cost of looking through the CCTV is not worth the value of your bike . Completely shocking and unprofessional. The police have since closed the case because management are refusing to look through CCTV. No longer keeping his new bike in the car park because of there is zero protection for tenants! Complete waste of maintenance fees for landlords. Avoid if you can.

BEWARE! I would advise against taking on this 'management company' for estate management. They have proven to be highly incompetent and a liability. I have never dealt with a company so inefficient and unprofessional. I will be taking them to court.

I agree with the poor professionalism and communication with customers. Still not clear what happened to the fire and equipment in order to raise my invoice by the 33,6%!!!!! I am about to write a formal complain as nobody explained and no further expenses were discussed in the meeting... They don't even bother returning the phone calls!!!!!

Gem housing have barricaded the gate and hat I need to get into to top up my gas mwter they say that I am not allowed to have access to that gate and I have OSTEO ARTHRITIS IN MY BACK AND BOTH MY KNEES I THINK THEY ARE OIT OF ORDER

I have been dealing with Gem for the last 15 years...

I have been dealing with Gem for the last 15 years and have always found them to be helpful in addressing and dealing with matters brought to their attention. Whilst there have been various changes of personnel during this period of time...the Property Managers soon get a grip of the individual aspects of the property portfolio they have been assigned. Gem have been pro-active and follow-up matters commensurate with the level of urgency given to the matter in-hand. Keeping a finger on the pulse is beneficial to all parties concerned...and Gem are keen to follow this dictum. Our current Property Manager is Michelle Flint who is excellent in addressing and following up matters requiring to be dealt with. Michelle is conscientious and professional in her work ethics, and seeks at all times to deliver those requirements placed upon her by the Directors she has a responsibility for dealing with as their Property Manager. Communication - feedback, and updates are a prime requisite along with having a robust Managing Agent to look after your property portfolio...this is something which Gem has been able to provide.

I have never in my life come across such a poorly run business other than British Telecom!

Google Right To Manage.. you can kick this company to the sides. Trust me this is one thing that this company would scared from. Please please look into this!!!

I am also refusing to pay my service charge, and I have fully documented my reasons why. You too can do the same.

Never fix anything. Leaks, broken windows, damaged cladding., intercoms. You name it. Gem will ignore it. Operate outwith the law. They have levied illegal charges on my account then tried to claw that money out of service charge payments. They have refused to look at a faulty intercom without payment despite many cases in court stating that if they charge a resident for such a service they are responsible to pay for repairs. If you are buying a property and GEM are the management company I recommend not doing so and making it clear GEM are the reason. I am considering selling my flat because they are making life a living hell. Happy to charge extortionate funds for nothing. I am considering taking them on in court about their illegal charges and failure to utilise the service charge funds for anything other than their own gain.

Not deserved for 1 star poorly run business communications rubbish and issue rise by my just ignored completely a located parking and they say who come first its them space what's a shi... management avoid i will move out from them really soon rubbish

The worst property management company. Never resolve any issues... Always bringing up excuses. Avoid using them... Had loads of problems with them. Don't deserve even 1 star.

Thank you for your reply. It doesnt let me reply so editing my review here. I have been speaking to your manager Michell Thomas. She has stopped replying to my emails which is very unethical. Pure negligence towards security of the residents. They don't seem to care enough about it. Not sure in how many times you want to have evidence of your negligence.

Terrible. Keep very clear records of bills you have paid - they've just tried to charge me again for a water bill I paid last year. Have a history of very inefficient administration and never an apology for getting things wrong. Sick of phenomenal amounts to pay because their funds have fallen short of their predictions when half the works they claim are done (in their 'audits') simply aren't. RUN - don't walk...

Gem has looked after the management of Nurseryfields in Sawbridgeworth for a number of years and as a Director of the property, I am really impressed with the response and support received. I am particularly impressed with Michelle Flint who deals with requests in a timely and productive manner.

bad services , the building is very very dirty , band management , the lift does not work every few days , when we make a call and we want to report about lift problems , they do not like to listen to you , . the lift does not work for four years , we had reports about lift problems but they do not have any responsibility about their job !!

By far one of the worst companies i've ever dealt with. Asked for clarification on a invoice as it didnt even state what i was paying for... and just resent the same email "chasing me for payment" avoid using them.

we have problems with Gem services , We have stooped lift , it does not work , we have big problems but they could not do anything , my neighbour is very sick and pregnant , but they said they could not do anything , and it is her problems !!!!!!!!!!!!!!
