Received harassment letters for leaving a pair of muddy boots at the private lobby outside my flat, which according to the surveying biped idiot is a breach fire safety regulations!
When I inquired about the "issue" I spoke with a man with an attitude of a mafia boss's henchman.
If that's a common practice for this company, I wonder how they are still in business.

We pay a premium amount of money for services that are just not delivered or delivered very poorly! Very difficult to make contact as they work in a very outdated way. Dirty carpets, dirty stairs, no window cleaning, no gardening services! What's going on this is disgusting.
How do they pay their workers? Surely no one pays for this service????
We reported broken main door to our building, me and my neighbour as well, we asked our landlords to report it as well as apparently that's the only way if we would like someone to repair it. It's already more than one month when I can hear delivery guys trying to get in, even that intercom lock doesn't work. Sybill Phoenix Close if you would like to check your records. I do not recommend.
This is how it looks when Beddal looks after your back garden. They just chuck loose rubbish into the People's bins instead of using bin bags. Bin man never collects loose rubbish which leads to foxes fiesta at night and maggots Wonderland during warm days. Reported dozen of times but was blaimed and shamed that I dare to write them and report. They also steal babies prams from hallways and give an excuse that babies prams are not allowed in hallways.
AVOID IF YOU CAN!!!

Avoid these jokers at all cost. Rude, condescending. Tried to talk over me when I was trying to explain a point to them (Michelle) and didn't even listen to me and just hung up. Accusing me the tenant for something I didn't even do wrong and when questioned fail to provide details or evidence.
Our letting company looks after over 200 properties and we deal with many management companies. In our opinion C Beddall Management services are the best out there, until you have dealt with the rest of them you won't realise how good they are. So be careful if you change management companies

AVOID AT ALL COSTS! Useless, completely incompetent idiots. I can't believe they are still in business! After years of agony our board of directors finally sacked them and we are very happy with Rynew property services who have taken over.
Michelle has been extremely helpful and responsive on several issues I ve experienced recently as a resident in one of the blocks managed by C Beddall (including an urgent pest control issue) I ve been a resident here for 8+ years and this was the first time contact with maintenance has been required and I was more than satisfied. Keep up the good work Michelle!

This is an excellent management company who sets reasonable and fair rules for the development that has over 100 apartments. I am so pleased they are there as they have ensured the cleanliness of the common parts and made sure the entrance halls are unencumbered with the private belongings of people living there. They have also help me when water flowed from an upstairs apartment into mine.
Service charge increases year on year without any justification of this.
If the current Landlords and property owners would get in touch with me, I would discuss the option of approaching the Freeholder to appoint a different management company or to manage the site/ facilities between ourselves.
I have to say my experience of Beddall has been entirely positive. I've owned a flat for six years in Enfield and they have always been polite, efficient and helpful and the estate is kept in excellent order. Have to speak as I find!
Incompetent would be the nice way to describe this management company.
In April informed them that someone had damaged the security door of the building and also had removed the wiring that connects the intercom (why you would have the wire not encased is beyond me). To date, and we are now in October, nothing has been done.
The stairs were also damaged by someone and no repair has been made. They pass the buck to someone who is apparently always out or busy and basically have no interest in performing their service.
Having seen other reviews on Yell of this company which are all 1 star it is pretty amazing they are in business and haven't been sued.
The hallways are cleaned weekly, the windows are cleaned monthly and the block has been painted. Friendly and helpful customer service provided by Michelle
