Very poor people skills .Not worthy of 1 star Called To list a rental I own . Took my number and a week later I called back after not hearing from them . Wanted to take number again and call me back . Said that already happened with no call back . Basically told how big they are with hundreds of rentals and I was to small to be bothered with (my words) ,. So I will take my 5 rental houses somewhere else .
Kathy is a very nice lady! Very sweet, very helpful. HOWEVER.. If your credit score is below 600, if you have any evictions and you know your previous landlord will NOT give you nothing less than a GREAT landlord reference, save your MONEY AND TIMES and do not apply for these folks!!!
Always dependable, efficient in finding tenants, repair persons, and pleasant. So happy to have had a long relationship with the people at Gates Management. How long now? Thirty plus years, I think. Thirty very good years. John and I have been grateful for this team. Thank you.
DO NOT RENT FROM GATES MANAGEMENT IN HILLSBOROUGH! My family & I have been living inhabitable conditions in their property on Guess Road for 1 year and 6 months. The ceilings constantly leak from roof, use of showers, there is mold expanding throughout the house, mushrooms growing from floor, dead rats, we have gone collectively 3 weeks without heat/air, The water sample from Health Deparment tested positive for both total coliform as well as e. coli, which indicates fecal contamination of the well water. Gates indicated that the home is on a chlorination system, but the bacteriological results indicate that the chlorination is not having the desired effect. We were told to not use the water for anything but flushing until treatment for bacteria is shown to be successful. We had to leave the residents for 4 days while well was treated and were told a new chlorination system would be installed. It took another 3 weeks for the system to be installed and it has not been maintained since installed. Not to mention it took Gates Management 5 months to order water testing after I requested. Also maggots swimming in drain that connects to septic tank because the cap was left off. When reported, they came out 2 weeks later, placed a cap on it leaving maggots in there- no clean out. It took 3 weeks for Gordon Baker to come out and inspect mushrooms growing from wall/floor and when he came he didn't even remove it. We had to remove it ourselves as he just left it. It is blatant there is mold everywhere in the home but I was told I would have to pay $600 for mold test. We have had a vendor from Gates come in the property with a key on me and my daughter without my daughter being descently dressed. He cut hole in laundry room ceiling due to leak that has been ongoing since being in the property and it still remains there after almost 6 weeks. We are down to one bathroom for 12 months now between three people. Both showers leak-1 through laundry room which between the water issues here and leaks has ruined my washer and dryer(it is now rusty and moldy) We have to discard our personal belongings due to growth on them. This home is completely inhabitable. Maintenance that Gates management sends out confirmed that Gordon Baker tells them to just fix the best they can to stop it for now or until they can get next renters in there. I have sent multiple request/letters to them about rent reduction or rent waiver due to the conditions we are living in and nothing being done. I've had to alter my work schedule/ lose time from work to allow maintenance in the house with nothing being done about the issues! Then I receive condescending emails from Gordon Baker that I must continue for 5th day in a row to alter my schedule to allow for repairs but nothing gets repaired. These folks are here no longer than 30 minutes max.
We cannot cook in this property have to deal with leaking water, stinch of stinking smell of mold, dead rat, disgard our personal stuff, health issues, and the consumption of our time dealing with it!
Gordon Baker is property manager but has NEVER inspected repairs supposedly done and then they arise again only a week later and it takes weeks for anything to be attended to.
Gordon Baker will make you feel as if it's your fault that you have to keep reporting same issues and will blame you when Vendor quits after the vendor has blatantly stated that the job is more in depth and someone else will have to fix it because it's beyond his work means. Gordon will send false information to the tentant and tell the vendor to band aid it,
The property was filthy when we moved in, had to replace light fixtures, toilets, breaker sizzling so my husband fixed. So much to list, it goes on and on.
This property is in condemnation condition and I hope they can't continue to place people/families in properties like this.
Very disappointed with Gorden. Left three messages with a return call . Then the property that I was interested in was rented. This all happened in three weeks Then there response was we were busy!!!! Well think about using some other company . Not even a return call after three messages

Extremely upset with my experience with this company. I've been looking for places to live in Hillsborough for awhile. The downtown and the area seems perfect and quiet. Something I've been eager to live in since I moved here 3 years ago. Earlier in the week I was called by one of the staff members to see which properties I was interested I told them the exact ones I wanted to see. He then went on and said since they're occupied properties we would need to schedule for Monday/Friday (Their showing dates). That made complete sense to me, considering I've looked at occupied places in the past. At the end of the conversation he then told me the leasing agent would call me Friday to schedule an appointment. She then called me Friday, I told her exactly which places I wanted to look at again, and we scheduled an appointment for Monday. She did say she would need me to go to the office first to get a copy of our DL and go over renting procedures. This made complete sense to me, another practice I'm familiar with from renting before. I showed up on Monday, at the scheduled time, walked in and the leasing agent again asked me what properties I wanted to see. I assumed she was just double checking, something I always practice with my clients at work. Then, she said neither of them were available to show today, that the tenants had to have 24 hours notice, which I thought would have been done already because I began the scheduling process a week prior. She asked me what other days I would be available this week, and I explained to her this was my only day off. Which she seemed disappointed in. I work a 9-5 job, I don't typically get a day off during the week. She then attempted to call one of the tenants in hope that we could see one of them. No luck. We ended up declining the other property because pets were not allowed. She then said, there was another property in our price range and that they would POTENTIALLY allow an animal, as she said that a future tenant came in from looking at it and said it was great, so we took the key to go check it out. When we arrived at the location, the outside was definitely cute. We then walked in and we're immediately disappointed. The carpets looked like they had been extremely damaged and that there was water damage or rot. The house had a very concerning oder. The kitchen stove was very outdated. The only thing it had going for it was the size and the yard. Overall I'm more concerned with the practice of this company, we had a 30 minute drive to even get into town, followed by an unorganized welcome. If you've been in the business field as long as I have, you expect a certain level of customer service. None of which was met.
