Centrally located , reasonably priced , old world charm make this hotel a good option when visiting this beautiful city. The area north of this hotel on King St. is also undergoing a major revitalization with many newly rehabbed restaurants , bars and shops.

I stayed here in one of the big suites for a wedding I was in last weekend. The suite was nice and very comfortable. It had a big kitchen (well, big for a hotel!) and spacious bathrooms. The bedrooms were big and comfortable, too. There was a big dining area and the living room could have been a little better. There wasn't much comfortable sitting room and the TV was small . The hotel itself is old but very beautiful. The doormen were helpful and the staff was great. We held the wedding reception in the ballroom and we decorated all morning. The staff was in and around all day helping us and were quick to solve our problems.

The hotel has a lot of charm. The rooms are a good size and overall the hotel is in a good location, but is right on the edge of the nice area . Easy access to king street and very walkable area. My biggest complaint is the walls are a little thin, so I could hear outside noises. The bathrooms are also fairly small. The hotel staff was nice and helpful.

The dinner was very good, but I believe we could have had better for the price. I would not go back for the drinks. After dinner, I was excited for the dark chocolate mousse, but there was no dark chocolate in it, so it did not stand up to my expectations.

The is a beautiful, historic hotel right on the main street of Charleston's downtown district. Easy access to shopping and a plethora of restaurants and bars all within walking distance. Staff is friendly and I definitely recommend!

Went to eat at The Swamp Fox Restaurant which is located in The Francis Marion Hotel at 387 King St in Charleston,SC.It was a five star experience from when we checked in and was served by Rachel B.She made a lot suggestions about the food and also what to do and see while there.She was a real sweetheart.Darrell the chef was an excellent cook the food was fantastic and the manager Matt made sure that everything was ok by constantly stopping by to make sure everything was all right.This is a place that I highly recommend.

Room was clean and well stocked. Free Wifi with good connections. Staff was friendly and helpful. The location was excellent and very easy to access shops and restaurants by foot. In addition to being an overnight guest, I also attended a multi day conference at the Francis Marion Hotel and they provided the attendees with amazing amenities. I would definitely stay here again.

The reason to stay here really amou ts to the location along KingStreet and the proximity to rge College of Charleston. While the hotel is elegant, the rooms are a little dated. Bathrooms are VERY small, even in the suite where I stayed. Beds are comfortable but not luxurious. Parking is valet or garage, and is reasonable considering the location . If you find a deal online you will be happy. If you book full price, you will regret not exploring better options.

Stayed here during a long weekend with my wife. Rooms were very nice. Staff was extremely friendly. The bathrooms are a little small but it is a 1920 s hotel. Our Reservation got messed up for the first night but the staff had us moved to the right room quickly the next morning. I blame Covid-19.

Parking is right next door but does cost $18 a day just so you re not surprised. The breakfast you get with your room is way better than anything you would expect. The shrimp and grits are unbelievably good. Having a Starbucks in the hotel was great.

Coming out the main doors and the night time bar scene is to your left. The shopping district is to your right along with the historic district. Go straight ahead and you can catch ferry tours of the bay, fort Sumter tour and the aquarium. Location is perfect.

Really enjoyed our stay here. Staff was cordial and professional, hotel was clean and comfortable. Because it s downtown parking is a pain. Extra $20/day, add $5/day for valet.

Only negative was the 5x5 ft bathroom in our room.

Great location, within walking distance to many restaurants, bars and attractions... and much more affordable than other nearby hotels.

Great, old hotel right on Long Street. The staff was extremely helpful with directions or recommendations. It's just seconds from all the restaurants and attractions of King Street. The wifi could be better, but you're really not going to be in the room that often. The Starbucks downstairs is very convenient and the restaurant attached is great!

My very first 1 star review on Google. I'd rather highlight the places doing the right thing instead of calling out the ones that don't, but in this situation, you were totally egregious. Thank your blatantly lying controller, Mike Abrams, for the 1 star review. Professionalism and honesty goes a long way. Sad because up until now I always loved staying at your hotel. Unbelievable the way this all went down. Thanks for trying to make it look like your mistake was my fault.

My stay was just ok.
The good - the hotel is in a great location in historic Charleston. You are in walking distance to most things. The common areas are beautiful and there is an on-site restaurant, room service & a Starbucks. The staff is friendly.
The bad - My room. I booked a one night stay through an online deal for a "run of the house" room. And boy that it was I received. The room was small, dark, old & stuffy. I had 1 small bed. The bathroom was so tiny I practically had to sit on the toilet to take a shower. There were things in the room that needed to be updated and repaired. I had to sleep with window open because it was like a sweat box and the HVAC was not working properly. I'm sure there are better rooms in the hotel but ours was totally unimpressive. I would not book again unless I knew I would be in a better room.

My husband asked for an upgraded room at check in, as we were staying for 5 nights and I needed a space to move around in easily due to my surgery. The upgraded rooms are so small, you can t walk by each other in the room. The bathroom is so small, they can t put a normal toilet in it. There was an old, worn loveseat in the room, old worn furniture and it was difficult for my husband to navigate, let alone someone who has some limitations. We found this to be more along the lines of a 1 star facility, will not stay here again. They are not customers focused. There are too many other better choices in town.

Roof in the bathroom was leaking. First they switched us to a room with a worse view after assuring us it was equivalent to the first one. Finally they upgraded us to the penthouse. Staff is super friendly and helpful though.

The hotel was beautiful and the desk staff was fantastic. Had a real issue with housekeeping. I've never been treated so poorly, or so rudely. Sunday morning housekeeping knocked on my door to give me fresh towels. I explained that would like to have housekeeping services and I would be out of the room very soon. I got yelled at and berated by the maid. When I return, I discovered that She left me folded up towels that were filthy and full of hair. It appears that she gave me dirty towels and presented them as clean. It was disgusting. She left my garbage can overflowing with garbage. I was actually nervous about what I might find in the bed.

We stayed here last February. The room was very clean and the staff was incredibly helpful. This is a historic hotel. Not everything is completely modern inside so you have to be ready for some of that. The staff is professional and helpful. The bellmen took our bags from the curb and to the room. Remember to tip them. The concierge gave us great advice on where to eat on Sunday morning for brunch. We had an awesome time.

Excellent location, beautiful building. The bathroom is so, so small. Our toilet did not flush well. The configuration of the closet, bathroom, and room doors formed a triangle which forced us to make sure two were closed so we could open the third. The sitting area was awkwardly placed to be able to comfortably use. We were put in a room with 2 fulls instead of the 2 queens that we had booked. However, the staff was exceptional and I'd give this hotel a walk-ability score of 9. This was more important to me and outweighed the issues we had with the room The farmers market across the street was fabulous as was the variety of shops and eateries in the immediate vicinity.

The owner of this establishment asked me to not walk my dog by his hotel. Apparently he thinks he owns the public walkways. Everyone reading this should go to any other hotel. Like seriously, even the holiday inn would be better.

Stayed in the Mark Clark Presidential Suite which was wonderful! It has a large kitchen, huge dining room, large bedrooms and gorgeous view. The service at the hotel was wonderful, and the location is ideal for downtown Charleston. Perfection!

Rooms were small but will appointed and very comfortable. Meetings spaces were great. Fantastic location..... A short walk from some of the best restaurants in Charleston. I recommend eating at Halls Chophouse and Darlings Oyster Bar.

The bed was very comfortable and the valet service staff were super awesome. I did not like a few customer service experiences in the restaurant and at the front desk. Me and my family wanted to sit in the restaurant because other guest were in there and were told we could not because the kitchen was closing in a few minutes. We decided to walk over to the lobby and sit down. I had to call the front desk twice to have my room clean because house keeping never showed up. Did not get clean sheets and towels until 5:30 pm and we did not have any signs on the door. My husband wanted some coffee while we were downstairs and the front desk staff said they did not have any coffee. Thanks room 1124 on 12-31 thru 1-2. Bill was $700.74 . Please tell Katlyn or Katerin in the valet service she is awesome.

You've been upgraded to a suite! Sweet! Those were the pleasant first words we heard upon our arrival to the hotel. I'm guessing it's because we are on our 5th wedding anniversary. I recommend the suite if possible. 4th floor and we are overlooking the park, the city, and the bridge. Too fun. The bed is fluffy and very comfortable. Thanks a million.

I stayed at the Francis Marion in the Mark Clark Suite for a friend's birthday. Everything was perfect! We had a blast. The service, suite, view, and parking were all excellent. The suite has 2 bedrooms, 2 full bathrooms, a dining, room, a living room and a full kitchen. The view has to be one of the best in Charleston. The location couldn't have been any better. We parked and never got into the car again until we were ready to leave. There are tons of restuarants, bars, and shops all within walking distance. We had a wonderful, fresh and local breakfast at the Farmer's Market right across the street.

This hotel is too pricey at $400 per night for the poor conditions of the rooms. I stayed there for a friend's wedding and it's the only reason I did not leave and check in to the Belmond! I see the managers responding to posts like mine saying that it's an historic hotel. Using the fact that it's an historic building does not excuse lack of maintenance and house keeping (i.e. loose door handles, chipped paint, stale smelling carpet to name a few). I will never stay at this hotel again and would not recommend it to anyone else! Total rip off for the money even if you like historic charm! On a positive note great location but again the Belmond is around the corner which is where I will stay when I return.

The Gold Room, where the conference was held, was was a very tasteful space with great acoustic perfect for large groups. The meals and snacks provided was wonderful with a wide variety for people to select from.
