It takes a lot for me to take the time to find a place to write a review about a company. However, this is absolutely necessary. For this company to own half of downtown Silver Spring I really think they intentionally short change their residential properties but not their commercial properties. They do not properly train their leasing staff, no one is professional, assistant managers are just as ignorant. Property Managers are NEVER on the property and you would think if I have had the same complaint for months that they would contact outside help. Maintenance tries so hard to do their job but they often times also arent well trained in the field. They never fix problems they simply cover the problems up. I took pictures of the mold inside my bathroom before they came and painted over it and have an appointment coming soon. Should my repeated sickness this summer come from the mold that they did not correct I will happily be suing. I am at my wits end and I wish my real estate agent had been able to find a home i loved before i had to resign my lease. Foulger Pratt has the most incompetent staff both on property and in corporate and its sad because their commercial side is booming. They have pitbulls on the property and homes are often being broken into which shows security isnt doing their job. I hate this company and so many residents agree to the point we have started circulating a petition. We have documents and copies of when maintenance came, how many tickets have been put in etc. We are rightfully taking the right steps to force this company to do better. I am ready. Even though I will be leaving soon I would hate for a family with children or elderly to have to experience what myself and my neighbors have. I am so thankful that I like the majority of my neighbors but im saddened that they are elderly and have to experience the crap that is Foulger Pratt Management

Foulger Pratt took over the management of the building I live in, Monument Village and since then it as been a nightmare living there. The customer service is lacking. The property manager has no customer service for someone meant to be dealing with people. I have more than a few packages gone missing from the front of the building because Amazon cannot get in to deliver them. The new residences that moved in leave out there trash in the hall ways for days. There is now dog poop in the garage and inside the building on the stairs! The way in which they handled the amenities during Covid is awful, people like me that work during the day aren t able to assess them because we get home when they are closed. Someone was giving swimming lessons in the pool of the building and the rest of us could not get in. On Sundays when I am off, all the amenities are closed. When you do raise these concerns management will rudely let you know that you pay almost $2000 in rent but that doesn t cover the amenities those are from the kindness of the management teams heart that they let residents use it! The break ins have increased and I guess the cameras do not work because the person wasn t caught, yet we still pay for parking that is unsafe. Trying to get ahold of there head office is next to impossible. Worst management company and by far the worst customer service. If you are going to spend this much on rent please don t waste it on this company they will gladly take your rent and do nothing about your problems.

This review is for Core Apartment in Silver Spring managed by Foulger Pratt.

Good location, new/modern building, lousiest management and here is why,

The garage door has been broken and is open all day and night since early July if not earlier and there is no security to the point that our car was towed from our paid spot. The elevator buttons have fallen off forever and you have to guesstimate what to push. Today, someone, a frustrated resident perhaps, had labeled the buttons with tape which is quite embracing for a modern building like this. Grill was out of gas on a long weekend where we couldn t even roast a few corns. Coffee area is constantly out of cups and supplies and their excuse is promoting green living. The front door does not shut properly and has been like that forever.The concierge is non-existent. Some of the staff have really bad attitude and have no sense of customer service, they don t even smile when pass by. Overall our experience has been awful and I don t recommend this building or any other managed by Foulger Pratt to anyone. We have reached out 2 months ago to the management and Foulger Pratt #foulgerpratt management, where they listened, promised, empathized, and pretended they care but absolutely no follow up whatsoever. We pay a lot for this place and expect to get the basics at a minimum. There are a lot of good options around, don t fall in this trap, see the pictures and decide for yourself.

I am a resident ofThe Perry's one of Foulger-Pratt properties in Park Potomac. The company has raised our rents 9% this year ( Montgomery County recommendation for rent increase in 2018 is max 3.1%). I have send numerous emails to the company and have not yet heard back.
