Compared to other choices in the immediate area this is one of last places I like to stay. I travel to KC often so I've stayed in each hotel at least a handful of times. The indoor courtyard here makes this a noisy place to stay. The rooms are smaller and less accommodating than those in the area. And most important to me, the rooms are never clean. Dust in the vents, mildew in the shower, moldy caulking, smelly pillows - this place just feels run down and sad.

I have have stayed at other Embassy Suites and have had great experiences , but this experience was by far horrible..Room was dirty, stains on furniture,carpet was coming up from floor, toilet wouldn't flush right, and they charge you to park, so we checked right back out.. Solid choice for Overland Park. Hotel is dated, but clean (like many Embassy Suites). I enjoy the extra space of having a separate living area and bedroom, especially when equally priced compared to the Marriott just down the road. I don't take advantage of the free happy hour and breakfast all the time, but definitely a nice perk. Fitness center is large enough, as is the indoor pool and hot tub. Overall it's a quite hotel close to my office, and on fair weather days I enjoy the easy 1.6 mile walk to the office.

Fine place, however, room had a bunch of tiny ants that kept showing up. The hotel did give me extra points, but you just don't expect a bunch of tiny ants. I've stayed at this hotel before and it was fine so I'm sure it's an isolated situation. 2nd floor room on the corner by trees. Maybe that's why. I would definitely still stay here.

The bathroom door wouldn't shut. Not a problem for hubby and I but then had family visit and door wouldn't shut.
Worse thing was ants especially on bathroom floor however also in our bed. My husband talked to management and received $75 off bill . I think the rooms need remodeling. They just aren't what one would expect for price.

First of all, they charge you $7 to SELF park your car, which is completely ridiculous. There are hotels right across the street that are in better condition that don't charge a parking fee and it's an open lot, it's not a garage or even covered parking. Then we ordered room service and were told it would be 20 minutes. After over an hour we finally received our food, which was now cold AND we did not receive silverware or ketchup for the burger we ordered specifically with "ketchup only." I went downstairs to the bar to ask for silverware and ketchup, as the restaurant was now closed, but the bartender told me in a snotty tone I'd have to go have someone in the (closed) restaurant help me with that. I went back at his advice but still found nobody to assist me, so I returned to the bar where he even more rudely told me, "Yeah, you're just gonna have to walk around the corner to the back (the employees only kitchen) and yell for someone. Um, really?! That's your level of customer service? Not, "let me call someone for you" or "let me try to get a hold of someone" just tell me to go to the back and yell?? Finally, I managed to yell loud enough to get my silverware and ketchup and returned to my room to eat my cold food where I found out that the cable didn't work, awesome. When I finally laid down to go to sleep, I slept horrible because the pillows were like the equivalent of laying my head on a balled up pile of t-shirts, lumpy and hard. I woke up with a sore neck the next morning and went down for breakfast to find that all of the juices had run out, so I drank water. All-in-all, one of the worst hotel experiences in my 40 years of life. I actually love Embassy Suites but I would NEVER return to this location, or recommend it, ever.

So-so experience for an embassy suites. Gets most of the basics okay - first room they gave me had an ozone machine running in the middle of the room. That s not a good sign. I ended up in an east side room which - be warned - meant a wake up by the very very very loud trash pickup trucks emptying the trash/dumpsters with heavy mechanical arms at just before 4:00 AM! Totally awful way to wake up!

I'm a faithful Hilton brands customer and I love my HHonors experiences, but have say that I add up the pluses and minuses of this location to come out neutral. I've stayed there 3 weeks so far this year.

The pluses:
The staff ranged from good to great, with special compliments to the late night desk staff- they were the factor that made up all of the points lost below; the right people in the front house can make up for almost anything.
The location is good for the OP business area, especially for Sprint. Perfect distance from the highway- close enough for convenience but far enough to avoid noise.
Several small, but nice things like good parking, little to no wait for elevator, even at 8:00 a.m.

On the down side:
The building is showing some age;
The room decor is atrocious- the worst of 60 s institutional; Some of the furniture was visibly chipped and worn as well as visible wear on the carpets;
The management doesn't seem let the front house staff give an inch beyond what the policy says they have to. (My best example that charging a silver tier HHonors (former gold/diamond) a daily fee for internet access on a 3 week stay- It seemed more like gouging than guest service to me.)

And to echo one review above, is a towel bar too much to ask for?

I cant beleive no one has mentioned this but the a/c in the rooms are horrible very warm very uncomfortable. Hotel is in need of some tlc. Wont be back alot of other placed better than this dont waste your money

My parents enjoy staying at the Embassy Suites when they come to town. A new addition my mom loved were new topping choices for her oatmeal at breakfast. UPDATE: They are now charging for overnight parking, which is something you don't usually have in this suburban area.

My room was clean, spacious, and ready when I arrived. However you can tell it's a little older and could use some renovations. For example, almost all furniture either had missing paint or veneer, the wall sconces were crooked, the shower had some mildew visible in the grout, and the couch and chair looked like they were straight out of the 70s.
Overall though it was a pleasant stay with friendly staff.

The TV is a cheapo LG something like 24 inch... you have to turn it up to 83/100 to hear it over the fan.

The fan (a/c) isn't cold at all. I've got it set at 62 and it is hot as piss in here. Speaking of piss... the lamps and even phone were supposed to be white, but have sat in here so many decades that they are now yellow.

We tried to escape the room and go relax in the hot tub... but it turns out the hot tub is in a bright room with the pool... and there were a ton of ppl with little kids in there (after 11pm)

This place is ghetto AF. I would expect to pay about 100 bucks a night for this garbage.

While this is an older style hotel with an open dinning area in the center of the hotel and several floors up with all rooms having views of the middle over railing and a window to the outside, this hotel is still very nice. Clean room great staff all was in order and we'll maintained. Even the water was super hot and just wonderful. Definitely hope to make it back.

The hotel seemed nice and clean, but I got stuck in a weird corner room, oddly shaped and very small (definitely not a suite like most I've had at Embassy properties). The TV was on the wall to the left of the bed, making comfortable viewing impossible, and the room heater came on frequently in the night, each time starting with a sound like a door slamming and then gearing up to sound like a leaf blower. Not exaggerating. The check-in clerk was very nice and everything else was fine, but the room was kind of the pits.

Stayed here when in town for a business meeting in Overland Park. Very comfortable room and a nice full breakfast offering. Close to other food establishments and right off of interstate 435.
