This company is a small scale operation with staff that is friendly. I'm a mortgage broker and use village Capital to refinance my mortgage. Went smoothly but there was a timing issue which got resolve. So no complaints. Every time I call they know where to send and are friendly. People who were commenting negatively really don't understand much about the mortgage industry and should be more understanding of local small business mortgage company. I would say in dovenmuehle defensive, I love talking to people in IL, USA other than idiot call center people from overseas like the big banks give you. So dovenmuehle stay strong and keep serving customers well!

They changed the appraised amount of my house so it added in PMI. And because I was in a hurry at closing I'm now being screwed on PMI. Not only that, my house now looks like it's worth less when I've put 30000$ in to it since then!! Refinancing this week and don't care the terms!!!

I would give no stars except for the nice customer service people. After 17 years of living in a home with no flood insurance. my mortgage was sold to DMI and they put me in the high risk flood zone. After months of doing a survey and forwarding all the certified documentation, showing I was never in a flood zone, from 2001,2003 ( when we built the house) and the maps on FEMA hadnt changed since 2009. My survey was this year 2020. I have all the proof I was never in a flood zone and they REFUSE to refund my 3k they took out of my escrow and still today for the 3rd month are charging me almost triple my mortgage every month for flood insurance I never needed. It may have started as a mistake but now I amd considering it stealing. When I spoke with FEMA they said My LOMA letter showing OUT AS SHOWN proved I was never in the flood zone. That it overrides any documentation they had when they hired a private company. Her words from FEMA- "I don't understand why they would not return your money to you . I can see here you were never in a flood zone". This is what they do. Do not go through any OLD Second National Banks as well. They are the ones who sold it to them. I didn't have a choice. wait times are now over an hour to ge through.

Dovenmuehle Misinforms, Miscommunicates and Keeps Raising Prices

I am no genius but the people that work at this place have no idea how to do their jobs, they dont introduce themselves on the phone to hide their zero sense of knowledge and capability. Every person I spoke to was absolutely useless. Their employees place you on hold forever to find out basic information. I mailed them two documents. It takes a Dovenmuehle Mortgage representative minutes just to find out if they received them in the mail. If you want to file a homestead exemption then good luck. You are in bad hands with fingers missing. I would give zero stars if I could.

I had no problems until I refinanced, as soon as they no longer service your loan you can expect poor service and unwarranted "delinquent account alerts" and daily mail hounding you about debt collection. They are too ignorant to realize that the loan has been paid off, despite calling in and checking online that my balance was paid off prior to any late deadlines. When I finally lost it and called in to dispute the delinquent hit on my credit report, I was sent from Debt collections who couldn't help me and transferred me to customer service who couldn't help me who sent me back to debt collections. After berating the employee and telling her to stop trying to grab info about me as I don't owe them any money, in fact they owe me my impound account refund, she told me that they did not report my account delinquent........I guess it was another company named Dovenmuehle Mortgage, common name. When I asked about the ETA of me impound account refund, she said she couldn't access that and tried to transfer me to customer service.........after berating her some more she miraculously used the computer in front of her and was able to find the information.......Slow clap.........45 minutes later I hung up and had to file claims with relevant credit bureaus. Seeing all the other reviews it appears Dovenmuehle does not care about their customers, their reputation or the quality of employees they hire.

I sold my property back in May of 2017, they mailed my escrow check to address of the property I just sold. I have been trying since to get that check reissued to me, they customer service ignored the majority of my inquiries, when they did respond they kept adding hoops for me to jump through. Finally tonight as I sent yet another communication to verify that they were all set they informed me they hadn t received all the information despite the fact I had sent it to them on April 5, 2018 at 9:49 AM which I had sent after a lengthy discussion with Diane from their customer service she assured me that this communication would be all left for me to do. Again more hoops to jump through. I called again tonight they played dumb and said I still needed to do more. I don t know who the regulatory agency is that they are accountable to but they need to investigate, their actions are unethical and in my opinion boarderline criminal. If you can avoid doing business with them do. Highly frustrated with this organization.

UPDATE: My mortgage has been transferred away from Dovenmuehle! Could not be happier that my request has been honored. Infact the community bank that had my loan is taking steps to remove this company as a mortgage servicer! BRAVO.. A WIN FOR THE CONSUMER!

Before you sign your loan or refi, ask if your mortgage lender or bank white labels with Dovenmuehle. If they do RUN AWAY and get your loan elsewhere. Not worth the hassles. Never apply payments on a timely basis to your account, misapply principal payments and always blame the loan holder for their error. They take no responsibility for their errors and take 5 full business days to re-apply funds they have mishandled. Asking for a manager only amplifies their level of belligerent customer service. I've already called my bank to beg them to sell my mortgage to another institution such that I might rid myself of dealing with this incredibly rude incompetent white label mortgage servicer. Absolutely Appalling service.

The MOST HORRENDOUS mortgage company to deal with. We've been waiting on funds that are in an escrow account to pay off contractors for over 2 months and counting. I've tried speaking to a manager 3 times only to be forwarded to a voicemail. This place is a joke that will sit on your money, lie to you daily, and push you to your limits. This place doesn't deserve one star. Every lousy rating, every rant and rave, every bit of awful is what this place is. Run. Grab your money and run. As fast and as far away as possible.

They have botched my escrow amount and when I call to clarify and get it resolved the first customer service rep just talked over me and didn t even give me a chance to walk through the math with her. When I called back today (after waiting 20 minutes to get a human) the rep said she had to get an escrow specialist on the line to help. I said, but I already waited 20 minutes to talk to you. She said No problem sir, I ll be waiting on the call with you until the speciality comes on the line. Two minutes into the hold and she disconnects and I get fed into their end-of-call customer review system. Don t mind if I do, Highly Unsatisfied across the board. Additionally, it s been 10 minutes and she hasn t tried to call back from her accidental disconnect, though she verified my phone number during the call.

I purchased my first ever home in 2017. After finding out Dovenhuele was the lender, I was terrified after I saw the reviews -- completely terrified. This was only further proven when my mom - who's been a closing officer, mortgage broker, and realtor -- had to step in to get them to correct mistakes and once even threw the bull**** flag on something they tried to do before closing. They reported the mortgage twice to the credit bureaus -- identical loans -- and then made me jump through hoops to get them to correct it.

When I first started making payments, I was making payments every 2 weeks. I had no idea this was not allowed. It very well could have been in the small print that so that is possible. However, when I realized there was a problem, I called and the customer service rep (CSR) was a bit nasty in her tone. She could have easily explained it to me in a professional and respectful tone.

I contacted them a second time to address my contact information. I put my father on the mortgage to help him get free good credit but I am the one making the payments and everything. I still live out of the country (and they knew this) and basically told me they weren't going to update contact information. I found this surprising.

Lastly, during this COVID19 pandemic, I wrote to Dovenmuehle. I told them I was able to make my monthly payments. However, I have friends and family struggling. I asked if I could defer a few months so I can assist them believing it was a very reasonable. I returned a call (voicemail message left) and the first CSR sounded like she hated her job. Nothing she said was inappropriate but you could sense the tone. She transferred me to hardship department dealing with COVID -- and what a difference in CSR attitude. The CSR was very polite, listened to my question, and said it was a very reasonable request. However, Dovenmuele was only basically only doing modifications or programs where any deferred payments would have to be lump sum paid in full in a few months. This obviously was not a reasonable solution and she said to check back in later to see if they have a simple deferment program then. But I totally appreciated her customer service skills.

So basically, it's been a mixed bag. I can log in and see my account. It's a mixed bag of what you get -- either someone who does their job professionally or someone you can tell hates their job. I get that customers can be mean and bad and rude -- but don't assume all your customers are like that.

My advise is to offer a deferment program so people who can help others can during hard times. At this time, as interest rates drop and I have equity in my home, I am actively looking at refinancing with another bank to a better rate and with a better track record on customer service. I am a man of loyalty -- treat me right and I stay/come back. But if any business doesn't care about me then why should give that company my business. I am quite sure there are companies that would appreciate business and free advertising via word of mouth.

I wish I could give negative stars. Terrible customer service, unfriendly website, complicated process to change anything. CSR not helpful. I had Dovenmuehle Mortage (DM) as a loan servicer years ago and they were a disaster then too. RUN AWAY if you can. I've bought and sold many houses over the years and never had issues like I did with DM. And this is my second go-around with them. I used a mortgage broker who sold my loan to DM. I should have asked who the broker might sell the loan too. The few people below who gave more than one star (lowest you can give) must be using another Dovenmuehle. I've never had such bad customer service.

Horrible customer service when u can get a hold of somebody. Worst bank to deal with. My mother has been trying to get the joint person of the deed/ mortgage for over 8 months now and can t get this resolved. It doesn t take this long sign with any other bank. Stay away from this bank!!!!

I too was wondering why the reviews are so bad. Whenever I have questions I do have to go through the prompts to get a live person. When I do get a live person they were knowledgeable, answered my questions properly and personable. I do have to note I have never been late, pay my insurance and taxes through escrow. The interest rate is very good.

I overpaid my monthly premium, I called customer service immediately and asked to have it returned. I was told it was my credit union's problem. A rep from my CU and I called them back and read their own regulations to them showing it was their responsibility. We were told that after the money posted I would receive a refund check in 5-10 business days. I emailed the company on day 9 telling them I had not received the check. No reply. On day 14 I called and found out on the automated info line that the money would be applied to the next month's premium. They needed to have provided me with that option during the first customer service call. As it is, I was relying on that check to pay a medical bill and because I didn't get it as expected, the bill did not get paid on time. Their negligence cost me money and a great deal of stress. I do not recommend taking your mortgage with this company.

Well the reviews speak for themselves. What an awful company to get a mortgage with. It s very sad folks here cannot figure out common sense and customer service. Even just one of the two would be nice. I wish our government would tax this company out of existence. They do not belong in America, and are the opposite of the American dream, this company is the literal definition of the American nightmare. What a disappointment to all of the Board of Directors, all of the owners, and most sad of all the children of the owners who inherit the disgust the American people have for them. We will see you around town, and have all of your addresses as you have ours, freedom of information. People it s time to let these folks to receive that which they serve.

Their website is even worse, and constantly messed up my account information causing my payments to be returned resulting in my credit being negatively impacted. I applied to be a procedure writer for Dovenmuehle. I got a call from a woman in HR on August 15th. We talked briefly about what the job would entail, how much I would be paid and why I'm interested in the position. Everything seemed fine so far. She said she needed to "check with another department" before she could set up my interview, even though she claimed she was from HR. She said she'd email me once she had all the info. I never received an email yesterday.

August 16th I got a call from her at 1:50pm. I was in my current job so I couldn't check the call until later. She claimed she had set up an interview time. She said tomorrow at 8am. I could barely believe this because that's earlier than I've ever had an interview, and every other time I've interviewed the potential employer checks with you AT LEAST ONCE before you book the slot. Even so, I was still interested and willing to interview.

I called her number back and she was not available. I left her a voicemail. I called the first number she had called me at. I reached a different woman who asked me which department I was looking for. I explained my situation and shared the HR woman had not emailed me yesterday OR today. She said, "Okay, hang on one moment." I was on hold for about 2 minutes, and then she hung up on me.

That is the most unprofessional experience I have ever sat through from any business, ever. Any company worth value would not treat anyone that way, regardless of being a client or not.

Every question & request has been answered professionally and in writing. We love all the responsive communication portals (Chat, phone, text & mail) and especially how nice the staff has been.

Extremely disappointed by the lack of customer service. I have had an issue with a 'missing' payment for almost two months, with no resolution. I never receive any valuable information when I call and it does not seem they are working to even assist me. I have been extremely inconvenienced and have never experienced such a disregard for a customer's concerns. Terrible experience!

If you're reading this review it's probably just because your stuck with them too because your loan was sold to them so this will serve no purpose but to commiserate with you. This company sucks. They're intentionally difficult to work with. I've lost around $2000 just trying to remove the PMI from my mortgage. They intentionally make the process difficult to draw things out as long as possible as well as withholding information from you. I'll probably be doing business with them for the next 12 years and I will loathe every moment of it.

Either you want my payment or you don t - it s YOUR website that won t accept it, why should I pay a convenience fee there s nothing convenient about this process. Basically, my husband burned down the condo which is in both of our names, and I havent even lived there for a whole year. The creditors have still been calling and harrassing me asking for payments even though am legally disabled and unable to work. This company has caused me so much frustration and grief and has taken so much of my time. I filled out the mortgage assistance application and did the whole process and spent hours on the phone having to explain my situation over and over to each new person, only to finally be told that they still want me to make the payments, but they are not going to offer me assistance because the condo burned down and is no longer existent. Just spoke with Danny Martinez who is the supervisor currently on duty, in regard to my loan. We just had our loan bought out by Dovenmuehle. I still haven t received a statement and no one can even give me a loan number. He told me there s nothing he can do and was not helpful at all. Basically said to send a written letter and that I would have a 60 day grace period to make my payment, which I was trying to make today. I was told at the time of my refinance that my loan would not be bought out and it was by Dovenmuehle. I have requested my loan be transferred to the original company I refinanced with but was informed by Danny that it went higher up than him and he couldn t do anything. When I asked to speak to those that were higher up that could do something, he refused to transfer me to anyone else. Terrible customer service.

my mortgage was transferred to dovenmuehle from another lender. DM was unable to accept my first months payment because I wasn't set up yet. I tried 13 days after my initial payment was due and was still unable to make a payment. Certainly hope I can make a payment in the future and that this company does not destroy my credit.

They don't have a website it's fake when you go to. They have terrible customer service and can't tell you a thing about your mortgage or how to access details of it. They basically hold your mortgage hostage in demand you pay higher rates without justifying where their getting the higher rate for your monthly mortgage payment

I guess people only write reviews when they're upset. Our mortgage just got sold to this company. I called them and picked up almost immediately, very nice and respectful on the phone. Online is super easy to use to set up regular payments.

The only thing I was disappointed in was that they could not change my payment into bi-weekly payments. But we worked around that. Overall good experience.

Would love to give less than one star. And unfortunately I have mortgages on two houses serviced by this company. I have probably put 10 to 15 hours per month into managing payment of a mortgage that has been on autopay for years. They keep taking extra payments, misapplying funds, putting forced insurance on the account even though we have sent proof of insurance 3 times. I used to love my bank South State, but since they went with this servicing company I will not do any additional business with them. Dovenmuehle is either inept or fiducially irresponsible in the handling of my loan. Companies like this are why the banking commission and CFPB exists.

Loss Draft is absolutely incompetent. For a month we ask them to send a check with OUR MONEY so we can pay our contractor. They tell us it will be ready in 2 days. Then 2 more days. Then 2 more days, until a while month goes by.

Finally, they tell us they have ordered the check, and it's supposed to go out in 2 days. I asked if they could expedite the check in any way, and they told me to email them a pre-paid shipping label, and they would use it to sent the check.

I buy a $60 shipping label, email to them, and immediately call them to make sure it gets added to our account. It does. 2 days later I call to verify that there check has gone out. They tell me it will be 2 days. I call back in 2 days, and they tell me it hasn't gone out yet. I call the next day, and they tell me it went out 2 days earlier via first class mail, NOT with the $60 shipping label I provided.

The only positive thing I can say is they answer the phone EVERY TIME within 30 second.

This corporation doesn t provide holiday bonuses for employees, tends to loose real value/time data/figures for reporting purposes and gets fined by FNMA due to LM denials that occur too frequently in their LM department. Continuous and extensive OT is pushed onto employees with no gratitude, higher up employees receive specialized treatment more so than the rest of the workers, insurance premiums are higher than average and lastly pay structure/salaries are far below industry standard. This corporation is for its self only and not for its workers by any means. Their clients also are treated unfairly and often deceived.

To share insight.. this company truly has the worst CUSTOMER SERVICE, HORRIBLE RESPONSE/HOLD TIMES EVERY. SINGLE. TIME YOU CALL! NO ONE, I MEAN NO ONE can seem to do their job. Requesting payments for my customers homeowners insurance in a timely manor (60 days in advance) is so beyond painful! I wait for hours on the line, get transferred from rep to rep, request payments be disbursed and the representatives have no idea how to do so, promise you over an night payment (because they hadn't disbursed it prior) and then they fall short AGAIN! So, Beware ALL the way around.. DO NOT DO BUSINESS WITH THIS COMPANY IF YOU CAN AVOID DOING SO!! Save yourself the time and headache!

We mailed in our mortgage payment in the envelope provided with our statement. It had not been processed 2 weeks later. Called customer service, we were on hold 1 hour and 23 minutes! The payment could not be located. We are denied on line access, we asked for automatic payments for future payments. Customer service could not do that either. Phone payment was suggested, with a fee of $11.50. Had to call back for that option, and was put on hold again. We are still trying to make our payment. Customer service is very poor with this mortgage company! Would not recommend this company to anyone!

After 8 phone calls, each averaging 20-30 minutes, one lasted over an hour, I still did not have my escrow set up correctly. I had no choice but to just cancel the escrow and do the escrow myself. I did not get my mortgage through Dovenmuehle, they bought it from my original company. So as I was trying to get rid of my PMI I was also dealing with no have a escrow account. At times this seemed intentional.

If I could give this company a negative star rating--I would. This is a completely incompetent, third-rate company. I have called once a week for 8 weeks now regarding setup of auto payments and heard a different story every time. The issue is still unresolved. And let me guess...it probably will stay that way. Very scary when I am stuck with this company servicing my mortgage loan. I don't trust them to do anything. The Better Business Bureau will be hearing about this company from me.

No. No. No. I was really satisfied with Movement Mortgage who sold my loan to this outfit. I have been so frustrated and angry. They are holding 1000's of $ in the escrow account after my taxes were reduced based on "Save our Homes" law in FL.

If you tell them that you are going to record the phone conversation that they are recording, they tell you that they will hang up, and will not permit the conversation to be recorded on the customer end. If you tell them that you don't want them to record it, they say that they have to hang up.

They tell me that it's in the mail, but then say there was some IT problem and maybe it didn't get sent. If you send them a letter, they will have no record of receiving it. You need to use registered mail with signature confirmation, or they won't get it.

This is really really bad. I once got a response that said "We will respond to your inquiry within the time period required by law." This is really really bad.

They claim they did a review of their file and mine did not have a form about my bankruptcy. My house was never part of the bankruptcy and they bought my loan. I have called and can never get a satisfactory answer. I cannot access my loan on line. Also, I have never missed a payment. In these times you would think, someone there would make making a payment easier. Left a message four days ago, still waiting for a call back. The young lady said all she could do was take a message.

I lost my job in March due to COVID and applied for assistance on their site. I didn t know what kind of assistance it would be at the time but applied to see what someone came back with. Well they didn t come back with anything accept a letter that said I was in debt with them and needed to pay. I was 100% up to date with payments... never heard back from anyone for months.. wrote 7 times on the messaging center and couldn t get through on the phone. I finally did one day and the girl said all they were offering was forbearance, of course I didn t want this but at least I wanted paperwork (which she said I would receive and could then decide) to see the terms and payment breakdowns and stuff. NOPE never got it. I got a letter saying they needed 15 more says to gather info. Well just got a call now on July 10th saying my forbearance period is expiring (which is typically 3 months) and did I want to opt out now. Excuse me!? When was I enrolled? When did I receive anything on this?? When did I accept this?? She did notice I was up to date with payments... why would I be up to date with payments if I was in forbearance. Which by the way is absolutely no help and I never would have accepted forbearance. Awful....

They implement programs that make it difficult to make your payments if you fall behind. The newest one, telling me to make my payments online but locking me out during the ciovid 19 crisis. They don t tell you your locked out. There is a system where a 6 digit code is sent to your email. After months of not getting the code to log in I called to make sure they had the correct email. They said it may take up to 2 hours. I waited and called back. I had to specifically ask if I was locked out and the representative said yes. I asked her why, during a world pandemic, would you have a policy to make it difficult for your client to payments. She stated I m sorry you feel that way.

Others policies are to cut you off from accepting checks or debit over the phone. Required certified check though snail mail and then not apply them for months.

Their horrible system somehow flagged that I didn't have insurance for certain number of days and took the money out of my escrow account. This whole company from Customer Service to Loss Mitigation, to the leadership are horrible at their job.
A lien in someone else's name was put against my property and they do not seem to know how to fix this. Was not me and not my name so why would they allow this to be placed on my mortgage loan? They have admitted their mistake but no one in their company seems to be willing to fix this.
I have received other borrowers information sent to me that shows very personal information that I should have never been sent.
They do not communicate between departments. I get a call from one department then another and they have no idea what is going on.
Any home buyer should make sure they are not moved or sold to the company. If you are make sure you find another to move to as soon as possible.
Harassment should be in their company information so you know this is what you will get.
My mortgage should never have had this problem but because of incompetency and ignorance I am now having to try to fix their mistake even though they have said it was their error and they should correct it. I got no communication when this happened over 6 month ago. They did not even verify the information before accepting the wrong information. Now I am looking at this on my credit report and I did nothing wrong.

This is the worst mortgage company I have ever dealt with. We applied additional principle almost 6 months ago so that the PMI could come off, and they are giving us the run-around on getting this done. They won't give answers or any help. We did not choose to work with this company; our mortgage was sold to them within a few weeks after we closed on our house. Now we feel trapped. They are awful. They can't even provide previous mortgage statements online, all they say is "we already provided them in the mail". In order to get mortgage statements, you have to wait 3 business days to have them fax it to you. So embarrassing. On top of them, you can't access statements online.

If I could give less than 1 star, I would. Absolutely terrible customer service. Two years ago, they just flat out forgot to pay my property taxes from my escrow account, so that was great. They were not apologetic for the inconvenience and a pain to work with getting that resolved. I finally refinanced and got AWAY from them... however, its been a month and they still haven t sent my escrow check balance to me still... I finally called today, and was on hold for 45 minutes only to have a VERY unhelpful representative tell me that she would be transferring me AGAIN and it would be only a short wait its now been ANOTHER HOUR AND I AM STILL ON HOLD. My mortgage was transferred to Dovenmuehle 2 months ago, and from the beginning our principal balance and escrow balance were incorrect, and Dovenmuehle kept billing me for the previous month's mortgage which I had paid to the previous mortgage lender- prior to the switch! I spent hours on the phone with Dovenmuehle and the previous mortgage company trying to straighten it out but they refused to talk to each other. Finally Dovenmuehle said they would request documents from the previous mortgage company to look into it. That was supposed to take 3 weeks. I gave Dovenmuehle a month and a half to receive and look into said documents, and it's still not right. I called again today and the supervisor I talked to didn't listen to a word I said, but kept talking over me to tell me they'd requested documents and they'd already made adjustments. Meanwhile my escrow account is still short almost $400 2 months later.

I've had nothing but horrible experiences with this company. If I could choose 0 stars, I would. Wait times are outrageous and when you finally do get someone on the phone, they essentially tell you there's nothing they can do. If you try to do anything online, it's a joke their website is extremely outdated. There have been issues with my automatic payments coming out early (which has never happened to be anywhere before). Issues with my mortgage payment increasing due to an estimation of my square footage (instead of using what it actually was). Be sure to check your own and make sure it's correct. Thankfully, they did refund me, but it was a nightmare and hours on the phone trying to get it back. I went through and refinanced and wanted another company, but it wasn't possible. They weren't supposed to take out a payment because my loan was paid in full, but they did anyway and it took a month for my refund for that as well. Their customer service is a joke and they never actually give you anything reasonable to try, other than "call your bank". I can't believe I am stuck with this company, it's just ridiculous.

Mortgage was sold to this company well over a month ago. Still have not received a payment coupon statement. Called today and waited on hold for almost 45 minutes which is unacceptable. When I did speak to a customer service rep, he told me that the payment statements are not sent out until after the grade period (which is the 15th of the month). However, today is the 22nd, and I still haven't received the payment statement. Asked if there was another number to call so that you did not have to wait on hold for 45 minutes, but he said there was only the one number to call.
