I'm not usually one to simp for a property company but I have to say my experience so far has been really good. We're at Los Feliz Villages and have had a wonderful experience, even through COVID-19. Maintenance issues are few and far between and resolved promptly when they do happen. We're paying a fair price and management has worked to make sure most amenities are available with the state's restrictions. We came from a nightmare property situation before this so it's just really nice to live somewhere where the people I pay thousands of dollars actually take my safety and housing seriously.

From what I have read, each property site that they own has different reviews but I know that they are probably a little above average and overall post just positive results.
I live in one of their apartment buildings and it is a roach infested hell hole. The property manager Kristine Riggens is negligent. I have tried to find a solution and have been left hanging. I have tried to reach out to corporate and surprise... unresponsive... Don't move in to any of their properties.
Please respond to the dozens of residents who privately emailed and would like to know why your team did away with all of the buildings amenities without even considering a rent reduction for the month, especially since neither the state nor the city required you to do this. This was a poorly executed Decron decision. If you re so concerned about the spread of covid-19.. you might want to consider a thorough cleaning of the building, first.. since that s NEVER been done.
I reviewed your playa pacifica property and notified them that their recent segregation of the tennis courts is unconscionable. Instead of rectifying the matter, they merely deleted the review as I'm certain you all will do.
We moved in in December to the Retreat in Bothell, WA. We paid very high move in costs because we don't have, want or need revolving credit. It cost us over $6,000. to move in and when we moved in I started cleaning the apartment so I knew it was clean. After cleaning only the kitchen and dining area floors my water was black! So we opened up the economy blinds and did our own inspection. Food on ceiling above breakfast bar, oven was dirty inside, sprinkler system was caked with cobwebs and greasy residue, we were not yet moved out of our previous residence so I did our laundry there for almost 2 weeks while cleaning that up as well. The first time I did laundry at the Retreat the washer made a horrible racket but I chalked it up to previous tenant abuse...something I put on the dryer fell over one side and when I lit up the area I was sickened by the lint, dirt and garbage. I had my daughter take pictures of everything...with the COVID-19 mandates in place we have been unable to show the office these photos as of yet. We were given conflicting information on putting our own energy efficient laundry in place of the aged and finally useless ones belonging to the complex. We were finally told we had to accept responsibility for any damage caused by our machines.we gave our acceptance to that and set a date to move our in and asked for theirs to be removed...they did not. We moved our in over 3 weeks ago and put in another request only to be told that it was OUR responsibility to move, store and replace their appliances upon move out. Our first month water,sewer and trash bill was over $200. Plus the $25. Valet trash which we rarely use, and our utilities were nowhere near as low as we were quoted our normal utilities would be. We live in Washington State Not California...and our housing is costing us nearly $3,000. per month. The office staff does not pay attention to any issues we have had. On top of the washer and dryer we have had problems with the dishwasher. It frosted my daughter's crystal the first time we used it and it did not heat dry the dishes. Filter and heating coil were replaced and heat coil went out again. Water is not "hot from hot water faucet and do not need to turn cold on to cool hot water to warm. This said they call themselves a "Luxury" apartment complex and the ONLY luxury is the costs we endure!!
When my boyfriend and I moved to the Joshua Apartments in Hollywood, we thought we were getting our dream home for the price they're charging, but it turns out to be an over-priced prison. One day at 5 AM, I woke up to find our bedrooms completely flooded with water. The welcome letter they gave us said to call the emergency line in case of "fire, flood, or blood" and we would get a response ASAP. I called five times over four hours and got no response until I went down to the leasing office after it opened at 9 AM. Jacqueline, the Assistant Manager, who had the emergency phone had slept through all my calls. She didn't offer so much as an "I'm sorry this happened to you". When we went to speak to Keith, the Manager, Jacqueline didn't greet us, smile at us, or even acknowledge that we were there until I said to Keith that it seems like she doesn't care. That's when she chimed in with "Say that again?!" and proceeded to argue with me that she is not going to apologize because she didn't cause the flood and she shouldn't have to apologize for sleeping.
I have worked at a restaurant and I have worked at a retail store and if a customer called me five times with an emergency and I somehow slept through all the calls, I'd know to apologize and I'd know that if I didn't apologize, I could get fired. If I overslept and was late to work, I'd know to apologize even though that wouldn't make up for it. I have lived in many different apartments throughout my entire adult life, a different one every school-year when I was at UC Irvine and in grad school. Never before have I ever experienced such rudeness and unprofessional behavior from any leasing office staff. They charged us luxury apartment prices, but she treated us like we're prisoners and she's the prison guard. It's like a hellish nightmare and we couldn't wait to get out of there.
this company removes bad reviews and has refused requests from residents to either decrease rent or at the very least provide guidelines so that we may use the outdoor space.. we are instead treated like dogs.. no response and restrictions have actually gotten tighter... ahead of memorial day weekend. see photos below.. and reminder that smaller spaces inside remain open.. and several random potential tenants have come in and out and toured all around in the past two months.. before they did that to the roof.
