They take the money and they disappear. They don't answer to any email. If you want to have any kind of answer or assistance you've to call several time and/or go in person. Not professional

First experience with this management, the contact...

First experience with this management, the contact at the beginning was good and cordial on the phone. The inventory at the entrance was a bit cold with the person responsible for doing it, but she was professional until the end.

The small repairs were very quickly settled enough to believe in an exemplary agency

Once installed:

I withdraw a star for the communication problem between them, emails sent without response from them on 10.09.2019 (which leaves an impression "you have signed, we are no longer taking care of you"). Several phones from them for questions about which we had already sent them the information by email.

Another star withdrawn for a problem with the provision of parking spaces made available. We are two vehicles (like most homes) and we wanted to rent a second parking space. Their answer on the phone, more places to rent and no waiting list. The rule, one place per apartment and no place for our visitors.

Their policy to solve the problem ... mandate the concierge service to report to the justice of the peace vehicles in default of parking (which does not disturb traffic at the base). We pay almonds, not rent, and our visitors also have to pay almonds to visit us. (it's not for lack of trying to do things correctly by wanting to rent a second place that they do not have to offer)

Shameful practice (I hope they will react quickly to this lack of parking space, the majority of residents have this same problem). A mishap that could probably interest "20 minutes" if one day a resident contacts them.

And an effort to take current tenants' requests into consideration, just giving them answers to begin with. Instead of focusing all their efforts on filling empty apartments so that the rent falls into their fund.

28.11.2019 Retried to contact this management by email (previous email unanswered on 10.09.2019) Do you have problems with your email address? Or do you just give a damn about your current tenants? One star less !!!

26.12.2019, the emails concerned a delay in the inventory of fixtures scheduled by them on 03.09.2019 and our contract began on 01.09.2019. We asked for the reimbursement of the 2 days of delay in accessing housing. As they do not respond, we calculated our entitlement ourselves and deducted it from the rent for January 2020.

01/18/2020 Still no news to my two emails.

21.01.2020, received a registered letter from them threatening us to terminate the contract and even to initiate possible prosecution if we do not pay the sum we have deducted following their delay in the inventory.

Apparently as soon as you touch their money, they become very responsive. We are in our right and they officially threaten at first concern without standard reminder. Nice aggressive policy ...

Responded the same day to let them know the whole situation and find a fair solution. Otherwise I will have to inform my legal protection.

02/26/2020, after this threat to terminate the contract, I still paid the remaining amount so as not to be sued. But I still managed to finally have contact. According to them, they would never have received my previous emails.

For our parking space problem, they offered me a solution. I add a star to take our requests into consideration.

When we moved in, they gave us a false cellar key ...

When we moved in, they gave us a false cellar key and when we asked for the right key they first made us believe that they had lost it and then secondly they told us that our cellar had water damage. Their merry-go-round lasted 2 months until we learned that it was the neighbor above whose cellar had a water damage which had our cellar key from the start to store their things there. What a surprise when the latter tells me that she had not even used our cellar for these 2 months ..... mouth fuck!

DeRham likes to think of themselves of a High Stan...

DeRham likes to think of themselves of a High Standing Agency, in reality they are just rude, disgraceful, arrogant and very unprofessional. They called me on the 08.10.2020 asking if I could move in on the 16.10.2020. I asked them for a few hours to call my current Landlord and get a confirmation. At the same time, I was doing this, they gave the apartment to someone else. Did not inform me, i had to call them, (rude and arrogant as usual) for them to tell me that the flat was taken. Now thanks to them I have to undo everything, luckily my Landlord knows of them and told me this was a blessing in disguise.

Avoid this agency..... They have just disgusting morals

Rented with them a flat in 2017. Professional from the beginning to the end. It was a brand new flat, so they were (and it's normal) a few thing to be retouched and done the first few months and they always coordinated it properly. When leaving the flat, they showed understanding (the paint may be absorbed more on some walls than other the first months for example) and freed the deposit in less than two weeks

I was treated so unpleasantly, with so little respect, by de Rham. It was true in general but especially when I moved. When I moved to Zurich (after 3 years in Lausanne), they were so reckless, slow, bordering on bad guys, they cost me so much and were so unpleasant about it that I wanted to dust the sand of Lausanne out of my feet. I had to remember the many good times I spent in the city and the friends I made. I strongly advise against renting an apartment with DeRham if possible and if you rent with them, join the rental association to protect yourself.

I had to remind myself of the many good times I had had in the city and the friends I have made. I strongly caution against renting a flat with DeRham if at all possible and if you rent with them, join the renters association to protect yourself.

I have submitted complete applications for 4 diffe...

I have submitted complete applications for 4 different apartments since this summer, scrupulously following their instructions; I never received any response from them. I had the stupid idea of calling them once to check on them and I got greeted. It's still unfortunate ... You can go and hide in a little mouse hole and treat people like that.

Terrible agency !! tried to rent an old apartment that was not rented for months and was available right away (in theory), I had to chase them so many times to get updates, the person handling my application who is ALWAYS busy is different from the one handling the apartment. the owner is a retired man who is relying on them to do their job and they are losing him rent money. they turned me down in spite of high income. Anyway, if you are a landlord or tenant, stay away from this agency! They are completely useless and overpriced !

I practiced De Rham's management for 8 years. Some hiccups including some important; Rent taken automatically in the middle of the month instead of the end of the previous month for the current month, forcing more money on the account. Threats of prosecution, expulsion etc ... They tried to make me pay an invoice that was their responsibility.
That said, always inclined to find solutions once they put their nose in their poop.
The inventory of places of exit happened in an exemplary way.
The rent of my old apartment was low.
Friendly staff
Regarding repairs in the apartment or building, very good reactivity.

In short 2-3 bad experiences on isolated events, but excellent day-to-day management. 3/5. We find much worse as stewardship. Do I recommend it? Overall yes. Make arrangements for my mishaps described above so that they do not happen to you.

All about money. Flats not repainted, left in bad state awaiting for lodgers to leave just to increase rent. No reaction in spite of theft in the cellars and apartment. Not even aware or remotely interested in those issues. Very impolite, reply to my call asking to change flat was ' if you do not like living in the flat or feel unsafe, we invite you to leave'. disaster.... (11.2019)
