I have been a realtor for going on 25 years and have been working directly with Keith and Geoff for the past 7 years. There have been good and bad things that arise when building a new home and from where I have been involved the good and very good have out weighed the bad. It seems that only negative reviews are posted not only in the building process but all industries ie. retail, food, automotive and on. Please do yourself a favor and choose another builder. No communication with homeowner without a struggle. Once you close too bad for warranty issues- they make it drag along until you are super frustrated.
We were told hours before closing that they would come back and fix our shutters the following week. We were told they dont like to close on a house with a open punch list but that their boss said it was ok this time. They came back out and replaced the shutters on the top floor of our home but not the bottom. We talked to the build lead (Adam) he said that the others were ordered they just hadnt arrived yet. Weeks went by, and we noticed the same shutters had been placed on a house they were building on our street. We contacted them and said hey we noticed you guys got the shutters in for the house that you are building right now, have you got the ones in for ours? At this time they informed us that Adam was no longer with the company and that they would not be replacing anymore of our shutters. Now we have shutters on the top level of our house that are primed but not painted, and shutters on the bottom that are damaged. They told us that if we wanted it fixed we have to file a warenty claim. Please do not buy a home from this company. They do not care about custumer satisfaction and are very unprofessional.

My house has many issues and cannot get in touch with k residential on the portal. Neighbors have the same problems and have added their information on the portal over 3 months ago with no response. Really bad service from cook properties. Worst house I have ever owned with trying to get things fixed. Shad is the landscape guy for them and is really awful in what he does. Buried boulders in my yard and bad pores only to find about 6 months after the purchase of my home. Had him come out and he told me I didn t notify them at closing of the issue so it was on me. The boulders were buried and appeared after the sod wouldn t grow over it. Back yard was not cut right and water stands for 2 to 3 days after rains and they will not correct that. Please everyone think twice about buying a home built by cook residential and if you do make sure every thing is done to perfection especially the land scape shad will try to hide all imperfection instead of just spending time to do it right. Poor jobs mean bad reviews. Don t waste you money on homes built by cook residential builders. So many people in here have promblems
BUYER BEWARE!!! This company does not respond to claims in any kind of timely manor. I submitted a claim on OCTOBER 15th... It is now January 10th. I know they are going to say that landscaping is not covered under warranty but someone needs to address this. My entire subdivision complains about how awful the landscaping is. Several home owners have had to replace their sod and redo their yards due to poor drainage. I wish these builders cared as much about the outside of the homes they build as they do about the inside.
This is the original claim that I submitted: The drainage all around our house needs to be addressed. On the right side of the house at the AC unit, water pools and does not drain. On the right side of the driveway, the sod has been washed away and there is only gravel and mud remaining in several areas. On the left side of the house at the end of the brick retaining wall, there is a drain pipe and the water pools at the end of the pipe and sits there. In the 2 months that we have been here, it has never drained in this area. The back yard washes away every time it rains. This was addressed at the final walk through and we were assured that it would be corrected but it never was.
Our sod is awful. It has been brown the entire time we have lived here. We have watered the lawn non-stop and have a $200 water bill to prove it. We have had 2 treatments on the lawn trying to revive it with no luck. Freddie Barrett with A10tion 2 Detail told us that he was in the neighborhood working when the sod was laid and it was brown when it was laid. He is in the neighborhood almost on a daily basis and never saw the lawn being watered before we moved in. We spent a lot of money on this house to have be embarrassed by the lawn. Something needs to be done to help us with this sod.
I have been working with Cook since January 2020. I am highly impressed with everyone from office personnel, to trade partners, to management. Everytime that I have needed assistance, I have had a very quick response from the team. I have seen personally the great emphasis on having our buyers expectations met and exceeded. Cook is an organized and well ran company and I look forward to showing up every day and continue building high quality homes .
So, I ve been very patient for over a month now with no positive results. I had a leak that started in January and I called Cook only to get ignored multiple times, I always got an answering machine. Now this leak was fixed under warranty in the same exact spot that is leaking now! So, I wanted to find out if they could do anything for me since it was never fixed properly, my home is only two years old! I ve been waiting for over a month now with not a single call, email, text, nothing! The leak has of course gotten worse. To add to the situation this past Tuesday I was off of work only to hear water dripping in another spot in my kitchen that was also fixed under warranty. At this point I ve lost my patience. So this weekend I ll be putting blue tarps all over my leaking roof along with a nice big sign that says, Don t buy from Cook, ask me why?! I ll have a real roofing company come check my house out, and I ll be getting some legal advice as well.
The ABSOLUTE worst company in the business. I can't believe some of the high ratings. They don't know what a 2x4 is. You better expect the WORST of home builders. I promise you. I've been in the industry for over 35 years and they are the worst. Good luck if you buy a home from those crooks.

This has been one of the worse experiences, from Cooks realtor- Penny White, to the construction superintendent Jesse. These are not honestly people to say the least, definitely not a construction company that will answer anything after you close on the house. Please save yourself the frustration and buy any other home out there than a cook construction home.
For the past 1.5 years, I have been working for Cook Residential. The many facets of my job have grown exponentially, so I have had the pleasure of learning a multitude of new skills, while having a lot of support by the owners and management. The atmosphere is one that I enjoy on a daily basis, from laughing with coworkers to helping our consumers. I cant say enough good about my time here at Cook.
I like the finishes in the house, they are very nice. The realtor, Amanda, was really good to work with.
Cook has been working in our neighborhood (Overlook at North Hall Estates) for about 6 months. I am not impressed. Did not put up silt fences to protect the roads and creeks in the neighborhood. I went by to talk to someone at their office, Wayne would not come out to discuss it with me. I had heard rumors and now I know for myself. Not good. Thankfully the Hall County inspector stepped in. Stop work on all properties in our neighborhood. If they are't willing to put the money and effort into basic legally required items in order to build, what else do they skimp on?
Round 2 stop work order again. Cook can't seem to get their act together.
Round 3 . Can't keep the silt fences in place . I waited all weekend after the rain to see if they would fix the problem. No action was taken. Stop work order on this property for the third time.

Regret Using Cook .. Structure from the house falling apart before my 1st year warranty was up . The person came out to put wood chips to hold the post in place which later moved . Broken light fixture was suppose to be fixed after closing No one ever Showed up or returned phone calls . Poor Quality

A home inspector came to our home and confirmed that the house was being constructed under the best standards. We felt listened to. Any questions we had were quickly resolved and in the end things explained so we knew how to run our home. It was a great experience with Cook Residential.
I have never been more DISAPPOINTED in a builder than with the manner that Cook Residential misrepresents their craftsmanship and professionalism. They have left more than a dozen homeowners in their Shadowstone development with major erosion problems, HVAC failures, and many other issues that they never seem to resolve. Knowing what i know now... I would not purchase from them again.

This has been the worst experience any home owners should go through when buying a new home. The Cook brothers are a bad representation of home developers in Georgia. There lack of service and there Bad practices of cutting corners at the cost of the new residence is not fair. They show lack of concern and I would never recommend anyone in buying with these people again.

They build the absolute worst homes. I have lived in this house a little over a year, so just outside of the warranty. My roof has water leaks everywhere. We had to replace the garage door which happened under warranty and they didn t cover the expense to get the garage door fixed. I wouldn t recommend anyone buy any homes from these builders who seem to cut corners any chance they get and don t honor their warranty .

I bought a home in Highland Gates SD in June, 2016. I was brand new and just what I had been looking for. I have always been able to contact Cook with any situation and they have responded in a timely manner. Cook Residential stands behind what they have built and I would purchase from them again, but I don't want to move from this home!
Recently bought a house from this builder I would NEVER recommend this builder to ANYONE ! The whole process while my house was being built I had numerous problems with the builders staff on how poorly the house was being built the builder reassured me the house would be fixed by closing day before closing during the final walk through NONE of the issues had been fixed builder told me would have to be fixed while living in the house well we have almost lived a year here and builder has not came back to fix past problems and currently having roof leaks and builder won t even reply to my emails or calls. House is not even a year old and is having many many problems! AGAIN PLEASE DONT MAKE THE SAME MISTAKE I DID ON BUYING A HOUSE FROM THIS BUILDER!
Some pictures of what they say is not covered under warranty attached, shelving that can fall on you is "not a builder issue." Along with photos of roof leak (now fixed, first thing to go wrong was handled swiftly, nice!). Photo of uncut washer drain hole. New houses, old houses, they all have issues- but new houses are supposed to be safer and issues are supposed to be covered by the expensive warranty we pay for with the price tag. Closed on the new build- moved in last week. So far we have had: a roof leak, a cracked tub and awful patch (they want to re-patch it, not give us a brand new tub in our brand new house, fine that sucks but whatever), AC issues, (they installed zoned without the damper system to save them money- however, "that's what makes it work right, so expect noisy vents without it!" Quote from the AC guy.) the garage door opener fell off the wall (we fixed it ourselves, just gotta laugh), and the drain hole for the washer isn't cut out. This is the kicker for us..this is why I cant even muster 2 stars right now....the master closet shelving (rated for 600 pounds when installed *correctly, we had like maybe 70 pounds on it, we haven't unpacked yet) fell OFF the wall. Annnddd they are saying the shelf failure isn't their problem. Not only did it fall, it fell behind the closet door, stuck into the door, and we couldn't open the door to get clothes and shoes for work. Weirdest reason ever to call in to work, but we literally couldn't get to our stuff. They said this is not their problem. Hinges inside the closet, so we had no choice but to cut the door open. Can you even believe that? They didn't install the shelving properly- as shown in photos- but nope, not covered. Turns out, not one shelf in our home did they hit studs for support brackets. Closets are all going to fall unless we fix them ourselves? 6 foot span shelving, one brace, zero stud. 5'5" foot span, 1 brace, no stud. 6 foot pantry, and you guys know food weights a lot, five shelves, all one brace each- NO STUDS.
We walk around worried about the next problem at this point. Wish us luck and good luck to you too.
UPDATE December 2020: We are in the 11-month warranty period and repairs have been suddenly canceled and no shows, or when they are scheduled the vendor is clearly not trained and is rushed. Simple spackle and paint repairs were done poorly. We have had issues from our first inspection that they still will not fix, or fix properly (poorly finished wall and ceiling seams, numerous nail pops, and most worrisome bathroom exhaust vents that have never opened and are causing ventilation problems (this was on our inspection and we were told it was fixed). At this point I don t trust them to fix anything. One of the benefits of building new is to have a warranty, but they have made that a nightmare too. Plus, we have spent about $12K in landscaping so far to correct property grading and drainage problems that were also brought up throughout the build. They did the bare minimum.***Original review follows***I do not leave negative reviews but have to in this case. I hope I can save someone some time, money, and heartache. The home building process with Cook Residential has been, no exaggeration, one of the worst experiences of my life. It has been nearly 10 months into the build, and still no house. We have been put through the ringer from poor communication between their staff, negligent employees, lack of attention to detail, installation mistakes, overall lack of care for the client. We should be excited for our new home, not beaten down by this process. There have been many sleepless nights and tears. I would not recommend Cook Residential to anyone. (DO NOT BE FOOLED by the 5-star reviews. They are from employees or partners.)
I've worked for Cook Residential for several years now and cannot think of a better company to work for having noticed and taken part in vast improvements with focus on quality and the final product to the buyer. They a family owned company and much pride is taken in the home they build. You should notice a far better buying experience and value than you would get from one of the 'national' home builders. You've seen reviews saying the 5 star reviews are from employees and reviews stating only negative reviews are posted and satisfied customers tend to not review. Both statements are probably valid. I do know that Cook Residential has built nearly 500 homes over the past 3 years and there around 10 or so negative reviews listed here on Google. No company will have a 100% satisfactory rate. Take what you want from reviews, but I suggest you see for yourself what Cook Residential has to offer for a home buying experience. You will find a professional team that is customer focus to produce a quality home likely to not disappoint!

We love our home and especially our neighborhood. We had warranty problems but most of them were taken care of promptly. One problem was a scratch on my mirror. I was told mirrors were not under warranty, but could not figure out why. I Continually reached out for satisfaction with a couple of his associates and got no satisfaction. I ask Keith Cook to come look at my mirror and within a few days I had a new mirror. He got the job done. Thank you Keith for taking care of this.

9-4-20 update- trying our best to warn others- more problems / more wasted money fixing issues with Cooks bad quality building. 1.5 years after purchase. Please see new photos. We have had gutter issues since moving in, the warranty folks never solved it. We called an independent contractor and they found a HUGE gap causing the problems. The builders and roofers stuffed shingles in the hole to hide it! And then hid it further with shingles nailed to the house under the gutters. We are also still having major problems with the pipes in the walls making noise. Yes you read that right, brand new house, and we have pipes rattling in walls like its 100 years old.
When we buy a new house, we all expect some issues.... When you buy Cooks built house, expect A LOT of them. They say they stand behind their work, well, walk around our neighborhood and hear the horror stories. We had our first HOA meeting and all of us have had issue after issue. Cooks take every short cut to be taken so do not expect high quality work. Too many issues to be proud of this house, its embarrassing when people step in to your brand new house and they notice crooked AC vents and lights, unprofessional crown work, or noisy stairs. The warranty company does anything they can to get out of covering things, many of us have had them deny claims. And there has been so many things in the few months since buying, I cant even list them all. Big stuff, AC issues, roof issues, plumbing issues, ONGOING drainage issues, safety issues, to little annoying things like you see in photos below, faucet don't cover holes, didn't drill the hole for the washer drain, can't check the mail at the kiosk because it's not level... and *all the electrical is put in "backwards" to say that the switch closest to the room you're in doesn't turn that light on, it turns on the opposite room light. The doors all sway or stick, exterior doors have light shining thru the cracks, bugs can walk right on in. THEY COME OUT AND "FIX" YOUR ISSUES AS BAD AS THEY BUILT THE HOUSE. They just didn't do so many things right the first time, then they send the same people out to fix it? You wont trust the "fix" so you start to pay out of pocket for your own fixes and find high quality contractors. Its pretty infuriating some days, but other days you just have to laugh. I highly suggest finding another builder, I wont buy from Cooks again and cant say they do good work. They build cheap and it's all cosmetic. We call it our regret house.
