As much as I love the location, I will be moving out of this building as soon as my lease is up and will actively avoid any Greystar-managed properties in the future.
Maintenance, upkeep, and level of care in general shown by the management and ownership is below the bare minimum that tenants should be able to expect.
Malfunctioning key fobs and garage doors are a biweekly occurrence (if not more often), as are unintended fire alarms. The building's physical security is poor and on several occasions I have had to step over homeless people sleeping in the hallways when I leave for work in the morning. When it's not busy preventing tenants from getting in or out of the parking deck, the garage door is often left wide open for days at a time, allowing anyone to walk or drive in and have access to tenant cars and the hallways of the apartment building since there is no secure door beyond the garage.
Some portion of the building has experienced a flood or water damage every 2-3 months since I have been here, resulting in damaged personal property and inconvenience from having to deal with dehumidifiers or drying fans in your apartment or having to move units unexpectedly. Despite the frequency of these incidents, management hides behind the "force majeure" clause of the lease to avoid taking any responsibility for damages. Force majeure is intended to cover situations like a tornado blowing the roof off a building -- not an owner being unable to prevent pipes from bursting or roofs from leaking for no apparent reason.
When my apartment had water damage two months ago, I had to move to a new one and was told that any damages could be addressed with my insurance company -- meaning I would have to pay the deductible on any claims I chose to file. Two months later, walls and ceiling panels are still ripped out from the hallways and stairways on several floors with no sign of repair work actually being done anywhere. As a result, about half of my building currently looks like it's under construction (see attached photos) which seems unreasonable given what tenants are paying for rent.
I moved here from Texas without being able to visit beforehand due to covid, and I wish I had paid more attention to all of the negative reviews this building had on Yelp and Google.
