Pros: The neighborhood is fantastic. The ladies who clean the interior of the building and the maintenance crew are friendly and prompt. Floorplans are decent.

Cons: Literally everything else. Lets address them all:
There are often problems with building accessibility (at least in building A). The doors require keyfobs in order to gain access, however, many of the doors (especially along the fence) either flat out don't work or require an extra tug, the main door facing the park rarely works and there have been issues with the callbox. Management knows about these issues but tells residents that it is their keyfobs that need to be replaced which is lazy, if the door isn't working for everyone then it's not the keyfobs that are the issue.

There is serious access issues to the onsite parking garage in the sense that access is unpredictable. The garage itself is owned by Laz Parking which is owned by Greystar Properties (the management company that runs the building) yet Greystar doesn't seem to care about the issues.

From the week I moved in I've had issues with packages; the first week I was a resident a package was misplaced and recently they misplaced a package from FedEx. It was explained to me that this was not their fault. When I asked for an explanation they told me that the delivery receipt I had from FedEx with a signature from one of the properties managers, was actually a forgery by the FedEx driver and they never saw that package. As they wrote in a recent email to me, Commons Park West has created an environment where third parties feel comfortable forging management signatures (which is against company policy), so they aren't responsible for my lost packages. So it is my opinion that they need to revise some of their policies.

Terrible exterior upkeep, the entire place needs a new layer of mulch and some regular attention, the exterior is often muddy and smells of urine, something which can be fixed (the urine smell partially) with a fresh layer of mulch.

Building A has significant issues with the fire alarm. Since moving in in August of 2020 it has gone off 10 times (once while writing this, to be honest), of those 10 times one was a regular annual test, the rest were maintenance workers accidentally setting it off. This is an issue for anyone, particularly if you work from home or have dogs.

The interior looks like an asylum with dark grey doors and polished stone floor hallways, it's depressing and there are only two elevators.

There are hidden fees you should know about before signing your lease as well. The first is the $25/month trash valet service. This service comes Sunday-Thursday and requires you to set your trash outside between 6-9 pm ( and ONLY between 6-9, and in an approved trash receptacle or you face a fine). This sounds convenient until you realize you're paying $300/year to avoid walking to a trash chute. There is also a new package delivery service that costs $15/month, $180/year that delivers package to your front door. What you do is have people send your package to an address on Broadway then you get a notification when the package arrives and schedule a drop, the third party then delivers this package. This means that instead of your package going from sender to you, it is going from sender to third party vendor to you which will eventually lead to bottlenecks and lost packages. The new fee is meant to cut down on their aforementioned problems with management, but can nullify things like 2 day or priority shipping that you pay extra for while adding an additional layer of risk to the delivery process. My opinion is that you're paying $500 a year for services that seem convenient but aren't.

While the location is great; the management team, additional costs, and neglect when it comes to access and exterior maintenance make this a poor decision. You're better served looking at the properties on Little Raven (across the park) that have the same location benefits without many of the pitfalls you will find at Commons Park West or other Greystar Property's.
