It looks great on the outside and its a very nice looking hotel but I was very unhappy with the service. I can back from work at six thirty and they hadn't done anything with the room yet and the hotel isn't that busy. I went to use my dishes and it looked as if they had wiped them off with a cloth and stuck them back in the cupboard. The TV reception was the worst I have ever seen. Overall I wouldn't stay there again

The Place is horrible. I am suggesting that nobody rents it. The fake home makes me feel homeless in kicking out in the middle of winter when I was STRESSFUL enough to deal with my exams and working every day. They provided us with a notice of less than a week. Also, they said because I am not from Canada I don't understand this rules I felt that I was discriminated against by them. I want to move out, but I have to pay 1000$ To break this contract. I will stay until the end of the lease. I can't wait to leave this FAKE HOME. Be smart and don't be fooled by the midwest company.

Paper thin walls. I could hear my neighbours at night (gross). Hear my neighbours light switch go on and off as well! Had my car broke into as well in their "secured parkade", they didnt want to help me out at all. Had to pay for a new window in my car and they wanted nothing to do with it. Dont reccomend this place for young people at all, might seem perfect and great place to live but after 12 months you will want out.

Rodent infestation, no joke. About to blow up as the admin staff like to take there time to handle anything here. Rude to guests, and overpriced! also staff act nice at first but later they become very two faced and in your face not caring about any of your concerns.

The amenities they offer are a joke and a lie. Elevator are faulty and slow.
Pool is always icy cold and I feel they do this on purpose so tenants don't actually use it. You can o my use shaw Internet to connect and it very slow.

Forget trying to handle or resolve conflict or random incurred charges on your rent for extra use of gas or electric and there admin charges cost more than actual bills of hidden fees they take on to more little bills.
You pay 12.95 for admin fees of each time they send you a bill.
You pay a large monthly fee for parking and there is NO GUEST parking allowed.

Often marijuana smoke in the air night and day and fire alums go off randomly middle of the night.
This isn't a hotel btw. This isn't a nicely staffed apartment building either. This place is run by racist and mostly pompous people who like to throw around authority on their staff and tenants.

Staff have been nothing but friendly and helpful, even managed to retrieve my keys when I was clumsy enough to drop them down the elevator shaft. Willing to negotiate the terms of my lease. Great common lounge with a killer view of the river valley too. Haven't had a chance to try the pool yet (closed for covid) but looking forward to that. Gym is simple but gets the job done

I enjoyed my time at Edmonton House, but moved due to work. The staff in the office, concierge, maintenance, security, and cleaners are all great. Good housekeeping in the common areas, laundry, lounge, gym, yoga studio and the pool. The convenience store was well stocked and have friendly owners. Two things I'll miss, concierge/office holding amazon packages, and offering dry cleaning drop off / pick up.

Great location if you work downtown, or want quick access to the river valley from the basement. The rent was more than reasonable, but dependent on what floor and view you wanted.

The wall is not sound proof at all! You can hear clearly what your neighbors are doing. And if you get a neighbor who have their drunk friends come over almost every night then it is a nightmare. I can only sleep 2 to 3 hours per night because of my neighbor yelling F words with her drunk friends at least 3 times per week.

Fantastic building, fast elevators, convenience store, ATM, fitness centre, pool and yoga room on the mezzanine level, and there s also security and a concierge! Worst part about it is move out day but still it s a great building!

I have lived here for 1.5 years now. After looking...

I have lived here for 1.5 years now. After looking at just about every building possible Downtown to live in, I am glad I decided to live at Edmonton House.
The building is really nice, the views amazing, the units updated, the elevators are insanely fast, the floors are quiet, management will fix/repair requests probably on the day that you request it, the 24/7 concierge/security have helped me more than enough times, I have saved enough alone on not having to go anywhere for my Amazon deliveries and the rent is reasonable.

I recommend it to anyone that will hear my rant about how much I love the place !

The leasing staff at Edmonton House made finding a new place during a global pandemic an absolute breeze! They were very professional and personable throughout the entire process, and replied back to any of my questions or requests with no delay at all. I highly recommend Edmonton House as it has some of the best views in the city and most hardworking staffs on the market!

Don't rent this place if you're a person of color....

Don't rent this place if you're a person of color. They're as racist as they come.
The management had one person of color, Jay Persaud. But he was asked to leave and now the place is as white as snow and as racist and cold as can be.
The girls in the office - who by the way are SUPER RUDE, and behave as if you should thank them for the fact that you can breathe - squeeze every penny out of you when you leave and don't ever try breaking a lease because they'll use it to hang you and sell you for parts.
The building was nice until Jay was manager but most of the concierge and other staff if now unhappy. And that is reflected in how the standards of the building are dropping. You're better off elsewhere and paying less.
They also have a LOT of police visits. Dodgy building. Well, it's the management. What do you expect.

Dont rent this place. there was a flood on floor 10th. cant live in until the unit fixed but still need to pay for the rents and hotel by myslef. management will not help you anything except taking money from you. management threw everything to insurance. hopeless. nobody helps, nobody cares. feel so frustrated. DO NOT EVER RENT this place.

Customer service second-to-none from the rental agents to the concierges/security to the cleaners. Everyone makes you feel at home.

Really fun and well organized social functions from time to time. Clean and impressive gym/pool. Breathtaking views of the river valley. Only downsides are no in-suite laundry, and kitchens areas are small.

There is a security guard who is excersing his ego on poor couriers. There is only one parking spot and if you park emergency lane of course without seeing the small signs ,the security guard goes to your car and put a parking ticket.

Have lived on the 26th FL since last July. Edmonton House is hands down the best building in the city. Don't listen to the negative reviews. The office staff are all world-class professionals who go out of their way to be friendly and helpful. The Concierge/Maintenance/Security/Cleaning teams are also equally awesome, working hard each day to make sure tenants are as comfortable as possible. The building is kept impeccably clean. And the fitness room, lounge, and heated pool are such a great amenity to have. Do not hesitate to rent here, Edmonton House is exceptional.

This isn't a hotel anymore, it was changed to apartment rentals. Rental is reasonable considering it is in the downtown core, and walkable to many office towers in less than 10 minutes. Great amenities on site and a convenience store for those -40C days. Very friendly staff and management.

Great location, great amenities; but this place is a revolving door; there is no soundproofing in the walls and the ceiling, so you hear everything and I mean everything your neighbours are doing. After 12 months you want out. I was paying $150 per month to park in the parkade only to have my car broken into twice.

It's a building. It fresh looking. No doubt some hooligans did some hooligans things round these parts ...

Edit: So just so there is no misunderstandings, this place is exactly what is advertised. It's looked after, clean and not ran down. My 3 stars counts as a regular 5 stars. I use the rating system appropriately, so 3 stars is meeting expectation, good. Nothing to complain about. Just as advertised.

4/5 stars would be something like extra courteous staff or one day a month they have a crazy hat day and people participating get 10% discount. ( And again, the staff here is great, they performed well and are doing their job as per their job description. ABSOLUTELY NO COMPLAINTS.

So 4/5 stars is above meeting ny expectation. 5/5 stars should be rare. I don't get why everyone rewards excellence for a service that was expected. That cheapens the whole thing. It's because of you, the muddled masses that everything is so mediocre. I blame you for supporting and maintaining a system of mediocrity. You're the reason video games suck. Because you pre-order and BETA test games, with Day-1 80GB game downloads for companies that bought out all publishers and use their intellectual property as random. The things I grew up with and loved and were more a part of me and my life than of these blood sucking leeches who now sell you a BETA game for $79!! AND on top of it nickle and dime you for a Chewbacca In A Pink Tutu Skin in BATTLEFRONT (Grr. I loath you E.A) you but the same sports game every year with LESS features just to buy them back piece at a time AFTER already paying $79) The worst fact is, you ruined all of everything for people like me (Who have to be far and few, cause otherwise this definitely would be a no-no)

K. So 5/5 stars would be like, getting the red carpet treatment. A taco handed to you by a funny looking guy in stilts. There's a Yo Yo Ma tribute band playing the classics in the lobby. Umm, the staff work and act with whimsy, and some surprise you with a card or magic trick.

I have lived at Rossdale house just down the stree...

I have lived at Rossdale house just down the street from here, but after reading some of these reviews about the ineptitude of this company, I figured a lot of my experience could be very insightful for anyone looking to move into Edmonton house as well. A lot of our issues are related to Midwest as a company.

Our 3+ years at Rossdale house has been plagued with issues. My car has been broken into several times in the 'secure' parking, other cars are always being broken into. The cameras don't work in the parkade (not sure if they do anywhere in the building). The building is more concerned about spending money on amenities than keeping the building safe and secure. Midwest is also more concerned about just getting bodies in apartments rather than keeping their longer-term, good tenants.

We have lived through a shooting in the building, a mail room break-in and theft, vending machines being broken into, pepper spray incident where a floor had to be evacuated, and had to report suspicious people in the parkade to police.

We have been here through probably 30-40 fire alarms, many in the middle of the night. One elevator wasn't fixed for 8 months after we moved in. The jacuzzi has been closed for months at a time as well.

We signed a 6 month lease in Jan 2019, and when we went to sign another in June we were told "Midwest doesn't do 6 month leases in the summer". Our rental incentives have been cut with each new lease we sign, even though we were told when we moved in that they wouldn't be cut as long as we lived here (didn't get it in writing.. our mistake).

There is zero incentive to be a good tenant at Midwest Property Management. The management treats you as a dollar sign. I have been nothing but professional when emailing Robert, the senior property manager. When I tried to respond to his latest email today, I noticed my email was blocked now. We have also been ignored several other times when emailing. Highly advise against renting from Midwest.

When we first moved in, there was a massive electrical outage that knocked out power for all units in the building, it was later discovered that this was largely due to negligence in the building. Robert was there that day too, and originally said it was basically up to residents to deal with it. Once residents banded together and went to social media, they changed their tune completely and put residents in a hotel, but had to be essentially forced to do so.

I know there are several Midwest properties in the city. The value for money is not there, not even close. Spend your hard earned

I stay at the Coast Edmonton House often because of work. Staff there is great, especially the front desk staff. Most rooms are recently updated and really nice. I stay in a lot of hotels and i must say this is good, especially when considering the price. The only draw back is the Resturaunt/Lounge which could do a better job of the food and and selection; but not really bad. Because I stay there often their selection gets boring to me.

Staff is nice property management are backstabbers rent is extremely expensive for such a small place power is double you pay 11 cents a kilowatt and are forced to go through them my new place i hooked up power on my own and its 5 cents a kw laundry is expensive there right next to dwayn housing and park on other side full of fruitloops def not worth the rent the only thing that is good there is the veiw if you want to pay for the veiw gets boring after a wile oh and god forbid you get a suit near the trash shout smells up the hallway real bad other renters there are nice but never there long people move in or out all the time

The store here is great and has wonderful selection. The owners are kind.

Everyone treats you like you matter.

Concierge missed my call today and actually phoned me back promptly.

Very convenient location too.

You can ignore all the miserable people leaving 1-star reviews, because this place is great! I can't speak to Midwest as a whole, but the staff at Edmonton House are amazing and were always happy to help when I needed it. Having 24-hour front door security is a huge bonus and comes in handy if you're like me and have a habit of locking yourself out. I can say from experience that the maintenance crew is fantastic, as I had to call for after-hours work on a couple of instances and they came promptly, were polite and professional, and always did good-quality work. The building has some of the best amenities around and offers an amazing few of the city. I took off a star because yes, the walls/ceiling are quite thin and don't offer much for sound-proofing, however in the 3 years that I lived here I think I can count on my hand the number of times that noise from my neighbours bothered me. This is a great place if you are a student because of its proximity to the LRT as well as the quiet lounge on the main floor for studying. Of all the places I rented from over the years this was hands down the best place I have lived.

Best apartment in Edmonton. You cannot beat the location and amenities at Edmonton House. Carmen, Gloria, and the rest of the staff are truly the best. The residents and other tenants make this such a fun place to be. Great spot for a good time.

The Edmonton house apartments are super tiny and over priced . Not to mention people partying 7 nights a week all hours of the night . It is supposed to be a smoke free building but the hallways stink of cigarettes and weed. Don t waste your money and time .

If you don't mind a lot of noise such as footsteps from the tenant in the unit above yours; hearing your neighbours conversations - which means your neighbours can also hear your conversation. Basically, there is no soundproofing between units - so you have no privacy. If noise and privacy is not important to you - then you will like Edmonton House.

Been living here since 2017. Happy with the place and the new management. The building has great amenities and nice staff.

2021-02-09 update. Removing 1 star. A new method of rent payment was enforced on us, which adds no convenience, but adds a transaction cost. Basically, I used to just pay automatically directly from my bank account, now I need to set up a payment thru a middleman organization, and I have to absorb the cost of transaction. This adds no value to me whatsoever, no additional convenience, no additional social distancing, nothing.

Very torn on this....amazing views, amazing location, amazing staff, amazing amenities, but the airflow between apartments was atrocious. For an entire year our neighbour smoked in the middle of the night in his room which flowed directly into our bedroom and the staff were helpless to stop it. After we would complain they needed three days notice to go in and check and by that time he would air it out. The staff genuinely wanted to help but the policies in place just made it impossible.Too bad.

No parking for guests. Had issues with rent 3 months in a row. Manager is rude and unpleasant. Multiple entries for "annual inspection" in under a year. Less than 24 hours entry notice given and when you call the office to discuss it's closed. Two fire alarms and evacuations after 12pm since December. Waited around after the last one to hear the firefighters tell the building to fix the faulty alarm. Can't wait for my lease to be up.

I'm in the same situation as some of the other reviewers. There was a flood due to no fault of my own. A pipe burst on 11th floor, asbestos was found in the building.

MidWest asked me to leave for 3-4 weeks on a short notice. I had about 10 days to scramble not to end up homeless. MidWest did arrange an okay deal with a hotel nearby, so I'll give them that. $90 per day is okay for downtown Edmonton hotel, cheaper than average. Still, it adds up to ~$2K for the time of being displaced. Unexpected expense.

MidWest also gave me a $200 prepaid Visa card. That's nice, but let's do some math. That's only $7-8 per day of being displaced. The cost of being displaced is far more than that. It includes full rent while I'm not living at MidWest for a month, insurance deductible, eating out cus I don't have access to a kitchen, move, increased insurance premium, hotel, let alone the pain of move.

The property manager did a good job communicating with us and promptly responding to my emails etc. A pleasant lady. Working for an evil corporation. If I was an evil corporation, I'd hire her to politely and efficiently kick people out. And give them a $200 prepaid visa card as a consolation prize. Go out there, be homeless. But hey, have a Starbucks latte per day of being homeless. This is just me being dramatic.

I still have to pay full rent to MidWest and also pay for the hotel. MidWest told me to claim hotel cost with my home insurance provider, but that means I gotta pay the deductible, and my home insurance premium will increase in perpetuity. MidWest did not give any rent discounts, while I'm not allowed to live there for a month (ish). I'm now living in a hotel, paying both for the hotel and paying full rent.

I don't think it's fair. They were a good company 'till a crisis happened.

Honestly, dear potential renters, think twice before you rent with them. I don't want to be a complainer (I'm not a complainer type), but MidWest made me so angry and frustrated. I feel mistreated. I'm gonna spread the word about MidWest Property Management and how horrible they are.
