I have had a positive experience working with them. Through Book-A-Flat, I found a nice apartment in a very good location that was up to my standard. They helped me find the right home insurance policy which made things very easy. There were some back and forth and certain issues, but Book-A-Flat was willing to find a good solution and worked towards a strong compromise to ensure that I/their customers are happy. If you are a landlord, never use them to rent your property. Unprofessional service if we can call it a service at all. They do not check the references of the tenants they introduce, lie to you and push you very hard to make you accept any offer.
When things turn bad, they let you down and let you deal with the issues with no help whatsoever. But of course they don't forget to cash in whenever they have the opportunity.
Don't use them as tenant either. Their fees are very high, especially on renewals, and they have different people covering the files so you always have to re-explain your story over and over again. But they don't care, they are just here for the money...
Their e-mail system is a complete waste, they don't keep track of conversations. As an example, they suggested a visit in my property although it was already occupied by someone they placed. One advise, stay away!

WARNING! Beautiful apartments (well, especially beautiful photos often misleading) but absolutely not respecting the law of rent management ... Weeks to have a appointment for a visit, set 30 minutes before in the afternoon. and we are asked to build a very complete file to finally tell us that the apartment is rented for weeks! Thanks for the loss of time, to run away unless you have money and time to waste!

A mixed experience:

Management by Book A Flat in the event of a problem: listening, proposal of solution, support ...

The people who work in this agency are incredibly available, caring and attentive. Olga and Maud were in charge of our case, I couldn't have asked for better service from them.

Beyond the Human factor, we were kept informed at every step. After acceptance of the file, each email offered clear procedures to simplify our move. It is a real "plus" to have been able to benefit from their expertise to simplify and guide our administrative procedures.

Book a Flat is by far the best real state agency in Paris. I could not imagine anywhere else one would get any better services.

Bad service. Book a Flat is the ostrich that it is necessary to solve a problem to the minute or their check was cashed. People are arrogant and do not hesitate to lie about the condition of an apartment, even if they know you are settling with a baby.
I would never use their services again.

The charm of the apartments that Book-A-Flat offers is only matched by the lack of professionalism and the casualness of its agents.

The person in charge of my file almost never answered my e-mails and the calls that his inertia forced me to make were also ignored. I have been systematically discredited according to agreed formulas: "we will call you back", "I transmit your message", and sometimes abrupt "Sir, you have to know how to wait".

And that's how some twenty requests (always formulated very politely) have not given rise to any response from the agency, which has preferred to invariably oppose me with unacceptable indifference.

All the other Parisian agencies I have contacted have been more efficient.

For two months I tried to hire. The apartments they offer on the site are not really available. When you ask to visit an apartment, you learn that the apartment has already been taken. The worst part is that the person who you think will handle your request, in fact, they never offer you anything. The tenants are not their customers, but only the owners! Fortunately, Abritel is there to resolve our requests and soon to shut down this company. I rented a superb apartment, renewed, without paying anything at the agency.

I have used Book-A-Flat to rent apartments in Paris many times and cannot say enough good about their service. They are extremely helpful and responsive throughout the whole process from finding the apartment to signing the lease. I highly recommend them!

Unefficient letting agent who was simply unable to understand, or unwilling, I don't know, what I said. I live and work in Paris, try to find a nice place but don't want to rush into commiment of making a long term lease, I explained it to the agent that I'll pay everything upfront for a short term lease then decide if I want to continue, but after being held up and fianlly told that the short term apartments I wanted were booked by others, twice, I was still willing to give it a third request. However, after two days waiting (all documents provided and questions answered), the agent replied again why not rent a long term place and here are the three options of guarantees. I was literally speechless and just decided never ever go to their website again.

I have used Book A Flat two times. My daughter is a student in Paris and they made the process very easy. The first time actually showing apartments and assisting with paperwork. Our 2nd time during lockdown due to COVID 19 and still everything worked out. I would highly recommend using Book A Flat.

You sign the lease with the agency and then, apart from contacting you to make a new visit at the end of your lease, no services. She's not even trying to help you get your deposit back (two months' rent). The agency just cares about finding a new tenant to collect new agency fees ..:

The worse client experience I have ever had. The agent Pauline Ganaziol is not reactive, ignore my emails; refuses my requests for visits and is so supercilious, she is almost rough. You feel that they are so perfect, they do not exist. I have not been able to see them.

Despite having read all the bad reviews about the agency, I still insisted because I was very interested in the apartment they proposed on the site, but I never managed to have a visit. apartment was available for a week and oddly when I'm interested it disappears from the site.I suggested a list of apartments that interested me and the agent was unable to make me visit one.Really, change profession because being a real estate agent does not suit you, this is not the way to develop a clientele or make a long-term figure.

terrible apartment management: following a water damage in a Book-A-Flat apartment rue du Pas de la Mule, lied by indicating to have passed a plumber. The leak was known because it was the 2nd time that it had arrived, no plumber had passed. We had to involve the insurance plumber, who immediately resolved the problem. All this to save a plumber intervention. What a lack of professionalism.

Service is ok and would've given it three stars, had it not been for my experience when leaving the apartment. If you're going to use book-a-flat, you have to call them repeatedly and every day (especially if it's a busy season, like the summer), because they don't respond quickly to emails. However, I suggest trying other companies first before trying book a flat - although the apartment I had was amazing, the landlord turned into a total monster. Entered my apartment without my permission, took pictures of my personal space, and didn't return my security deposit for four months (which is illegal). When I tried to contact Book a flat for help with my unresponsive landlord, they never followed up with me, although I emailed and called numerous times. I understand costumer service is a difficult job, but not taking action when dealing with landlords who break the law is not a small thing. Please, only use this service as a last resort.

There are dozens of scam agencies in the dated and bizarre world of rentals in Paris. And I'm from NYC but now 7 years in Paris. I have used Book-A-Flat twice. My first experience of 3 years ago was neutral, very expensive, but neutral. I recently decided to move and called Book-A-Flat once more - huge mistake. First, the apartments are significantly more expensive than any other agency on the market. Yes, they are furnished so they are permitted to charge what they want, I understand, but it's an astronomic difference that can be avoided by going elsewhere. Second, with that difference in price, you might expect things like working internet, working doors, keys to bicycle storage rooms, etc... as stated in the lease and as part of the lease, but no. And attempts to solve the problems are met with silence. As others have posted, website looks nice, but service and follow-up poor.

They are very professional with the owners who are overwhelmingly happy with this box (just read the comments and opinions, the owners are delighted) but they do not consider the demand which is strong, hundreds of customers no longer know what to do with it. They therefore do not respond to tenants if they do not have a biz to move forward! It is indeed a demonstration of lack of professionalism! Besides, also responding to dissatisfied opinions with cardboard excuses also shows that they are in bad faith!
Wouldn't it be better to respond to tenant emails rather than reviews on Google ?????

I've found my actual appartment with Book-A-Flat, a beautiful furnished 2-rooms sparkly clean, and since it was my lucky day, it was just 2 minutes away from my old place.

We regret not having read the many negative opinions on this agency which withheld excessive amounts from our security deposit. The managers with whom we were in contact used the pandemic - an unprecedented crisis - as a pretext to prevent us from accessing, during the exit inventory, to the apartment we were returning. They pretended that this inventory was held during confinement (before May 11, 2020) while we have proof that it was held after (in both cases we had requested and were entitled to be present). They then falsified the date of this inventory on this official document. If we had been present during the exit inventory, it would have been impossible for them to try to justify the many abusive deductions from our security deposit for cleaning, painting and items that we did not have damaged, while we left the apartment cleaner than we had found it when we entered (see, among the hundred examples that we have kept, the photo of the refrigerator cleaned on our departure, which the agency described from "dirty", adjective then changed to "dusty" in their correspondence in response to our questions on the justification of cleaning costs). We had to wait several months, after numerous emails asking for the justification of one of the deductions on our security deposit, for them to specify that they had in particular withheld a certain amount from us for the redemption of an item that we had not damaged (item noted "in good condition" in the inventory of entry and exit). Fortunately, we are not one of the many foreign customers of Book-A-Flat who return to their country and do not know their rights.
