EXCELLENT BUILDER. After interviewing 9 builders, engaging 2 designers, paying 2 builders a deposit to start the building process, spending thousands of dollars on fees and waiting 2 years to break ground; we almost gave up our dreams of building our dream home. Our Soil Engineer recommended that we give it one last shot and speak with Lori Garton from Arthur Rutenberg Homes - Lyons Heritage Tampa.

Immediately we felt a sense of relief and ease working with Donna, Eddie & Lori in the planning of our home. Of course there are ups and downs throughout the home building process and I can tell you that the ARH Team was right there with us and communicated with us every step of the way. We dealt with environmental delays, a 6 month permit review by the county, design changes, budget issues, and the fact that we live 4 hours from Tampa.

Donna was amazing from the start in working with getting us the right design. In fact we took 6 ARH.plans to design our home and went from building a semi-custom to building a custom home. They didn't charge us a dime for any of the design changes and consultations. Eddie is conscious of our budget and drives a hard bargain with the vendors, while refusing to sacrifice quality and craftsmanship. John has been amazing and is an excellent construction manager. He is ready to jump in and never complains with the last minute design changes, (Like adding a 4th garage & club room in the middle of a plan review fight with the county.) or adding a 300 galloon built in aquarium in the middle of the house after all walks have been built. Lori and Veronica are right there to keep the budget right and to make sure we are happy. Lori has gone to bat with our lender to safe us thousands of dollars in fees, because the county held up our permit. Julie keeps everyone updated with my ridiculous requests and makes sure that I am well informed of what is going on.

They treat us like a member of the family. I am a very needy and pushy person and they listen to me and tell me when I am right or wrong. I trust their opinions and rely upon their experience. We have to come to consider them more than just business associates. We consider them part of our family. They have been with us through family deaths and the trials and tribulations of trying to conceive our first child. They understood my crazy requests (we have a commercial dog bath, ventilated litter box rooms for our cats, and sound proof rooms, to just to name a few). The design team of Dara & Jennifer had to deal with my wife and I who have COMPLETELY different tastes and helped us create a fabulous home that meshes both of our styles.

Again, this process hasn't been easy. However, LH was patient and understanding and worked with us every step of the way. If we were ever crazy enough to build another home, I would only use Lyons Heritage to build it. You can never question the quality, craftsmanship, honesty, integrity, & communication skills of Lyons Heritage. My kudos go out to Bobby & Lori for building an outstanding team.

My wife and I are interested in building an upscale lakehome in Lake County, FL. We presently live in Pasco County and our home was built by Lyons Heritage - Arthur Rutenberg. We contacted Donna at Lyons Heritage to ask a few questions, it was a horrible experience. She interrupted almost every time I opened my mouth, she even said I should have not bothered calling her as their company would not be building a home in Lake County. We were looking for recommendations only. Very rude and unprofessional at a minimum. We would NOT use any company associated with this person to build a dog house.

As a sub-contractor for Lyons Heritage for the past several years, I can say that they are a highly professional custom homebuilder. We have worked with them extensively, and they treat their customers great, and their projects with the attention and detail that quality homebuilding requires. We look forward to continuing a professional relationship with Lyons heritage for many years to come.

I cannot in good faith recommend building with Lyons Heritage/Arthur Rutenberg Franchise. I recently completed my house (March 2017) and I can tell you first hand that I was extremely disappointed. A reputation is gained through the quality of someone s work and the quality of our HOME leaves us shaking our heads in regret. When building a home you would think we would be excited to move in when the whole process was complete. My husband and I felt the opposite. In fact, we put the house up for sale before the house was complete underscoring the complete frustration and anger we experienced while working with Lyons Heritage. The customer service and communication is horrendous. Also, don t bother asking for what is in their brochures or pictures because they will under deliver and you will be as disappointed as me . The most important lesson we learned was to document everything and to retain every single correspondence, phone call, email or conversation. They will tell you that don t remember anything until you provide the documentation. By the way its now April 2017 and they are still fixing issues with the house.

I have had the pleasure of working with this custom builder for the last 5 years. I have been there manufacturers rep for two companies James Hardie Building Products and Huber Engineered Woods, and they have always used the best products in the industry. An extremely educated construction and sales staff. If you want a builder that builds a great quality product and does not cut corners, I would highly recommend the team at ARH - Lyons Heritage.

Building my home with Lyons Heritage (Arthur Rutenberg franchise) was the most horrific and stressful experience of my life. My wife and I recently completed our home with Lyons Heritage in Champions Club (Trinity, FL). If you re looking to spend two (2) years of your life extremely unhappy you have found the right place. They tout themselves to be custom home builder but they are far from this. My wife and I combined the plans of the Amalfi model and the Gulfport. Lyons Heritage had to reengineer the 2nd floor of our house multiple times including the HVAC system because they could not anticipate anything outside of the plans/homes that they usually construct. The most frustrating thing is that we had to argue with them for months before anything was changed. Moreover, my wife and I acted like the superintendent. There were so many mistakes in the construction process it would be scary to see what the final result would have been if we were not on site checking over the subcontractor s work. Lyons Heritage is a franchise of Arthur Rutenberg. The issues with Lyons Heritage got so bad that we even called Corporate and had to go above the President, Lori Garton and reach out to the owner, Bobby Lyons. Speaking with the owner Bobby Lyons was a horrible experience as well. He was condescending and frankly unprofessional. Bottom line: POOR COMMUNICATION, POOR CUSTOMER SERVICE, INCONSISTENT PRICING AND PRICE GOUGING.
