Overall, I loved where I lived and the apartments were exceptional. I moved into a one bedroom 900 sqft with no move-in costs or deposit! Everywhere else iv'e lived has been twice the price with less space. My leasing agent Brittany made my move easy and I highly recommend you work with her. You have to remember when reading reviews that most people that are pissed-off create issues for themselves and are mad because of the repercussions. If you don't pay rent on time there is a late fee. If you do not put in a notice you are penalized. Unfortunately, these rules do not change no matter where you move and I have lived in 8 states so far. The only issue I ever had was people not picking up after their dogs! Pick up your pets S*** or stop being a pet owner! I'd say for a property that is the largest in South Carolina the staff does a great job.

Love the location and am sickened by a member of the staff named Victoria that works in the office. Overall other staff have been amicable and helpful. Amenities are great. However, if the company allows a rude staff member to continue to practice there is a company issue. Victoria continues to be difficult and highly unprofessional. Doubtful I will be renewing due directly to a staff member. I can pay the same amount in this location for better staff service.
I wanted to share for anyone thinking about living here. DON T DO IT! If there were negative stars I would rate it negative. First off, the apartments aren t turned over professionally and tons of stuff is remained not fixed. The rent will go up through your term with old as dirt compliances and when you ask to get new ones due to rent going up, they deny it. Putting in a maintenance request is pointless. Your response either doesn t happen or takes 2 weeks. By the time they responded we had already spent our money to fix it ourselves. Calling the front office is the biggest pain. Most of the time you get a response. You NEVER get a response if you leave a voicemail. We have called up to 10 times throughout a day sometimes just to see if they would answer or call back before going down to the office to find multiple ladies sitting there talking to each other. Don t put your account on automatic draft because they ll pull fees on you without notice and read over your lease agreeement. We ve been here going on 2 years and will be moving out when our current lease is up. This past rent they charged us $250 in fees. Apparently 6 days late involves them charging us the 5% late fee and a legal fee for eviction. Please explain to us how we are going to pay our bill for almost 2 years and one payment we re 6 days late and you try to evict us??? On top of this, when we called to see what the legal fees were just in case the lady up front was completely unhelpful, unwilling, and rude to say the least. We called about 8 times on Feb 16th 2019 around 2PM or so and when asking how many days late did we pay it or any questions related she said I don t know. I m not sure. I can t see it. It hasn t processed yet. We didn t ask you when we paid it. We asked when it was due and when did you guys start to draft it which you can see! Then as we replied, $250 is a little excessive since we haven t missed a payment and we were only 6 days late and we had autopay so your system technically messed it up. We thought it would just be a late fee of $50 which by law says 5% of the rent. Her response wasn t something like, I understand. It s just you guys signed in the lease... Her response was, Well actually sir. We re not talking about the law. We re talking about your lease agreeement that you signed giving us this permission. So please don t mention the law again. You re going to pay it. Her response was not only unexceptional but should get her demoted to maintenance or fired. This is the reason over 100 people I ve talked to won t come here or come back. Hopefully management sees this and takes care of the young lady who was suppose to be professional and helpful.
Arbors is in a great location and the staff are all very friendly. Every time I needed help or to ask a question they were there to assist me. If there were any maintenance problems then the workers would head to your place at your convenience. Only moving out because I found a place to better serve my needs! Would recommend.
I would leave less than a star if I could. My apartment thermostat is at 87 degrees, despite multiple maintenance requests and office visits. It is summer time in the south, which as we all know is sweltering. It says on their website that they have 24 hour maintenance, but that doesn t seem to be the case. Apparently in the lease agreement there is a clause about how non working HVAC isn t a priority issue, and they will not prorate your rent, even though their units don t function properly. My dog, my boyfriend and I are suffering enough. Could you imagine having a child in these conditions?
This is not my first qualm with the arbors. I ve also had multiple issues with the office getting my paper work right with my renter s insurance. Despite being refunded, and acknowledged that there is an error on their part, I ve been charged AGAIN this month for a penalty for something I have and pay for. I pay too much money for rent to not have working air conditioning in the middle of summer and to be charged a penalty for something I have! Do not move here!!! I will be relocating at the end of my lease period. No doubt about it. Save yourself the time and effort, do not consider The Arbors.
Beautiful community to live. Great maintenance staff and resolves issues quickly. Very kind and helpful people at the front desk. Well maintained apartments. Would surely recommend to live in. Understanding and needful during this pandemic unlike other communities. Very thankful!
I lived here since 2009. I've always loved living here the office staff is amazing . For the past few years I've always gone to Brittany. She is always pleasant and eager to assist me with any issues or concerns I have.
Christmas completely ruined as their mainline plumbing busted in the apartment above us on the day before Christmas holidays began. Water pouring out from every crevice came rushing from above in all rooms of their 3 bedroom setup.. The maintenance people were very friendly and acted immediately however the office staff has shown a complete lack of empathy putting the onus on me to wait for independent contractors to do anything. Right now we stand with a 5 by 5 whole cut into our ceiling and covered with a piece of cardboard. Maintenance is friendly and responsive. Office staff is belligerent and seems to care more about proving their innocence then helping my family through an emergency situation. Due to this I lost Christmas visitation with my children and I just thought this behavior should be documented. Of course I am a bit offput and you would think the office staff could be more sympathetic.
Absolutely LOVE living here! Very welcoming, great hospitality, extremely helpful and simply beautiful. Has a lot to offer as well as things to do. I d recommend anyone in need of a home to reach out and apply for an opportunity at living beyond comfortably!
My roommate and I have lived here for about 6 years. The staff in the beginning was great! Always helpful and responsive. However recently they have taken on a less than desirable group. There's one gentleman that works there that consistently gives attitude and obviously has no concern to help people with issues. There is a HUGE roach problem the gate is always open or broke at least 8 out of 12 months of the year. The walls are so thin that I can hear everything going on in my neighbors apartments. It is near impossible to get ahold of the staff, and I rarely get responses from the voicemails I leave with questions or concerns. They have spiked their base prices up an astronomical amount and then on top of that they have switched to having the utilities be a separate charge of about $70 on top of the raised prices. You would think that for someone who has lived in their community for so long, they would offer specials for current tenants, but they charge a $150 transfer fee (they call that a discount because they are saying that a transfer fee is $650, but in 6 years of living here it's been a max of $350) and consistently bump the rent up a minimum of $50 a year. Why live in a place where you feel like the management doesn't care. I'm sorry to be so negative but this information has to be put out there and addressed.
I'm not one to leave reviews of places unless I have a serious bone to pick, but I do read them often . Honestly I'm a little confused as to some of the negative ratings I've seen. I'm going on my 3rd month, with a mostly positive experience. There have been a few growing pains, but that's going to be true of anywhere ... no one is perfect. I'm not here to air any grievances. But I love my apartment and the complex. So those who are reading these reviews & thinking of renting here - I urge you take comments with a grain of salt. I think you'll find this community more than worth your money.
I have lived in the Arbors for 7yrs and I must say everything about this place just keep getting worse. When I 1st moved out here the management was great and so was my 1br apartment. Over the years the management just continues to SUCK. I was looking too move in a 2br apt and couldn't view the apartment until it was time for me too move in. I Told them specifically the side I wanted too stay on and to remain on the 2nd floor. Every member in the office guarantee that I was getting that apartment. When I finally got too move, the apartment was on the first floor and not even close to side that I wanted to stay on. I had too stay in the apartment 3 months until another apartment came avail. Then they tried to get me too pay another transfer fee on top of the one I already paid bc I was moving again and it was not my fault. Upper management would not even speak with me, basically saying that it was my word against the employee. Let's not forgot how they continue to charge what they want monthly when the rent is late. Then the company changes things and doesn't even let the tenets know a thing. I thought water, sewer and trash is included in rent but apparently this apartment have a separate water bill. So I would like too know what am I paying the actual rent for? The gate doesn't work, the buildings are old, they take there time to come and fix things and the pest control sucks! I wouldn't recommend anyone to move to this place.
This is our second time living in the Arbors at Brookfield. Love it here! From the people in the office all the way to the great maintenance man (Bryan), everyone has been very helpful and nice! Bryan even stopped what he was doing and came to the rescue when I needed my water holes on my washing machine replaced!!! So simple yet it was treated with such importance!
The Arbors at Brookfield is in a great location with easy access to I-385 and close to dining and shopping locations. I ve found the management and maintenance staff to be professional and courteous.
This place was nice until the new management took over about a year ago. Upkeep is decent, but the maintenance has gone completely to crap. They are either ignorant, untruthful, or some combination of both. They came into my place today because my AC has been struggling. It will work just well enough to hold the temperature when it runs constantly, but will not lower the temperature. The solution they had was to set the thermostat at a higher temperature and the system now does not have the power to lower it back down.
My mother has been living here for 7 years and has not once had a MAJOR issue until now. There has been rodents coming about and maintenance has not been the be most professional when dealing with the issue. They have gave her the run around about getting her out of there. Management has handled her issue very poorly and she is currently dealing with this issue.
I stronly advise to expand your options before choosing this place.
We been living here over a year now and honestly it's always something with these apartments from the car stickers barely working, it's always a maintenance issue for these apartments to be this high u should expect good quality and great service and that's NOT THE CASE AT ALL. Honestly if we had another opportunity to redo the lease a year ago we probably wouldn't have move here but we bless to have a place to stay and lord willing this will be our last go around with these apartments.
Victoria was great at assisting me with my renewal contract and answered all of my questions in a timely manner. I highly recommend working with her if you decide to live here or already live here!
The Arbors is a great place to live ... I have enjoyed myself here. Dana one of the leasing consultants is great. She is always friendly and extremely helpful. She is the one of the reasons I chose The Arbors . She was welcoming. Location is close to everything and the gym is awesome. You won t be disappointed.
I lived here for over a year and everything seemed broken in these apartments. The gates never worked, the apartments were old and not maintained, the sink leaked. The management is poor and I would not recommend living here to anyone!!! Don't put yourself through the hassle of it! go elsewhere!
I know what you're thinking...average of 3 stars, can't be that bad. Wrong. Don't waste your time even viewing these apartments. Piss poor communication. Terrible service. Gates never work. Staff never answers the phone to address issues. No one ever seems to have any idea what's going on regarding tenant issues and information, but will always deflect and say "I had nothing to do with that.". I wouldn't recommend this place to my worst enemy. Save yourself the hassle and money and live with a more honest company who won't deliberately screw you over.
My wife and I are moving in soon. So far the experience has been top notch. Chris Cox has been a pleasure to work with. He is quick to respond to our emails and even got us a discounted rate for our first months rent. He is the epitome of customer service. Highly recommend asking for him if you are thinking about moving in. Five stars so far!
I have to give one star or else this site wont let me post this. Staff is very rude. We paid our rent late by a day since our 6 months baby had a surgery. When my husband informed the same thing to a staff called 'Brittany' so that we get our $100 back she told " he was making up stories." when my husband told she was being rude and that's not how she was supposed to talk to residents other leasing staff (male) came and asked him to not enter the leasing office if he wanted to argue!!! And there are so many things which we have been ignoring, like there is a dishwasher which is so bad it took off all coating from vessels and when we told the maintenance guy he said that's the best we can have!!! there is always some repair/construction work going in my building. Tennis courts are namesake and unplayable. Laundry has some 1000 years old washer and dryer!!! and very untidy!! We lost our money twice over there. And staff will be nice to you only till you come and join the apartment. Be careful with these cheaters!!!
I thought this would be the perfect place to live considering the location. But I haven't even lived here a full year yet and I've already had bad experiences with the staff. lately they've decided to tow peoples cars due to construction which im still waiting to see what construction was done. still looks the same to me. that's one bad experience. another one was when I paid my rent on time and had confirmation emails of proof and a nasty notice was placed on my door for letter of eviction the day after the 5th. so you mean to tell me if I was really late you would be ready to evict my the day after its due? really? but whatever. also my carpet in the living room has been flooded. want to know how long it took them to come fix it. almost 3 weeks. when my toilet backed up and was flooding everywhere we were told that a special work order would be put in for someone to come out the same day. mind you we reported this issue some time in the morning. you would think that would be more than enough time to come fix the toilet. no one showed until 2 days later. so we were using the gyms bathroom until then. I mean its one thing after another I swear. But trust and believe they except that rent on time
Everything was fine until move out day, I will never forget this lady called "Brittany" rudest person ever, makes all the company look awful. After I moved out I was charged a small cleaning fee, no big deal, I was willing to pay it and was expecting it anyways, but for my surprise, I was sent immediately to collection to a company called global rental collect. When I called arbors they told me I was no longer a resident and that they did not have to deal me, that I should forward all my questions to the collection agency (are you serious?). I called the collection company and they had no idea why I was transferred over to them, to call back Arbors and have them straight thing out for me. After this it was a back and go over the phone trying to find some answers. All this was resolved when I contacted BBB, it was a true nightmare and all the office members were extremely 'RUDE". The apts are nice, the gates are always broken and has a good location, think twice before you go to Arbors just because of the office crew.
We been living here for 3 years now. Never had any issues, Maintenace was so quick to respond. Now we are moving out as we getting our own home, but will recommend anyone who is looking for an apartment
UPDATE: AS OF JAN. 3 I no longer live at the Arbors at Brookfield ! I just couldn t take it ! The apartment continued to smell & it had gotten so bad that I couldn t stomach eating in the place. Also, the maintenance guy didn t show up for 3 weeks straight to use the Bio One drain cleaner (which clearly wasn t helping) .. Kathy (complex manager) promised to compensate me for all of my troubles & I never heard anything else from her ! PLEASE DO NOT WASTE YOUR TIME, MONEY OR DAYS ON EARTH AT THIS COMPLEX ! THE BEST THING I COULD HAVE EVER DONE WAS MOVE OUT & TURN THOSE KEYS BACK IN !
UPDATE: HERE WE ARE 3 WEEKS IN OF USING THE (BIO-ONE DRAIN CLEANER) & MY APARTMENT STILL HAS A BAD ODOR COMING FROM THE HALLWAY BATHROOM, UNDER THE KITCHEN SINK & LAUNDRY CLOSET! BRIAN came out & finally replaced the faucet in the hallway bathroom & he also patched up any extra wall space underneath the cabinets & noticed that my master bathroom cabinet had been ruined from what looks like a past leak (I have pics) . He was suppose to talk to the Sup. over maintenance but has yet to get back to me about it ! I ve decided that I will be breaking my lease soon !

So I recently moved here in October & so far my experience has been terrible ! I ve had to put in at least 5 maintenance request about a terrible odor that comes and goes & seem to be coming from all the drains within my apartment. I ve had one maintenance guy by the name of Brian walk into my apartment & notice the smell immediately & responded by saying I know exactly what that smell is & ordered drain cleaner that hasn t helped . I ve also had another maintenance guy by the name of Lamont tell me that Every maintenance tech has been called to this same apartment & they can t seem to find the problem or where it s coming from (which he lied to the manager Cathy & said that he didn t tell me that) .. I have a witness who also heard him. He even suggest that I try putting bleach down each drain & letting it sit. I also put in a request for a leaky bathroom faucet when I first moved here & when they finally came out nearly 2 months later to look at it, LAMONT stated that he was going to have to replace both bathroom faucets. Let s just say it took him over a week to replace one & the other one is still linking . I ve talked to Cathy (the manager) & at first she seemed concerned & was ok with me transferring to another apartment & even offered to compensate me for all of my troubles. After touring the other apartment (which wasn t worth the ticket) I asked if there was something else that she could do like call a plumber & she said that she would. Once she contacted them, she confirmed that they would be out the next morning between 9am & 11am. On Thursday of this past week, she called explaining that Mr. Rooter came out at about 5 mins before 9 & hadn t noticed any problems after checking for about 30-40 mins. She called me with a follow-up around 9:45am making it seem as though NOTHING was wrong & that there was no smell or signs of anything! At this point I ve decided that I ll be calling DHEC or NEWS CHANNEL 7. My current rent is 1005 & I refuse to live like this!! I have taken pictures of what looks like build up in the drain of my master bathroom tub, & either black mold or food build up under the kitchen sink within the disposal pipe. Since my very first complaint, All I ve gotten in return is one faucet replaced, BIO-ONE (which hasn t worked after using one whole container) & an upset stomach from the terrible smell ! & did I forget to mention that I m afraid to invite people over. I ll save myself the embarrassment ! I m so ready to move at this point & I will NEVER recommend these apartments to anyone!
Have lived hear since 2012. Community is convenient but that's the only plus. Earlier this year I was told I had to move to a totally renovated unit at my expense because my unit was up for renovations. What they didn't do is upgrade the 30 year old HVAC unit. It runs constantly and my power bill is much higher than in my classic unit that at least had a newer HVAC. The maintenance refuses to replace the HVAC which is a complete POS. They management & maintenance here are completely incompetent. This place only cares about collecting your money. Everything else is an afterthought.
Update: After speaking with Cathy the property manager here my issues have been resolved. I am pleased to say that I would recommend the community to anyone. If you're looking for a home you should stop by and see what The Arbors at Brookfield has to offer.
I stayed here for more than 3 years in this community. This was a nice place to stay in a great location. Good maintenance service to apartments but average community maintenance.Occasionally found animal's poop in the Tennis court and a lot of outsiders in the community pool during summer. Beware of the apartment pricing What You See In Their Website Is Not What Will You Get,they always excuse about this stuff that price is not updated from their internal site(more than 3 instances with few of my friends). Also when I tried to renew my lease the front office staff were not at all interested in renewing the lease / new apartments seems like they are interested in new customers,every time they will repeat the same line as if you are interacting to a IVR system. I have always paid my rent on time. My rating will be 3.5 stars.
Do not move here, I loved it whenever I first moved in. I have two more months until my lease is up and I ve already put in my 60 day notice that I won t be renewing. (Which is maybe why they re being this way) I have put in 3 maintenance requests that were a month ago and have YET to have someone come fix the issues I have here, yet they have 2/3 marked complete on the website. NO ONE HAS FIXED ANYTHING. I pay too much to be ignored especially whenever it has to do with water leaks and mice. I can t wait to leave and I wouldn t recommend this place to anyone.
While we were searching for a house, we needed to rent an apartment for a term of 3 months. They were great with our short notice and getting us into an apartment. Besides that, I would never rent from them again, nor would I recommend it! Despite having to "pay monthly for pest control and having them complete additional pest control.... We constantly found bugs and roaches and even had to take matters into our own hands. The carpet had a strong smell of animal urine. It was discussing! The key/card for the gym they provided didn't work. Even after going to the office and having them provide a brand new key/card, it still didn't work.
I just moved in, it's my 2nd day being here and I'm already hearing creep noises, I don't know the history of this apartment and sometimes I'm seeing things outside of the apartment at night as if someone is outside beside my porch but when I go look nothing is there and when I'm in a room alone I can hear someone searching in my hear this DID NOT HAPPEN IN MY OTHER APARTMENT out of all the apartment complexs I have lived in my whole life this has never happen unless I move into a old apartment complex I would have NEVER moved I only moved because financial reasons. I like moving into new apartments because I know someone never lived in them or only a couple people lived in them. I hate this apartment complex already. If I hear more noises through out the month I might drive my self crazy and move again. If I could give this apartment complex a negative star rating I would.
Nate is your guy to get you the best offer to help you with your apartment needs. They have a great set of amenities that come with your lease. The floor plans are nice and the grounds are well maintained. If you know anyone looking for a place, tell them Grant said ask for Nate.
I currently live here and have had nothing but a great experience since moving in. Under new management for at least a year, Arbors has been slowing upgrading the community inside the apartments and outside, as well (our parking lots are being repaved as I type this). The staff is very helpful and maintenance requests have been responded to quickly. With three pools, car wash areas, a very nice and well-equipped gym, a desirable location just off I-385 and near the shops on Woodruff Rd., along with very affordable rent and plenty of green space, Arbors is a great place to live.
Because of unforeseen circumstances I had to move from to NY to SC. Chris Cox a leasing agent from Arbors came to my rescue. With only a week until my moving date Chris helped me pick out an apartment and secure a lease. Much to my surprise I was able to rent a newly renovated very private space at a reasonable cost. My Cox took care of all the details so my move went seamlessly. Arbors is a nice quiet area. The maintenance crew has been so efficient and helpful. Thank you Everyone
>>DOO NOT MOVE HERE!!!<< Just when I thought I have said enough about this place, I leave town for work less than 48 hours and they tow my vehicle TWICE!!! Didn't even give a 24 hour notice! Not saying that would be long enough but it would have helped and maybe be understandable! They tow your vehicle at the conveniently owners expense! This place is a complete joke once again! We been here for 3 years and it's gone downhill!! All the main reasons to enjoy this place aren't there anymore! The security of a gated community is nice when you're trying to move in butThe gates Never work! Ever! also with it being such a massive community, having 3 pools is nice as expected! But this year, 2 pools have been closed this whole summer it seems like! Since before Mothers Day! Then you would expect them to have more than 1 pool open even on Memorial day! But still no! So on a beautiful day you either cram into one pool or you go to another place! That's just my reasonings right now!
Do not move here !!!!! They have hidden fees and horrible with making sure that you are informed with everything. The maintenance guys do not fix anything. I had a toilet issue since i moved in and they have not fixed it yet. I moved out because my went went from 770 to 1000 if i renewed it. So i moved and i advised anyone to think twice before moving there
All thru the night & day there are residents who blast their music in their car & have the bass so low that you hear it thumping in your apartment. It s annoying at 8pm just as much as it is 5am. It s annoying at all times!! It wakes me up a lot of times if it s after midnight.
DO NOT MOVE HERE. RUN WHILE YOU CAN PLEASE. I have been TWO WEEKS without air conditioning in my apartment. I have put in 9 maintenance request, called the office 9 times, and it was not until I called the corporate offices and told them i would no longer pay rent that I was acknowledged. All they did to fix my ac was put in an outdated box unit in my window that does NOTHING. my apartment thermostat has read between 81-85 for TWO WEEKS and the staff, as well as maintenance, have been made well aware that i have an infant. They don t care about you. And obviously won t fix anything until you ask repeatedly and go through talking to maintenance, maintenance management, office staff, office management, AND corporate before they ll fix something that s serious and deemed an emergency in this heat. So please. Pick somewhere else. Literally anywhere.
The arbors overall staff is great and lively. Any time I've had a question(s) I could rely on Brittany Kelly to have an answer. She seems to be the most knowledgeable about the community.
The Arbors at Brookfield is really such a great place to live! The staff is so friendly, the resolve issues quickly if you need maintenance, and they are great with following up with you and keeping you up to date! A personal shoutout to Dana, she is one of the leasing managers! She has such a great bubbly and engaging personality! She was so helpful and informative when I first came to live there! The place is overall so great! 10/10 recommend!
This is quite possibly one of the most terrible apartment complexes in America. Do you like being woken up at 7AM by noisy lawn maintenance guys (because their too cheap to hire them at a reasonable hour) who will also chip your car with their equipment? Do you like landlords who won't communicate a thing to you? Do you like a dirty pool? Do you like dumpsters overflowing? If you answers yes to any one of these answers The Arbors is for you!
Pros: -very quiet location -Clean -Friendly neighborhood -nice workout facility -3 nice pools -tennis court (with great lighting for at night)
Cons: -it's a "gated" community but the gates were broken 9 months out of the year I lived here -moved in to a apartment with a broken dishwasher (was fixed in a timely manner) -AC was broken and had my power bill up 200+ for 3 months that they would not refund even though it took them close to 3 MONTHS to fix it (all it was is a simple capacitor went out) mind you they listed this as a "AC emergency" due to the temp outside. -During winter I had no heat for almost all of December and once again they took almost a MONTH to fix this even though it was an "emergency" -The office workers seemed nice but never seemed to enter in work orders properly (probably half the reason why it took so long for the equipment to get fixed) -Had a water leak in my ceiling in the spare bedroom (i lived on bottom floor which is a electrical hazard in itself). When they came to inspect/repair the barely patched it, it continued to leak shortly after but I was moving out then so I left them to find that on their own time. -sink piping was leaking (got repaired in a timely manner)
Let's just say that anyone I run into that is looking for an apartment, I would go out of my way to steer them away from selecting the Arbors at Brookfield as one of their choice.
Maybe I just had bad luck in the apartment that I had but hopefully this helps those of you that make decisions based on reviews.
I would absolutely not recommend moving here. The office is the absolute worst to deal with. Upon moving out we scheduled an inspection THREE times to have someone come out and make sure everything was cleaned and left to their standards. The first 2 times no one ever showed up and my husband waited all day for nothing. When they finally came out the only thing we were advised was that there were still 2 vacuums in the apartment, which we knew since we wanted to do a final vacuum before we turned our keys in. Now 3 weeks later we recieve a check in the mail for less than half of what our security deposit should be and there was no letter or explanation of why they took money out of it. The office will just give you the run around. Also, no matter how many times you ask to have them spray for pest control there are CONSTANTLY huge roach like bugs in the apartment. Disgusting. We left the apartment cleaner than we received it. Also- 3 weeks AFTER we moved out my husband recieved a call asking if they could enter the apartment to do a repair... we havent lived there in weeks?!
I also want to add that when our 12 month lease came up they told us we would have to pay almost $300 MORE per month to renew it another year. That is OUTRAGEOUS.
The amenities are nice, the management is mediocre at best. Don't even bother calling or leaving a message. You won't get a call back. You're lucky if you get an email reply back in a decent amount of time. Communication is not up to par and you're lucky if two people in the office give you the same response regarding deadlines and charges. Basically YOU are working overtime to make sure that management is doing their job correctly and you're not being charged incorrectly.
This place is not all it s advertised to be! They overprice for rent (it s never a set amount & it s always going UP), the gates are ALWAYS broken & it s supposed to be a gated community . The staff is very rude & doesn t handle maintenance issues properly. The list goes ON! I ve only been here a few months & I cannot wait until my lease is up. It s dog poop everywhere. Tenants don t care to pick up after their animals & the staff doesn t bother telling them to do so. Save your money for somewhere nice AND affordable. This place isn t worth it for the amount of rent they are asking !!!!!

I have been living here for about 7 months. I love the apartment complex. I think the management is great. Brittany and Gabriel are very nice. The other ladies are nice as well, but I usually go through Brittany if I have any questions. I live in a 2 bedroom now, and I am getting ready to transfer to a 3 bedroom. I like it because it has 2 parks for the children to play. I also like the gym even though I don't use it enough. I also really like the game room and movie theater. I rented it out for my daughters birthday in November. Everyone had such a great time. I can not wait for summer time to roll around so me and the kids can enjoy one of the three pools!!!! Great place to live and a great school zone. It is close to Woodruff Road as well!
I have no issues with Arbors at Brookfield at all, the staff who I deal with on the daily basis are nice. Brittany is always pleasant, polite and professional. You may see reviews on here saying she was rude or that the staff in general is rude but they aren't. People don't know the whole story to certain situations and blow it out of proportion. If you want to be technical Luckily I saw the tail end of the conversation that the Person Salma is referring to and I assure u they were the rude ones and had to be kicked out of the office. It's sad that people can be so petty and immature. My is Donnie Liam and I approve this message.
I ve lived here for a year and it s been great. There s trails in the back, the gym s huge, and they take great care of the pools (all 3 of them). Maintenance is very polite. My light went out and they replaced the bulb thirty minutes later. You can t beat it for the price.
I have lived at the Arbors for 5 1/2 years now. The location of the property is great and I have really enjoyed the upgrades they have done to the apartment homes. Lots of trees and landscaping at this community which makes it feel more like a 'neighborhood'. Jennifer and Cathy in the leasing office are fantastic, very responsive and they care about their residents!
I lived at Arbors for almost 3 years. I liked my apartment and the location of the complex very much. Their management is a joke though. Not only did I have to live with bugs for about 6 months or had to wait 6 weeks for my AC to be fixed, but also got screwed when leaving the apartment. I did not get my deposit back eventhough we did a walk through the apartment and it seemed to be fine other than a few minor things. Instead of getting a check, I've got a bill in my mail saying I have to pay for a multitude of fixes. Several requests to talk about this remain unaswered by the management.
The location gets a five star rating, but with the way things went the past 6 month I can NOT recommend to move there.
I lived at the Arbors for about 10 months. Before we even moved there we had problems with even moving in. The leasing agent(who is not there anymore) didn t end up giving us what we were looking for which was the first floor with a fireplace. Despite that, we still moved in. Then, the work orders for the condition form were not completed until after several months of moving in( after bugging them so much about it). They are not good about answering there phones to begin with. Beware, if you live on the 3rd floor, you might have pigeons that nest there. We had a problem with. Had 2 pass away and then there was poop everywhere all over our porch.
It says it s a gated community but that s clearly inaccurate. They were constantly up. They said they were going to fix it but never did. My roommate and I were stolen from and we never figured out who did it. Maintenance takes awhile to get around to any work orders but Ralph was the most reliable! When moving out, the walk through was very quick but the maintenance guy didn t tell me anything about it, so I had to call the next day to the office. Overall, communication and staff could be better. The apartment itself was very nicely renovated and I enjoyed living there despite of the those problems.
This place has been great! & Dana is exceptionally helpful. The gate is always broken, but this is because other residents are way too impatient & this is a costly fix. The only bad thing is when I walk my dogs I cannot be outside for a second without getting bit by 30 mosquitos. I ve lived in other apartment communities & never had this problem. I m not sure if this is because it rains a lot in Mauldin, there are a bunch of wooded areas, or if the complex isn t treated with pest control.
I love living here! It s in a nice location on a road that s not as busy but not far from everything. The office staff is great and friendly, they make sure you re taken care of whenever you need something and I never have any issues with my apartment home.
This place is sorry! I went to do an application for an apartment, they told me what the fee was and once they got the money said they overcharged me! The apartment didn't go through which is okay, but the money they owe me hasn't been returned. I called, left messages, they didn't respond, so then I go to the Mauldin office and ask them about my money, and for them to call corporate, no money and they claim they can't call corporate! And continue to give me the run around! I want my refund! First they say it will be mailed to them, then they say it will be mailed to me, Laurent, and the blond head which is supposed to be manager, keep giving me the run around! It takes them no time to take your money, but excused when it comes to returning your money!
I have been living here for over a year, and it is the second complex I have lived at here in Greenville, SC. It is absolutely phenomenal. My neighbors are friendly, it is a lively community with great amenities such as tennis courts, playgrounds, a dog park, pools, a gym, etc. The staff is AMAZING, with their leasing agents being very friendly and helpful. The maintenance crew deserves top marks, even throughout COVID-19 they still do service requests quickly and kindly. I have yet to run into an unfriendly worker here, and I am very grateful I found this community. I feel safe and comfortable living here, and I plan on staying here for a few more years!

Constantly dealing with bugs. All the time (all year round). Exterminator comes, bugs semi reduce then they come back, everywhere. I clean a lot and it dont matter.
Security-The gates-all three entrances are either always broken (left open for weeks on end or, they just wont open
Limited public laundry-two of them at the two far corners of the place Mauldin police seem to always be around which is good and bad depending on how you look at it
You can only get Charter Internet which is expensive....very expensive
I still live there and overall, they are worth it. I can understand the gates, laundry and Charter thing...the bugs I just don't understand. The pro's far outweigh the cons though because I am all about people and the staff has been that good.
I absolutely love the Arbors, I ve stayed in a few apartments myself and they were always nice but something was missing. I have found it at the Arbors, they have such a wonderful staff who are always happy to help no matter what problem I have. I love the amenities, dog park and how even the neighbors are kind to one another. All in all, if you re looking for an apartment in Greenville, you must check out the Arbors!
I m going to leave the most informational review possible of this place. And I ll start from the beginning of my experience as well as some other details.
This is a Corporate Company ran community, which means :
1. Complaints 2. General Community Maintenance 3. Security
Are not a priority or have any response to by management.
I ll start from the beginning.
Upon walking into the main office, I was greeted and asked about what I needed, Dana spoke down to me for quite a while until what I do for money came into play, to which I was an Employee with the Greenville County Sheriffs Office. Once that information was out there, it felt like I wasn t being treated like a homeless person.
Besides that issue, the move in along with everything else went well.
Me and my significant other started to see small details in the community that seemed to be rather odd and made us feel unsafe.
The grounds keeping on the lower end of the community was awful, more dirt than grass, where as on the upper end they had beautiful trees, bushes, just a nicer look to them.
The gates were always broken and always open which brings us to one of the biggest problems we had here, Security.
One night around midnight, my SO went to get some sodas from the laundry mat by the East Butler gate. This gate was ALWAYS open, then only thing keeping cars from driving in was a little drop down piece of plastic, which we witnessed on another side of a neighborhood could easily be driven around, while my SO was getting the sodas, a group of black males held him at gunpoint and robbed him, out of the 30 neighbors at home, only 2 called in about him standing out there SCREAMING for help, everyone else ignored him. Mauldin Police had to come in and help. Upon looking at call reports for the Arbors, there are LOTS of crime that takes place in the neighborhood DAILY.
This place is NOT safe.
We continued having issues with maintenance fixing things in our apartment, our bathroom door wouldn t even shut all the way, you could go right up to it and push it open, and we were paying $1000 a month for a broken bathroom door. They tell you there is no parking problem but I could hardly ever find a spot after 5pm.
Neighbors would complain about us dropping something on the floor by accident then scream and Holler all night long, why? Because Management does not care.
I stayed in this apartment from 2016 till 2019 March. I stayed in two units in these 3 years. Apartment was decent and we kind of enjoyed our stay because we had good friends.
But leasing was a MESS a BIG MESS. I mean it and it happened to me both the times. I have given numerous complaints about this and the handling of their staff and especially one of their older leasing managers. She threw the leasing document to trash in front of me saying I didnot sign any. Some how I managed to stay and after a year they increased the price to an extent that I will have to leave that unit. The reason I m disclosed reason is they wanted to renovate it. So the only way to ask me to go out to another apartment is to increase so much that the rent would not sound reasonable.
When I wanted to love to another unit there were confusion on pricing again. They will never honor the price so whatever they say unless you have given a check and blocked he unit be sure the price will increase when u actually go to finalize.
Having said all these please note this apartment is still better than a lot of others the location the foot path to walk and the huge complex is definitely a good plus. Big thumbs up to the maintenance staff.
The pool by the The Oaks is always louder than you can turn your tv up. It s unfortunate. Last year we had a courtesy officer on duty and at 10pm the pool was closed period. Now.... its a party all day all night. Not a soul to complain to. I hope to move when my lease is up to a quieter community.
I lived here and I loved the apartment however the tenants that lived above me smoked weed and would throw their blunts down and they landed on my patio. I would have to sweep my patio everyday several times a day. I went to the rent office about this matter and was told to call the police. I was shocked! I was like so they can take me to jail for possession of weed? I m like wow they refuse to do anything about it. The neighbors would bring the animals in front of my patio and let them poop and pee there. Once again nothing was done after I complained and showed pictures of it all. So I couldn t risk my grand children playing on the patio and picking up weed and poop. And the upstairs neighbors sound like they were coming through the floor still nothing done about it so I broke my lease and moved! I wouldn t advise anyone to move here! I m fighting with my credit now to get them off because they never sent me an itemized list of what I needed to pay them. It just showed up on my credit report!
Help. We had pest control come in to spray our apartment for cockroaches. The guy only sprayed the living room and there are even more cockroaches in the breezeways and in the apartment. They're really starting to take over the place. The maintenence guys are nice but have no communication with the people in the office which doesn't help with how soon things get fixed. Causes complications. Sometimes they come before the day the office says they will or sometimes weeks after you call in a problem. The office almost never answers the phone during business hours. I don't think they check the voicemails often either so don't bother calling. You should go into the office to get something done. I've lived here before years ago and just recently moved back in hearing its under new management. Not impressed. Horrible for how much you pay really.
Update: Just had someone walk into our apartment with no permission to enter. No notice, didn't even knock on the door.
The staff is extremely unprofessional. They don't know how to manage their property. We had to move out because we were constantly being harassed by our neighbors, the "security", & even the staff. There were parties almost every night & it was very loud. There's trash all throughout the complex. The maintenance is rude & half way do their jobs. I wouldn't recommend this place to anyone.
WORST PLACE EVER!!!!!!! I could never get anyone on the phone!! I paid a one month deposit when I moved in. When I moved out 30days later I got a letter saying I owed them over $900 with no list of the charges!!! When I moved in my rent was $712. When I moved out my rent was $697. I figured my deposit would pay for any additional charges. I lived alone no pictures on wall and the apartment was left almost perfect. I know that there was not $1600 worth of damages to that apartment! My biggest mistake is not taking pictures when I left. I called the office 15x and no one answered I had to call through a 800 number to get someone on the phone. Then whenever I called the office none of the staff knows anything.. They tell u to call a company located in Washington state!!! I've lived at many apartment complexes and I've never had to deal with out of state companies. DONT MOVE HERE!!!!! I worked almost 12 hrs a day 5x a week never adjusted the temperature in my house I washed clothes 2x a month and my power bill stayed over $120 and the water bill was about $60. My friend lives n a 3br house and her utility was cheaper than mine. Yes they got 3 pools but the gym is terrible. 1/2 the equipment squeaks. DONT MOVE HERE!! Everyone seems really nice and helpful until you mention money or that you wanna leave. They become Ignorant. All of a sudden no one knows anything. I hate this place!!!!
I've lived here for about a year now & love it. 3 bedroom is huge. I've have one thing break over the last year, but they came right then & fixed it. ( my bath knobs came lose & they saved the day.) The pools/volleyball courts are so much fun & it's easy to make friends here. It's never a bad time in the summer. People complaine about the gates being broken but they are also the people that Probs run their car through them to make them broken. I love it & Alex in the office is the nicest. So if you're looking come check it out & see ya at the volleyball courts.
DO NOT MOVE HERE!!!!! I've lived here for a year and the place has gone down hill since the new ownership. The most recent issue is a maintenance issue. My AC is broken and because it's only 76 degrees outside the complex will not come and fix my air when the thermostat says 80 degrees. I was advised after calling the "emergency maintenance" line to open the windows and turn the fans on that they will come fix it tomorrow. ......Again, don't waste your time.
First off, I like my apartment & my neighbors are pretty cool. However, there's a lot about the establishment that is a bit shady. To start, they have some pretty retarded staff members. After my first week of settling into my new place, I noticed that my key fob card would not work to grant me access to the workout center. When I went to inform the front office personels it, some blond lady offered to take me to the gym to test out my issue. She kept scanning her key fob card and it worked and then she scanned my card and it would not register. Then she kept looking at me like I did something wrong. I don't think she realized that what she was doing was absolutely useless and proved nothing besides the fact that my card didn't work. Finally after a useless moment of stupidity, I finally convinced her to go back to the office to fix the issue that was "on the card". Another issue with Arbors at Brookfield is that they have a horrible laundry mat. It looks like a medievel dungeon. It is a dirty crappy place that has really out-of-date washer and dryer units. All the washing machines can only dispense cold water. I think the apartment people set the units to only dispense cold to save on money. The laundry mat is always dirty with dryer lent toss on the ground all the time. Another thing that the establishment try to sell their customers on is this how nice of a workout center they have. Don't be fooled. Their workout machines break down all the time. Their workout equipments are really old. I also hate the fact that you cannot change the stations on the TV at their gym. My advice for people looking for apartments, is if you are on a bit of a budget and looking for a good location close to everything, this is a decent fit for what you are looking for. However, if money is not that much of an issue for you, I would definitely suggest you find another place. I personally think this apartment establishment is eventually going to keep going down in quality.
The new management company is a real thug. The only improvement they done is seal coating of roads. They are totally money minded. They overpriced the apartments and reduced services. They also increased the unit change fees. Also, they stopped giving free water. On top of it, they even separated the 'convinience' charge for paying rent online. This used to be all included before. The community used to be full of nice and quite people. Now you can easily hear 'bass' music and loud parties. I guess they will realize only when a couple of residents leave their property. The front office staff is RUDE. I have worked in 5 cities and never saw such increase in apartment rents over 2 years. THE ONLY +ve review below is from the staff member....... !*********** NOT RECOMMENDED AT ALL******************!
I know there are always little things that go wrong with not owning your own property, but truthfully I love Arbors at Brookfield. If I wanted to nit pick, of course I could but if you are looking for a quiet place, where the apartments are well maintained and there are always people in the main office to speak to and are helpful, (I personally have dealt with Brittany since I moved here 6 months ago and she has always been more than helpful!) Arbors could be for you. Granted, I don't mind the dumpster getting full every now and then because I don't tend to hang out by many dumpsters, no matter how empty. And I appreciate all the effort they put into maintaining the grounds and apartments. And I love the gate, even when some fast driving jerk runs through the boom gate and breaks it, the new management fixes it as soon as possible. The gym is also exceptional (even though I don't go as often as I should :)

I absolutely loved living and working at the Arbors at Brookfield ! Lived and worked there for 3 years and I honestly haven't found a better staff or an apartment community with as many amenities as the Arbors. I had so much fun with Brittany K. And Jessica L.! And they are still there! I have worked/ lived at other communities but the Arbors at Brookfield is hands down the best community in Greenville! Check them out you will not be disappointed!
Living at the arbors has its ups and downs just like any other community . No matter where you live no place is perfect . I've lived here for almost two years and I'm planning to renew . It's convenient to the interstate , the gym and top of the line. I've only had maintenance out to my apartment twice and both times they fixed the issues . The office staff is always busy but I understand . Most of the time Brittany helps me. I have no complaints about her she's always friendly too me.
I love it here. It's very peaceful and quiet. My one bedroom apartment is roomy and beautiful, with espresso wood floors, fireplace with built-in shelves on either side, stone-look counters in kitchen and bath, garden soaking tub, and a nice view of a beautifully landscaped pool. Close enough to Woodruff area shopping, but far enough away to avoid all the traffic taking the back roads. Nice, friendly community, and good neighbors. 4 stars because they are just a little over-priced.
