Moved into The Berkshire complex on Independence Day 2014. It was the biggest mistake I have ever made. My apartment number was 1105, a two bedroom unit. At first, the apartment seemed really cool and the office folks were really nice. You can't ask for a better location to call home...for the moment anyways. After a couple of months of me and my family living here we began to experience issues with the apartment that needed immediate attention. The second bedroom on the east side lacked insulation and had a really bad draft of air through the closed windows. Our first winter that we lived there, we experienced extreme cold temperatures regardless of how high we set the heat in the apartment. The windows had built up ice on them and it felt like you were sleeping with the windows open throughout the night. I knew that there was nothing that could be done about this any time soon so we just learned to deal with it. Some more issues came about in the kitchen. The drawers were glued shut at some point and when it started losing its adhesion from opening and closing, they began to fall off. This wasn't too bad of a fix so I took care of that issue with a couple of nails. The dishwasher had a broken rack that fell off the rails every time that you pulled it open. We just learned not to use that rack at all and dealt with it. The refrigerator also had some broken racks on the inside of the door. We decided not to store anything on the door after our items kept falling off when we opened the fridge. Since it was made of plastic, there was no way of fixing the issue permanently. The living room has a couple of power outlets that don't work, but it wasn't a major necessity. The main front door to the apartment has cracks that lets in daylight, dust, air, and insects throughout the seasons. There's a constant noise in the dining area that sounds like someone is taking a shower all the time. Never understood where it came from but we managed to ignore it. The master bath toilet had a rotting flapper in the tank that caused water to continually leak making an annoying trickle sound. This was an easy fix as well so I repaired it myself. The master bath tub kept getting clogged up and every time we showered the water raised above our ankles. No matter how many Drano treatments we used it kept clogging up. I decided to take apart the drain plug and used a snake line to pull out some nasty stuff that had been in there for months apparently which was causing the clog. This wasn't that terrible of a fix and it cleared up the drain lines where the Drano couldn't get out. Ultimately, these were small petty issues that can be worked around but the straw that broke the camels' back for us was when there was a rainy season and water kept coming through the master bedroom (closed) window. This was a major issue that I couldn't fix because I was on the second floor and it required fixing from the outside as well. I finally submitted my first work order, and it must have taken these guys a couple of days to come look at it. They said that they applied weather stripping to the window, and that it should be fixed. Well, a couple of weeks went by and another few storms blew through the complex and water started leaking into the bedroom again from the same window. Another work order was submitted by me but this time, I didn't get a reply for weeks. I called the office and could never get anyone so I left messages with no reply still. Then I sent emails requesting for assistance and finally someone left a note at my door explaining that there was a change in ownership and management, therefore my request may have been missed. They also said that they would come and take a look as soon as possible. During this time, my family went on vacation so that was the last thing we thought about since we were under the impression that the issue was getting addressed. After our three week vacation, we came home to a bedroom floor soaked in water and my bed, two night stands, and a dresser entirely water damaged. Please see my 2nd review for conclusion.

I have lived at the Arbors for 1yr. In my 8th month of living here I began having issues with my fridge leaking all over my food and causing me to not be able to buy much produce due to them getting soaked in water. After putting in a maintenance request to get it fixed they didn't come out to my apartment till a month later. On that visit I came back home from work and they had left my apartment door unlocked. I went up to the office the next door to let them know that my door wasn't locked when i came back home. They said that they didn't have a key to my apartment and needed me to give them one of my keys so they can have one for the maintenance crew. So I gave them a key and then advised them that it seems that the leak has stopped but that my food was now freezing in the refrigerator. They put in another request for me. Well i didn't get someone to my apartment till 2 weeks after that request. It is now the end of April beginning of May that this takes place, Upon that request it starts to seem like the fridge is now fixed. A week later it starts to freeze again then it starts to leak. I had to turn the fridge off for a couple of hours to not have all of my food destroyed. I had to continue to eat out for almost every meal since i don't do can foods but do natural produce and the food I did buy got destroyed by water leaks and freezing. i went back to the office in June of 2015 a month before my scheduled move out to give them one more time to get it fixed before I leave. The lady Amanda says that I shouldn't worry that the fridge will be fixed before I move out and that i will be taken care of. It is now 3 days before my move out date and they STILL having fixed the issue that i have had since March! On top of that you can hear EVERYTHING that your neighbor does. Whether they are in the bathroom upstairs. in the bathroom or room next to you, it doesn't matter. You have no privacy and they have no privacy. I do NOT recommend that ANYONE move here unless you don't care about sleep, eating your own food, or your landlord keeping their promising about your living request.

Yes, there is new management. Yes, it is a transition. However, Dana, Cathy, and Hope have been so helpful that it makes the transition much easier.

Edit 9/25/2019- Our AC went out yesterday and we didn't know until we got home from work. The Arbors dispatched maintenance immediately and it was fixed same-day. Thank you for all that you do.

Worst Staff and Worst Management

I was a resident of Arbors since Nov-2014.The then management took $1690 as deposit and agreed to pay back after completion of 1 year.But unfortunately, with a year new management "STEADFAST Management " took over.Previous staff was way helpful and used to understand residents problems but as soon new management came in they deployed new staff and here the problem started.
Due to some official issue i had to move to another city. So i gave 2 months of notice and asked then for my deposit.The answer given by staff was "as per the lease agreement, if you break the lease
1) you need to give 2 months of notice period.
2) Termination fees of $988.
3) your deposit will be fortified.
I had conversation between Arbors staff ( Kayla and Brittany) for several times and several email exchanges but they are so stubborn that they not even tried helping me.All the time they gave same answer.
Kalya is even worst lady, She never listen to the problem and never try to give solution to anything.Just keep on repeating the same sentences again and again.For all 3 years i paid my rent on time with no complain but still they behaved so rudely.I was so helpless and finally after struggling i gave up and decided to move with paying 2 months rent + $988 and $1690.
Today i received the full and final settelment letter and they are asking me to pay another $1620.
Here are my question to management
1) Why my deposit amount not returned back?
2) Why the final settlement not adjusted from deposit amount?
3) Why my rent payment history was not considered when deciding on final settelemt?
4) Why you kept staff who are so arrogant specailly "kayla"?

All these shows that the Managment and their staff just need money and never consider their resident.
I strongly DO NOT recommend Arbors at Brookfield.
