Amberwood Homes Review

We purchased our Amberwood Custom home and loved it. We were able to do EVERYTHING we wanted and Billy guided us every step of the way. If you are thinking about getting your dream home, Amberwood Homes is the builder to work with!

I purchased an Amberwood Home in 2007. I was very happy withthe customer service I received from the staff at Amberwood Homes. The builder, office staff, even the supervisor on site was so helpful. Billy and Denny were hands on during my entire home building process. They explained every detail, and even made many suggestions on how to improve my home without increasing my budget. The construction of the home has stood the test of time. Billy Johnson and Amberwood Homes truly built my dream house. Thank you Amberwood Homes!

On February 4, 2015 I called Amberwood's office and spoke with Tina. I was looking for a floor plan of a home they built in Ashler Hills Ranch/Ventana in 2001. I'm helping out a friend who is moving here from Colorado who is very interested in a home in this community. I was looking to get a copy of the floor plan to send him. I was told that they don't give out floor plans, in a mater of fact way with no explanation. I asked if they considered floor plans proprietary information and was told again that they don't give out floor plans. I felt the whole exchange was very customer unfriendly. Because of this experience I would not recommend doing business with them.

I purchased my Amberwood Home in 2007 in the Sunrise Meadow community in Chandler Az. The process of building my home was seamless. From working with Denny to design the home, to working with the construction staff at the home, to working with the project managers. My final walk through went off without a hitch, and move in day was exciting! My custom home was just as we had expected, and the quality of the home was impeccable. Working with Amberwood Homes was a great decision for me and my family. We couldn't be happier with Billy Johnson and his staff at Amberwood Homes.

Horrible experience! After 15 yrs. The roof still leaks through the ceiling and walls. Professional roofers said it wasn't made right. Of course it is way past the warranty period when it started. Ceiling actually collapsed in the bathroom. Too many other problems to even list. I wonder if this will even be published? ?

1992 Billy Johnson/Amberwood Homes built our first Semi-Custom home. We lived in that home for 10 years. In that 10 years time, we never had one single problem. No leaks, no drywall cracking, no grout cracking, no tile cracking, no patio/walkway cracking, no pests.....heck...I don't think I even changed a lightbulb the first 8 years we were there!! Our home was built in an area of Gilbert with VERY expansive soil. I have been a Realtor for 24 years and "Cracking" is expected and typical in every home.....however, in 10 years....we had NONE! As our family grew, we were looking to upsize. We found a 4 year old home built by Billy Johnson/Amberwood, right down the street from our current home. We LOVED the idea of staying in our neighborhood. We purchased the home and lived there for almost 18 years. A few years before we moved, it was finally time for new carpet....the house was almost 20 years old!!! The carpet held up through kids, dogs, parties and so much more! When we installed new carpet, our installer said he could not believe what great shape the carpet was in considering the age. Now that's HIGH QUALITY! When we replaced the carpet, we had our cabinets refinished as well.(Not because they needed it, only because we wanted a new color) Again, the contractor doing our cabinets said she could not believe the cabinets were 21 years old. She said, "They look brand new!" Again....it's amazing how long things will last when they are of high quality!! After 18 years, we were ready to downsize. When we were packing to move out, we still had the original 22 year old roof and HVAC~ when the home inspector for the Buyer inspected our home, he found them both to be in good shape! Another GOLD STAR for Billy Johnson/Amberwood! We downsized into a tract home in Eastmark. We have had disappointments and problems since the day we moved in. I think sometimes we don't value and appreciate something until we don't have it anymore. I would do anything to move back into either one of my previous Amberwood Homes. They may not be brand new like the home I am in now, but they are made 100 Times Better and with 100 Times higher quality materials. Thank you Billiy Johnson for my first two homes! I was able to tour Billy's Mesa Amberwood Home he donated for the 2019 Christmas Idea House. The house had many nice details. The kitchen had a great layout and overlooked a lovely pool and backyard. The extra touches on the garage and horse stables were beautiful.

We absolutely love Amberwood homes! Their attention to detail and beautiful custom homes are amazing. The staff are so friendly and easy to work with.

Dealt with Amberwood Homes as a landlord, disguised as Bella 1 LLC, renting out the various homes that Bill Johnson owns. They were awful to deal with the entire time. Tina Markowski, who I had the misfortune of dealing with the most, is one of the most rude and unprofessional people I've ever had the displeasure of working with. After reading the only two good reviews on google, I noticed that they are ironically by two of their employees, which goes to show how many people actually enjoyed the experience of dealing with them, because they have to lie and improve their rating by getting employees to write fluff pieces. I am now in the process of having to sue them over the security deposit, because they decided to ignore my demand letter of their heinous and illegal fees. Avoid at all cost.

Billy Johnson and the team at Amberwood homes have been a delight to work with. Billy has exceptional attention to detail and a desire to exceed expectations. I am glad to be at their service!

They took the time to take care of every piece of the puzzle for us, and listen to everything we were wanting. billy Johnson has been building homes in the valley for a long time, and his experience was incredibly helpful, as he was able to thoughtfully guide us through the plan and design phase very well! Note in the previous negative review, that the reviewer is not reviewing Amberwood Homes as a home builder, therefore, take that review with a grain of salt. Amberwood is a company that cares for its customers, and absolutely will build you a beautiful home! You will not go wrong with them!

I can't say enough how much I enjoyed working with the team at Amberwood Homes while building our home in Mesa. Billy Johnson went the extra mile and exceeded our expectations as a home builder. The staff really went the extra mile for our family. The staff was always professional and helpful to my husband and I during the home building process. Amberwood Homes builds amazing homes!

I had several options to choose from when I had my custom home built and I choose Amberwood Homes. The owner Billy Johnson went out of his way to help us throughout the entire building process. The home is amazing quality and our family loves it. Neighbors, friends and family are all amazed at the attention to detail and craftsmanship he put into our home. If you are looking for a high quality home there is nobody better then Billy Johnson and Amberwood Homes.

Had a custom home built by Amberwood and the quality was no where near what was promised. The house was in such poor quality when we moved in it immediately had to be remodeled. The house was so filthy we had to hire a professional cleaning company to get the floors in livable condition. Once we signed the contract we felt like nothing more than a money pit. There were so many defects the house could have been wrapped in blue tape. The most amazing thing was the house had the cheapest toilet seats known to mankind. We didn't notice how cheap they were until we moved in and they were basically unusable. We had to run down to Lowe's and buy some decent toilet seats so we could use the bathrooms. Who would put cheap plastic toilet seats in a custom home? Really? If you put in cheap plastic toilet seats to save $20.00 what else was skimped on?

Found out today that my 20 year old home was improperly roofed by Amberwood. Just one more example of shoddy workmanship in our house at Estrella. We had nothing but issues with them from the beginning and still are paying for their poor quality 20 years later.

I have worked with Amberwood Homes and Billy for close to 20 years as a structural engineer on many of their homes. We have always found them to be professional and would recommend them to anyone looking for a custom built home.

I live in a home built by Amberwood in Kensington Groves in NE Mesa that was built in 2002. We are the second ones to own it. We love the home! It is very high quality! When contractors come they always remark about how well it was built. We love the 2 x 6 construction. It is very energy efficient with sunscreen glass. I have refinanced a couple of times and the appraisers always take about 7-10 years off the age of the home. We still have the original exterior paint and roof and it still looks great. Just barely had to replace one air conditioner and the other is still going strong! Couldn't be happier!
