We've bought two houses and sold one through Amanda Howard Real Estate. Buying and selling can be a daunting business, but everyone on staff was professional, courteous, and knowledgeable. Selling, in particular, has a lot of steps and a lot of areas where one person handling everything could drop the ball. I like that each of the steps are delegated to a dedicated "expert," so that full attention to detail is given to each area. Teamwork really does make the dream work here.

It was our first time buying a home and it was pleasant!

Almost 2 years ago, we picked up and moved from Hawaii to start our family. It was a huge step for us and jumped right into the real estate market. We found some realtors about a year ago and decided to wait to feel the different areas out. Only one realtor kept in touch with us along the way.

We began our buying process this past June. My husband and I felt that rent adjusted yearly to market value was an extreme waste of our money. We had a specific criteria and financial needs though. We shared our concerns with our realtor, Natsuki Tani, and she did the rest. We ended up not having to put much down towards closing and walked away with a great deal on our new home!

We'd like to express our deepest gratitude to Natsuki and the AHRE staff. We will definitely be sharing with our family and friends how great y'all have been. Haven't finished my selling experience yet (although very pleased so far), so I will defer my review on that. But I am in the process of completing my purchase of a new home. My buying agent, Natsuki Whisenant, has been a great help. She is professional, courteous, & very competent. I found a home much sooner than I expected. She got all my property questions answered promptly & completely. And she endured me wanting to look at a million houses very cheerfully. In short, Natsuki is very good at what she does. And the support staff have been great, too, although I am just now getting to know & rely on many of them.

Just editing to add that I am now in my new home & completely satisfied. I would also like to add that Catherine Stewart did a fabulous job of making sure everything was taken care of with respect to closing.

Hooray! I sold my other home. Chase Curlee was great as my agent. He knew I was a patient seller and acted accordingly. Beth Riggs was fabulous taking care of everything for the listing. And Kristie Williams did a wonderful job making sure everything was ready for closing. Glinda Wagner did a great job staging my home as well. It looked very nice online. To me, the greatest advantages to using Amanda Howard are: superior marketing, excellent market knowledge, & outstanding support staff.

We contacted a them through a friends recommendation and ended up with one of their agents, Michelle. She made recommendation to fix this and than (minor repairs - paint, carpet, trim, etc.) which we expected on our home. She failed to assist and us in providing contact information of people that typically make these repairs although she promised she would send me the information a little later. She also low balled the house's value in a repaired condition compared to what we thought it would sell for, by about 40K. We also agree to have a second agent look at the property to see all the option on the table for us. The other agent further lower the price by another 50K. This is down 90K from where we thought we should be with some minor repairs.

The bottom line is this company has poor integrity, lack of follow through, and poorly values its customer base in which is survive upon. I highly do not recommend this company nor the agents that priced my home.

I am happy to say by using another reality company my house sold for 47K over the first agent's suggested value and starting point. Personally, I think the agent wanted to buy the home and make the minor repairs so she could sell it for top dollar and screw her customer.

Amanda and her team are awesome. Their attention to detail and all-around knowledge of the market makes them the only team I would use to buy or sell in or around Huntsville. Could not recommend them more!

We went with Amanda Howard because of their reputation and experience. Carl Thomas is our agent. We were out of state clients waiting for the right time and property to purchase. Carl walked us through the process and setup our preferences on their search engine. He answered all our questions expeditiously and since we were not in the area he researched many questions on several properties (we looked for two years before purchasing). After we found the properties that we wanted to view, we drove up from Florida. Carl arranged the viewings so we could see all the properties in two days. We found our home. He then kicked into high-gear with the offer / closing process. The closing was seamless and met our timeline perfectly. Kudos to Carl and the Amanda Howard team.

I hired Amanda Howard Property Management and things were going smooth until there was a forced change of property manager. Mr Shawn Kent took over my account and immediately performed an audit of my account and told me I had about $1600 I needed to pay him due to some expenses he could not account for. I had to come up with old receipts to refute his claims. Even with the receipts he claimed I still owed him. Apparently he took over an account where the previous property manager did not document payments or failed to provide my account information when she departed or Mr. Kent was inadequate at finding files already in his system. Either way he was ignorant toward his duties. He failed to monitor the conditions of my property which was located in a highly desireable subdivision. The tenants totally let my property go and was an eyesore for the entire subdivision. I asked Mr. Kent to do checks which he promptly blew me off. I do not live near Huntsville and trusted him to manage my property. I paid him to do that and he absolutely failed. After his tenants moved out I discovered just how damaged my property was inside and out. It cost me over $6000 to repair inside and outside. Even a simple drive by would have easily alerted Mr. Kent that the tenants were not abiding by the agreement to maintain the property. I could tell his support staff was just as inadequate as him. Very difficult and uncaring people. Mr. Howard who is in charge gave lip service for the most part. He did have to admonish Mr kent for his inappropriate behavior with me. Mr. Kent called me to apologize it was all a show. Mr. Kent essentially was paid every month for doing absolutely nothing. Since I live out of town/State it was easy for him to say he was doing things and actually not doing anything. Mr. Howard told me he received a complaint I sent to Amanda Howard and told me that Amanda doesn't want to deal with these things so she gave it to him. Steer clear of these folks. I felt like these people only cared about getting money from me without any services provided. What a mess and disservice. I would not recommend this business to anyone.

My family was looking to move to the Huntsville area and Amanda Howard sent me several properties in great areas with great schools. We haven't moved yet until, however, when we make the switch, I will only use Amanda Howard to find my new home!

I had a fantastic experience with Cindy Luna and Amanda Howard Real Estate. My house was sold in 2, yes 2, days after it went live on the internet. Cindy Luna was just the absolute best. She walked me through the whole process and never once made me feel like I was "bothering" her with my questions. The agent not only did not initially sell the house in our neighborhood, they rented it. For weeks the agent did not have the grass mowed and the house became a sore spot in our neighborhood. Agent would not respond to having the grass cut. Great commercial but it s not Amanda Howard selling your house... it s an agent. Check out the agent before you sign.

Our experience with Amanda Howard has been great with the selling of our house. We needed to sell fast for an employment transfer and our agent came thru and sold it quickly but also got us what we wanted in the deal as well!

Originally, I was very pleased with Amanda Howard. This was my first home purchase and my realtor was very polite and helpful. However, the day I received my keys to my new home, I went to find that the previous owners left a HORRID flea infestation. After almost two months of not being able to move anything in, $400 in flea remediation, and numerous unanswered attempts to Amanda Howard I am more than unhappy. I reached out to three separate people at Amanda Howard to see if there was any way I could hold the previous owners responsible for just half the cost, but even after month of trying to contact Amanda Howard and being told I would get a call or email back, I have still yet to hear ANYTHING back. I even mentioned that I would be interested in putting the property back on the market as I was extremely frustrated at this point, but still not a word from Amanda Howard. I understand my situation is not common, however, I wanted others to be aware of this company; they will take your money and then ignore your calls.

I worked with Anthony Carbone. We would HIGHLY recommend anyone who is looking to buy a home to go through him. He is the best real estate agent anyone could ever ask for. He will go above and beyond call of duty. Thank you Anthony!!!!!!!

WOULD NOT RECOMMEND: When we switched over to Amanda Howard real estate, we initially felt confident that our agent could be more effective in selling our home in Madison City. It felt as though she relied HEAVILY on technology to do her job of selling our home. When we had our initial consultation with our agent, she did not seem to know how to use the website effectively. Communication was very poor, and more often times than not, we were having to contact our agent about showings and follow up. I would contact our agent and it could be two to three days (at times up to a week) before hearing from her. There were things that probably would have helped our house to sell faster or for more than we sold for, but were not recommended to us. We wanted someone who was more direct, and we communicated this from the beginning. We felt as though our agent did not know the market as well as she could have, and we ended up having to do most of the research regarding questions we had.
We had moved out of state and expected our agent to do regular house checks. At first, these seemed to be completed by someone on the real estate team. Though, on the feedback form, it would simply say "house check" without any feedback on things that we needed to have done. When we got a contract on our house, these checks seemed to stop. When spring came along and our lawn needed to be cut, we were not informed by the team but rather by our neighbors.
Shortly after we had moved out of state, someone from the real estate team hosted an open house. There were a few problems that resulted from this: 1) a key was switched out and the wrong key was placed in the lock box. When an agent came by to show the house, they could not get in. I'm not sure if they returned for a second showing; 2) our thermostat was left on and we received a lovely heating bill that was more representative as if someone was living in the house (which we were not). When we received the bill, we contacted our agent to put a note on our thermostat instructing others not to adjust it. Thankfully, she followed through on that task, and our heating bills from that point forward were more appropriate than before.
At closing, the agent and closing attorney left early and I was left waiting on additional paperwork to sign with someone else in the closing attorney's office. Apparently, there was something more important than to be at our closing.

Some friends of ours had such an outstanding experience with Amanda Howard Real Estate that when we decided to purchase our new home we felt we had no other option. This will be our first home and have had such an outstanding experience we will be shouting from our rooftop! Our Buyer Specialist Allie Wright has been everything we needed and made sure we knew she was on our side.

After first calling, seemed like a decent group. However, after meeting, phone calls, and emails with a buyer's agent...did not have a good feeling or experience.

The agent avoided questions about commission, didn't wish to discuss entering into a buyer's agreement, and just seemed shady. Also the agent did not seem to have any interest in actually working for us or caring to find a home.

They sent us one list of houses, which appeared to be same ones we found on Valley MLS, that weren't really within the criteria given.

Maybe our price wasn't high enough, who can say. But the feeling we got was "we don't really want your business but won't just flat out say so". They seemed to have no interest at all.

As there was no buyer's agreement in place, we simply moved on and we're able to find a much better buyer's agent. Definitely would not look at them again, at least when purchasing.

Just because it costs more does not mean they are better at their jobs. I recommend staying away from this realty group and going with any other in the city.
