I WOULD NOT SUGGEST ANYONE RENT FROM THIS COMPANY!!! THEY ARE ABSOLUTELY RIDICULOUS! THE RENT IS TO HIGH FOR WHAT YOU GET, AND THE PLACES AREN'T EVEN THAT NICE! WHEN YOU MOVE IN MAKE SURE YOU GET A WALK THROUGH, AND WHEN YOU MOVE OUT MAKE SURE YOU TAKE YOUR OWN PICTURES AFTER EVERYTHING IS OUT AND ALSO MAKE SURE YOU DON'T LEAVE ANYTHING FOR THEM TO DO BECAUSE THEY WILL COMPLETELY SCREW YOU OUT OF YOUR DEPOSIT AND CHARGE YOU AN OUTRAEGOUS AMOUNT OF MONEY FOR THINGS THAT YOU KNOW DO NOT COST THAT MUCH!!!!

I have several friends who have lived in units owned by this company and the units were horrible. Management did not make necessary repairs and rented out overpriced, moldy, infested units to college students. They are, in essence, slumlords.

As a resident in one of their properties I would n...

As a resident in one of their properties I would not recommend living in them. They switch managers so often . I am on 3rd one since moving in here in October. They lied about infestations and problems that are happening. Cause of their deception I have lost all my belongings due to Bed Bugs . I have had to leave my apartment for days. I can't handle chemicals. Both my dogs have been sick since moving here , both stomach infections due to the pesticide bug sprays that was 1200 dollars in vet bills. They allow people to use these apartment as storage containers and allow dirty people to remain . The first maintenance man here was gross his apartment along with the mangers at the time was so dirty and gross I seen it when they were moving out . The maintenance man had a bed full of bed bugs . They are treating apartments constantly for them but not correctly . They are just doing bare minimum to say they try. The building is going through major plumbing and structural fixes not one permit is hanging . Elevators have broken least once a month . The elevator inspection were over due also when I moved in . Smoke detector in hallway is broken. When maintenance does do anything they don't clean up after them selves they leave it for you to clean up . They changed outlets left drywall dust all over . When they added a blind in the window left the short one they brought up that didn't fit for me to dispose of. After the bed bug treatment I came home to live ones on my floor and roaches coming out of my sink. I sent videos to them. They acted like it was no big deal. I wish they would move in here see how they like living with bugs. That's why the mangers that left only had few clothes and blow up mattress beds caused they knew everything would be ruined from the bugs . Greg kept everything in milk cartons. I will never rent from this company again and I will try and inform any potential residents not to move here .

I ve lived in a rental managed by Alexander Forrest Investments for the last 3yrs. They do a great job. The property managers and maintenance staff are great to work with. They are respectful and professional. The tenant portal is easy to use and very resourceful. The property is maintained well, clean and they are continually making upgrades meet the needs and wants their tenants.

Our company has been working with AFI for over a year now. We work directly with local on site personnel as well as with various departments and folks at the corporate level. I am very pleased to say their response time is fantastic and service provided to their vendors is first class. I highly recommend working with this company from a vendor standpoint. AFI sounded like a great company to work for on pa...

AFI sounded like a great company to work for on paper and I was genuinely excited about this experience until I got there. The online posting said training would be in Kansas City. Orientation was in Columbia and my actual site training was in Topeka. The company wasn t upfront about this information, and I had to ask. The idea is that property managers are placed at a site that is failing and turn it around to a successful property in about a year. They are supposed to have support at corporate level to get everything done, but corporate is overloaded and more than anything seems to hinder the process. Managers end up having to spend money out of their own pocket to fix up apartments and don t get reimbursed. The last manager that I was working with was owed $1500. They also don t offer health insurance and the PTO is the least I ve ever seen a company offer. The bottom line is that AFI doesn t care about people or communication, they only care about $$. This is fine for some people, but that doesn t work for me.

I rent an apartment with AFI and I have had nothing but good experiences so far. My favorite part about working with them is that I pay my rent online. I don't even have to think about it and it gets done. Their online portal is easy to navigate and they make it easy to schedule maintenance requests. Very easy to get into contact with management if there are any questions I have. Great business to work with!

The team at AFI has been a pleasure to work with since 2014. I am impressed by their commitment to their company mission and values, and seeing how they demonstrate that on a daily basis (e.g. reading the mission out loud before starting a conference call).

The management team strives for excellence and expects that of their team and vendors. As a technology vendor, it's fulfilling when clients trust us to do our job while holding us accountable. Listen to me...do not trust this company! My husband worked here and we went through hell. Moved around a lot. The management are plain liars and dont care about their employees whatsoever. The reviews you see here are probably fake for the most part because they push people to give them good reviews (including me). This company is untrustworthy, and crooked!! They hardly reimburse and it takes them forever. Many times you have to use your own cash to pay for stuff. I've seen them fire people on the spot without any notice, compassion or even explanation. All they want is to make money off people. Again, please consider other options before coming here. I would never recommend this company to anyone!

I enjoyed living at their property , and enjoyed several of our managers we had while living there- Before my wife got into property management herself we got to learn there and I even was contracted to clean and turn empty units. The last few months of living there as I was turning apartments they were turning landlords more than I was units (no big deal it happens) . All of a sudden I stopped receiving pay for empty units 2 of which were large townhouse units. I accepted that I would probably never get the pay for those and then we were blessed with opportunity to move and work in property management ourselves. We accepted that we would lose a deposit because we were leaving our lease early. I cleaned the unit prior to leaving as I would the turns I got paid to clean by a checklist. When we moved I received a very large bill for supposed cleaning and repairs. Again I didn t even dispute it- I still may not. I also want to state that my wife applied for their property management positions and we were told by an assistant manager that the manager refused to turn in her applications. Mind you she is now a property manager of properties exceeding over 275 units and more. I guess I m writing this to say this- it s been a while but I just noticed this on my credit as I attempt to repair a few things- and the betrayal is really shameful. We did a lot for our community and treated them like family. I remember times my wife got her hopes up about applying and her being told she had a great chance of getting the position only to find out that her apps weren t getting turned in. The bill we got when leaving was around 1300 and that is really disappointing considering I shouldn t have sent and invoice for my breached unpaid services and didn t.

As I attempt to seek to settle this, the reminders of how they tossed our whole correlations and business relations out like trash is unbearable. I honestly don t look forward to a response on here, especially after reading these other responses it just seems like you put a number of someone else to call to divert the situation making it seem like you attempt to settle disputes in the court of public opinion

Poor customer service and responsiveness to tenants needs and issues with complex issues. Don t rent from their properties including Campus View and Campus View West in Lawrence KS. I m sure there s many more.

They don t answer questions in times of national emergency and when their tenants are in financial danger. Their tenants in Lawrence, KS are low income and yet require them to make timely payments when work is laying them off. This large corporation with multiple properties can afford a moratorium on one months rent while their tenants are out of work for reasons out their control. Will you have tenants risk their health to find work and if so do you have work for your tenants so that they can make timely payments? At the very least offer it one a case by case instance.

I contacted AFI for direction and insight, in regard to our rental problems for Moss Creek Apartments. Our previous management company left us with a 70% vacancy in August 2017. Soon after, at the height of our dissatisfaction and dismay, a close friend highly recommended that we visit with AFI.

Al Seymour, of AFI, made arrangements to meet with us on-site and later to meet with AFI's team of experts. The conclusion from the visits, confirmed the apartments were not rented due to antiquated marketing techniques, lack of priority given to our property and no clear direction to rectify this negligent situation. The conference meeting was an impressive brain-storming session. AFI offered marketing ideas that were sensitive to the needs of the student and non-student market. Options for advertising included a website, website optimization, on-line management tools and support services. Flyer distribution was discussed. Affordable options were identified.

The size of our business does not immediately allow us to contract with AFI for management services. However, they most willingly offered their resources and contacts, in-house staff and encouragement to begin instituting ideas and strategies that were freely shared by their staff.

AFI has taken a very personal interest in staying in touch, and they are available for assistance, if and when needed.

Personally, I thank Al Seymour for coordinating introductions, David Atkins and Paxton Schneider for bringing us into the fold, Derek Negy, Ryan Scheer for their marketing and leasing input and staff for working with us. We appreciate your time and motivation and have no reservations in recommending AFI as "Experts in acquisition, development and financing of real estate projects".

These people lie, and make bedbugs sound like pets, good luck getting your deposit back, to funny I've worked for them, the only good reviews I see are current managers and companies that do business with them, perhaps they should rent from them, then listen to their lies, check the OSHA and bug complaints, when a business does business with them think twice about that business as well

Someone from corporate was suppose to call me back they never did. The lease give you a whole amount of what you have to pay for your lease agreement and all my money add to that. I experienced the debt collection due to this company. As I moved I changed my address and later got a call from a debt collector say I was terminated the lease early. Went back talk to the manager, she said it was cleaning up fees after I moved out instead. I totally understand that I have to pay if they have to clean. Never contact me on my email or my phone. She said it s a big company it could not call or email everyone. As I received their email every month promotions. I guess tenants are not that important to you guys. Thanks

If I could give zero stars, I would. These people are absolutely horrid. I rented an apartment and the owners didn't take care of the complexes. This company bought the complexes and came in with promises of improvement. First of all they did NOT honor my lease at all. They added fees that were not listed in my lease. Secondly, I made them aware of a health hazard, and they did absolutely nothing. Thirdly, when I made the decision to not sign another lease at that property, the manager flat out did not show up for my move out inspection on the date I requested and because of my work schedule that got pushed back a whole week. Then they proceeded to charge me a whole month of rent and late fees after I had moved out. I have attempted to contact them to resolve the issue and have been unsuccessful in getting a single person to return a phone call or even email me. Poor business practice and absolute disregard for tenants or state laws. Just because it is in the lease, doesn't make it legal if it doesn't follow state laws.

UPDATE: They do not pay their bills for services they contract. They willfully sign up for services on their properties and simply do not pay the bill.

I was lured into an apartment with a promise of no deposit, but ended up having to pay said deposit anyways. Fast forward a year after I move out. Landlord said I will get it all back. 80 days later, I have not even an invoice in violation of state law (383.580 Security deposits [30-60 days by legal limit]). Had to spend a month to squeeze this name out of a landlord of my apartment. Currently willing to pursue legal actions at a loss just to make sure that they don't have my money as well as have proof of their violation of law and blatant theft. I will update this review when they get back to me.
