I never expected unprofessional apporach adopted by the Company after they scraped on of their project Ozone Boulevard in Noida. When I approached them to seek information about the project status, than only staff told me that it has been scrapped and transfered to Lotus Co and I can cancel booking and take back booking amount and refund would be given within 90 days. Today (14 Jan 2015) it is almost 6 months, despite many email, meetings, phone call, I am not getting any confirmation when I would get my money back
This is really furstrating and disappoiting. The 3C Company is not treating it's customer in professional manner. Simply hiding. I have lost confidence in the 3C Company and it's Directors and Management.
Worst builder in Noida.Nobody listen to the problems being faced by the residents of Lotus Boulevard,& worst of all nobody picks the phone calls in their Head Office.
Think twice before buying a property in this company's projects.

They have delayed the project beyond reasonable time. Buyers are crying.
3C held lot of promise with thier communication, slick ads, professional employee but finally they ended up as another DLF and Unitech. Delayed projects, fighting partners, un obliging vendors, no quality , no adherence to timelines, launching new projects back to back, no focus on finishing.
Launching another company, cheating, delaying, no communication.
Another real estate dream falls by the side.

Has been breaking delivery promises time after time. Using one sided BBA for their defense while penalizing their own customers.
Everybody should unite to fight for 1) penalty as per builder buyer's agreement 2) additional damages for breach of contract 3) interest on payments received by them for external development & IFMS as the possession is delayed by more than 3 years as they have neither completed flats nor they have done any external development.

A terrible company with 3 crooks Nirmal Singh and Vidur Bharadwaj being two of them. Untrustworthy as I bought an apartment in 2010 and instead of getting it in 2012 it s still not getting done with 95% of money paid by 2011/12. They have no sense of ethics and don t care about consequences and will completely fleece you so better not invest your hard earned money with them.
First of all I am not sure I will get my flat LBespacia even in august 2015 or not. I don't know why just because of NGT issue these people can delay the project by 3 years
Secondly just because a day late payment would allow 3C not to pay 4-5 lacs penalty
I requested 3 C during my first late payment for the reversal, but they refused. How can these people now reluctant to pay penalty for delay of 3 years. That means I would pay penalty for single day but these people won't. Surely need to file case as and when I get possession.
I'm a buyer of Lotus Boulevard and have had worst experience with this builder.
1. The project is delayed by 2 years
2. Builder is not paying the promised penalty for the delay (which sums to around Rs. 2.5 L) saying that I had 1 delayed payment (delayed by ~ 2 weeks for which I ended up paying Rs. 5K as interest @18%).
3. They increased number of floors at their will (when I purchased my tower had 21 floors, now it has 30).
4. They introduced a new 43 floor building opposite of my tower which wasn't part of the original plan.
5. Quality of construction is average.
Worst company. I should have given zero star but option was not available. The 3C company is super chor company. They looted lot of people in their reality projects. They have collected 90 percent of money from its buyers and now they have completely stopped the construction work. Buyers are in intense pain and agony due to heavy EMI and house rent amount. Please do not invest in any of their projects.
It's one of the "WORST" of the WORST builders of Noida.
Always unpredictable in terms of saying and doing.
So far ripped off thousands of buyers of Lotus Boulevard and Lotus Panache projects in (Noida Sector 100 and 107 respectively) by delaying the possession by approx. 2 years (till date) do not know how long further they have to wait.
Increased many times density of the projects by a very large extent that too against concent of buyers,Denied delayed possession penalty amount to several buyers which is worth several lakh rupees for each individual buyer (For Phase 1 of Lotus Boulevard by unduly & unfairly increasing the super area without any logical explanation, it's only one of the fraud secondly for Phase 2 they have denied delayed possession penalty to buyers who have defaulted in payment of their installments despite the fact the delay on buyer's part was only for a few days and 3c had already charged 18% penalty on the amount to them for late payment) .Moreover if a buyer tries to seek any piece of information related to these activities then their so called customer care executives reply with vague answers (eg. Please refer to the BBA which is full of absurd clauses which can be easily challenged in any court of law) and provide lame excuses. They neither are forthcoming nor do they admit a single fault or mistake on their part. Both projects were marketed as the largest Green projects (lots and lots of greenery around) but things just turned out to be other way round (lots and lots of flats and issues all around)
The builder has lot of influence so it's not at all a piece of cake to challenge him unless all buyers get united and take an organized,collective and strict legal action against the builder.
I an owner of Phase I flat at Lotus Boulevard for the past 2 years and things which were promised are not present. The whole publicity is about the green building; their brochure is talking about green concepts, but still basic things are missing from LB. The portion of the club has been sold to the school which was meant for the welfare of the residents only. The club is managed poorly. The broadband facility has been outsourced to a service provider and 3c does not have any control over him. The builder is not bothered at all about implementing the transparent processes and improve the security and comfort living for the residents. Phase I was given possession about 2 years ago, and already there are water seepage from several walls. Construction quality has been mediocre. The most recent unprofessional and unethical move from the builder is to stop paying penalty amounts to Phase II and Phase III owners. I would strongly recommend to buy property from better builders.
Complete fraud.. Has scammed more than 10000 families in seven different projects. All incomplete.
Money stuck with 3C for over 4 years. Poor response time and extremely poor progress at lotus zing. Stay away from 3C.
Search the most valgur word , and that's applicable to 3c . The most corrupted builder in NCR , and we ( in lakhs ) are sufferer & loose a big amount money to invest in their project . Big fraud builder ....stay away .
Regretting my decision to buy my dream home from 3Cs
- Delay of more than 2 hrs
- Not paying penalty for delay in possession
- Increase of 100sqft in SuperArea with 0 increase in covered area
- Selling Club showing huge size and then giving half of it to School
- Threatening to make the compound a fish market
The problem is every builder is in race of being a bigger crook ..... how can 3Cs directors be behind.
Poor management, delayed projects upto 5 years, lacking man power and labor. Worst transition team. Overall frustrating experience.

Horrible is my experience with 3 Cs. I purchased a 2 BHK flat in Sept 09 in Lotus Boulevard , Sector 100 , Noida. The possession handover date was Nov '12. Its been over 1.5 years now and we are still no where near possession. Latest is that it will take atleast another 1 year for possession. Repeated reminders and protests have fallen deaf ears. Whats worse is that there is no action from the Builders to really move near possession to handover ( ofcourse as expected they have collected 90%+ payment and there is no development in last two years). this has been fate of over 200 families who are waiting for handover for last 1.5 + year
THE COMPANY IS CARRYING ON THE BUSINESS OR CLOSED DOWN. NO ONE IS PICKING UP THE PHONE FOR THE LAST 3 DAYS.
This is no good builder. Promises to deliver in 3 years but delayed the projects by 2-3 years. Increases the number of floors and units at will. One of the USP of the lotus boulevard complex was its club .. but now the builder is saying that it is his property and it will not be transferred to RWA .. Sold major parts of it to 3rd party vendors like primary school .. making huge promotions of it .. Increases the superarea at will by 15-20% ..
3C is very renowned name is building and construction in NCR.

I was an early investor in 3C and people vouched for their transparency and fair dealing when they delivered successfully the Phase 1 of LB Project. They paid delay penalty to every one without asking, we'd not heard of terms like Force Majeure etc. and super area increase was less than 10 sq ft for most people. It is painful to see one good ethical builder taking the wrong path to save some pennies which will hurt them in the long term. I wish better sense prevails.
3C company is under insolvency proceedings. Court appointed resolution professionals are in charge now. Heavily understaffed. Guarded by private bouncers- not a very welcoming sign.
The staff are cooperative, but they have very limited resources.
The behavior of management is unacceptable. It has been five years since I booked by Flat in Lotus Boulevard and they are saying that it will still take atleast one more year.
Besides, they are trying their best for NOT to given penalty for delay in construction.

This is the first experience with a developer and the worst one we could imagine, right from the fraud Investors Clinic who sold us the apartment in 2010 it has been hogwash. The 3C company is the worst ever builder with no ethics or conscience who has diverted all the funds we paid 90% of the total cost against getting our homes in 2012 end, but they diverted all our money to other projects and has been absconding from action ever since so much so that we have nearly lost faith in getting our home. I cannot imagine the amount of bad karma these slime balls have earned and the bucks earned at our expense. They do not care how much they harass their clients, so beware of investing with them. Once bitten twice shy. I hope to God people do not waste their hard earned money on these crooks ever again, and they are brought to justice in the court of law.
Very bad company,it has enmassed 2500 crores of buyers money+8000crores of water bills it had not paid which has resulted in disconnection of water supply for more than 1 month+did not deposit EPF of its own employee s+doest pay laborers ,guards etc,not completing Project Lotus Panache ,the buyers have gone in NCDRC,High Court ,RERA,EOW, Jansunwai ,pm portal,Fir for builders arrest, regular protest,they launch new projects ,decamp with money.So don't invest in their projects, NOIDA , GREATER NOIDA , Gurugram, Punjab and so on,They are SCAMSTERS, Beware.
Purchased an apartment in Lotus Boulevard which was due to be delivered in July 2012.
Got a completion confirmation for the apartment in July 2014.
The final installment as per builder / buyer agreement was 2.3 lacs.. Now I received a demand for 5.5 lacs...

If somebody from 3c reading this review should go and talk to residents and understand their feeling.
Big on talk, low on actions. Not really a company on which you can trust with 60-70 lakhs of your hard earned money. It would be complete five years (September 2014 ) since I paid the initial booking amount and still no sign of possession.
Avoid this builder if you need peace of mind!
Delay of moeemthan 4.5 years for a flat booked in 2010 and to be delivered in 2013. Do your research and be cautious.

My experience has been extremely bad. taken 5 years already and not respite or info about possession.

I got associated with 3C in April 2012 thinking that they are a good brand and would be customer focused. However, apparently my experience is different. I bought a plot with them in Lotus City in 2012. Even after 50% payment, they are still shying away from signing Builder Buyer Agreement. 2.5 years later, I even don't know why the work not even started at their site and when do they plan to even start the work. I must have followed up with them 10 times. Everytime they say another 2-3 months....Still waiting....God knows how long before they sign the BBA and start the work. Thanks

For more than 2 years delay THEY are NOT paying the penalties
Everyone who is writing review here having bad experience with the builder in 3c project -
1. Charged penalty on payments even for single day.
2. Officials are not available to meet and even don't bother to response.
3. Taken payment almost 95 %
All customers should march to builder office and ask for date and penalty.
If we don't get satisfactory response should file case for relief from interest and rent payout.
Otherwise these buggers will keep enjoying and customers keep begging for relief.
