Avoid any estate that is "managed" by these clowns...

Avoid any estate that is "managed" by these clowns. i have lived in a complex managed by them for nearly 5 years, and i genuinely don't know why we pay them every month, they are beyond useless.

or the first 3 months that i lived here, they debited me for my unit, and another unit, and every month, i would have to request them to refund me, by the time they did, my other debit orders would bounce, and because they kept debiting me for the other unit and refunding without correcting the issue, it was compounding so by the 3rd month, they didn't even offer an apology.

and as we speak, the water in our complex has been switched off since Thursday (it is now Monday), because Whitfields didn't send the POP to COJ, what's even more infuriating is that they aren't even responding to the numerous emails from the Trustees.

AVOID WHITFIELDS!!

Im worried to read these reviews and responses to resolve this here, as our complex just started using them. It's concerning to read about overcharges,lack of responses, lack of tax returns and debt. I advise anyone who have these problems to consult the ombudsman as that is what CSOS levies are for. Also, request their fidelity certificate as it is required by law to have one. Hopefully our experience is better.

The service is horrendous. Getting information from them is a nightmare but they are quick to issue fines without warning or proper investigations. I have to constantly follow up. It's as if my emails go into a black hole. I would never subject anyone to such torture. Their slogan should be Diminishing Lifestyles. I will never purchase another property (mis)managed by Whitfields Property Management.

Never in my life have i come across such incompetent bunch of people! They pull an eskom style and slap you with a utility bill of thousands , then you have to prove its a mistake on their behalf , but, you still have to pay it, and THEN only will they do a recon, and give you credit, not your money back, so meaning you will now potentially sit in the red for the next few months to come until you have paid off what you now had to go and borrow. Every other month they find an excuse to up the levi's, this is a total rip off! Not even to mention the poor service and resolving issues. I would not even give this property managing company 1 star if i had the choice

They charge fees that don't have any correlation to the output of effort and are scavengers feeding off the conveyancing process and adding little of no real value. I was charged R1000 for my statement, something that requires someone responding to my email with a system generated statement. A fee should be of fair value and their service is not.

To be honest with you, I have never seen incompetent people like people who work for this Company, they never get anything done, Staff is clueless..

I often wondered what type of job would allow me to do sweet nothing and still get paid and then I encountered the awful staff of whitfield property. There is no management or maintenance being done at the property but they are quick to harass us with falsified claims. Whitfield is so good at doing nothing they should change their name to waiting in the fields. We have been emailing them for information over the last 3 years and have yet to receive an answer. Very unprofessional, inconsiderate and unkind. They will take your money and leech your soul. STAY AWAY!!!

I find Whitfields to be an extremely professional and competent company managing our asset. No query is too small or unimportant for them and if you can't find help by yourself on their excellent website... a quick call and they've always sorted us immediately. These guys really know what they're doing. Thanks Whitfields.
Ironically in our BC meetings, the complaints always seem to be from the tenants that are behind or in trouble with payments and letting everybody else down! Thanks Whitfields, you guys swung my choice and option and you havent let us down.

If I could give no stars I would. There is a constant "passing the buck" and generic mails being forwarded when we complain about new systems in the estate not working as agreed and fees charges to renters that should have been included in owners Levies. Where is the budget planning from your side Whitfields and why are renters being charged for common are water and electricity, even when we are not home the bill just climbed. No trust in this company, I can write a whole book about it...

Pathetic managing agent that overcharges and under delivers. Getting hold of someone to attend to your query is like swimming through golden syrup. Getting information out of them is like asking for a miracle. A managing agent that does not manage, unless they trying to leech money from you, then they on their A game.

Months later and they continue to operate like the mafia, ripping off people with electricity costs. I have a unit sitting empty and I get a bill of R600 for electricity with the main switch being off! Unbelievably filthy

I ve been a property owner for years in one of the complexes they took over , since their take over it s been the most frustrating , unbelievably upsetting time ! The staff are extremely rude , unprofessional and the amount of money spent on levies is really not worth the service and services received! Last month I informed the agent that I m changing banks , payed the levies in advance however they still debited my old account and charged me for debit order rejection fees !? How is that even possible? I couldn t rent out my unit as it overlooks the pool which was not maintained by the property management,. The company always refuses to take responsibility of their actions and errors. Where does one go from here? Am I supposed to sell my unit because I m extremely dissatisfaction with how this company handles incidents. Where can we formally file a complaints and have action taken against Whitfields s as there are so many unhappy clients that are being ripped off and are still paying their hard earned money to this company. The must be a way forward!

Poor maintenance of residential units, cracks on walls leaks into bedrooms from top floors. Terrible HORRENDOUS management - Whitfields Property Managers who do not get back to you on important matters. Quick to issue fines to residents with no explanation just a slap on the invoice. I will never rent / buy a property managed by Whitfields

Rude, unprofessional, absolutely no problem solving skills and of course they charge an arm and a leg. If you have an issue, I promise that you will not get a solution with Whitfields. I would highly recommend not using this company!

I am not getting my money owed to me back. We have replaced the estate management of Shingara Sands with MCBMA. I accidentally paid my levy amount into Whitfields account and have been waiting for a transfer of the money into my account since 27 November. I am getting promised it is getting paid everyday since then it has been three weeks and I need the money urgently. Very Bad service.

A truly poorly managed company with a terrible app...

A truly poorly managed company with a terrible approach to engaging with its clients. As you can see from the number of negative reviews on here the responses offered are often defensive and seek to shift blame if not at times are borderline aggressive in their tone. Whitfields here is the reality check of how the internet works for the most part, you do not get an average rating of 2 stars if something is not systemically wrong with how you operate.

Our complex had a water problem this last weekend where we were illegally disconnected and as result we sat without water for multiple days.

Now, my issue is not that there was some oversight from our municipality or council of whoever else made a blunder because we know in South Africa and the world it happens. My issue is that there was absolutely no communication over a number of days from the "managing agent" not a peep. Friday, Saturday and Sunday, nothing. Weekends seem to be days where they do not opperate even when it is for these kinds of issues so yes, I am not looking for a reason as to why you were in the right, I am just sharing this for other people who want to know what you are like as a company in times of emergencies.

Whitfield is the worst managing agency, which promotes theft of electricity, have lack accountability, over billing people, and they also have a very rude Madeline in their office for lion Ridge complex. The corruption from this managing agent is overwhelming, over 5 years no annual General meetings, no audited financial statements,money laundering is the order of the day if u ask me. I don't know how does a complex that owes over R6M manage to sell units instead of going under administration. People don't buy from Lion Ridge Complex, and never chose Whitfield as your service provider.

If you're looking for unanswered calls, no email responses to queries, wrong billing, no clarity, no communication, rude & incompetent staff - and of course a poor managing agent - then contact Whitfields.
Levies, for some of us, go into arreas because we think you're busy resolving issues on statements and will resend a statement. Then we wait for weeks on end with no news. Then get whacked with debtors interest which we have to pay by force.

Please can we ask that the Account Managers also do a basic excel course and learn how to do a decent recon.

Every telephone conversation has been defensive from their part, and clearly arrogant from the other replies on these reviews. They avoid giving out their GM's details, perhaps in fear that they make so many mess ups that the poor guy is tired of hearing about it now.

PS. PLEASE don't bother replying, as usual.
