We stayed at Ocean Breeze from Sept 26-Oct 3. The house was lovely. Had everything we needed, super spacious, nice pool, awesome hot tub. My lack of 5 stars was due to the amount of cleaning we had to personally do to feel comfortable especially during covid. The house had not been cleaned at all. One of the bathrooms had stubble clippings all over the sink and floor. My bathroom also had hair on sink. There was trash left behind another bedroom night stand. It seemed the people before us just didn't leave a huge mess but it was very very far from being cleaned. Scary & disappointing.

Well all I can say is that I 100% agree with the recent negative reviews regarding cleanliness of the rentals. It seems to be a major issue with this company. It looked like no one had cleaned the rental in months. I spent the first 2.5 hours of my trip making the place habitable. Village did offer to send over cleaners but I declined and had my cleaning fee refunded. The amount of dirt, hair, and food crumbs I swept up was mortifying. After dealing with flies and cockroaches, we left early as I was miserable. No one should have to pay for a dirty rental. This whole experience has made me shy from rentals in the future. Good luck to you if you choose to use Village... make sure to pack extra cleaning supplies, bug traps, and a vacuum!
We travel 3-4 times a year to OBX , this house was great and exactly what we were looking for!! We usually use AirBnB but Village Realty Customer Service was excellent and would be looking to use them again for our next trip.
For the most part everything was clean and neat. We had problems with the air conditioner for about 3 days, but a service staff member came out right away each day, by Wednesday it was working better.On Thursday there was a lightening /thunderstorm and it knocked out the Internet and was not fixed by the time we left on Sunday. Overall pleased with the location and the cleanliness.
We were here in June of 2016 and were pleased with the conditions of the home. This time, however, we were not as pleased. The outside shower had plastic wrappers inside, so we knew it wasn't hosed down. There were nails and boards sticking up going out to the ocean and we had to call for them to fix it. The furniture in the living room is worn and it looked like there was animal hair on the furniture. The rug under the dining room table is all tattered and worn. Hopefully, the owners will keep on top of things being a little nicer the next time.
We were very pleased with this company. House was as described. They let us know that the house was ready was ready early. We had one small issue with lack of kitchen supplies. They rectified situation within hours. Outstanding customer service
After a long day of driving, we arrived to find our house less ready than we expected. Not all of the bathrooms had been clean with 1 dirty toilet and dead bugs on the floor in 2 others. We had ants on the counters of the 3rd floor kitchen because crumbs weren't cleaned off. Then we looked at the ceiling of one of the bathrooms and saw mildew covering the ceiling and down the wall (pictures attached). The drywall is spongey around the tension rod for the shower curtain. We called the office and they immediately sent maintenance to take a look. To her credit, the maintenance lady was at our place for over an hour cleaning the mildew alone. She also fixed the pump in a toilet, pounded nails into the floor boards, changed light bulbs, etc. We were extremely disappointed in the state of our rental. When we expressed disappointment to the rental office, the reply was, "We sent over maintenance. Isn't that enough?" Paying for a house for a week of vacation, we have certain expectations including a clean house when we arrive and some professionalism - which we only saw in the maintenance woman.
Additional notes: The list of items provided on the website for our rental was not 100% accurate and pieces were missing from the house. There were multiple outlets that didn't work and/or had spotty performance when we pluged in electronics.
It was amazing experience. We definitely recommend Village Realty if you are looking to book rentals for your OBX vacation. I felt the experience with working village realty was better than past experiences with airbnb or vrbo rentals.
We have been coming to the OBX for 25 years, and this is the first time we have used Village Realty. Unfortunately, this experience was one of our worst. The pictures of our rental home (A Dolce Vita) made it look well-maintained and inviting, but from the moment we pulled up to it, it was clear that the house was in need of major TLC. The carport/driveway was a mess - the box of beach items was spilling out, sand was everywhere - the entryway smelled musty, the carpet was absolutely filthy, upstairs, cabinet doors were broken, the screened-in porch door was broken, porch swings were hanging by one rope, decking had some strange coating that was peeling off, making the outside space completely unappealing, and other maintenance issues were obvious. The worst part was the filth - not only did the house look like it hadn't been cleaned in years (fans with so much dust we were afraid to turn them on, cabinet doors speckled with dirt that looked like it had been sprayed on, mildew on the shower curtains, a layer of dirt on the beds, etc.), but the cleaners clearly did a lousy job - I'm not sure they even cleaned the place prior to our arrival. The floors were dirty (sand and debris, including a used bandaid, all over the floors), the table was sticky, bathroom floors had piles of dirt in the corners, there was hair in the shower drains - disgusting. We contacted Village Realty, and they sent two of their cleaning staff over, but after being asked to re-clean the house, they wiped at the floors with paper towels and left after 20 minutes. We asked them to clean the entire main level floor, but when we moved to the porch to stay out of their way, we could see that they skipped a large portion of it because they didn't think we were watching them. We also contacted maintenance, who came to change two air filters, and both were coated with inches worth of dirt and dust - probably hadn't been changed in years.
I will give Village Realty credit, though, when we complained, Susan at the front desk in the Corolla office was very kind and sympathetic and did what she could to help. When our issues were more than she was authorized to handle, she put us in touch with the manager, Candy, who moved us without argument to a different rental that was much better. Both ladies were kind and professional and went out of their way to help us. I don't fault them, but I do think that Village Realty has incompetent cleaning staff. While our second house was in much better condition, and allowed us to actually enjoy our vacation, we still found some items that made us wonder if the place had been thoroughly cleaned between renters (notably, I had to clean clumps of hair out of the drain of our master bath shower, which made me wonder if it had been touched at all).
Despite Candy and Susan's helpfulness (no complaints about them at all!), we will probably steer away from renting from Village Realty again, unless we can be assured that they have improved their house cleaning practices.
The home we stayed in was wonderful. There were a couple problems and Village Realty was incredibly responsive about getting the issues resolved. Great trip and I would recommend using Village Realty.
I booked a house with Village Realty after learning my original house in Ocracoke had no power and we did not have a firm day for restoration. I bought renters insurance. The power was turned back on in time for the trip to Ocracoke, not thinking I would ever see my money back on the house in Corolla, Village Realty sent me an email that week that my money was refunded! I was beyond thrilled. Thank you Village Realty for making my vacation great.
A fantastic home for the family with a view to die for. We had another great year in this house and will be booking soon for another April vacation. No issues clean comfortable with all the comforts of home included. Thanks

This is the 8th time we have rented a beach house in the outer banks and I must say this is the best house. The upgrades are over the top. Absolutely beautiful. I would be very picky who I rented this house too. I will definitely stay in this house again.
We've had the pleasure of renting from this agency, 2x in 3 years. Each time, as per the normal procedure of renting, you put a deposit down 1 year in advance and make the necessary final payment a month before your planned stay. I say this because after we were there this year, 3 days into our stay, we found out the home we've rented 2x gives a Veterens discount, BUT, ONLY, if you ask during a window of time?!? This upsets me greatly. 2 years we've rented this home, Pelican View JR38 and at no time were we advised of this discount and we did find out, oh, to late?! Really, why? Because the money was already deposited to the owner, ever hear of a refund? We are only 2 people renting this home, not a large group. My husband is STILL a vet renting your home. Which, it's a beautiful home but getting ratty due to guests who feel either, 1. The owner expects some damage or 2. The owner can afford a home like this so they can afford to fix the damage we cause. The carpets on 3rd floor are disgusting. People, what are you doing that causes so many permanent disgusting stains!? I'm on the fence with VR right now but they have some amazing people working there, Genie B. deserves a special thank you from us. We go several years in a row, then skip a year but we always go back. We love OBX and will try and find a different home, hopefully with a true Veterans discount. It's pretty sneaky, you get it only if you know about it....that's not cool.
The customer service provided by Village Realty was far and above what we had previously experienced in coming to the Outer Banks over the last 11 years. We will definitely be booking our family vacations in the OBX with them in the future.
Village Realty is great!! The ease of setting up a reservation was great! They were wonderful on keeping us notified on everything. The house was perfect. Their app was terrific, everything was done thru it! Check them out for a perfect vacation in the outer banks!
The 10 adults and our 9 grandchild had a wonderful time. The house was so spacious we all had plenty of room. The washers and dryers were in constant use. Two of everything made life easy. The pool and hot tub were really nice and used quite a bit- especially by the kids.
Even though linens were not there when we arrived, they were delivered early Sat evening and the staff made the beds. The house was very clean. Everything functioned well the whole week. The location is great.
The grills are charcoal and unusable. You need to get a Weber-type propane grill with a lid and not force people to rent a grill.
We had families of four that flew in and could not bring beach towels. Having the linen and towel service supply them is not asking too much for a house that costs this much.
This realtor is different than others we dealt with- some areas when dealing with them were good, some not so good. I personally liked the ability to make payments when we wanted, however I wasn t pleased with the rule that percentages in cost $$ had to be paid by certain due dates. We ve dealt with other realtors where the rule was so long as continual payments were made and payment was paid in full by the 30 day mark before check in , we were ok. The lack of personal communication didn t exist other than calling in to make payments. All communication otherwise was via website and email. Some would like this, I personally did not. Our stay was good, however when we had issues with the main ice maker on the top level, nothing was done to accommodate the low amount of ice. We had to rely on the ice maker on the mid and lower levels. We had visits from two technicians and eventually an appliance technician had to be called to repair the ice maker. We, however, did not get to enjoy the benefits of the repaired ice maker.
