We have had a rental, for years, and been through many Santa Fe property managers. Becky and staff at Valdez, are heads above the rest, would recommend to others, without reservation. Have been prompt, efficient, and honest to deal with.

Incredibly unprofessional and corrupt. They WILL take your entire deposit as this is kind of business they are running. I advise that you steer clear of this association and look for another as you will be disappointed if you choose to move forward with Valdez and Associates.

Valdez has kept all but $95.67 from my $825,00 sec...

Valdez has kept all but $95.67 from my $825,00 security deposit. Although I was not informed about them in my lease nor through a Move-out letter. They site the following charges, which by the way, in the case of the only 2 receipts I have received, don't reflect the actual cost of service. clean chimney $116.85 (actual $86.03) clean carpet $222.54 (actual $138.03) no other receipts were provided clean house $357.44 sweep driveway, remove all trash $32.50 total $729.33. Although yesterday, Valdez told me "The receipts I sent were to show the previous tenants had the carpets and fireplace cleaned, they were not to show what the cost was supposed to be. We hired different companies to do the work, therefore the cost is different."

Really?

I have numerous move-in and move-out photos, as well as a copy of my move-in Condition Report. I had checked yelp and google review on this company and was quite concerned based on their tract recored, so I decided to cover myself as best as I could. The apt was not cleaned when the told me I could pick-up my key at move in. I had a moving van on the way to my new apt, so I could not wait for it to be cleaned after the time I was told I could pick-up my keys. In addition I have many photos of a mold issue which Valdez was made aware of and chose not to believe, although they received those photos and sent someone out to treat it with a product not meant for mold removal. I have all emails sent between us and photos to document what I have stated. I have told Becky West I will go to court to get my deposit back, and will file after the 30 process the BBB feels it will take to complete their process.

Our experience renting from Valdez and Associates ...

Our experience renting from Valdez and Associates has been horrible. Becky West the agent whom we deal with is a rude, inconsiderate woman and frankly a bully. We are in a pandemic and she is insistent on hosting open houses in the home we are living in. She tries to use threats and cooersion to manipulate to intimidate. We are in a shelter in place order and the governor is encouraging social distancing. Everyone else is doing virtual tours or pictures of their properties and she is insistent that she will be showing the home we are currently living in or ELSE. She clearly has no regard for our health and didnt even care to ask if we were ok with her bringing people in to see this while we are working from home. Her words were were not asking if you're ok with it were telling you we will be showing this house. She is threatening that we are in violation of the lease. When we signed the lease 10 monts ago we were not in a global pandemic. I have made various attempts to do videos, take photos to do it virtually and she still is insistent on pushing the issue. All other real estate agents are not only encouraging virtual tours they are discouraging in person tours. When asked to show me her Covid-19 policies, she has no response. Her directions were "we" not sure who we is but will be wearing gloves and a mask and will be 15 minutes. The house we are renting isnt even up on their website yet. I told her we prefer to wait until the governor gives a clearing for social distancing and her reply was we are essential and have people who need shelter. We will be showing the home or you are in violation of the lease you signed. I am really disgusted at how this company is taking our health and our lives and not giving a single concern for our well being or the well being of those she wants to bring in. What do they not get about social distancing and a global pandemic? They have been rude before several times to us but this one takes the cake. Good luck if you ever think twice about renting from these people. When you sign your documents to lease the home they make you call NM Gas company and PNM to get the accounts in your name, but state verbally they will bill you for water. It is just two of us and our sewage and water bill is 95.00 a month! Dont you think thats excessive? When asked for usage info they gave us an invoice with a line item that says water and sewage. They operate in a very sneaky dirty way. Never late on our rent, have called once for repairs and taken Beckys disrespect until now. This is where it stops. I think theyre used to dealing with people by putting fear in them and threatening them. Do yourself a favor and do not rent from these unprofessional bullies who are used to stepping all over their tenants faces .

Probably the worst renting experience I have ever ...

Probably the worst renting experience I have ever had. I agree with all the other "credible" people posting reviews here. Avoid at all costs.

The main reason is because the manager is the most unprofessional and arrogant person I have ever came across. She knows absolutely nothing about this business other than being stuck up, rude and arrogant. Make no mistake about it, as long as Valdez & Associates continues to employ Becky as it's property manager, they will continue to get 1 star negative reviews. This woman gives Valdez & Associates a bad name, not only because she knows nothing about rental laws, but because she is rude, arrogant, and totally unprofessional.

She terminated my contract without giving me any reason. Instead, she violated my privacy by making a scene in front of her staff. I requested to speak to her in private in her office because she was accusing me of wrong doing without providing any evidence in front of her staff. She not only refused to respect my privacy, but went on to say in front of everyone that "Really, we don't have to explain anything to you, we can terminate your contract without any cause or explanation at any point.." Well, make no mistake about it, she will surely have to explain herself to a Judge when we file a class action lawsuit.

I was as polite as I could be in my request for an explanation for why she continued to harass me throughout my time as a tenant. She not only refused to explain, but actually encouraged me to get a lawyer and sue Valdez & Associates. When I told her I was going to get a lawyer, she said, "Go for it. Our legal team is ready for you." I then proceeded to let her know, that I was going to sue her specifically for every single penny that she owns due to her utter lack of professionalism and disgusting combination of ignorance and arrogance.

The property is not even that bad, however, as I have already stated, Becky is a serial harasser. She was the worst part of this entire rental experience. She harassed me from the moment I signed the contract, and went on to violate my privacy every month that I rented this property for the 2 years that I rented. Absolutely horrid management. She deserves to get sacked. Absolutely disgusting and disgraceful. This woman knows nothing about the uniform owner / rental laws act, and is essentially a liability to Valdez in Associates by the very fact that she thinks and acts as if shes above the law.

She will get sued, and we will demand that she get fired from her position for harassing and abusing tenants as she has been doing for all these years. It is not a coincidence that the only people posting positive reviews about Valdez & Associates are it's own employees. Samantha is a Leasing Agent for Valdez & Associates. All the other negative reviews are credible reviews from tenants who have been subject to harassment and abuse by the manager of this property whose name is Becky.

I will be seeking out past tenants of this property to file a class action lawsuit against this woman and seek that she lose any license or credential that she holds that would allow her to continue to work in this field. She is clueless. I have never seen a manager of a rental property who thinks that by treating tenants like trash, they would be doing the owners of the property a service... Incomprehensible.

I pray that she gets fired simply because she needs to wake up and change. She gives Valdez & Associates a bad name, and you can tell by the other negative reviews, that I am not the only person who shares this sentiment. She will get sued for discrimination and failure to provide a safe environment for tenants, and illegal/wrongful termination of a tenant/owner lease agreement. I was assaulted on the premise and had to call the police. I reported the incident to her with the police report attached, and she took no action.

Hopefully, this lawsuit will be a lesson for this woman. She needs to taste her own medicine.

My advice to the owners of this property is fire this woman immediately.

Valdez & Associates managed my Santa Fe rental residence for 9 years and did a wonderful job for both me and my tenants. They were always prompt and efficient at handling any problems that arose.They were wonderful to work with. From the beginning when they located my excellent tenants to the end when they handled the sale of my house to those tenants, I can t compliment them enough. Thank you, Becky, and all the folks at Valdez

We rented for two years, and then my dear mother passed away. Becky let me off the one remaining month on our agreement, so I had hope that she would prove the reviews wrong. She gave me a list of things to do, no problem as my mother and I were immaculate house keepers. I did and over did everything on that list, for ten days, standing in a puddle of my own sweat just to nake sure that oven and stove sparkled. I paid $230 for carpet cleaning. It was so important to me to get that deposit back, as my mother had no insurance and I had to move quickly. I recieved a refund of $21.02. The bill? $259.00 for cleaning. Somebody got a do nothing job! $541.00 for repairs - a complete joke! We were two little old ladies and actually added a lovely porch enclosure with our own money, planted iris and removed a dying bush out front with our own money. $227.00 to remove weeds, already removed. My bill to get away from these thieves was $1,028.00. Im completely livid. They are liars. They are thieves. They hire illegals who do assanine work, often having to do it twice because they just do not care. DO NOT RENT FROM THESE PEOPLE. DO NOT DO IT. You will never see your deposit, no matter what you do. I scrubbed the shower, the walls, every socket, even painted a door that was marred when we moved in thats how bad I needed that deposit back. THIEVES KEPT IT. I am reporting them to the BBB and headed to small claims court. DO NOT RENT FROM VALDEZ.

Withheld deposit after we had a professional comp...

Withheld deposit after we had a professional company clean the home per list. They even said it took 10 man hours for their cleaning people to clean it! You will NEVER see your deposit so I suggest you plan for the worst, if you dare rent from these people.

The best property management company in town. They...

The best property management company in town. They are always ready to help you, they care about their tenants and their issues. No problem that is a problem to you is left unattended or unanswered. I ve been renting from them for over 3 years and I am more that pleased. They addresses every issue I had, like leaking roof, mice, water heater and etc in a super fast and professional manner.
The sweetest thing was when I got a message during the corona pandemic from the office just checking in on me and offered to lower my rent half. I didn t even ask for it. Love how personal this is. They truly care about their tenants.
Strongly recommend doing business with them!

My husband and I met Becky West from Valdez and Associates in August 2019. We were looking for a rental house with a yard and close to our jobs. We found one right away that was coming up for rent thru Valdez and Associates. We applied and were accepted and moved into our new home on September 15, 2019. The place was immaculate with fresh paint, new carpeting, clean appliances and yard and.....best of all....a brand new washer and dryer! Since then, we have made requests for a few repairs and modifications and they were all very timely and completed in a very professional manner! Everyone that arrived to do the repairs was professional and did a great job! The rent is easy to pay on their online portal with direct deposit! We have been extremely happy with Valdez and Associates and would recommend them highly!

Have used Samantha and staff for 41 years. I have other rentals and
there is none better than Valdez & Assoc. They get things done and do
it right. I recommend these guys because after 41 years, they are family.
