We went with Tim O'brien to build a new home in the Pewaukee area. We did the entire build process from choosing the lot to every single item selection possible. Our overall experience was very good with TOB. We had many questions along the way and always received timely and accurate responses. We felt cared for and valued as a customer throughout the entire process (~9 months). I expected many headaches and setbacks during the process and really had little to none, unlike stories I've heard from friends and relatives who have built. They aren't a high end builder and don't claim to be, but they build some solid and good quality homes in nice neighborhoods. We would recommend TOB to others looking to build.

We had a great experience building with Tim O'brien Homes! From the very beginning to the final details, everything was made simple and easy for us, and even more importantly our house turned out BEAUTIFUL! My husband and I had the pleasure of working with Matt Kawczynski, one of their New Home Consultants. He understood all our ideas, and made them come to life flawlessly! He always went above and beyond for us and no detail was left unattended throughout our entire process. He made all the difference and our building experience truly wonderful! Carey, who helped us in the Design Studio was also amazing. She has a beautiful eye for design and guided us perfectly to make our home even better than we imagined! We moved into our new TOB homes 6/30/20. The good: We love working with our TOB home consultant Matt Kawczynski. So, professional, courteous, timely, and best of all, he will return your calls right away! He patiently explained the building process as I am sure we asked the same questions over and over. We luckily started building our homes early enough that covid did not hinder the build schedule and we were on track for a June move in date. Kudos to the TOB team for that. Jamie, the construction manager, was as equally professional as Matt. He gave us a weekly update on the build and got back to us quickly if we had any questions. We were free to come to the house anytime during the build process and ask questions. The bad: We were so looking forward to the design/selection process but things started on the wrong foot. It seemed we were always on the TOB designer schedule and not ours, the customer. We would leave several messages on her phone and email and not get a response 2/3 days later. I don't expect an answer right away, but please acknowledge the question/issue and get back to us when you can. We eventually had to get Matt and our realtor involved. This could just be one bad apple, but it is what we went through. The unknown: We will be having our 30day home warranty review next week and there are several little things on our list but nothing major. I guess we will see how long it will take to fix these little problems. Overall: We love our new home. The construction material and craftsmanship is what I would expect. Exterior of the house is awesome. Without that bump in the road, it would of been a 5/5.
We bought a TO'B Monterey in 2015 and absolutely love it. Not only is the home and layout fantastic, the company's customer service has been outstanding. Their sales people and workers are friendly, knowledgeable, and prompt in responding. The team also provides wonderful assistance after the sale. For first time builders/home buyers, I definitely recommend Tim O'Brien homes. If we ever feel the need to build again, we definitely will go with another one of their homes!
We purchased a Tim O Brien home from the original homeowner a few years after the home was built. Unfortunately they had not addressed a few issues from the original construction. We contacted Tim O Brien and were put in contact with Dan S. He reviewed our concerns and addressed each. We have lived in our Tim O'Brien home almost 9 years and can't say enough about our experience! We bought what they call a 'ready home' which means we bought it after the home was completed. We felt we were met with the same professionalism and care we would have had if we built the home from scratch. Even now, after almost 9 years in the home, I can say with certainty, if we called for any problem they would stop at nothing to make sure our concerns were taken care of. I would definitely purchase another TOB home in a heartbeat!!
We built a home with Tim O'Brien in 2008 in Minor's Homestead in Mukwonago. We had that home for ten years before we finally moved to Buffalo. Having built a house here I really appreciate the quality of the house that was built for us in Mukwonago, from the selection of materials to the durability of things. A few specific examples include the doors used, the hardwood floors, and even down to the quality of finishing.
It was my experience when we built the house that the people who work for Tim take pride in their work, making sure that it is of the highest quality and that their labors are performed exceptionally well. They are craftspeople who appreciate that a family will call this place home for years, and the house did not disappoint. In a decade there, we had no significant problems beyond the wear and tear that typically happens with a young family.
I can honestly say I miss that house!

I'd give less if I could. I am telling everyone I can to stay away from building with TOB. Not only did our build take 4 months longer than originally told (13 months)w still had to wait another month while living in the house until they competed it. And now after being in the house for 6 months they haven't fixed any of the warranty issues from our 30 day walk through. They have absolutely no communication but they do have a lot of excuses. This company is poorly run and does NOT stand but their work. And don't even get me started on the poor finishing work in the house, but we were told this is the best they can do. Such a disappointing experience. Save yourself the stress and stay away from TOB.

We had our new home built by Tim O'Brien Homes. Cindy and Kory were our guides through this process. Their help and timely communication was great. We were out of the state for several months, but always felt we knew what was going on and how the project was proceeding. We can wholeheartedly recommend this company and its employees.
Our family bought a new spec home. This company does not stand behind its warranties. Well trying to communicate with the company, they just quit communicating. I would avoid Tim O'Brian Homes and avoid the headache.

We are about 2 months in since we broke ground. At this point our walls are mostly up and the roof will be completed next week. So far everything Matt and Jamie discussed with us has happened as expected. We had a few delays due to the polar vortex and freezing rain, but they made sure our project was kept on track. So far all expectations have been met and we are still on track to move in sometime mid summer.
From the beginning of the project Matt made sure we knew what to expect and didn't try and play any games. I'm not sure me or my wife would have the patience to build with a builder that was less organized than TOH. They are a well oiled machine.

I have received nothing but professional, responsive, courteous, and accurate communications from Jackie. Cindy was our consultant and Eric our construction manager and both went above and beyond in regards to customer service to ensure the process went smoothly. Our home turned out beautiful and we are loving it!
Amanda and I loved our build experience. From my perspective, it was very easy to follow the process and for two newbies to home-building, we really appreciated the fact that everything was organized for us from the beginning. We never had to visit any vendors, besides BBC lighting to switch up a couple lights, but other than that - everything we had to pick from fit our style. So far with 3 boys, 2 dogs, and a cat, we are enjoying our new home and the flooring is especially nice for all of the activity we have on a daily basis. We owned a TOB Spec home prior to this which we enjoyed just as much but are happy to have more space. Everyone was so helpful and made the experience one we would do again.
Id go less if I could.My wife before we met bought this home.The home is 7 years old and from day 1 ice in winter builds up inside glass which they said was normal.We have documented everything from poor quality material to horrible workmanship.They take no responsibility anf blame us the homeowners.BUYER BEWARE!!
The entire process was excellent. From the sales rep to our site manager...very responsive to our needs and respectful of our wishes. Should we ever choose to build again (I hope not soon) Tim O Brien Homes would be our choice!

They have worked alongsie us to develop a virtual internship experience that 7th and 8th graders can take in an effort to ignite interest in Construction, Sales, Home Design, and more. Students taking the course have expressed a change in their viewpoint about construction and their potential career pathway.
My wife and I built a new home with Tim O'Brien Homes (TOB) in 2017. This was our first new home and while the experience had us on edge the people at TOB did a wonderful job of keeping us informed and helped us make decisions with the process. Upon completion TOB was great at making sure everything was done right and/or fixing what needed to be fixed in a timely manner; all things you may have with brand new construction. It's been almost 2 years since we moved in and we feel very confident that TOB builds a great home. They have been very helpful solving/fixing anything without delay giving us the confidence they don't just build and you never hear from or get help from them again. While we had no prior experience with building a home I wouldn't hesitate going back to TOB to have them build another one for us. They have stood behind what they built for us which is what you would expect from your builder.
Never having built a home from scratch before I was very nervous. The TOB Homes experience was amazing. The team approach made sure all of my various questions and concerns were addressed. Jamie Jesse, my construction manager, Carey Podlesnik, Design Consultant and Steve and Dawn in Warranty were all extremely knowledgeable about the products available through TOB Homes and extremely attentive in getting back to me and addressing the issue quickly and thoroughly. Most surprising is the quality of the home. My energy bills are very low and the house is always comfortable--no drafts, no uneven temperatures, Windows are very good. Thank you TOB Homes
I have had a Tim O Brien home for over a year now and I love it! My utility and electric bills are low with it being a new home so that is a big plus! I love the white trim and doors throughout the home. The bathrooms have great features and are very well done. I had a situation where I noticed the gutter out front was damaged and pushed up somehow and it was a month or so past my warranty and they came out and fixed it anyway no questions!
The only reason I did not give 5 stars is the cleanup crew did not do a good job of cleaning the house before I arrived. There was construction dust all over the doors and woodwork that I had to spend some time cleaning off. I noticed on the walkthrough that there were spilled paint drops in the master bath shower floor that I asked if the cleaning crew would take care of and was told yes and they didn t. After that I didn t push the subject so it s my fault I should have pushed that during the 30 day inspection. All in all a great home though!
We purchased our Tim O'Brien home back in 2018. We never thought we would ever be able to afford a new home build that would fit our family size but then we came across our Tim O'Brien "move in ready" home. The layout was perfect, the ability to make it our own with a great foundation at an affordable price fit our needs to a T. Not only did we move into a great home but also a wonderful neighborhood with so many young families like ourselves. The team has been easy to work with for warrenty questions/concerns, informational walk through and availability for questions on our home on a moments notice. To me the fact that their support team treats you like family made me feel this was the right choice. After my dad passed away in 2019 they sent me a sympathy letter signed by their whole staff, which was much appreciated and very thoughtful. Thank you for your support and your quality, we have every intention of using them again for our next home.
We never thought building a home would be this exciting. We have heard bad stories from many of our friends and relatives regarding the process and we were afraid of thinking about building a new home until we met Matt Kawczynski. Building with Tim O Brien is awesome but building with Matt Kawczynski has been unbelievable. I recommend him to my family members and friends. I recommend you ask for Matt if you want the process to be fun, honest, great communication, and a get it done mentality. We are just about to build our Azalea home with TOBH! It is an exciting time for us!!! We recently sold our home and we were in the cusp of buying. We have seen so many homes... and yet, nothing felt right. We also explored the thought of building...we made at least 3 different attempts and I couldn't get my husband to "jump in" with me. The whole idea of building was simply too overwhelming. We have heard way too many horror stories, I guess. One day, I made a phone call and talked with Donna of TOBH. That one phone call paved the way of this journey! She answered our initial questions. She scheduled my meeting with Sheila Herbst, TOBH new home consultant. Meeting Sheila for the first time was meeting a "long time friend". I knew right away that I met the right person to handle business with and most importantly, helping us build our home. Sheila is tireless. I don't know if she ever really takes a day off. It felt to me that every time I have a question, she gets back very promptly. My husband and I are very fortunate to have met Sheila in this process. Sheila made everything so seamless that I still can't believe that I got my husband to sign the dotted line...and yes, we are in the process of building and we are very, very excited to see everything to fruition!!! It is still unbelievable! Our designer is Jennifer Hawley. The selections process was very exciting and it was great to work with Jennifer's expertise! We did a lot of research before coming to our selections meeting, it made a difference knowing what we visualize our home to be like for our children! We are looking forward to the next steps...we understand that building a home is overwhelming but we hope that the trust that we have grown to know with Sheila will keep us through the challenging times. She built the foundation for this whole process! We have put every love to every detail in this home. We look forward to seeing our home built and we look forward to say, in the end, "WOW "that was the best decision we have every made in our lives!!!
We recently moved into our new beautiful home in Mequon built by TOH. The company surly builds beautiful homes but they also hire amazing staff. Jackie Gaunsing, our sales representative, was more like a friend than a sales person. She guided us through the process with such patience and kindness. Her expertise made our job a lot easier. Honestly- we had checked with other builders and only chose Tim O Brien Homes because we felt so comfortable with Jackie!
I purchased a spec home from Tim O'Brien Homes in December of last year. The home itself is ok and it serves its purpose however the overall experience was not stellar. They were in a rush to sell the home so they put the lawn in late in November. Within a week the straw mesh covering that they put down to protect the seed blew away in the early winter weather. The lawn that came in was patch and mostly weeds. Additionally the black silt fence was buried under the top soil and has since come to the surface and got caught in the lawn mower. Additionally they planted a tree at the same time which never grew (they are going to replace this as part of the 1st year warranty)
More problems were found when we put the deck on. The carpenter that built the deck found water behind the siding that was already affecting some of the wood on the house. Luckily the deck builder was able to fix this problem, however when it rains hard the sliding door track still fills with water.
Additionally the radon fan began making noise with in 6 months of moving in. It got so loud it sounded like a generator running and shook the walls. The radon fan had to be unplugged...this is also being fixed as part of the home warranty however it is concerning because the electrician that fixed the radon fan found that the insulation in the garage attic was wet and likely water had gotten into the radon fan.
The spec home is what it and it will serve its purpose, just some disappointing things within the first year for how much money was spent on the home.
We bought our home from TOB in 2020 and love it! Their customer service has been excellent from the start. We really enjoyed working with Dan Shudy for our warranty services, he's very knowledgeable and personable and clearly an asset to their company!
We took our time in finding the right builders, went over floor plans for a number of builders and what flexibility they had to tweak it to be ours. We loved that Tom O'Brien was open to talking about floorplan options and material levels. (Many are not)
We also built on a lot we own, not in a community, so it was great to find a builder who would work with us there.
The planning and selections were smooth and great, the house itself came in right on budget and time from when construction started, but some of the unknowns about our land outside of Tim O'Brien's control went a bit over. The construction crews know the plans inside and out and do a wonderful job.
In the end everything is done correctly. We have space for everything for the first time in our adult lives. The flow of the house feels like it was made just for us, and the planning that went into the design for the home really shines through in all the details we keep finding.
We never plan to leave this house, but if we ever do, we would go straight back to Tim O'Brien for a new home again.
I am working with Tim O'Brien's sales representative Amy Petrus to construct my house. She is an excellent sales representative. She is very helpful and very much patience as worked with almost 10 different models before we finalize our final model. She is always open to hear our ideas and put together the pricing list for us.
We had an excellent experience building a semi-custom home with Tim O'Brien, starting with the initial planning through the 1-year warranty period, and every step in between. The responsiveness, attention to detail, and willingness to exceed expectations by everyone we worked with at each phase resulted in a home we love. The quality of the construction and energy efficiency have been amazing as well. Our prior home was built by a different builder in 1999 and even after replacing the furnace in 2016, the heating bill for our new home (which has over 1,000 additional sq ft of living space) was substantially lower. While the cost to build was slightly higher than other popular builders in the area, the positive experience and end result more than made up the difference.

All selections were made at the TOB design center located at their office, which saved us the time of running around town, meeting with suppliers. TOB offers different tiers to choose from, so it was easy to select the items we wanted to upgrade. We were updated throughout the actual build as the completion of our home became a reality. Once we moved in, the follow up from the staff was outstanding. We can't say enough about the TOB employees and contractors. They are truly the best at what they do! We continue to be impressed on a daily basis with the quality and workmanship. The character and attention to detail is second to none. TOB made us feel like we were their #1 customer. They made us feel extremely confident with the home purchase and their warranties are hard to beat. They day we closed, the construction manager Travis, warranty specialist Pat and Renee were all there to welcome us to the family and go over any last minute questions we had. Tim O Brien Homes is a builder who takes pride in their work and stands by their product. I cannot say enough great things about the builder. When a problem with a model home (built by Metropolitan Builders Association with Tim O Brien as a contractor) developed a problem, Tim O Brien was the one who came through. Despite being out of warranty and having an exterior problem not related to Tim O Brien Homes, Tim personally took on the project without hesitation to make things right. Even though he was not obligated to, Tim fixed the exterior issue and made the house look spectacular. No other builder would have even considered doing this. I have lived in other homes built by other local builders. The quality of Tim O Brien Homes exceeds the ordinary by far. It s difficult to find a builder that is so passionate about the quality and durability of their homes. The support team of Tim O Brien Home s is additionally spectacular. Dan Shudy, a customer care specialist with Tim O Brien Homes worked closely with me throughout the entire renovation project. He kept us informed, made sure the contractors did a proper job, and spent many hours working on the project himself. In summary, I HIGHLY recommend Tim O Brien Homes for a builder. We have been having an issue with the noisy siding since last winter. They came once to fix it , only to find out it has not been fixed at all. We have been trying to have the same issue resolved again for the past two months, and it is still the work in progress.
Tim O'Brien Homes exceeded our family expectations as we completed construction of our 1st home in Summer 2016. We were guided through the building process in a well-defined way by extreme professionals (from lot selection & development, to home layout, customizations, and interior selections).

When building a house there is no such thing as the perfect build, but Tim O'Brien Homes made our experience as close as anyone could possibly get to one. From the moment we met with the new home consultant Matt to meeting Jamie our construction manager and every one in between we were impressed with the support, quality, and communication of everyone! Often times you hear building comes with stress, but building with TOB homes was the exact opposite. They were in our corner every step of the way and made us feel genuinely like we were (are) part of their family and their support continues even after they hand you the keys. They were flexible and considerate of our needs and our wishes with our new house plan. We felt like we were involved and part of the process every step of the way. It is without hesitation that we fully recommend TOB for your new home build. You will not be disappointed and will see how easy and relaxing a home build can be with the right builder.
Several months later- As happy as we were with the building process, we have been equally disappointed in the warranty check ins and completions of warrantied items. There has been very limited communication and checkins from TOB homes. We have several issues that have yet to be addressed or have been told that is just the way it is going to be. Including multiple issues with a shower door that we upgraded for the master bathroom, windows screens that already have holes coming from the corners and several widening cracks in the basement foundation. We have had to replace at least 75 percent of the lightbulbs that were installed in the house as they have burnt out with less than regular use. This may be petty, but being a new house and making a big selling point on how energy efficient the houses are, one would think the lightbulbs installed would be to the standard that they advertise. Don't get me wrong we love our house and the TOB product, but we were told that the customer service does not stop after construction is complete and for this TOB has fallen short of the mark.
GREAT Customer Support : We built our home with TOB few years ago and are very happy with overall buying experience. Recently, we had few issues with couple of windows and called TOB support and they responded promptly and the next Dan Shudy, support manager showed up, took care of all the issues in person working with other teams and making sure things are done correctly. Very very impressed with their customer support and professionalism.
