The Wooten Company Review

I have lived at a Wooten Co property (Quail Ridge East) for about a year. So far, I have enjoyed it immensely. For me, the greatest positives are 1) the management and 2) the location. The management is very professional and responsive to any calls and concerns in the apartment. The location is stellar; I moved here from out of state, and thus, did not know Springfield very well. But there is a amazing grocery store, a nice movie theater, and countless amazing restaurants within walking distance of the apartment. The only negatives I would say are that the exteriors of the Quail Ridge East apartments are a bit outdated looking, and if you are under a floor above you, the floorboards are extremely squeaky and low when people walk around (at least, in my unit). However, these things are kind of standard, and the affordability makes up for the exterior.

The prices are great and the rental increases are very small each year! The apartment we are renting is spacious and updated. The Cable and internet is included in the price. We ve rented from Wooten for 4 years now and we d highly recommend them.

I've been living at Dryden Place a Wooten property for the last two years and I love it here. Rent is affordable and maintenance is very quick to respond. Also my kids love the pool in the summer.

I have lived at one of their properties for half a year, and love it! Very nice town-homes with plenty of space, friendly neighbors, and very nice management. Haven't had any complaints and am happily renewing my lease.

Just renewed my lease at Embassy Apartments. Management and staff are great. Apartments are reasonably priced in a convenient location with easy access to 65 hwy close to Springfield and Branson. I have had nothing but positive experiences since moving in and would highly recommend Embassy Apartments

Republic Palms in Republic is a great location! Going on 3rd year and just signed new lease. I continue to see improvements with management.

I've lived at Embassy apartments for about 4 years now and over 3 years of this time Wooten company has been in charge of this property. They keep things looking nice in and outdoors. I love that we have a pool work out room, a propane grilling area near the pool and brand new playground.
They also added internet that's included in rent this year and it's amazing!:) I would definitely recommend renting through Wooten and specifically embassy apartments! The property manager here is awesome she is great with communication and does what she can to help.

I ve lived at Oak Court in Republic, MO for a year now and I just renewed my lease for another year. The management and staff are super professional and take great care of the apartments and the grounds. I would highly Recommend going through this management company to find your next home!

Wooten Company properties are very affordable. The offer many amenities. The staff is very professional. They return phone calls in a reasonable amount of time. No need to look any where else.

The staff at Southwinds Apartments are extremely nice and attentive! They allow pets, have two pools, and are really close to MSU and downtown.

Lived in wooten properties off and on for over 6 years. Management and maintenance have always been prompt and courteous. Older properties are kept up to date with repairs and adding new amenities such as upgraded free internet and allowing mobile pay for laundry.

The wooten company has a wide variety of apartments spread throughout the Springfield area. Each has a certain charm of its own that attracts tenants to them. The staff are friendly and very helpful in answering any questions. I've only had one issue with them in the past and it was handled professionally and promptly. I'd recommend the Wooten Company to anyone looking for an apartment. I've rented with them for going on 3 years now and still only the one issue.

They'll respond in a timely manner if a problem arises, they will listen to your concerns and try to work with you, and they have several properties around town, so wherever you're needing to locate you'll be able to find a property managed by the Wooten Company.

I haven t had to deal directly with the Wooten Co much but when I was searching for an apartment, I was glad that since they own most of the apartments in town, all their different units were organized on their website by what options were available. I was able to sort by things like pet friendly, washer and dryer hookup, and if internet was included; all very important things to me. All the units have a 24/7 on-duty maintenance person which has come in handy more than once.
One problem I have faced though is their pet s policy. Although some units do allow common pets like dogs, cats, or fish, they consider animals like hamsters and mice as exotic. They do not allow exotic pets which makes things difficult when trying to move as none of the units in town (as they are all owned by Wooten) allow them. The reasoning I was given was that if they escaped, they could chew holes in the walls and create havoc for other tenants. I guess that s fair but also what the pet deposit is for. I also find the pet deposit far too high, plus the pet rent. I feel it should be one or the other, not both. Especially for smaller animals that do very little to harm the buildings.
Although I seem more negative than positive, I do enjoy living under the Wooten Co. Everything seems to be constantly improving and changing so I look forward to seeing what they have in store.

Love living here but they only have one property with electric car charging. I have lived at 2 of their properties and each had a lack of parking.

This is a great company to live at. They are very helpful and caring. Clean and they keep it looking good all the time. If you have a problem they fix it right away. I highly recommend living here.

I have lived at the Polo Club, a Wooten Company owned complex, for several years now and have no complaints! The office staff are great, maintenance team is always responsive, location is PERFECT, grounds are maintained, facility is pet friendly, and it's generally peaceful and quiet. The few times there has been an issue, the security team was responsive, with management following up. Overall, we're happy with our interactions with the Wooten Company!

Oakwood Townhomes Location: Mercedes is the property manager there, she is very attentive and her customer service is up and beyond. My husband and I signed our 2nd lease and are very pleased with location and amenities that come with. It truly feels like a home here and I couldn't be happier. I have currently lived at The Wooten Company Property, The Field, for a little over a year. During this past year I have thoroughly enjoy my experience. The current apartment I am renting is a two bedroom, two bathroom. I really appreciate being able to have my own space but also be able to experience benefits of a roommate. The apartments are spacious and newly remodeled. Which makes it a great blank canvas for those looking to be creative with the interior of their place. Also the staff has always been kind and gone out of their way to do their job well, which I think is very important to note. In short The Field Apartments have been a beautiful affordable apartment, located in a nice area, and serviced by a kind and reliable staff.

Have been renting from the Wooten company for almost a year now. The management at my building is great. Maintenance has always come in a timely manner. It's a big benefit that my complex is pet friendly and there are pet waste bins and bags conveniently located throughout the outside area. And the prices are sone of the lowest in Springfield, which is great for a college student like me.

I have lived in a Wooten property for almost 10 years and it has been overall wonderful but that has changed considerably over the last few years. I am not a fan of the new lease renewal process, it has made me rethink continuing living in one of their properties. I m not foolish enough to misunderstand that leasing is a business but when make it blatantly obvious that money is more important than tenant retention there is an issue. I would definitely not recommend living here.

We just reupped our lease and we are not planning on moving out for a long time. Wooten's Quail Ridge property is AMAZING. Great neighborhood, great community. Their townhouses are affordable and convenient. There's pool access, gym access, laundry hookups and a facility in case you don't have your own machines, playground, green park space - pretty much everything you'd want!
Plus, the property managers/staff are absolute gems, and never make you feel like you can't talk to them.

PLUS!!! There are great seasonal events, like Halloween and Christmas decorating contests with rent-reducing incentives, or free summer barbeques, that bring the community together.

I have just signed my third lease at Embassy Apartments in Ozark and highly recommend this property!!! Great amenities and top notch staff!!! Also, restaurants, grocery stores, and shopping is within walking distance. A great choice!!! Joe M.

My apartment is newly renovated, and it's really a great deal for what you get. The complex is fairly quiet, and it's great for families. It's also in a convenient location! I have been with Wooten company now for almost two years and just signed another yearly lease today over at Quail Ridge East. I have enjoyed my living experience at Quail Ridge, and appreciate the added amenities (access to three pools, a small but adequate fitness room, and the FREE high-speed internet!). Larry and the team over there are great! It would be nice if Wooten considered putting the leasing application and rental renewals online for convenience sake like many other large apartment companies in the area do. Otherwise, I would highly recommend!

I just renewed my lease at Republic Palms. I have no complaints whatsoever. The property manager is extremely helpful and responds to all e-mails in a timely fashion. I have had to reschedule services several times due to work constraints and never had any issues from management. Pet friendly, which is fantastic!

We love living at the Lofts! The buildings are so clean. Myra, our manager, goes out of her way to make sure you are comfortable and taken care of quickly and conveniently. The Wooten Co. makes sure all maintenance is done to assure worry free living. So glad we were able to sign another year lease!

We have lived in the Embassy Apartments in Ozark for two years now, it's a quiet community that's still very close to shopping and only a few minutes from Springfield. The kids love the pool and play ground.

My husband and I have lived at Pebblecreek Apartments for two years now and we love it. It is close to everything around town. It is not loud at all. If you are looking for a good quite place to live it would definitely look into pebblecreek. If we have any problems we go down to the office and they get on it pretty quick.

I just signed my second year lease. I love how quiet and save it is. Not often you can find a place anymore where you feel ok leaving your car doors unlocked or not nervous at night walking to the dumpster to dump your trash. I have only had to call for maintenance 1 time in the last year and they were prompt and fixed my problem fast. The new manager is so sweet if you have any questions or concerns they're addressed immediately. Recommend to anyone looking for a new home.

The Wooten Company employees are the nice people and tend to know what they are doing. I get the answers that I am looking for when I ask them. I also get reliable maintenance service done when needed. Even when no one is in the area I am able to call for help and receive my results quickly.

Here we are more than a decade later, and I'm glad to say dad was right. I've lived at a total of three Wooten properties over the years. Their property managers have all been nothing short of terrific. They provide quality, clean apartments and respond quickly to maintenance requests. I've always felt like a valued tenant, and I'm proud of the relationship I've formed with the company.

Overall an okay company to rent from. I've rented through them since 2014 and had no major issues.

I reside at Markwood, not the best area but its a roof over my head. The maintenance has improved greatly still not amazing but can't complain!! My office manager is amazing! I see A lot of improvement in the very near future. I have recommended this company to a few people already! Great place to start if you are fresh out of the nest!

I am new to this company and i have to say they are very friendly! they want to help you be comfortable and make sure your move in process is smooth and easy!

We are currently renting from the Wooten Company @ their Embassy Ozark location. The office manager Desiree is always helpful and very friendly. Their application process was simple and we were approved within 2 days and moved in a couple of days later. Everything inside the apartment is up to date and very well maintained. I would suggest renting from them! I have no intentions of ever renting from anyone else.

Wooten is one of the larger rental companies in the area, so there are several options. My property is well kept and I have to give them credit for investing in their properties. I appreciated getting a new roof this year. Just renewed lease for a fourth year.

Oak Court Apts, Republic, MO - We recently renewed our contract with Oak Court who is managed by Wooten Co. Both Vaughndena and Eli have done a great job on managing and maintaining. If any questions or problems (rarely) they are fast and very friendly. Even on weekends. It is so quiet and peaceful at Oak Court, the residents are friendly, the dogs are friendly, too. I feel very safe while walking the grounds. Very well lit in the evenings.

Currently live in The Field and it is nice, affordable, modern housing in a convenient location in Springfield. Friendly community and the management is the best you will find.

This company is quite nice since it provides a variety of apartments for almost any budget. My apartment complex is the rosewood villages. I think it is a really adorable apartment complex I plan on renewing my lease fir tge second time.

I have lived at the Embassy apartments for almost two years. They seem to have a hard time keeping management in place (I've never met the same manager twice!) but if I call the office directly, any issues I have are resolved in a timely an professional manner. The call center is a completely different barrel of monkeys (the person I've spoken to both times I've had to call the after hours call center is incredibly rude and needs a major attitude adjustment). The managers and staff taking care of the apartments I live in, however, are, for the most part, very professional and do a great job!

It's also extremely cost effective and the location is amazing.

The staff at Wooten company are much easier to work with than the surrounding competition in town. They were able to help me find a good apartment on the spot for the right monthly price.

The Wooten company Quail Ridge apartments are a great starter apartment for any college student! The staff are incredibly friendly and helpful and the living environment is very nice. If any problems arise with maintenance, the staff is pretty prominent about taking care of any issues.

Since I ve been at Oakwood Townhomes, the rent has increased from 695.00 to 735.00 (3 bdrm). I wouldn t be concerned about this at all, except when I moved in, cable, internet, water, and sewage were all included in the rent. Internet is still included, but residents now must pay for the rest.

Also, badly needed (and promised) renovations to this decades old property are not being done. When I moved in 3 years ago, the property was in the midst of renovations, that promptly stopped half way through. The back of each building has horribly old windows. These do not seal. Many complaints on this have been sent to Wooten, but all we ve received back from Wooten are empty promises.

It also bears mentioning that the last time I went to renew my lease, there was a new clause hidden in the lease that says Wooten and resident discussed amicably, and mutually agree that the resident will WAIVE PROTECTIONS provided by Missouri State Law (RSMO).

Not only did I not agree, but there was no discussion. When I asked Wooten to explain this, the response I received was that it didn t matter. If I didn t sign it, I would be evicted.

Needless to say, I m finished with Wooten and am making plans to relocate due to their shady business practices at the corporate level.

Don t get me wrong, the local property manager and maintenance man are top notch! But the big decisions are made at Wooten HQ, and those guys you have to watch out for.

I live at Embassy Apartments in Ozark, MO. Since the Wooten Company took over, Desiree and Dean have taken this place to a whole new level. They take great care of the property.

I moved to the Springfield area from Kirksville as I got a better job in the area. My wife and I looked at several different properties and chose Briarwood Apartments with The Wooten Company. What a great pick! It is an affordable, safe, and friendly place to live. My job is two blocks from where I live and if I was in shape, I would walk there. The onsite laundry facility that is affordable is convenient, the all electric unit is awesome for me and it is efficient. I wanted to say affordable but then you would think I am a cheap person.
Can t wait until the summer comes as I will be able to use the pool and BBQ in the picnic area. Maverick is the property manager/ landlord and he did a great job with being welcoming to me and my family when I toured the property. I voted for Maverick for mayor last week and he did not win, but he should have because he is so helpful and friendly, he just needs to be on the ballot next year so others can vote for him too.

The Wooten company is awesome. I enjoy renting with them.

I am not from the Springfield area at all so moving two hours down here was very stressful until I contacted The Wooten Company. The property management at Wooten helped me find the right townhome within my price range after being giving multiple different options to choose from. They have made my moving process so much easier and understandable and they were patient with me throughout the process. I will definitely be renting from The Wooten Company again! :)

Upon living in a home provided generously by this company, I have come to to conclusion that it is a place to live. I have enjoyed minutes of it. It is a great place to park my car. Thank you. God bless.

Great unit. Great location. Reasonably quiet neighborhood. Excellent price for the space.

I've lived in numerous Apt complexes in my 29 years in Springfield. 15 years ago I looked at moving into Pebblecreek (managed by the Wooten Co) and was told there was a 6-8 month waiting list. I was shocked. I'd never heard of a complex so desirable that it had a lengthy waiting list. While I had to choose elsewhere I kept Pebblecreek on my "Checklist" radar and moved in 7 years ago. I've never regretted the decision. Prompt maintenance, on line rent payment, etc. But, what sets Pcreek apart is their effort to create a true "Community"-Saturday morning continental breakfasts, Last Friday dinner meals, 2nd Wednesday luncheon meals, etc. All at no cost to the tenant. Also, free reliable (I'm in the IT field myself) 1 gb Springnet internet service.

The only off-campus living I've had at MSU has been through The Wooten Co. They are friendly, responsive, and understanding through all circumstances. I have not had a problem over the last 2+ years, and am happily renewing my lease yet again.
