Horrible experience, would not recommend to anyone ever. Kicked us out of our apartments for some renovations without proper notice and communication. It made school so much more stressful. Don't sign here.

DO NOT LIVE HERE UNLESS YOU DON'T MIND EXTREMELY LOUD RENOVATION SOUND AROUND YOUR APT AND YOU WILL BE FORCED TO MOVE OUT AND LIVE IN HOTEL FOR A MONTH!!!!! The construction team definitely starts before 9AM! I have been living in quarters for four years, the management is a chaos. The worst thing is you need to move out your apartment even though you paid a high rent in west campus area for their renovation. The construction noisy starts at 8 AM will not end until 6 PM. If you want to live in a torture, try here!
Loud renovations from Jan 2021 - now every day Mon-Sat from 8am - 6pm (oftentimes 9pm); only day you can sleep in is Sunday. Unit above me in particular has had construction going during these hours from Jan - April; every time I called the leasing office I was informed that the construction would take at most one week. Accommodations while renovating my unit included Moxy Hotel, a loud non-student-friendly bar/hotel combination that rarely has parking, has cramped rooms, and drew almost all funds from my bank acct during the process. Quarters lost my food items during renovations (was informed that items in old fridge/freezer would be moved into new fridge/freezer), and damaged some fragile items that were stored in the unit. Was informed window blinds in my unit would be repaired in the 8 day period, but blinds were only removed. Regularly see random AirBnB visitors throughout the building.
For all prospective tenants, if that's not enough, literally every recent review is 1 star; it's clear that the management is unwilling to modify its business practices, even after months of their tenants complaining. San Miguel's policies regarding renovations are enough warrant for the lawsuit in progress against them. The current low prices are alluring; but at the end of the day, Quarters will exploit you and the rest of its tenants if given the opportunity. If you want to minimize the headache you'll get living in west campus, live somewhere else.
Living at The Quarters on Campus has been nothing short of the worst experience living in an apartment that I have ever had. First and foremost, every time that I have sent them an email about an issue that I have had with my apartment, there has never been a reply. I have always had to go in-person to get anything done. Secondly, they sent me out of my apartment for renovations with no prior warning whatsoever. They simply knocked on my door and told us that we had until the end of the day to get out.
This was a great apartment until they decided to renovate.
Now that the renovations are complete, I am really unhappy with most of the updates especially after being kicked out so that they could happen. In fact, the one or two things I actually wished had been updated were left untouched.
FAN CLUB! Something has obviously changed since you all lived here. Zero key issues. Remote key fobs. They redid my apartment this year and it's freaking awesome! I think they did them all. No way you can find nicer people or better apartments without paying tons MORE! Just signed another year lease. Keep it up!
If you re thinking of living at Quarters on Campus, you may want to reconsider. My roommates and I have lived at quarters for two/three years now, and we are so disappointed with Quarters this past year.
We preferred Quarters at first because of how quick they would respond to emails, maintenance requests, etc. However, Quarters no longer seems to value their residents. When construction first began it would start early in the morning around 8 in the apartment above and next door to us. We were told this would only last 2 weeks, but it stopped after it had been a month. This was EXTREMELY frustrating as we have online classes, exams and quizzes where we can barely hear the professors or concentrate.
On top of this, we were considering leasing at Quarters for the next school year. We submitted an application late November, and it still hasn t been completely processed. We ve been communicating with our leasing agent, but most of the time we can t seem to get in touch with him. Or any of the other Quarters management team for that matter. It s almost March now, and we still haven t heard back after sending follow-up emails. It s so hard to want to live in a place that doesn t seem to respect us or want us to live there.
Even more, we recently got notified that our apartment would be renovated and we received no other details regarding if we would get temporary housing or how to get assistance in moving out. We even sent two emails to get more information, and have yet to receive a response. I used to find Quarters to be a great for student living because of how accommodating they were to students. Even then, there s a promo that is $700 rent for an entire apartment while we are paying $1100 each after being loyal residents for almost THREE years. We re paying so much for an apartment that we cannot even enjoy and are forced to move out of. ON TOP OF THAT, we pay rent for August and aren t even allowed to move in until there s one week left in August. This is absolutely ridiculous, and I expected much better from Quarters in terms of handling the renovations & communication between residents.
Constant Renovation noises in the middle of semester make it impossible to focus on school. Forcing residents out of their apartments for renovations when I'm pretty sure in lease agreements you can only be removed for "repairs". This place is a complete joke in terms of responding to questions regarding renovations too, and will respond faster to this review then to any actual problems I am having to save face.
DO NOT LIVE HERE. Starting in December, they have been doing extremely loud indoor renovations. The canned response they're leaving to every review is a lie -- the construction has started at 8am many times. As other reviews have mentioned, this makes it impossible to sleep in or attend online classes. Some of the construction involves using a jackhammer directly on the floor above my room, which is so loud that it is legitimately uncomfortable just to be in the apartment without hearing protection.
If you're thinking about starting a lease here in August, don't. I called management and was told that the renovations may continue through the end of this CALENDAR YEAR.
And of course, we were just notified that our apartment is going to be renovated in 2 weeks. They want us to pack all of our belongings (furniture and everything) and vacate the apartment for 8 days. They have provided very little detail about alternative housing arrangements, but it sounds like we may be forced to relocate to a different apartment building entirely. In the copy-and-pasted responses to these reviews, Quarters is saying that this kind of disruption is "worth it" to get your apartment renovated. I don't know who in their right mind came up with that idea, but it's laughable.
The least they could do is give us reduced rent. They're currently giving away entire units for cheaper than what we pay PER PERSON right now. Also, they could let us permanently relocate to a different apartment (in the same building) to avoid the renovations. But who knows what will happen, because as usual, Quarters management is very unhelpful.
