Don't come live here. Ethan Brown, the Property Manager, is a joke of a person. There is no way to contact him to discuss anything important. No messages or complaints find their way to anyone that will actually solve anything. They switched owners recently, mentioning it to the residents as of yesterday evening. I would like to note that it is the end of the month and rent is due. A few days ago the online site we used to be able to pay through was disabled, as it was the previous owner group. Today, the very last day of the month, they mention we will have to pay by check instead. I contacted the office and asked if there was any flexibility because of this news, I was told there wasn't. I ended up having to have someone else pay my rent for me while I was out of state on business. Stay away from this place unless you want to be frustrated with a lack of professionalism and respect.

They also raised rent last year and didn't notify me until I only had 3 days to choose to renew or not. I had no other options at the moment, so I had no other option but to renew for a $150 dollar a month increase in rent.

When a legal issue erupted between me and my former neighbor; I was told by Dolben management I had to move across the complex. Recently & 5 year later I found out said neighbor had already been brought forth on eviction proceedings!

I lived at Regency West from June 2018 - 2019.
When I moved in, the management company was CPM, and they were fantastic. The premises were always kept immaculate, the prior property manager (Suzanne - I believe she is now at a different Regency property down the street) was likable, competent, and highly responsive. Suzanne is fantastic. The rent isn't cheap, but when one considers all that is provided with it, it's actually pretty great. The property includes free laundry, extra storage, free basic cable, a heated garage, free heat/hot water.

This is a 55+ building, and if you are on the younger side of that, it's going to feel like a retirement home, as most of the residents are on the older side. However, they are all very friendly, trustworthy and communal. It's a nice environment.

In January 2019, the management company was changed to Dolben, and it all went downhill. Geoff, the new property manager, is either incompetent, or apathetic about the condition of the property. Whereas Suzanne made herself available to all residents, Geoff tends to hide inside his office. I don't much care, but have heard many other residents complain about it. I do care that emails go unanswered, however. Which, never happened while Suzanne was the property manager.

The premises has become much less tidy, and actually dirty-looking in some areas. The tv in both the common room and the workout room haven't worked for a long time, and many of the lights around the building don't work, leaving the premises very dark at night. The workout room has about 4 pieces of equipment (2 bikes, an elliptical, and a treadmill) and 2 of them have not worked for a very long time. One of the building's "security door" lock doesn't work, and the door can often be opened without needing a key. (I should add that the Dolben lease also states that they are not responsible for the security of the building!)

With the exception of my last month, I paid my rent in advance every month I resided here. I've had to request a correction from the accounting department for incorrect charges on more than one occasion.

I was given less than 3 hours notice (which is against NH law) one afternoon that Dolben wanted to come into my premises for an annual fire inspection. I've sent 2 emails that were never responded to. The one email that *was* responded to, was done in a glib, sarcastic, and non-helpful manner. The renewal lease offered by Dolben stipulates that they are able to enter the unit after "reasonable notice". In light of the fact that I had recently been given insufficient notice for an inspection, and was inconvenienced because of such, I questioned what they considered to be "reasonable notice", as the NH Statute essentially says that they can't enter at all without permission, with certain exceptions. Dolben essentially cut/pasted the Google legal definition of "reasonable notice" (which, does NOT give a time-frame) and sent it back. (The prior management company clearly stated a time-frame in hours of what was considered sufficient/minimal notice).

And, this was the reason I chose not to renew my lease. Not because I didn't like the building or residents, but because, the new property manager and management company, are ineffectual, and in my opinion, shifty. I was not privy to the rest of the lease (it was an electronic copy, and I was only able to see 1 page at a time, unless I signed it, which I refused to do), so I don't know if there are other components in there that strip away tenant rights, but I'd be willing to bet that there are. If you choose to reside here, I highly recommend that you read the lease very carefully!

Oh- and, right after I gave notice that I would not be renewing the lease, the weather got warm, and my 3rd floor unit became absolutely infested with carpenter ants. I notified the property management company and received no response other than a "closed ticket" notification.

The apartment, residents, and amenities are great. The (current) property manager and/or management company, are NOT.

This "management" company is full of managers who are true garbage people. I'm not certain they know about customer service? Treat the residents like we're misbehaving students rather than residents who pay a lot of money for a subpar building. They like to give nicknames to the "difficult" residents, you know, the ones who ask for things to be fixed, like broken lights and stains in the carpet. Make fun of us behind our backs. Truly horrible. Their resident retention strategy is puzzling - people aren't going to stay because you put out a few bags of chips for the super bowl. They stay when the management office is supportive and nice, which in this case at One North of Boston, it is not. Live anywhere else!!

Staff is unfriendly and unhelpful. Solution to every issue is "if you don't like it leave" parking isn't enforced and constantly there is no available parking in the lots even though they supposedly tow. Every snowstorm there is no parking. Cockroach infestation has been going on for years. They sprayed 3 times this fall for it and it's still an ongoing massive issue. Nothing is being done for residents who were duped into living here when they've known about this for years and go through massive inconveniences for the spraying. They give barely a days notice for spraying. Squatters stayed in a building for 2 months and dolben did nothing.

Horrible company. They renovated my apartment even though I was moving out and asked them to wait until I was gone in a few months. They hiked my rent up $300 per month in one year (just one reason why I moved.) They entered my apartment illegally without notice on many occasions. They literally went into my closets and opened up brand new packs of paper towels to clean up the messes from renovation. I came home one day to find my furniture moved, no notice.garbage company.I should have filed suit against them but just wanted to be done dealing with them.

Live at Mave north of Boston. I can echo what other people have said about Dolben ruining everything they touch. I loved my apartment when I moved in but Dolben recently took over and things have gone downhill fast. I swear they hired people off the street to manage this place- they have no common sense and are very unresponsive. They also have a major problem keeping track of packages. NEVER had an issue under previous management but in the first two months of Dolben, $700 worth of packages accepted by the office on my behalf have disappeared. No apology, no acceptance of responsibility.

There s good reason why my community s rating on google has dropped by a full star since Dolben took over just 3 months ago.

Our property One Beachmont was taken over by the Dolben Company from Greystar. One of our stairways smelled of urine for over a year. Greystar ignored my numerous request to clean the stairwell. The Dolben Company cleaned the stairwell without me saying a word. They also painted the hallways. So far so good.

I lived at The Reserve, Burlington, MA for a year. The building is alright but the leasing office staff is awful, a bunch of careless, unprofessional individuals who have no clue what customer service is. I would definitely avoid communities managed by Dolben in the future.
