After a great start when we first took a rental via Wasim, who was great fun to work with - it all went downhill. We had a leak under the sink and as SL were fully managing the property they sent two plumbers to fix it. No 24 hours notice, no communication, we just found these guys in the house as they had let themselves in... which is against the law. Later when I moved out Wasim was suddenly gone (super awkward and we think maybe he was fired) - no one was picking up his emails and the office had no idea about how he'd been managing us. The guy we met with had no clue what was going on and after that email communication was terrible and we had to chase repeatedly on every single point. Although I moved a few months before the end of the contract I understand SL put my flatmates under a lot of pressure to move quickly as the landlords rushed back to the UK before lockdown. They didn't have enough time to do a deep clean then of course tried to deduct the deposit for this. Luckily we have DPS to arbitrate now. I'm sick of feeling like a second class citizen if you have to rent in this country and SL once again treated me badly and made me feel this way. Avoid if you can.
Really professional service, and great local knowledge, even about the nitty gritty of planning laws.
If I could give 0 stars I would. I own a flat in a property we, as freeholders, pay them to manage. All they manage is to take the fee. They do not respond to valid emails. Do not provide a good service and we will be looking for another managing agent, which is what we should have done long ago.
Will nerver use this estate agent again. Poor services and dishonest. Very dissatisfied

Renters and landlords beware! If I could give 0 stars I would. Stapleton Long have provided some of the worst customer service I have ever experienced during my lease. We moved in to a new build in March and were told that the garden was going to be done. We are now in December and it still hasn't been done and was used as a rubbish tip for the majority of that time which led to a rat problem. We have had mice since moving in and damp that has failed to be addressed. It is impossible to contact anyone as there never seems to be anyone in the office. If you are lucky enough to get through to a person they will fob you off and tell you that they're not the right person to speak to and tell you someone will call back. I never receive any call back. Utterly useless and genuinely appalling.
We have a flat in one of the building they manage and it's been for 4 years, never dealt with such a manipulative establishment before, they are SO un transparent and in some cases dishonest, payment demands (s.c, ground rent etc) never been clear and straight forward. I WOULD NEVER EVER USE THEM TO BUY OR SELL PROPERTIES !!!! I SUSPECT ANY OF THEIR '5 STAR' RATINGS IS GENUINE, AS IT IS A COMMON HABIT FOR SOME OF THEM TO PAY INCENTIVES TO THEIR CUSTOMERS IN ORDER TO PUT POSITIVE REVIEWS
Great experience finding new tenants for our property in West Norwood- viewings arranged really promptly, were able to secure new tenants at a higher rate than expected. Ryan and Mark were both excellent and very prompt with communication and actioning what was needed.

Just wanted to thank Mark and the team for their excellent service. I no longer live in London and when my tenant advised he was exiting, I was dreading having to find another tenant on a remote basis. Mark quickly eased any concerns I had and with a matter of weeks he'd found a new tenant as well as advising and procuring necessary certification that my previous agents had never even brought to my attention. Very rude, unprofessional. When you need something fixed they do a cheap/quick short term handling and also they came into my property without prior consent from myself!!
Great estate agents - received excellent service from Ryan and the team at Stapleton Long; everyone with whom we interacted with were incredibly helpful and made our difficult move during lockdown as stress-free as possible. We've experienced a lot of grievances in the past with other estate agents, but Stapleton Long remained exceptionally professional and accommodating throughout the entire process of our move and have made us feel assured and supported since the get go.
Mark was always very polite and quick to respond, so we were always able to resolve any issues we had with the flat quickly through Stapleton Long.
Really unprofessional and apathetic people to deal with - I put in an offer to purchase a house and was told I'd hear by X date. I had to chase every day for updates, and after being told multiple times I'd hear by the end of the day and never hearing from them I gave up. Still haven't heard that our offer was rejected, and have found out from Zoopla and Rightmove that the property has now been sold. Definitely some dodgy stuff going on behind closed doors and would not trust this company. They haven't help estate agent's reputations at all

Very good and positive experience with Stapleton Long. Mark, who managed our let, made us feel reassured throughout the process and put us at ease from the off (particularly as we've had a couple of places fall through before). We're both very happy with the property and look forward to living here for at least the next 12 months.

Please please do not give this company your business. Unfortunately as a leaseholder we are being forced to use them as our freeholder has appointed them but they are unprofessional, unresponsive and inaccurate. I've had an issue ongoing for three years and no one is responding. They send out inaccurate bills and charge incorrectly and then don't do anything about it. They are truly dreadful and I would query any good reviews given here. Take your business elsewhere!
Unfortunately i had a really poor experience with Stapleton long their communication was awful and the way they would speak to me over phone was unprofessional. If you are thinking about using them just look at their reviews and the same generic responses they give people, imagine that same person helping you secure a property.......
