Simply put -- Spruce was a reliable, communicative, and trustworthy partner in my search for a home. After discovering that larger competitors did not take securing my sensitive data seriously, I wanted to find a company that put technology, security, and customer service first.
Getting started with Spruce was easy, and my Closing Manager Mike responded to all of my questions quickly and clearly. I was able to see my estimated costs within minutes, and Spruce was able to complete my title search in a week. At the closing, Mike was professional and courteous, and Spruce's policy against tipping the Closing Manager impressed everyone! No hidden fees here -- just efficient service and utmost transparency.
H O R R I B L E-- DO NOT PAY SPRUCE FOR TITLE SERVICES, THEY DO NOT DO TITLE SEARCHES AND CAN'T MAKE CORRECT DEEDS 1. Changed closing dates and didn't inform seller nor buyer 2. Did not perform Title Search 3. Put Seller's dead spouse on the deed for her signature--I (buyer) caught the mistake. TITLE COMPANY's JOB IS TO GET THE TITLE CORRECT 4. Less than 24 hours before closing informed seller he needed to produce his dead spouses's death certificate if he wanted to close the deal. This is a TITLE COMPANY'S JOB, NOT THE SELLER'S 5. Got dead spouse off deed, but put wrong property on deed! TITLE COMPANY's JOB IS TO GET THE PROPERTY DESCRIPTION CORRECT 6. SPRUCE Were informed in August by county tax records that deed was wrong but did nothing about it 7. After a month, tax office contacts me because Spruce had done nothing to correct the deed. I contact Spruce to get deed redone. I end up having to do tons of legwork because some admin in Calif. had done the property description, sent it to a retired lawyer in NC, who put his name on it, sent it to another lawyer to do the notary. Wild goose chase. 8. Obnoxious SPRUCE rep denied having wrong property was a big deal, and they would correct it without any need for signatures. UM YES IT'S THE WRONG PROPERTY THEREFORE I DO NOT OWN THE PROPERTY I THOUGHT I BOUGHT BECAUSE I DO NOT HAVE A DEED WITH THAT PROPERTY'S DESCRIPTION 9. . *Crickets* from SPRUCE--3 months later they still hadn't corrected anything 9. I threatened legal recourse 10. I receive email from SPRUCE that "oh hey, the title description was wrong on the deed and would need to be redone with signatures from buyer and seller" WELL DUH. HOW'D YA FIGURE THAT ONE OUT SHERLOCK 11. Spruce sends new deed with correct property description, but now deed back references are wrong!! And street address of property is wrong!! 12. Obnoxious customer service guy asks me to tell him the items that are wrong on the deed. THAT'S WHAT YOU'RE GETTING PAID FOR, SPRUCE!! 13. Obnoxious customer service guy refuses to acknowledge mistakes and continues defending company and implying they did everything right, can't even apologize for all the mistakes 13. Almost 4 months in and I still don't have a deed to the property I paid for....
I purchased a home with Spruce as the title company.
Overall I feel like they made the whole process a nightmare.
They aren't familiar with local state laws in the area they operate, because of this they added extra expense and time onto myself to be able to close on the deal.
Communication was poor. It wasn't until the day of signing when the notary mentioned that there would be a problem.
Stay far away from this company. Stay far away from anyone dealing with this company.
SUPER CONVENIENT. 2020 Revolution of closing services. Fast, easy and stress free. Our commission was wired the day of closing and the traveling closing attorney met our client at work on his lunch hour. We LOVE working with Spruce Title.
As the Listing Agent for a recently closed Divvy Buyer, everyone, and I mean EVERYONE from both Divvy & Spruce were wonderful to work with. The Buyer's Agent was GREAT (Thank you, Gia Felder!) and all the folks at Divvy, Spruce, including their Home Inspector, as well as the folks in the back office (THANK YOU, AUSTIN VIEN!!) have been both very helpful and pleasant throughout the entire process. There were a few hiccups, which are common in Real Estate, and all were handled with professionalism and in a timely manner!!!
Super embarrassed by their lack of responsiveness. You only have a few email addresses to use during the entire transaction but if someone responds separately and you happen to get theirs, you're lucky. However, it's not a team effort and it's passed to the person who handles the issue/task without follow up/through from anyone acknowledging request. Information provided is inaccurate. Pretty much things are addressed in a reactive manner rather than proactively verifying info before providing it. There are no cell phone numbers so they're only accessible via their office ext. (if it actually flows to their cells, I'm even more defeated). Unnecessary fees (specifically HOA docs $430) imposed on clients due to 'policy because Spruce didn't originate the request' where documents you're being charged for were provided, are current, accurate and within regulated/specified timeframe set by state of Tx. Just a bit about my experience.
All the positive reviews are paid reviews ! WORST title company there is! They do not care about your schedule, expects you to work around theirs. Fails to turn in paper work in time, changes closing dates. And does not communicate with your realtor. If a seller is offering this company walk away. The house isn t worth the stress they will put you through. If you really want the house, then negotiate to the point of walking away, or a different title company. Oh and there s no actual number to get ahold of them. If you enjoy the game Russian roulette with your livelihood then by all means use this company. But if you value your money and time, go else where! I wouldn t recommend this company to my enemy. HORRIBLE
The entire closing and signing process was very efficient and smooth. The notary kept me appraised of his arrival time and any delays so I knew exactly when he would be heading my way. Once he arrived, he donned a mask and we started through the paperwork and were done faster than expected and he was on his way again.
Closing on a home loan is often as painful as getting a root canal, but Spruce made this last closing on a home mortgage refi a painless experience. I'd definitely use them again.
Sellers beware - HORRIBLE title company. After going through over 100 escrows, Spruce has been one of the worst experiences in over 8 years. They did not verify that the buyers money was in escrow prior to setting the seller up to notarize docs. Buyer's money wasn't in escrow and Spruce did not respond to any of our agent's communication, phone calls/emails are ignored, and they have delayed our closing costing us more money in utilities and taxes. Spruce is affiliated with the buyers and do not care about sellers. Sellers - do not use this company if you want any control over your escrow process.
