BUYERS/SELLERS BEWARE! Please read for your own protection!

I went under contract to purchase a home in Las Vegas on 10/31/18 with John Gullickson of Simply Vegas. I was not given proper documents within specified time frames per contract, per Nevada law as a client of Simply Vegas. Important information was withheld from me as a buyer. I was intentionally deceived. I was intentionally manipulated and completely disregarded as a buyer by Simply Vegas!

There were many egregious acts, including receiving my HOA resale package late and NEVER seeing the title on the house that my realtor received Nov. 2nd from the title company. That was minor compared to the last minute, stressed out debacle that Simply Vegas knowingly and intentionally caused me. A single mother, a first time solo buyer who trusted her realtor from Simply Vegas. BIG MISTAKE.

I was not sent my house disclosures until after repeated requests and AFTER Due Diligence! According to contract I was to receive within 5 days of contract. There were issues disclosed that would concern any buyer. I received the disclosures on Nov. 17th. The sellers signed disclosures on Nov. 5th. NO EXCUSE.

I was not sent the seller s response to my request for repairs until after repeated requests. Gullickson had the audacity to send me a manipulated, pre-checked response Docusign in which HE accepted the seller s response. I then requested a legal Docusign to be sent to me. I refused the seller s response to my repair request, thus canceling the contract on Nov. 20th (but not guaranteeing the return of my EMD). The buyers/sellers make the decisions in negotiations, NOT the realtor!

The same day I wanted to send a Docusign not approving of the HOA docs (ensuring I would get my EMD, Earnest Money Deposit). The docs unveiled there were two law suits. Gullickson admitted he read and calmly stated, No red flags! LAW SUITS?? Isn t that why a community in Las Vegas had to pay 20 million dollars? NO red flags Simply Vegas?? Law suits are a HUGE RED FLAG! Take HOA docs seriously buyers. Investigate law suits.

The deadline to sight the HOA docs was either Nov. 20th or Nov. 21st. it is ambiguous in the contract. I repeatedly asked my realtor when the deadline was--that night or the next day at midnight? He wouldn t answer my emails, my questions, etc. What atrocious fiduciary duty! To save myself (with a ray of hope legally) I had to send my own cancellation that night (11/20) to the seller s in order to protect myself (although I knew it wasn t good enough for my EMD (Earnest Money Deposit) to be returned to me.

Without sleep and stressed out, I called my realtor s broker, John Gafford of Simply Vegas on the morning of Nov. 21st, concerned about the deadlines and needed assistance with the Docusign because my realtor had stone walled me. Instead of being helpful, apologetic and concerned about his employee s shameful acts--Gafford was rude, arrogant, cocky and interrogated me asking if I was at the inspection and other offensive questions that did not relate to the position Simply Vegas had put me in. He never made one kind gesture to me nor showed any dignity towards me. I personally doubt he would ve treated a man so miserably. I completely BELIEVE they thought they could talk over me, bulldoze me and convince me and shut me up. They thought wrong. I am going to SCREAM THE TRUTH!!!

Simply Vegas knew I was canceling the contract and under a tight deadline to do so (Thank GOD the HOA resale docs gave me until midnight of that night). Hours passed and it was 5pm and I still hadn t received anything from anybody at Simply Vegas in an attempt to get my EMD (Earnest Money Deposit) returned. Reluctantly I texted Gafford and stated we needed to send a cancelation sighting the HOA docs. Note, this was MY idea.

Finally after hours of games , and being ignored again I was forced to threaten them with reporting them and suddenly I received the Docusign at 10:22pm. Appalling, cowardly behavior that no woman nor man should have to experience, when these people feed off or YOUR MONEY!!

I just completed purchase of my first home with Gafford Group. Greg Clutters our agent was unbelievably great at making sure that our needs and best interests were always taken care of and looked out for. Greg went out of his way many times to facilitate showings or just educate us on how the process works. Thank you Greg and thanks Gafford group for making the experience so pleasurable.

We had the displeasure of dealing with agent Amber Anderson initially and later we felt bullied by the broker, John Gafford when we switched agents because Amber's rperformance. She seemed more worried about forcing "her mortgage guy into the transaction rather than taking the time to understand the situation and listen. Now she feels entitled to the full commisson a month after closing after another agent did all the work and closed the deal for us. incredible!
There are great agents and brokers out there; unfortunately Simply Vegas is not one of them.

Ericka Becker at Simply Las Vegas is wonderful. She "listens" to what you want and responds. Always has your best interest in mind. Working with Ericka was the best real estate experiences I have had, she follows through and is very responsive, very positive - take the stress out of the transaction. We came from out of state and she was willing to help with appointments and be our in state representative - extremely helpful:)

I have worked with her as a buyer and seller; simply put, she is the best in the industry and will zealously represent her clients. Can t wait to work together again!

Requested to see a home from an agent, she was prompt in her response and we saw the home. During the visit the agent was on her phone the whole time, knew nothing about the property, neighborhood or previous owners. Spent the next few days talking pricing options ect with the agent and she continued to pressure me to put in an offer higher than I was comfortable with. Ultimately, I decided I did not feel comfortable working with her and I found a new agent. With so many choices out there and so many WONDERFUL real estate companies/agents I would recommend you do some serious research before you move forward with this company.

We did a transaction with her at our print shop here in Las Vegas and she decided after the business cards were printed that she wanted a credit because her supplied graphic design was sub par and blamed us for that. This person in our opinion should NOT be selling homes nor dealing with the public trust. STAY AWAY from this bag of tricks. FYI to add a final insult by her she disputed the charge on payment.

I would agree with all the other poor reviews. I have dealt with them for over 3 years now. Going through 2 different employees as far as my landlord goes. The first didn't bother to even clean the apartment apparently this was typical. I told the owner of simply vegas Gavin he didn't seem to care much. His second choice in landlord at least attempted to work, but is very grumpy and quick to threaten people out of their homes for not signing leases. Even though month to month is an option. She will also offer her uneducated (no degree in the subject matter) opinion of your personality flaws. She is not professional. Nor is the owner Gavin. He does not care to train his employees or deal with them. I hope that no owner, renter, or buyer has the displeasure of using this people. Go to an established company...Berkshire Hathaway, Sotheby s anything more commercial

Had been looking for a place to lease for 5-6months kept getting places that i said i wasnt looking for in area or kept sending me apartments at one point sent me something and i instant reply then was told oh its not for lease anymore. Then asked 10/16 if any places i can look at today after emailing me each week places and then replys Sorry i can no longer help you look for leasing places. i stayed with this person for so long hoping then this happens. Thanks Elise Koop. communication was poor. each time asking for info or more details didnt get reply for 2-3 days Its like Bot i think. Just talked to people from americanhomes.com and instantly talked to good communication day one and looking at a place today =) and from what i keep seeing in review owner blames all but themselfs.Thank you have a good day.

Jacqueline was amazing from the beginning. When we were just considering a sale, she helped clear our minds on the struggle of the process. This allowed us to feel good about our decision to sell. She came back with Eugenia when we were finally ready to list the house. They both helped us get things ready and worked with us to show the house while we were at work, or on the weekends when we could take our children out for the day.
Jaqueline even showed up at the title company to answer any questions during the signing process.
I would definitely recommend Jaqueline and/or Eugenia to help with selling or finding a home.

We recently purchased a home with her and since the first time we met up with her she was very confident and knowledgeable of everything that was real estate. If you want it she WILL get it for you ! She s Never late for viewings , and answers any questions you have, and did I mention that we we re First time home buyers so we had a lot of questions and weather they we re dumb questions that had an obvious answer to them NICOLE made sure that they were no dumb questions with her and made us feel comfortable with anything we asked! She made home buying a smooth and easy process for us . 10/10 would totally recommend!.!.!.!

Best Real Estate Brokerage in town. All of their agents seems to be a par above the norm. I was told this is because they are a real estate company with actual hiring standards. Most brokerages will hire anyone with a real estate license.

Had the displeasure of interacting with Lorrie Barth while dealing with this organization.

The property we looked at (West Cougar) had dust cakes on the ac filters and vents throughout the house, dirty floors (dead cockroaches), the back gate was broken to the point it couldn't be opened unless you exerted some very strong force on it, screens missing and broken around windows and doors, broken sink in kitchen and extremely dirty carpets.

They were asking for 1450ish. We made a list of things that needed to be fixed, and after battling with her she only budged on the gate and cleaning the carpets and even then it was only after quite a bit of back and forth. Apparently the company doesn't want to represent their landlords in a good light. What's more outrageous is that standard practice is that you're supposed to pay a cleaning deposit, etc when signing a lease, which makes no sense if you are given an extremely dirty house. All we were asking was for it to be move in ready.

After calling to inform them that I was no longer interested in pursuing this property, she replied with an extremely rude tone.

Needless to say, I do not recommend this real estate company to anyone.

Dodged a bullet (judging by the other reviews).

Mike Petit and Debbie Drummond are the most knowledgeable real estate agents in Vegas. My family and I have done multiple transactions with Mike. He truly goes above and beyond the call of duty. In all the years I have been working with him he has not led me wrong. Hesitate to tell everyone about him because it will be harder to have time to work with him on other deals. Have referred multiple people to him and they have all be very happy with his service.

The worst real estate/property management I ever ...

The worst real estate/property management I ever dealt with! I rented a property from simply Vegas that was not ready to be rented! It had not been painted nor had they replaced the carpets...but I was in a pinch so I moved in anyways. That's when I had the pleasure of meeting the rudest, unprofessional, incompetent, slumlord...Sara. Apparently the tenants prior to myself had put a hole in the bathtub..because of the location of the hole it was overlooked during my initial walk through..my son took a bath in the tub causing it to flood ...I reported the damage to Sara and she said I had caused the damage and insiated it wasn't there before I moved in. When the repair men opened the wall to expose the tub , they discovered that the tub had already been repaired once. Instead of Sara apologising to me she hit me with an additional 1250 dollar deposit! Claiming it was refundable. Yet here it is a year later, and she has decided to keep the whole 2500 deposit because the carpets were not cleaned! Although they were not new or clean when I moved in! Is it even legal to request an additional deposit once someone has already moved in? I'm defiantly taking this to court! Don't do business with Sara from simply Vegas! I'm sure the rest of the staff are great!

Ive referred them to my mother-in-law and to my sister and they too had an awesome experience buying their home.

Collier has handled four real estate transactions for me since December 2016. All of the transactions were challenging and Collier was extremely helpful and went way above and beyond in negotiating the terms of these transactions as well as maneuvering through the difficulty of dealing with two sales and two purchases all tied to each other. We must have looked at about 500 houses both by email and in person and Collier was relentless to help me find what I wanted and sell my current places to get what I needed out of them. I couldn t ask for more from a real estate agent. He definitely isn t your regular agent. I highly recommend him and would trust him any real estate need I have.

Heidi was awesome! She was quick in responding to any of our questions and was ready to put an offer on properties that we liked. She was supporting when our offers weren't accepted and cheered us on. Once we did get offer accepted, she was communicating with all of the parties involved and kept everyone updated. We would recommend Heidi to anyone who is looking for an agent to buy or sell! She is great to work with!

First, let me say that we've been through several ...

First, let me say that we've been through several real estate purchases. Not just in Nevada. I've had realtors sell our homes from different companies and have used agents from different companies to purchase properties. I did not know it could be this stress free until we found and hired Joseph Walters in the Simply Vegas Summerlin office! First, the entire office was so nice. But who cares about "nice" when you're tired and your belongings are all in storage! You're trying to find the perfect home and someone who will negotiate for you and truly help you and follow up, keep you informed and when moving to a new state, you maybe need an extra hand-holding. I just wish we would have found him when we were still in Florida. We sold our home in Florida on our own and learned quickly that just because we had bought and sold homes before, that having a Realtor was too important. So we got an agent after we moved here, living out of a hotel and thought we knew more than we did to be honest. But then, ah - we found Simply Vegas and Joseph Walters! Joseph is/was professional but more importantly, knew the area much better than our friends who were helping "guide" us did, and took a lot of time researching properties before he showed them to us. We didn't want a freeway in the back-yard, so guess what - he never took us to a home with a free-way in the back yard just because it fit our budget! :) HE LISTENED to our needs, wants and showed us on paper, just what was going on in the market and the area we needed to be close to. He gave us information that helped us find a home that fit our life-style and one that we could afford. NO PRESSURE - no "slick-sales" - just a knowledgeable Realtor who not only found us our home, but communicated with us, our lender and the title company! The only thing we had to do for the most part, was sign the offer and some other required paperwork that was explained to us (there were things that were different in Nevada) - then we mostly just had to do the regular paperwork for our lender and Joseph was there for everything we needed, almost before we asked for it. He was able to give us information we didn't even think about asking. We thought we knew so much and were dreading this move and the process - especially after selling our own home in Florida. But we've been in our home in Summerlin for over a month and we truly thought it would take longer moving from another state. Because we had Joseph with us, and evidently a Brokerage that utilizes technology in a sophisticated way, without forgetting that we are people. We could not be happier. He helped with so many things and actually checked up on us after we were in the home for a couple of weeks, as did another person on his "team". We felt like Simply Vegas worked as a team effectively in what we always thought was kind of a dog-eat-dog business. Joseph tells us that Simply Vegas agents all work together and really respect each other, and we believe him. It may sound silly, but somehow, we feel like we actually made our first new friend here in Vegas, just by choosing Joseph! If you are buying or selling, try a new type of Real Estate company, one that seems to actually care about what they do and how they do it.

I can t say enough about Natalie Cunningham of Simply Vegas Realty, she embodies everything that a professional realtor represents.

After having searched for two years, I became frustrated with unprofessional realtors who not only lacked knowledge but had the audacity to be persnickety and showed little interest in selling homes. I was referred to Natalie who is known for her commitment to clients, extensive real estate knowledge, integrity and ability to get the job done . Natalie definitely lived up to her reputation and exceeded my expectations. Her enthusiasm for her work is remarkable, and she always exudes so much positive energy. I could count on Natalie s responsiveness and her mindfulness to my being an out of state buyer, she was considerate of time constraints and willingly accommodated, without hesitation. Natalie is very attentive and eager to put in the hours to help clients find the perfect home and she was pleasant to everyone that she came in contact with including collaboration with my lender. She negotiated an awesome deal and I highly recommend Natalie for your real estate purchase.

Tells me one thing one day and then another the next day. Ive never dealt with a more unprofessional person in any line of business then this guy. Would never use simply to buy or sell a home again.

Jenna Montijo is amazing. She has helped us buy 2 places in 4 months and is currently working on selling our condo. After moving from Florida to Las Vegas we had to find something that would suit us for the time being. We found it, she worked hard on the issues and closed with little bumps in the road. We went on to buy our house and she kept us informed of every step and answered all our questions. She has been a guide to the Real Estate world and is 100% the best!

This review is only for the holding deposit proces...

This review is only for the holding deposit process on a rental property that I was looking at.
Went to look at a property, was told to deliver the application, it was completely on the opposite side of town. Upon arriving, was notified that the agent (Yamit) moved her office a few days prior. Lack of communication, but accidents happen.
I got approved, was told to put $1200 holding deposit down, I decided to just put the equivalent to one month's rent because I was very serious about this property. One month was going to be $2095.
I went down to Simply Vegas with $2100 cash.
Recieved no receipt. Was told that I was going to get a receipt emailed, never got it.
Fast forward three or four days, my circumstances had changed drastically and would no longer be needing the rental property. At first Yamit claimed they would be taking the holding deposit. All of it.
I told her that I would be contesting this because absolutely nothing was signed. She came back and responded that the owner would only give me $1050 back (half)
Because they "lost" another potential renter because of me. I feel like they should have taken half of the amount that THEY requested for the holding deposit ($1200), not my additional monies that I decided to apply for good faith. On top of everything , I had to personally deal with the owner and pick up my funds from his office It was all very unprofessional.
Again, this review is only for the holding deposit procedures and I feel like they should be reviewed.

RESPONSE TO OWNER'S RESPONSE:

For the record, NOTHING was signed, as stated in my previous review.
I'm certainly not "lashing out", I have pointed out a possible flaw, that should be addressed.
This has to do with someone who is employed by you, so them being a "conduit" is a cop-out. Again, the owner was NOT in a contractual agreement, I never signed a single document. I'm not asking for any money back, I'm simply bringing this to people's attention -to be cautious about your company's "holding fee policies". Thank you for your snide response.
