If could give minus stars I would. Despite hundreds of phone calls, letters, E mails, we are
nearly 2 years living with a broken boiler: no hot water no heating. The director sent me a photo of the weather stating it s 11 degrees so I shouldn t complain!!!
Windows so broken that an entire window blew out in a storm onto the street from 4 storeys.
Conditions that bad my 17 month year old was sent to Germany to live with his grandparents during winter months.
Twice taken me to court over arrears and ignorant representative lied in the court stating all repairs done. I believe this to be perjury.
No safety catches on windows.
Only recently installed fire safety as got the message after Grenfell.
Cost me a lot of money trying to make this squalor of a flat habitable.
Ignored unless go on Twitter to complain.
The other day we were informed by E mail (despite many heating engineers and electricians stating it doesn t work) that we didn t know how to operate the immerser - and that it is infact working. So I sent a lady a picture of my son getting washed with a bucket to prove she doesn t know what she is talking about. In an act of what can only be described as vengeance, she showed a whole office his photo without my permission including men. I got a very strange call from a man saying they are reporting me to the council over child safe guarding issues. My lawyer said this is what they do to avoid responsibility. I found the call perverse, depraved and desperate. Imagine making these kind of threats to a Glaswegian- My blood is boiling enough to heat a whole house and water tank right now.
So on Monday at midday we are holding a protest outside the offices. Feel free to join us.

I had the misfortune the other day to write a letter of complaint regarding the property I reside in. I have to say the response I received was exceptional. Not only were they sympathetic to my needs but they showed a real interest in fixing my problems. I would like to thank SBHA especially Sarah for their professionalism and I now have faith in you guys.

Disgusting, discriminatory rubbish landlord. Have left my seriously vulnerable adult son with no heating , no hot water and no lighting for more than two weeks and still haven't fixed it. No heaters offered, no alternative accommodation offered, just a barrage of phones calls to intimidate my mentally ill son to persuade me to stop my complaint from being answered. Disgusting treatment of the disabled. Day 16 and still not one repair fixed. To make things even worse there are metal bars on his window like he is a caged animal and no double glazing. Horrific organisation. Just a quick update. Stage 1 complaint not answered, stage 2 complaint not answered also.

Trauma cannot begin to describe my experience with SBHG this last two weeks. They came and isolated heating and hot water due to leak in the flat two weeks ago. They have failed to adhere to appointment times to fix this problem and have had to spend the last two weeks in a freezing house, boiling water to bathe. I have called numerous times to get appointments of when they're coming to fix the problem and I have ended up in tears with someone on the phone complaining about the freezing state of the house yet no one turned up. I am actually still waiting in a damp cold house as I write my complaint. I am at a loss for words. Their offices are not open at the moment, it seems like all accountability went with the closure of offices. I was told I could lodge a complaint online but I am just interested in having the leak sorted so that I am not stuck waiting for a repair person in this freezing environment because they're supposedly other things to do with one's time. Let me try and see if I can spend another thirty minutes waiting for the phone to be answered. It's actual trauma to know that one's time is wasted whilst it gets colder and colder. I genuinely need this fixed. November will be colder than now and praying they'll fix it by then, if they decide to turn up!!!!!

Worst housing association ever! They have made my ...

Worst housing association ever! They have made my life hell. The staff are very rude, incompetent and unprofessional, some are dangerous bullies who use their position against you! It's almost impossible to get a response from their team. They are quick to evict you over a late payment but can't fix a tap that has been leaking (and flooding my OAP neighbour below) for over 8 years. The properties are run down and outdated. I would advise everyone to stay FAR away from this association.

The only people who are puzzled by the negative comments on here are those who work for SBHA or their fat cat shareholders. SBHA print out their own awards and ignore the plight of their tenants.
Did a mutual swap September 2017 and the flat was in a horrendous state of disrepair due to SBHA not upgrading anything since 1980s. They rely on their tenants to fit new bathrooms and kitchens in and do repairs. They hold you to ransom on doing a mutual exchange.
Moved in no hot water (boiler is ancient) heating faulty. Will not pass energy efficiency checks.
Despite being told the flat is for families this is a top floor property with dangerous rotted windows that a child could easily fall out. One surveyor stated the windows were acceptable. Housing Officer came at last a month ago and also shocked to see the floors so uneven like a slope and even having to buy furniture that is drilled to the wall. She took notes and nothing since.
SBHA refused to repair or replace cracked sink and toilet so had to do this at huge expense.
Due to huge expenses of having to renovate and entire flat, even the kitchen has to be refitted they put you in debt and ban you from Homeswapper!!! So trapped.
At 7 months pregnant cold showers in winter was worst misery so i got on a plane to Turkey and had the baby in Istanbul.
2 plumbers for 2000 plus flats i was told in November. I wasnt a priority case heavily pregnant either.
I have been with 7 HAs and never experienced anything like this.
SBHA has no fire safety whatsoever in communal areas and ignores tenants on this issue. Yesterday fire safety surveyor came and was shocked and surprised at absence of fire doors, fire alarms and not even a fire extinguisher.
Nearly a year later nothing has been done and they lied to the Obusman.
They ignore you completely.
Phoned in again the other day and no record of any repairs they said despite the carpenter coming and measuring up twice saying he had to go away and get materials. That was 2 months ago. Now we are coming into winter i dread this old boiler and draughty windows.
They refuse to fix water pressure because I replaced the sink! Struggling with a dribble to wash my hands never mind my babys bum.
The only way to resolve is to swap again which im trying to do.

Never have I ever had go to such extremes to complain about any HA in my life. Even their complaints procedure they ignore. They will only take notice when they stand in the dock or SBHA loses their licence. This is a brief summary I have so much more to say still.
SBHA will deny also this review is written by one of their tenants. Wait you see. NEXT NEWS IS THEY ARE TAKING ME TO COURT ON DECEMBER 17TH ( PERFECT CHRISTMAS PRESENT) TO TRY AND EVICT MY BABY AND I AFTER I HAVE SPENT 1 YEAR FIXING THE PROBLEMS WITH GREAT EXPENSE AND HAS PUT ME INTO SERIOUS DEBT. RUTHLESS AND EVIL LIARS AND HOPEFULLY THE COURT WILL TAKE INTO CONSIDERATION ALL EVIDENCE I HAVE. 1 YEAR LATER STILL AWAITING REPAIRS. BABY IS NOW WALKING AND ALL WINDOWS NO SAFETY AND ROTTED. HUGE DROP 4 FLOORS. FOBBED OFF CONSTANTLY. TOLD BY HOUSING OFFICER IT IS NOT HER JOB TO CARE BASICALLY. WOW WOW WOW!! 60 QUID COMPENSATION WAS NEVER EVEN PAID !!! IV SPENT NEARLY 100K IN EXPENSES MOVING AND RENOVATING HA FLATS.
UPDATE One window actually fell out 4 floors to the street and could have killed someone! This is what it takes to get them to do something.
2 years ago replacement window promised for bedroom after a battle to get that far and now just ignored as they don t want to pay for scaffolding.
New boiler fitted after nearly 2 years cold showers. At one point stayed in a hotel.
Best one of all is their director Matt Campion who is warming 200k plus tells me I don t need heating as it s 11 degrees outside so cannot be freezing! The heating is connected to the hot water but anyway! Think that sums it all up.

if it was possible to give no star I would... we have had repairs that needed to be done since 2011. I know that SBHA are in violation of EU Standards & Health & Safety Regulations.
Does anyone have the email address for the head of services for SBHG? or Repairs.... I need someone high up the chain to fix this. Even the executive team? please pass it forward

Moved in with baby having no hot water at all for nearly two months it is already a year we been living here still no hot water in the basin. They sent twice a Carpenter out for fitting fire doors , rails for window to create safe environment for a family with child yet nothing had been done. Windows rotten boiler old hot water not more than 15 min which would never meet average of an energy efficiency plan . No linked fire alarm meeting fire regulation if you live on the top floor you are trapped without having early warning system . Toilet , basin cracked badly, getting worse week by week it is leaking but no response .

Another betham tower style landlord leaves abusive tenants with access to attic space for whole block of flats to go up in flames, they are a desaster waiting to happen there's even gas pipes running through the attic it's only a matter of time before someone ends up dead.

They dont complete repairs to boilers that break down each week yet pass gas inspection each year

This landlord was in the Times top 100 Companies to work for once but if you check their Facebook page they have only 165 Likes and you can't even register as a Tennant on their website.

Read all the horror story's below and you realise nobody cares if tenants live or die until there's a claim everyone's apauled.

It's a slumlords pardice and they don't let you forget it.

The customer service is really not helpful. I had ordered a bulk items collection from the Council but did not know where I could legally leave the items. Called the council and they asked me to ask the housing association to make sure I can leave them in the right place. The housing association receptionist asked me to hold and later on came back to say I needed to talk to the Ealing Council with whom I just had a 10 min conversation with. I asked to speak to the person in charge of my building and she said he had left and she will have someone call me back. Before I could leave my name and phone number, she hung up.

Absolutely shocking service and it has got even worse. A customer line that you will need 1 hour at least for them to answer. When they do, they do not care about your problem. Will promise to investigate and follow up and get back to you. They never do. They just want you to get you off the phone and do nothing to help you. I have had no hot water for 1 month now. I have to arrange with great difficulty for a person to come round to temporarily fix the problem. The boiler breaks down the next day. They wont help or replace because it means spending money. They only provide excuses. The only time they are efficient, is when you owe them rent and they are very prompt in making threats

This has got to be the worst ever housing association. They usually take over 2 months to respond to anything and that's with consistent chasing. Then, when they do respond, they take about 4-6 months to get their idle fingers out to do anything. They are of course brilliant at grabbing your money in respect of 'service charges'. If they actually provided a service it might not be such an issue. I've spoke with people who are looked after by other housing associations and I honestly can't believe the disparity between the service and response.

Worst housing association i have ever come across, and I have been under 4 other previously, the staff are rude, unprofessional and don t ever expect to receive a call back from them even if they promise you one.
Shepherds Bush Housing Group is rotten from the top down. You only have to read the reviews, it's a pity that despite the apparent concerned replies nothing seems to be done about it. I have tried everything in 14 months to resolve my repair issues without any support from Shepherds Bush Housing Group.
I have received appalling responses from Shepherds Bush Housing Group, i have made numerous complaints and been provided with inaccurate information, lied to, ignored and looking at the email trail it is highly insulting.
There was a simple repair that needed to take place and the workman who attended effectively damaged the window by unfortunately cracking it and pictures of the window show the poor workmanship of a third party contractor who clearly should lose their contract and the subsequent damage caused which was promised for months would be repaired. The simple amendments and repairs should have been completed within a few weeks and as a result i have had to spend far more on heating my flat due to the draughts. I have spent so much time chasing this (over a year), submitted complaint after complaint and now have had to contact the Ombudsman to try and resolve this issue.
I am aware that Shepherds Bush Housing Group have more urgent calls to attend but when damage is the fault of the contractor not the tenant I would have thought Shepherds Bush Housing Group would be keen to conclude the matter as opposed to continuously putting me the tenant back in the queue due to no fault of my own.
I am very stressed and my flat gets very cold easily and is costing me far more in heating due to draught caused by the window.
I spoke to who manages complaints and who i have emailed on numerous occasions and have found his approach leaves a lot to be desired and is unsupportive. Five inspections/surveys were carried out each with promises of repairs to be scheduled but nothing has been done. There has been lack of communication and continuity as i dealt with one person who left, then the matter was taken up by someone else who subsequently left and is now being managed by the complaints department and the contractor who does the repairs.
There doesn t appear to be someone liaising with each other who is proactive, will resolve this, oversee the process and bring all departments together for the repairs to be done.
Worse experience dealing with this housing association company and has been the worst year of my life specially ruining my Birthday, Christmas and New Year in the process. Shepherds Bush Housing Group is ABSOLUTELY DISGUSTING bunch of people, please avoid them at all cost.

This housing association don't care what kind of people they house - just as long as the money rolls in from the Government - money that my son and I are paying for! I live in my own home that I have spent 25 years struggling to pay for and years of worry and stress!

Next door to me they moved in alcoholics, lazy out of work, don't want to ever go to work layabouts!!! The last lot were dirty filthy scumbags who let there children constantly throw rubbish daily into my property! I was stressed out and all that Shepherds Bush would do was sent me stupid forms to fill in and keeps stupid logs!!!!

These people were Peeping Toms - looking in my windows - getting into my garden when they thought I was asleep or out. They would watch me go in and out of my property. Stalking me at every opportunity!

The property is now empty and I have had to clean the front of the house to keep all the rubbish and weeds coming into my property. The back is like a jungle and the manholes are blocked with sewage and they will not come to sort it out.

These kind of people should never be housed on a private road where we all keep our houses neat and tidy. Put them all in a big field somewhere in remote Scotland or Wales and let them keep there filth and dirt with them!

We constantly hear the Brits complaining of too many people from overseas taking our jobs and properties. Well, this last lot were English - so I rest my case!!!

I called SBHG group yesterday to book an for a sky engineer to get access to a room, to sort out something to do with MDU connection. I sent an enail and no confirmation it was received. I always email my housing officer and no reply.

Honestly awful. I understand that discounted housing is a privilege, but it's disgraceful how they treat people. I have been without hot water and heating throughout from the beginning of this year after they have sent multiple people to review my boiler and still didn't order the parts to fix it. The most they could offer me is a fan heater. My neighbour had a similar issue - she is still waiting for someone to repair it.

One of the properties that they manage is affected by the Japanese Knot Weed and they haven't been doing anything about it for ONE YEAR.

This is OUTRAGEOUS. The people from Shepherds Bush Housing Association that I have been in contact with are clearly unwilling to help.
The answers and advice that they gave me have been totally useless.

This is the worse service I have ever experienced.

A heads up to any Landlord thinking of entering into a guaranteed rent lease scheme with SBHA , save your sanity and don't, or take a chance and your property might be returned trashed unrecognizable to the condition you had given it in. You might have to threaten with legal proceedings to carry out works for tenant damages , not to mention the clever lease excludes all damages to flooring and fixtures and fittings . Just not worth the hassle and stress.

untrustworthy, rotten and shambolic housing associations I have ever encountered. Their shared ownership department is administered by a bunch of unprofessional and rude people with some rather suspect moral compass. I am a injured Iraq war veteran working as full time teacher in special needs school in Hammersmith . My wife is nurse (based in Hammersmith) and we've two sons under the age of 7.. we saw their ad for two bed and we emailed requesting for viewing straight away only to be told three days later it's sold,my wife rang prior to us requeting viewing and she was told it was available for viewing for next couple of days I don't want to spread rumours but apparently only certain people with inside connection will get their properties. There is no transparency whatsoever in their process .. disgusting!

Puzzled by other negative comments on here. I have found this organisation to be quite good. Nearly all staff are extremely friendly, helpful and polite. Always responsive & helpful to issues raised at Charles Hill House, which are generally remedied within a few of days. All in all a very good service.

I have been lIvinghoe in a brand new block of flats but now the flats have mice I have called and they have told me they can not help even though we as a block of flats all pay maintenance for the flat. I have needed a few repairs done and they haven't done them or took months to actually come and check it . Not great service . But the customer care staff are nice and seem to want to help more then the actual department.

Without doubt the WORST housing association around...

Without doubt the WORST housing association around! Been over a year or more trying to get some property maintenance done on the outside and communal hallway of the building as it literally looks like a squat it's that bad and still nothing has been done about it. The property looks the worst on the street we even have passers by just casually throwing their rubbish into out gateway and it's so embarrassing and upsetting for us tenants that keep the inside of our homes immaculate. I intend to seek legal action or see where us tenants stand with the housing ombudsman and environmental health because it's absolutely disgraceful the way this housing association conducts itself and treats its tenants.

I am having issues with them in regard in parking outside my home 1a flanders road. I 68 years old and have a disabled son and they are causing alot of problem they dictating the PCN parking. I been parking for 13 years had no problems till recently been having alot of problems from them. Mantanance they do is poor and terrible. DID MUTUAL EXCHANGE ON 16TH OF SEPTEMBER AND HAVE BEEN DUPED BY THE STATE OF DISREPAIR OF THIS PROPERTY AND THE REFUSAL TO PUT THINGS RIGHT HAVE ENDURED 3 WEEKS OF MISERY BECAUSE OF LOW PRESSURE COLD SHOWERS, DUE TO EARLY 1970S80S FAULTY BOILER, COLD DRIBBLE OF WATER FROM TAPS.
