Shamco - we live in one of their Harlem properties they just changed our main entrance lock over night without giving us any notice. And now can t get into the building. We have gladly paid rent on time throughout our lease and during the pandemic. Imagine getting home and not having access to your own apartment building you pay for. Absolutely ridiculous.
If I could give half a star I would.
DO NOT sign a lease with this company. One of my best friends had the worst experience dealing with them. No internal communication to assist their tenants efficiently, more interested in their rent check rather than facilitating solutions with their tenants, take long periods to respond to fix things in the apartment, and her building didn't portray a complete sense of safety when it came to security. Stay away from them!

This management company is one of the worst I've experienced in my entire 26 years living in NY.
My roommates and I just moved into a three bedroom unit under the Shamco Management Corp in Hamilton Heights. We love our new apartment! The layout is amazing and they were able to work with us on pricing. The closets are a bit small but the overall size and layout of the rooms are perfect. There is a bit of a roach problem in the kitchen. The trash area is clean and organized and away from the building. Israel Diaz, the manager of the building we are in, is very kind and upfront. When we moved in, there were some minor issues like a broken track on a kitchen drawer, loose cabinet hinges, and the faucet spout was spraying out of the side when in use. We had to call the Shamco headquarters which is in New Jersey to put an order in for the repairs. It took about a week for a person to show up to tend to the repairs. The person was very friendly and fixed the issues promptly. No major complaints yet....and this is already a much better experience than what we have had with Paradise and Bohemia groups (whom also serve the Washington/ Hamilton Heights area).
I lived here for a year and as soon as my lease was done I was more than happy to be done with this place. Even the super at the time talked about how vicious and cruel the management company was and gave me different advices to get away from their vices! I was assaulted in the apartment and the police and fire department was called not by me but by one of their employees in the building because I was also locked out of the apartment from my assulter. The firefighters tried to kick the door in which created a minor dent in the door where the lock was. I tried to have the issue fixed because I spent 5 months without being able to lock my own door. I then had to pay the super directly to fix the door because managemt would have made me pay for the entire door even though through the cameras they witnessed the entire incident. I figured better $500 vs $2,000. I started to have roaches in the apartment I kept super clean as well and getting an exterminator just made it worse. They did nothing to resolve that. Because of injuries I was unable to work so I fell behind on rent but would make small payments they threatened to take me to court so I had no choice but to take a loan out in order to pay them in full. This is not a company that cares about its residents they just want rent checks and no complaints. I didn t get my full deposit back either even though the apartment was left in top shape. They received a return payment from my roommates account and instead of fighting with the bank and providing clear receipts plus additional proof I had of the authorized payment they just took it from my deposit. They are very rude all the time their last priority is to help. I was being charged $2,100 for a 2 bed at 653 sqft when really it should have been a 1bed and a den. The apartment was originally a 1 bed but they renovated and placed a kitchen in the living room to create an open concept living/kitchen look and the 2nd room which was the smallet space ever with no closet in the bedroom originally was the kitchen. They wanted to then for that small space raise the rent by $150.00 just because it looked nice . The elevator constantly wasn t working then we spent weeks without a door buzzer system, neighbors steal packages and management will be able to see who did it through the cameras but will not seek legal action for you they just let you know it s not their concern. Horrible horrible horrible experience. 2015 Foster Avenue..... DO NOT DO IT...the apartment may look nice but it s not worth the space or the money. $2100 and only 3 closets with 2 being in the hallway!!! DONT SIGN A LEASE HERE!!!

During this pandemic, moving was one of the scarier decisions my roommate's and I had to make due to our own lease ending and the apartment we are currently in not being a place we loved to live in. We found our new apartment listing and from the moment we reached out to Israel Diaz, he was extremely responsive and very open about all questions we had! We are thankful for how fast and efficient the process had been. Once we decided to apply, Israel was very helpful by answering all of our questions and responding to our concerns in a quick and complete manner. The apartment itself is in great condition and our super is always available and very kind. Thank you Shamco!
Terrible management. this mold is currently in the room of my 11 year old son at the Shamco Property on S Harrison Street in East Orange. Almost a week and there is no resolve. If you are looking for an apartment please look past Shamco.

Kinda shocked to see the negative reviews on here. I just finished up a 2 year lease and renewing for a third. They have a new leasing manager in the city office, he was super kind, made sure to help me out and made the process so easy. Even gave me his cellphone if I had any issues ever. My cousin is moving to the city and she will be renting with Lawrence from Shamco for sure!
Shamco is, by far the best management company in New York. I worked with Israel Diaz to find my new apartment. He answered every question with kindness, speed, and great knowledge of the subject. He was dedicated and diligent in helping me find the apartment of my dreams. Never once did Israel or Shamco leave me in the dark on any information pertaining to the apartment. I am truly thankful to Israel Diaz and the whole of Shamco management for making the renting process as smooth and as easy as possible. I will absolutely rent from them in the future!
Unprofessional. They have terrible management and communication among themselves. Half of them don t know what they are doing. If you are going to sign a lease with them (I suggest you don t), make sure you ask a lot of questions. They find loopholes and scare you over. Be careful
This place is the worst. They ve only started to get things going in the 2 years we ve been here. Aside from a couple helpful people, it s always a fight to get the basic amenities and treatment.
Excellent company. Very attentive to tenants problems and very prompt with correcting any issues within my building should they occur. There is always staff onsite and they have a 24 hour service line for the tenants convenience. I called this line with a problem and someone from the office returned my call within the hour. Although all New York apartments have pest problems, I feel that Shamco has addressed the problems better than most other landlords.
Save yourself the stress. This has been by far the worst management company I have ever dealt with. This is coming from someone who has lived in New York many years. You cannot trust anyone that works there. DO NOT SIGN A LEASE WITH THEM! They are privileged and unprofessional.
LITERALLY THE WORST MANAGEMENT EVER! MY 3 ROOMMATES & I WERE KICKED OUT DURING A PANDEMIC AND THEY GAVE NO REMORSE I HAD 5 DAYS TO MOVE OUT! TRIED TO SIGN RESIGN LEASE AND WASNT ABLE TO! THE PEOPLE WHO WORK FOR THIS COMPANY WILL HARASS YOU ASWELL DONT RENT FROM THEM THEY DON'T CARE ABOUT THE TENANTS
Great experience living in the apartment. Have not had any issues. Super is very responsive as well.
