Very happy with RNL. They recently sent someone round to fix our door handle. The contractor was fast and professional and Will in RNL arranged the whole thing very quickly. 10/10

Rented a (thought would be lovely) 1 bed flat through Haus which is managed by RNL. WHAT A MISTAKE! Throughout the tenancy in the Montpellier building in Woodhouse we were promised work to be complete which was on the agreed works written at the signing of our contract. One of which was to fix the leaking roof and serious damp problems in the lounge. Instead we just got passed from pillar to post, having new people hired by RNL to manage the property who all did nothing. RNL instruct you to put any maintenance request though their website but if you do that they never get back to you so you have to call up anyway. One guy 'fixed' our leaking shower by pulling a section off the top of the shower to glue to the bottom of the outside of the shower and called it fixed. It still leaks at times to the flat beneath us. Another complaint we had was a big crack in the wall where at night you could see into another flat next door. The 'handyman' (if you could even call him that skilled) said he couldn't fix it as it wasn't logged so he wouldn't be paid for it and left.
I once overheard the guy who was asked to fix the repeatedly broken fire alarm which went off regularly though the building speaking to another colleague that when he's on the on-call shifts for the building for out of hours he smokes and drinks and if he has to do a job he "just gets a taxi".
I know my experience of living here and dealing with RNL was *good* compared to others who have had to move to another building due to health problems exasperated by the mould in their flat. Others I've spoken to have had maintenance men go to their flats without warning and go through their privates and smoke in their flats. It was regular thought the pandemic maintenance men refused to wear masks on our flats and didn't even care when we challenged them about it.
It's truly a joke of a company and I would stay clear! I've had issues with rentals before however this company just doesnt do anything right by the tenants.
We always found the RNL team quick to respond throughout our tenancy. When we raised a dispute over our deposit return, Will was fantastic in responding and handling our dispute. Throughout he was clear and efficient. Thank you Will!
I rented through Haus properties (managed by RNL) last year and recommend anyone who is potentially signing with this agency to not bother.
Firstly, when moving in the property July 2019 the property was almost inhabitable, it was dirty (even though they had claimed to have had professional cleaners in), broken furniture and masses of rubbish outside the property (attracting vermin).
There were approximately 15+ maintenance jobs reported when we moved in- these jobs were very slowly done, with us having to keep asking for them to be completed (both through a number of emails and attending the office on multiple occasions). At the end of our tenancy there were still outstanding jobs to be done.
One housemate ended up buying her own chest of draws and desk as the ones provided were broken and after months of asking and multiple maintenance workers attending, she provided her own as it was hindering her fully moving in (she received no financial refund or apology for this). This is not acceptable in a property they claimed to be 'furnished'.
The communication between the maintenance team and the office staff is diabolical.
As well as the bad service throughout the tenancy, after our tenancy ended it took almost 3 months to receive our deposit back. We were told multiple times our deposit had been sent off and was about to be sent off however I only got it back after going to the office myself and collecting it. Again, the communication within their own office was shocking, I was told on multiple occasions I would receive a call back and never did. As this deposit was the full amount I struggled to understand what the delay was, however the office staff just delayed and came up with excuse after excuse to why we couldn't have our deposit.
Overall, RNL are so unprofessional, I am currently renting with Sugarhouse Properties and have not had any issues, it is refreshing to be with a company who don't take advantage of the fact you are a student.
Just wanted to say what a pleasure it's been renting through RNL. We've had a few issues with repairs and stuff but when we've called the maintenance team they have been amazing at getting things sorted. Alex (I think that's her name) was fantastic, always friendly and reassuring that things would be sorted - she was right! Got my full deposit back and everything so very happy right now.
Do not not recommend this company! I believe they've treated their tenants in Montepelier Terrace very poorly. Amongst other things, they've made rent unaffordable which has forced people from their homes and issued eviction notices during a pandemic.
DO NOT SIGN FOR A PROPERTY WHICH IS MANAGED BY RNL!
They will claim the house needs cleaning although it was spotless and provide no evidence and say it s nothing to do with them and to contact the landlord. AVOID AT ALL COSTS!!
RNL might be a peachy service for landlords but they are disorganised and you have to chase them down to get anything fixed in your rented property as a tenant. They are mostly patronising on the phone and do not communicate issues with contractors properly who arrive unable to fix a problem, not knowing the details of the maintenance request. This obviously wastes time and money and is very unprofessional on RNLs part.
I ve found so far my experience dealing with RNL property management has been pretty negative, they ve told me things that aren t true. Ignored maintainence requests and are generally very unclear when it comes to communication. They were quick to deal with my flat being filthy and the bathroom being covered wall to wall in mould but since then I ve had to repeatedly chase things up and have been told things are happening which then don t it I m given false or contradicting information.
I have dealt with Residence North Leeds (normally abbreviated to RNL) for many years now and have always found them very efficient and conscientious with a great team who work very hard throughout the year and my make my life as a landlord, much easier.
I would recommend them anytime - there is always someone there to answer the phone and responses to emails are always quick.
Anything which makes life easier, has got to be good.
