What's funny is that you will see 20 reviews four ...

What's funny is that you will see 20 reviews four to five months ago. I have a bunch of friends that I can ask to write reviews too. My husband and I have had extreme difficulty getting in contact with Rise management. They most definitely ignore our concerns. We're talking about eight months to get someone out to fix a wall, seven weeks to fix broken pipes in the sprinkler system and several no-response emails. You'll see the owner respond to this review apologetically because it's public. That is the only reason. There will be no communication with the homeowners privately about our concerns.

Worst management company ever. Don t do business w...

Worst management company ever. Don t do business with them. They delay posting of payments so they can charge late fees. I paid well before the due date and provided proof from my bank and they refuse to provide evidence my payments were received late and refuse to remove late fees + admin fees. They ve already changed our community manager several times in the short time they have managed our property. They don t return emails and calls either. Predatory company!

This is a poor management company that frequently ignores owner s feedbacks. Incompetent employees at this management company couldn t even handle daily operation. All the owners who lives at our building complex has lost their home values due to the broken gate, poor landscaping, dirty pool, etc. Don t hire the Rise Management, or you will have to sell your house to Rise ruins it....

I ve been a resident at the 3525 Sage Condominiums...

I ve been a resident at the 3525 Sage Condominiums for the past 2 years and we ve had our up s and down s here, but ever since Jennifer has taken charge as General Manager, it has completely turned things around here! Our amenities our receiving improvements consistently as well as infrastructure and her training of the staff hasn t gone unnoticed either. With all of that being said, I m leaving this review because I m always pleasantly surprised at what Jennifer has planned and this past Friday, she scheduled a happy hour for residents to enjoy themselves on their patios with a live DJ playing on the roof the parking garage which was a breath of life into not only just my neighbors at the condo, but the 2 surrounding buildings residents as well. Not to mention, all of this was accomplished while still maintaining social distancing for the safety of everyone!

Thank you Jennifer for all that you do!

As a roofer for multi-family complexes, I work with a lot of management companies. Their job is a lot more difficult than it may seem. Rise has a great way of balancing communication and priorities with professionalism and industry knowledge. If I were on a board looking for a management company, my vote would be for Rise Association Management Group - without a doubt!

Candace is an excellent property manager in my opinion, and was very helpful after a resident caused our last management company to drop us. I have dealt with many different HOAs and property managers, and Rise has been professional and competent during an unusual transitional situation. Candace especially has been a friendly face and has helped our community save money in many ways. I would recommend Rise as a property management company to any HOA.

Very professional team that cares about the needs ...

Very professional team that cares about the needs of the residents and produces results.
The General Manager is very proactive and concerned, great people skills and very responsive. The Assistant Manager is a great team player, always on top of details and very active. The concierge staff is excellent and the maintenance team is very efficient, always busy taking care of our A/C and plumbing issues and the cleaning ladies.. the best!
All and all, Rise Management has been a great, reliable and professional support team to our HOA, the building and the residents.

On 9/28 my kitchen ceiling fell in due to water le...

On 9/28 my kitchen ceiling fell in due to water leaking from upstairs. The on call management was able to send a plumber and said he would be back out Monday to see if the leak has stopped. The plumber never showed but the leak had stopped. Wednesday I spoke to Candice who is the assigned manager to my property and she was completely unaware of any situation with my home but said that she would speak with the on call management from the weekend and get back to me with the plumbers finding that day. Well Thursday rolls by and no word from Candice so Friday morning I call and Candice has no information for me and now insist that we spoke on Thursday even though my phone records say differently she was completely defiant and rude, insisting that we only spoke the day before and that now she didn t say what she said about getting back to me with the information. Now she said she told me the plumber would call me. Well obviously Candice is not being truthful. I call back and ask for someone else to speak to and I get Linda. Now Linda says I ll take care of it. She calls the plumber then calls me back. She states she has the plumber s report and will forward it to me in an email by the end of the day Friday. I call at the end of the day and the secretary passes along a message from Linda that she is crafting the email and I ll have it shortly. The weekend goes by and no email. Now around noon on Monday and I get Lina on the phone. I have to remind her who I am and why I m calling. Now she says she was waiting on the invoice to come from the plumber before she can send be the plumber s findings and that she has that now and the email will be there by the end of the day Monday. Well Tuesday goes by and I give her a call Wednesday. Well she is on the other line so I say I ll hold to which the secretary replied I cannot hold on their switchboard. I requested to speak to someone higher up and who do I get? Candice, who also acts completely unaware of who I am or what my property damage situation is until I remind her. She calls me a liar when I remind here of what happened the last time we spoke. Then she proceeds to tell me she is unaware of anything Linda is doing. At this point she offers to conference with the HOA board president but at this point I have no faith in her or Linda.

I recently visited Rise Association and was pleasantly greeted by Anum Lalani. I explained my situation to Anum and she kindly listened and quickly addressed it to Mrs. Celeste. Waiting for Mrs. Celeste, which was on a telephone call, Anum checked on me and offered water. She was so very kind and professional. When Mrs. Celeste entered the room, she listened and instantly took care of my needs. I noticed Anum was making notes and learning from Mrs. Celeste of how she solved my needs. Anum could not have a better mentor than Mrs. Celeste. I have never in my life have met such a person so knowledgeable, helpful and kind than Mrs. Celeste. She took her time out for me on her busy schedule, I'm sure, and solved my needs and answered every question I asked. I left there feeling sooooo fulfilled. Truly she is a huge asset to your company and are VERY blessed to have her as an employee. And, of course, also Anum.

I want to give a big shout out to our GM Ms. Jenni...

I want to give a big shout out to our GM Ms. Jennifer Baboolal at 3525 Sage Condominium. She has been very helpful working with me on the landscaping, sprinklers, and the mowing contractor. Jennifer has done a wonderful job for this building and it s residents regarding the safety of our building, staff and the residents during this difficult time with COVID 19 and all the issues it brings. I have experienced and witnessed her helping and listening to the staff and residents who have had issues with their own units or working with the staff to keep them safe and to stop people who are harassing our staff.

We have a very large number of units and people living here and it is not an easy place to run.

I do want to bring up the fact that one of the Board members Mr Ted Kenney my Father in law has been extremely rude, nasty and aggressive in his behavior towards Jennifer and it is very unproductive and disrespectful. This behavior has been witnessed by myself, her staff and by several residents and it is not achieving anything but animosity.

Thank you Jennifer for all that you do and for putting up with others whom are rude and disrespectful.

If you like unresponsive people, waiting in the ca...

If you like unresponsive people, waiting in the call line for an issue for an hour, trying to find a person who can solve your leak issue you would love this company.

If you like unexpected high charges for a document (about $300 for condo survey, $200 for insurance documents) you may love this company.

When you have an external leak issue and they don t see if they can help this is your company.

This is a review of Tomas Moreno from Kirby Lofts. I moved into Kirby Lofts about 5 years ago to help out my grandfather. It was an OK place to live then. One of the good things about it, was Tomas. Rise Management took over Kirby Lofts about a year ago, and one of the best things they did, with the encouragement of our Board, was acquire Tomas from the old company. He is very friendly, conscientious, always willing to help, and he is a very hard worker. He is always doing something to improve or clean Kirby Lofts. He has helped my grandfather, as well as other residents, and always with a smile. He and Matthew work well together, and Kirby Lofts is now a well-oiled machine. Lots of improvements have been made, and it is a great place to live now. Thanks Tomas for always being there, and for a job well done!

This organization manages my mom's townhome comple...

This organization manages my mom's townhome complex at Glen Shannon townhomes off of Wilcrest Dr. In Houston, TX. For whatever reason and I don't care, they have failed to repair roofs and car ports since Hurrican Harvey or Ike. My mom's car s been has holes in it which caused damage to her garage door opener, and nothing has been been to fix her car port leaks!!!! The association received a $300,000 loan to fix car ports and other items, but nothing has been donea, except for stupid meetings!!!! Something better get done or I'm going to the Attorney General and Apartment Association. I hope they read this, because I'm really mad about this. In fact, I ready to sue!!!!!!!

I am writing this review to express our appreciation for the help we received with several matters from JENNIFER BABOOLAL. From the time that Jennifer assumed her role as manager, we have found her to be responsive to all of our needs. I would also like to mention the professionalism and promptness with which she handled any problem that we were facing. Not only with respect to our needs was she always attentive, but one can see how the entire building has benefited from her managerial skill and sincere caring. Jennifer has our highest praise for all she's done for us!

Linda Trimble-Davidson has lied to me on at least ...

Linda Trimble-Davidson has lied to me on at least three separate occasions. Last fall she claimed to have reimbursed my checking account for money the association erroneously took out of my account. When I called two weeks later to check on the status of the reimbursement I found out she had done no such thing. She then proceeded to tell me that she mailed me a check today . I received the check over a month later. Later in the fall she claimed she had put a gate remote in the mail for me today . I called two weeks later to find out she had not done this. In fact it took several more calls to get the gate remote. Two weeks ago she claimed she called my neighbor regarding an issue we were having. She didn t call until over a week later.

Rise Association Management recently took over the management of our condominium association in Houston. We've had several management companies over the years which lacked in their responsiveness. Projects that had been pending for many months are now being resolved. The financial reports are timely and thorough.

Matt and Courtney have been great since the day we...

Matt and Courtney have been great since the day we moved in! They made sure that we understood everything that we needed to know about the building before we even signed our lease. Anytime we need help or information that we aren t sure about, they make sure to help us out every time without hesitation. They are a huge reason why we feel comfortable in this building.

As of January 2018 Rise became Glentoca's management company. We've had nothing but problems since this occurred. We are on our third property manager & she does not fulfill my expectations, such as she doesn't walk the whole property, only some of the property, not noticing all the violations that exist. She messed up the Annual Board meeting's letter, proxies, ballots & count. She was not on time for this very important meeting. She has not read the bylaws & stated that she would not read them because she has other properties & doesn't have time to read all the bylaws for all the properties she manages. This is unacceptable. She hasn't established good relations with the Board. And finally Rise's accounting dept. is unsatisfactory in their accounting procedures & handling of homeowner's accounts.

Consider another company. Initially impressed with Rise but when real problems arise and repeated request to Owner John Elmore to assist he is a ghost. Repeated complaints of Candace Brassell rude arrogant attitude he does not get involved. Owners are treated like tenants, decisions made to your property without advance detail of financials or design. Having to take legal action to resolve issues.

They have a revolving door with certain property managers which is a bad sign. This is the worst management group for townhomes I have ever had the displeasure of dealing with. DO NOT HIRE THEM.

Emma, Jessica, and Anna are the biggest bunch of unprofessionals I ve ever worked with. I ve had to beg them for months to do their job for which they agreed and gave me the run around only to send me a fine and putting their responsibilities on me. Eventually they forced me to take legal action which ended up costing my HOA because I won. What a waste of time....Garbage Company.

As a Wyngate townhome owner, 78 Shell Port Sq., at the East Shore, I find this management group to be the worst at customer service of any that I ve had dealings with. My account rep. was/is incompetent and unprofessional, failing to follow through with my account billing and correcting her mistakes causing undue administrative fees. Upon receipt of notifications, I have tried numerous times to contact her to correct the issues with no return response, except for the next months notification with additional fees charged. They do not serve in the best interest of the Homeowners.

Since the switch to Rise I can finally say I'm getting my money's worth out of my HOA fees. I'm 100% happier with this Condo Management Group than the previous group managing us. Rise is quick to respond to any inquires I've made and resolve issues in a way that is above and beyond what I would expect. I highly recommend them to anyone thinking of switching property management groups.

Ariel Michael with RISE has coordinated getting the extra work preformed so we could get our townhome on the market sooner.
